（吉隆坡29日讯）朝圣基金局在近日内积极增持亿成控股（Melati，5129，主板建筑股）股权。

根据大马交易所的资料显示，朝圣基金局在本月11日至24日之间，进行吸购亿成控股股票，惟收购价格不详。

提高至6.12%

在进行购股活动之后，朝圣基金局在亿成控股的股权，从609万4千400股或5.08%股权，提高至734万零800股或6.12%。

截至今日全日闭市，亿成控股报1.50令吉，上升2仙。

Carrefour to make RM1.2b splash

CARREFOUR Malaysia will invest an estimated RM1.2 billion over the next three years to double the number of its hypermarkets to 26.

The expansion will also see Carrefour undergo a reorganisation to set up new departments and the creation of 4,200 jobs.

"Prior to 2006, we only had eight stores. Between 2006 and January 2008, we have already added five stores. And within the next three years, we expect to double the number of stores from 13 today," customer operations and marketing director Sivakumar Haridas said.



"We expect to spend not less than RM1.2 billion over the next three years for openings," he added.

"This year, we will open three more outlets in Tropicana City (mid-2008), East Coast Mall, Kuantan (by July), and Bandar Tun Hussein Onn, Cheras."

Carrefour opened a store last month in Ampang.

It has set aside RM300 million to open the additional three stores this year.

Carrefour in Malaysia is operated by Magnificient Diagraph Sdn Bhd, which is 30 per cent owned by Syarikat Pesaka Antah. Pesaka Antah is controlled by the Negri Sembilan royalty.

Carrefour will also have outlets in Kota Damansara in Selangor and Johor in future.

"We are looking at more outlets in the Klang Valley, the south and east (apart from Kuantan) for expansion in 2008, 2009 and 2010," Sivakumar told Business Times in an interview.

Although the French retailer was the first foreign hypermarket to enter the country in 1994, it has the smallest number of stores. It trails behind Hong Kong's Dairy Farm Giant and Britain's Tesco, which have 29 and 19 hypermarkets respectively.

Sivakumar said that apart from improving operational efficiencies, it may also remodel the older stores.

Over the past few months, some 13 people have left Carrefour's head office, of which about half were management-level employees.

This started market speculation that Carrefour was undertaking a major restructuring exercise.

Sivakumar pointed out that while the departure of 13 employees may look big, it only represents one per cent of its total staff count at the head office.

Moreover, its staff strength has actually increased to 681 as at end-2007 from 633 at the beginning of last year as it prepares for new openings.

Additional manpower was required with the creation of departments like public relations and corporate social responsibility and pricing and marking intelligence.

Beyond 2010, Carrefour will look at the northern and central regions of Peninsular Malaysia.

Sivakumar said that while Sabah and Sarawak was not within its radar in the medium term, it would not discount the possibility in the future.

Melati Ehsan to build more affordable homes in Johor

MELATI Ehsan Development Sdn Bhd will build more low- and medium-cost houses for the low-income group in Johor, in line with the state government's policy.

The company, a unit of the Melati Ehsan Group, controlled by Datuk Yap Suan Chee, has been building such homes in Johor and Kuala Lumpur.

Currently in progress in Johor is a mixed township project called Taman Ehsan Jaya, which was abandoned by previous owners for years.

Melati Ehsan took over the project in 2001.

Taman Ehsan Jaya is a 122ha mixed development with 4,800 units of single-, double- and two-and-a-half- storey terrace houses, low-medium-cost shop apartments, and low-cost flats and shops situated within the Iskandar Development Region.

According to Yap, Melati Ehsan is subsidising 1,350 units of the low-cost flats and low-medium-cost apartments. It is selling them between RM25,000 and RM50,000 each.

"We want to contribute to the housing development industry by building affordable and comfortable homes at subsidised prices.

"This is part of the group's corporate social responsibility," Yap told Business Times in an interview.

Taman Ehsan Jaya comes in 32 phases. So far, 15 phases or 1,879 units worth RM250 million, have been built 12 months ahead of schedule.

Property division head Calvin Kok Kai Chern said unlike other developers, Melati Ehsan built the low- and medium-cost units and infrastructure first, before launching the double-storey houses.

It has constructed 850 units of low-cost flats and medium-cost apartments since 2001, and hopes to add another 500 units by early next year.

"We have gained confidence in Johor by doing this. The take-up rate is almost 100 per cent. It's a good record in Johor," Kok said.

Under construction are 340 units of double-storey terrace houses and shops, and 184 units of low-medium-cost apartments worth RM100 million.

Kok said, this year, Melati Ehsan will launch 568 units of double and two-and-a-half storey terrace houses for RM250,000 to RM300,000 each.

It will also launch low-medium-cost shop apartments ranging from RM25,000 and RM50,000.

"The houses with a built-up of 2,600 sq ft, are affordably priced and we expect sales to be encouraging during the launch. We are targeting RM150 million in sales," Kok said.

He added that property sales at the township have risen by 30 per cent since the IDR took shape.

Yap, meanwhile, said the group will buy more land in Johor and launch similar projects in the future.

"The Johor market is very tough. My team have to be more creative with the products, and financially, we have to support them," he said. - By Sharen Kaur
