(吉隆坡24日訊)UOA發展(UOADEV,5200,主要板房產)子公司斥資1億3033萬令吉收購6塊位于吉隆坡土地,冀明年展開綜合發展項目。

該公司向馬證交所報備,子公司Tiarawoods私人有限公司斥資收購位于吉隆坡怡保路的土地,將內部融資籌集收購資金。

文告指出,目前該公司在該地段持有16.8英畝,完成購地后持有的土地總面積將增至28英畝,UOA發展計劃將該土地發展為綜合發展項目,預計2014年動工。

UOA發展指出,這項土地收購計劃預計明年次季前完成,不過由于計劃未完成,項目發展總值未定,將稍后報備。[中国报财经]

UOA发展否认洽售

(吉隆坡4日讯)UOA发展(UOADEV,5200,主板产业股)驳斥媒体报道,强调该公司主要股东并未与任何公司商谈售股权事宜。

UOA发展今日发表文告指出,对于英文财经周报《Focus》报道,指Eco World发展继并购富阁苑(FOCAL,8206,主板产业股)后,有意收购UOA发展,并购计划若成行,将促成发展总值达450亿令吉的房屋发展项目。

对此,公司与主要股东澄清,对于该报道提及的商谈并不知情。

“UOA发展将继续聚焦中长期发展计划,并关注核心业务发展,以期为股东创造永续成长及取得稳健的财报表现。”[南洋网财经]

UOA 发展Q3净利跌9%

(吉隆坡20日讯)UOA发展(UOADEV,5200,主板产业股)截至9月30日止第三季内,净利下滑8.8%至7652万6000令吉,上财年为8391万4000令吉。

营业额则下滑23.5%至2亿1598万8000令吉,上财年为2亿8234万令吉。

由于持续中工程强劲的销售额贡献,截至今年首9个月内,UOA发展净利达2亿7426万9000令吉,按年增19%,上财年为2亿2983万3000令吉;营业额则上涨42.3%至8亿9345万1000令吉,上财年为6亿2787万7000令吉。

该公司今日发出文告,今年首9个月内,其新销售额达15亿7000万令吉。主要由The Vertical办公室、Desa Green、Scenaria@North KiaraHills等计划贡献。

1.3亿买地

另一方面,UOA发展建议以总值1亿3032万3137令吉,收购位于吉隆坡文良港的7块地皮,总面积约13.5英亩。

根据文告,UOA发展是通过两家独资子公司———Infinite Accomplishment私人有限公司以及Orient Housing Development私人有限公司,与6个卖家进行上述交易。

UOA发展在文告中表示,该集团收购上述地皮,是因为该处的交通便捷及靠近吉隆坡市中心,并看好其潜在发展机会。

UOA发展进账7254万 售孟沙南城办公楼

(吉隆坡7日讯)UOA发展(UOADEV,5200,主板产业股)宣布以总值7254万令吉,脱售位于孟沙南城(Bangsar South)Avenue3,12层楼高的办公楼予Marak Moden私人有限公司。

该公司今日向马交所报备,它是通过旗下Paramount产业私人有限公司脱售上述产业,目前产业年龄仅有5年,面积达11万1400平方米。

根据该UOA发展,上述办公楼目前账面价值为2289万令吉,因此完成脱售活动后,该公司料取得约4821万令吉的收益。

该公司指出,脱售该产业的原因是随着公司迅速扩张,该办公楼已不足以满足公司的使用需求。

尽管该公司还未物色到新办公楼,但基于买家开出的条件不错,决定脱售。

在寻找新办公楼之际,UOA发展将把脱售办公楼所得资金,存放在定期存款内。[南洋网财经]

售產業獲唱好‧UOA發展財測調高

(吉隆坡8日訊)UOA發展(UOADEV,5200,主板產業組)以偏高價格售出孟沙南部一棟12層辦公室建築獲得市場分析員唱好,並略為上調2013財政年的財測。

分析員認為,該公司股價最近大跌,特別是在過去兩週重挫7%,因此調整淨資產值折價49%,使估值偏低及擁有具吸引力的7%周息率。

興業研究指出,隨著UOA發展成功售出孟沙南部產業的一棟12層辦公室建築,從中取得4千820萬令吉的盈利,將2013年財政年淨利預測上調8%。

肯納格研究將2013財政年核心淨利預測上調4%,至3億5千900萬令吉,2014年則為3億4千600萬令吉。

不過,MIDF研究基脫售所得為一次過收益,維持2014年財測不變。

分析員認為,上述建築是UOA發展的投資產業資產,每平方英尺930令吉的售價深具吸引力,比較該地區向來每平方英尺售價介於750至800令吉。

肯納格認為售價深具吸引力,主要是該資產全面租出以及附加脫售回租的安排。

每月36萬2千700回租

UOA發展將向買主回租有關產業,每月租金為36萬2千700令吉為期3年,之後該公司準備搬遷至50層高的新企業大廈。

興業指出,UOA發展估值便宜,周息率上揚至具吸引力的7%水平(全年股息預計13仙),惟由於整體產業領域短期內缺乏正面催化因素,暫時保持“中和”評級。

MIDF也因為產業前景尚脆弱,估值不穩定而維持“中和”評級。

肯納格認為,該公司最近股價跌勢是過度反應,特別是該公司處於淨現金狀況,有能力在2013及2014財政年派發每股淨股息7.0仙,比其他產業信托或產業股來得高。( 星洲日報/財經)

发展旧巴生住宅项目 UOA发展联营看法分歧

(吉隆坡29日讯)UOA发展(UOADEV,5200,主板产业股)以300万令吉,认购Eureka资产私人有限公司(简称Eureka资产)的60%股权,通过联营方式在旧巴生路发展5亿令吉的住宅项目。

Eureka资产是旧巴生路3英亩永久混合型发展地皮的地主,地皮成本为6350万令吉,相等于每平方尺486令吉。目前,Eureka资产正背负着6000万令吉的银行贷款。该项目的发展总值料达5亿令吉,且可以直接开发成拥有零售店面的高层住宅项目,每单位售价估计介于60万至80万令吉之间。

分析员认为,这价位是市场可接受范围内,因所在的地理位置优越,交通便利,是兴建公寓及商业项目的理想地点。

针对此消息,市场看法不一。肯纳格研究分析员对此消息感到惊讶,因发展商领域的购地活动已沉静了一段时间,但分析员表示,看好其合理的土地成本及优越的地理位置。

不过,艾芬投行分析员则看法负面,因认为每平方尺近600令吉的实际土地价格乃属昂贵。另外,土地成本对发展总值比率达13%,也比领域平均8至10%的水平要高。

分析员谨慎看待中高端房产项目的市场前景。尽管如此,对于UOA发展的联营计划,分析员并没有过度担忧,因该公司以往在附近地区都成功写下稳健的记录。

股价不起反跌

鉴于该股估值便宜,且拥有强稳的现金状况、品牌和出色的7至8%周息率,分析员持续看好该股。

该项目预计会在2014年次季推出,对净利预测没有显著影响。

肯纳格研究分析员维持2013及2014财年,各19亿和20亿令吉的销售预测。

市场普遍维持财测及投资评级不变,因项目细节尚未公布。

但是,UOA发展周三股价却未受激励,全天跌3仙,或1.639%,收在1.80令吉。[南洋网财经]

(吉隆坡26日訊)UOA發展(UOADEV,5200,主要板房產)截至12月底2013財年淨賺3億6283萬令吉,按年上揚20.4%;全年營業額按年成長56%,至12億4550萬令吉,刷新紀錄。

該公司也建議每股派發13仙終期股息;有關股息將在來屆股東大會尋求股東批准。

該公司向馬證交所報備,2013財年第4季淨利按年增24%,至8856萬令吉;營業額倍增,即比去年的3億5205萬令吉高出106%。

不是对它很了解........脱售办公楼是公司其中业务之一,平均每年都会脱售一栋,最后脱售一栋将会呈现在下季财报

他的基本面如何?只能说比起其他产业股,它可是非常“稳定”,不必畏惧危机

UOA發展全年銷售上看20億

(吉隆坡21日訊)UOA發展(UOADEV,5200,主板產業組)最近預先展示的兩項產業計劃獲得市場良好反應,料可為該公司取得10億令吉銷售額,使該公司今年有望與去年平分秋色,全年取得20億令吉的銷售額。

興業研究指出,該公司上個月預先展示吉隆坡舊巴生路的The South Bank(發展總值為5億令吉)以及Desa Sentul(發展總值3億4千萬令吉),皆獲得市場良好反應,預先訂購皆達到逾80%,顯示中價產業市場需求依然強勁。

該行認為,上述計劃取得良好反應,主要是公司品牌佳、價格合理、地點,以及有關地區的人口增長等因素。The SouthBank服務公寓原本售價為每平方尺600令吉,隨著市場反應良好,而於較後上調至750令吉。

“目前該公司未入賬銷售達13億令吉,今年次季將移交麗園及Desa8計劃,該公司今年將專注總值20億令吉的中價產業,每單位售價低於100萬令吉。”

手握7.74億

該行指出,目前該公司手握7億7千400萬令吉現金,預料可伸縮性地進行土地併購,或持續派發股息用途。

該行預測,該公司2014年淨利為3億6千100萬令吉,2015年為3億8千900萬令吉。

隨著該公司產業銷售回溫,使該行上調其一些計劃的訂購率及假設賺幅,並將其合理價上調至2令吉62仙(之前為2令吉45仙),或等於調整淨資產值折價25%水平,並將其評級保持“買進”等級。(星洲日報/財經‧報道:李文龍)
