看好可负担房市场 新协利专注先建后售策略

(吉隆坡1日讯)新协利(SHL,6017,主板產业股)看好大马可负担房產市场的前景,並有信心2017財政年能取得温和成长。

新协利执行董事拿督斯里叶长利表示,首季业绩表现良好,相信2017財政年依然会取得成长。

该公司2017財政年首季(截至6月30日止)净利按年微扬1.2%,至1892万令吉,去年同期为1870万令吉;营业额则按年微跌2.3%,至6074万令吉,去年同期为6217万令吉。

叶长利说,房產业务依然是推动公司盈利表现的主要因素,该公司接下来也会持续专注在可负担房屋的先建后售策略。

他在日前出席股东大会后向《东方財经》指出,公司旗下一个先建后售的项目,即共有535个单位的Alam Budiman有地房產已售罄,並已完成交付。

展望未来,叶长利仍看好整个先建后售的市场环境,主要是因为该公司了解如何控制成本。

一名出席股东大会的小股东向《东方財经》透露,董事局在会上称,先建后售只局限於可负担房屋,这项策略需要兼顾消费者和完工风险,也必须避免出现超支的情况。

董事局在会上表示,先建后售是一项良好的策略,在2018至2019財政年,该公司仍会有许多已经建好的资產供出售。

至於双溪龙南边的Goodview Heights產业,首阶段预计將在2017財政年杪竣工,营运开销並不多。

董事局计划在本財政年底作出第2阶段的发展申请,这部份的发展佔地约75英亩,仍是以可负担房屋为主。

询及公司的公眾持股比例不符合大马交易所上市条例,若持续无法符合条例,大股东是否有意將公司私有化?叶长利笑言,新协利未有这个打算,也未计划將部份股权脱售予机构投资者或其他投资者,以符合这项条例。【东方网财经】

新协利与日本丸红联手打造3.27亿公寓发展项目

(吉隆坡3日讯)新协利(SHL Consolidated Bhd)与日本丸红株式会社(Marubeni Corp)合作,在雪兰莪州双溪龙镇(Bandar Sungai Long)联手打造一个公寓发展项目,发展总值(GDV)达3亿2700万令吉。

丸红是日本一家在东京证券交易所上市的最大型商社,截至今日闭市,该集团的市值约1.204兆日元(约460亿令吉)。

新协利表示,此次合作是由独资子公司Sin Heap Lee Development私人有限公司(SHL Development)及丸红子公司MC Chance Malaysia私人有限公司(MCCM)所促成,两家公司已签订一项联营协议。

根据协议,双方将成立一家联营公司,SHL Development将持有该联营公司的67%股权,而MCCM则持有其余的33%股份。

这家联营公司以5000万令吉向SHL Development一家子公司收购地皮后,随即将展开这项发展计划。

SHL Development最初必须以40万2000令吉认购联营公司的40万2000股,而MCCM在联营公司成立后的3天内需注入19万8000令吉,认购19万8000股。

此后,SHL Development和MCCM将按照持股比例逐步增持股份,SHL Development在2018年4月30日前料将持股1亿2060万股(以1亿2060万令吉认购),而MCCM届时将持有联营公司的5940万股(以5940万令吉认购)。

这个发展项目将以双方认股的方式来筹措资金,而SHL Development将从公司内部调动资金来认购联营公司的股权。

新协利披露,这个发展项目旨在兴建568个公寓单位,地点座落于乌鲁冷岳县(Ulu Langat)蕉赖第5区、一幅面积9.56英亩的地段,靠近双溪龙高尔夫球与乡村俱乐部(SLGCC)、拉曼大学(UTAR)和双溪龙医疗中心(SLMC)。

此发展项目将在本月动工,预计于2020年3月竣工。

新协利补充道:“除了此新发展项目外,这家联营公司也将对东盟区域的房屋需求进行市场研究,以探索在该地区从事产业发展项目的潜力。”

此外,新协利预计,这项新合作将为该集团的未来盈利带来进账。

当全世界高声招呼中国资金时,规模不大的新协利(SHL,6017,主板产业组)却捎来令人意外的消息。

新协利追随丽鸿(LAYHONG,9385,主板消费品组)和全利资源(QL,7084,主板消费品组)等公司,上周公布将与日本大型财团丸红株式会社(Marubeni Corporation)设立联营公司,共同开发雪兰莪3亿2700万令吉的房产项目,并探讨进军其他东盟市场的房产开发领域。

表面看来,丸红只拥有联营公司的33%权益,投资额最多仅是5940万令吉,而双方合作的第一项计划也属于赚幅不高的可负担房产,看起来合作计划影响有限。

可是,丸红来马,却不仅是日本企业罕见地看中大马房产市场,而且还希望能与新协利合作扩增东盟业务,这项计划的意义就变得重大起来了。

相比下,近年来中资集团的大马房产项目从策划、兴建到销售,都采取完全不同的方向,显得更重视中国买家,丸红的举动简直让人刮目相看。

目前,国内房产市场疲弱,国家产业资讯中心较早公布,滞销住宅按年增加30.7%,从2015年的1万1316间提高到2016年的1万4792间,许多大型发展商纷纷以守为攻,战战兢兢的小型业者纷纷抢进可负担房屋市场。

主打可负担房产的新协利,拥有超过30年的房产和建筑经验,前几年也趁地价不高而积极买地。此外,截至去年12月31日,该公司首9个月营业额只减少9.78%至1亿6493万令吉,净利更仅仅滑落6.44%至5749万令吉,表现超越许多同业。

丸红在市况疲弱之际,选择“小而美”的新协利合作,立足大马放眼东盟,确实是明智之举。况且,双方开发的地点坐落发展蓬勃的雪兰莪双溪龙,即使短期内无法踏出海外,丸红也看起来万无一失。

近年内,丽鸿获得日本火腿集团(NH Foods Ltd.)入股,全利资源也借力日本全家集团打造新的便利店业务,在日本企业助力之下,两家公司的业务表现令人耳目一新,丽鸿股价更在拆股等计划前突破10令吉,成为投资者的佳话。

接下来新协利与丸红的合作,又能带来哪些惊喜呢?

新協利擬進軍緬甸房市

2017年8月25日
(吉隆坡25日訊)新協利(SHL,6017,主要板房產)與日本Marubeni機構聯營,將尋求進軍緬甸可負擔房屋市場,與在東南亞區域聯營業務的宗旨相符。

新協利執行董事拿督葉長利指出,有關聯營公司打算善用Marubeni 具有強勁市場地位的地點。他說,緬甸是個具有潛能的起點,因Marubeni 已在當地涉足工業工程。

葉長利昨日在年度股東大會后告訴媒體,Marubeni也有意進軍緬甸房產市場,而且“必須是”先建后售制度下的可負擔房屋。

至于大馬方面,葉長利暗示新協利正在巴生谷、檳城和馬六甲尋求地庫,供房產發展,不過未有提供進一步詳情。【中国报财经】
