政府打房影響不大 馬星集團銷售仍看漲

(吉隆坡25日訊)儘管政府落實房產市場冷卻措施,但馬星集團(MAHSING,8583,主要板房產)管理層相信,透過旗下綜合房產和項目地點佳,有助推高公司銷量。

根據麥格里證券研究指出,預計馬星集團今年不會推出新計劃,但相信公司今年銷量會有不錯表現,該公司未進賬銷售額高達44億令吉,提供高額可預見盈利。

該公司今年所推出的住宅,81%房價低于70萬令吉(去年佔41%),低于50萬令吉的住宅高達45%,去年僅佔15%。

“我們相信馬星集團會繼續將焦點著重在巴生谷,認為,該地區的供需基本面仍有利發展商,能藉此推高公司銷量。預計巴生谷將繼續為今年貢獻70%銷量。”

儘管麥格里證券研究削減馬星集團盈利預測,但認為公司旗下項目仍如預期般進行。一些高樓項目的地基工程而拖慢,但並非每個階段都是如此。

該行分別削減本財年和2015財年每股盈利預測14%和3%,並將目標價從2.76令吉下調至2.62令吉,主要因為來兩年銷量將放緩。

馬星集團全日窄幅波動,以2.15令吉開市,早盤皆介于2.14令吉至2.16令吉之間游走。該股維持2.15令吉報休。

马星调低购地价

(吉隆坡28日讯)马星集团(MAHSING,8583,主板產业股)週五与BISTARI置地私人有限公司进一步达成买卖协议(SPA)的修改协议,双方已互相同意將原本土地收购价格4亿1116万3938令吉,降至4亿零116万3938令吉,共减少1000万令吉。        

根据文告指出,马星集团早前通过其旗下全资子公司-SANJUNG TROPIKA建筑私人有限公司以4亿零116万3938令吉,收购BISTARI置地私人有限公司位於柔佛避兰东,31幅共佔地1352英亩的相邻永久业权土地。

然而,在这项新的修改事宜中,除了发售价下调1000万以外,外加在有关当局批准后的7个工作日,买方需要先预付600万令吉予卖方。这项协议变动对马星集团的净利、负债率、股本不会带来任何的影响。【东方网财经】

This announcement should be read in conjunction with the earlier announcements made on 1 October 2013, 17 October 2013, 18 October 2013, 12 November 2013, 13 November 2013, 21 November 2013, 5 December 2013, 16 December 2013, 7 January 2014, 10 January 2014, 22 January 2014, 4 March 2014 and 14 March 2014. 1.         INTRODUCTION

On behalf of the Board, Hong Leong Investment Bank Berhad wishes to announce that Sanjung Tropika had, on 27 March 2014, entered into a further supplemental agreement with Bistari to furthervary, amend, modify or alter certain provisions, terms and conditions of the SPA (“Variations”) (“Further Supplemental Agreement”). The parties have mutually agreed to vary the purchase price from RM411,163,937.85 to RM401,163,937.85 (“Revised Purchase Price”) and to accelerate payment of RM6,000,000 of the Revised Purchase Price to the Vendor. The details of the Variations are set out in the ensuing sections.



2.          DETAILS OF THE VARIATIONS

The details of the Variations are as follows:

3.         EFFECTS OF THE VARIATIONS
The Variations have no impact on the share capital and shareholdings of substantial shareholders, and are not expected to have a material impact on the earnings, NA and gearing of the Group for the financial year ending 31 December 2014.

4.          DOCUMENT AVAILABLE FOR INSPECTION

The Further Supplemental Agreement is available for inspection at the registered office of the Company at Penthouse Suite 1, Wisma Mah Sing, No. 163 Jalan Sungai Besi, 57100 Kuala Lumpur, during normal business hours from Mondays to Fridays (except for public holidays) for a period of 3 months from the date of this announcement.

馬星今年房產計劃 45%屋價低於50萬

(吉隆坡1日訊)馬星集團(MAHSING,8583,主要板房產)今年將推出的房地產計劃中,約45%為屋價50萬令吉以下的可負擔房屋,預計進行中計劃可貢獻更多現金流,作為未來購地成長動力。

該公司總經理趙惠思指出,2年前已籌備推出可負擔房屋,現有38項進行的計劃中有不錯的選擇。

“首次購屋者、新中產階級及希望購買可負擔有地房地產及高樓者,皆可從中受惠。”

今年銷量可成長20%

她今日在馬星集團獲准成立大馬皇家警察輔助警隊的證書頒發儀式上指出,萬宜Southville City面積956平方尺的3房式共管式公寓,即是其中一個選項,每單位31萬8000令吉起跳。

趙惠思續指出,萬撓及賽城亦有可負擔房地產計劃,公司在新山依斯干達也將推出相關計劃,購買者2015年可入住。

另外,馬星集團董事經理兼總執行長丹斯里梁海金日前接受《The Edge》電郵訪問時指出,儘管市場購興或降溫,公司可順市場需求推出項目,今年銷量有望成長20%至36億令吉。

目前該公司旗下共有47項計劃,可發展總值及未進賬銷量312億6000萬令吉,其中9項已竣工、7項仍處初階。

與房政部洽消費稅事宜 馬星盡量避免成本轉嫁

(吉隆坡15日訊)消費稅推高住宅房地產價格?馬星集團(MAHSING,8583,主要板房產)表示,將盡力吸納成本漲幅,但表明不可能全面吸納,難以避免將轉嫁部分給消費者。

馬星集團營運執行董事拿督林貴福指出,目前已就此事咨詢房屋與地方政府部(KPKT),漲不漲價仍有待研究。

消費稅明年4月起開跑,購買住宅房產雖不必付消費稅,但建造房屋的材料被征消費稅,無形中推高發展商成本。

林貴福回應《中國報》提問時說,承包商無論住宅或商用房產,當中使用的建材都被征收消費稅。

“住宅房產畢竟是豁免繳稅產品,相信很多發展商會盡量吸納成本,但箇中細節不是那么簡單,我們不可能全面吸納,最終還是得轉嫁小部分成本。不過一切仍有待房政部指示。”

他今日代表馬星集團與哈維諾曼(Harvey Norman)簽署獨家合作協議;列席者包括哈維諾曼商業與項目企業咨詢拿督薛堡。

不可能全吸納

林貴福透露,消費者為避免6%消費稅,或趕在明年4月前買屋,預期下半年開始,本地房市將更熱鬧。

“之前澳洲落實消費稅時,也曾有過這樣的經驗,大家蜂擁而至就為在6%稅率生效前買屋,每個人都認為,落實消費稅后物價將更高,只有趁落實前買屋更物有所值。”

他指出,物價上漲是成本推動型,就算現在不買,屋價也會只漲不跌,且在政府大吉隆坡計劃帶動下,巴生谷人口預計在2020年將達1000萬,目前巴生谷住宅房產供應仍不足。

“無論如何,人民還是需要有一間屋,馬星集團的作法是推出適合消費者的產品,自2年前已開始轉向城鎮發展與有地房產計劃,這類房產一般需求穩定。”

家債雖高但國人家庭資產多

國行打房為減低家債,相反卻忽略國人都有很高儲蓄率,林貴福說,我國家債雖高但國人家庭資產也不少,不應以西方人看法套用在我國。

“這里是亞洲,很多人不明白亞洲人有很高的儲蓄率,人人只注意家債。假如個人月入1萬令吉,要買100萬令吉的屋子的確供不起,但他可能有50萬令吉存款,單靠收入可能供不起,但加上存款就買得起屋。”

他說,東西方人思想各異,亞洲人更看重擁屋,並將其視為長期投資。

馬星集團今年內還計劃推出7項發展計劃,其中5項為城鎮計劃,另2項為工業與公寓計劃。

市場無可避免放緩
將加強售後服務

國家銀行為抑制炒作頻打房,市場無可避免放緩現象,馬星集團轉向售價介于50萬令吉至不超過100萬令吉可負擔房產,同時積極提升售后服務,讓消費者買賣房屋不用愁,向消費者展示長期發展決心。

馬星集團今日與哈維諾曼簽定獨家協議,未來6個月將獨家為MClub會員提供獨特促銷服務與商品;目前,馬星集團MClub會員逾1萬6000人。

林貴福指出,這項只為馬星集團MClub打造的獨家服務將持續半年,待公司仔細評估市場反應后酌情調整,看如何與哈維諾曼更進一步合作。

“上述合約為期2年,首半年為觀察階段,我們會依MClub會員反應決定未來與哈維諾曼的合作計劃。”

馬星集團是在2011年6月推出MClub會員計劃,從開始的30個品牌商,今日增至70個。【中国报财经】

(吉隆坡30日讯)马星集团(MAHSING,8583,主板产业股)规划在未来3至5年,推出产业投资信托(REITs),为公司提供稳定收入。

董事经理兼总执行长丹斯里梁海金在接受《南洋商报》电访时表示:“我们曾在行政会议委员会的会议上探讨这个问题,我们非常看好产业投资信托市场,视此为公司的长期计划。”

他指出,目前马星集团以发展城镇项目为主,如位于万宜的Southville City及双溪毛糯的D'sara Sentral等等,涵盖各种不同类型的产业。

可达36亿销售目标

有些商用与工业产业如购物中心与厂房,并不适宜转售,仅适合出租,因此可为公司带来经常性收入的产托,是不错的选择。

梁海金还强调,公司将可在今年达致36亿令吉销售额目标,主要推动力来自现有与新产业项目。

这些项目包括Southville City、D'saraSentral、华友花园的Lakeville Residence、槟城的Southbay City及Ferringhi Residence等等。【南洋网财经】

產業銷售強勁‧馬星首季賺8403萬

(吉隆坡29日訊)歸功於產業銷售強勁,馬星集團(MAHSING,8583,主板產業組)截至2014年3月31日止第一季淨利從前期的6千947萬4千令吉增長20.95%至8千402萬7千令吉。

首季淨利增21%

首季營業額走揚51.77%至6億4千219萬9千令吉,去年同期為4億2千314萬3千令吉。

該公司董事經理丹斯里梁海金表示,集團成功在首季取得7億7千萬令吉產業銷售,歸功於正確地點、良好規劃的城鎮與綜合產業發展計劃,以及符合市場趨勢的概念和設計。

“消費者可能趕在消費稅(GST)明年上路前置業,集團預期下半年銷售動能將更為強勁。更重要的是,在大馬勞動人口相對年輕、持續城鎮化、穩定就業市場、誘人的貸款利率等因素支撐下,國內產業市場基礎依舊穩固,相信主要熱點的產業項目中短期將持續面對供不應求的局面。”

回顧首季業績,馬星集團產業發展營業額增長近60%至5億6千940萬令吉,主要是現有工程進展提昇,而營運盈利在納入八打靈再也Icon City、萬撓MResidence和安邦M City等產業項目盈利後,按年走揚19.4%至1億零540萬令吉。

塑膠業務也持續帶來正面營業額和營運盈利貢獻,其中營業額增長3%至6千零60萬令吉。

儘管馬星集團積極擴張,但其資產負債表依舊強勁,截至今年3月杪手頭現金達6億1千420萬令吉,負債比僅0.25倍,低於管理層的0.5倍目標,將讓集團持續透過收購地庫和發展計劃進一步擴張業務佔據優勢。

目前,集團剩餘發展總值(GDV)達260億8千萬令吉,未入賬銷售達46億4千萬令吉,因此總額高達307億2千萬令吉的進行中GDV將確保集團未來7至8年的盈利能見度。(星洲日報/財經)

(吉隆坡2日訊)馬星集團(MAHSING,8583,主要板房產)全新萬宜Southville城鎮發展計劃大藍圖獲批准,發展總值從原始51.3億令吉激增至83億令吉。

馬星集團今日發布文告指出,最近獲批准的包括長達2公里、面向南北大道的商業房產。

Southville City城鎮首階段房產發展項目獲得熱烈反應,尤其具有3間套房的Savanna行政公寓。在早期推出的4個Tower出售率已達致90%。因深受購屋者支持,馬星集團已公開發售Tower C2。至于商業發展,高達2層樓的Savanna生活方式商店辦公樓出售率已達40%。

文告指出,Southville City首階段發展工程已開始動工,馬星集團計劃將在6月中正式推出第2階段Avens Residences房產項目。

在上個週末,馬星集團優先把80間,高達2層半的Avens Residences單位開放給有興趣購屋者預選。展覽結束后,80%單位已被預訂,價值約6100萬令吉。

(吉隆坡4日訊)馬星集團(MAHSING,8583,主板產業組)提高萬宜Southville City@KL South產業計劃的發展總值至83億令吉,分析員預期將帶動其股價和淨資產值升高,並預期該產業計劃可持續取得強勁購興。

產業計劃料獲強勁購興

豐隆研究指出,馬星集團將Southville City的發展總值從51億3千萬令吉增加至83億令吉,主要因剛批准的發展藍圖中,增加了商用單位,之前為店屋辦公樓,如今改為辦公樓、購物中心、SOHO、服務式公寓以及可能包括酒店(視市場需求而定),該商業區面向南北大道,長達2公里(約60.21英畝)。

“Southville的發展總值提高,令其股價增加6仙和我們的重估淨資產值調高至3令吉9仙。”

大馬研究相信,Southville具策略性定位以針對欲將產業升級和尋求多代同堂的購屋者,隨著吉隆坡第二國際機場(KLIA2)啟用和森美蘭買家的購興增加,該產業的需求將進一步擴大。

該行表示,隨著大藍圖獲批准,發展總值增加至83億令吉,馬星集團的淨資產值將進一步升高。

大馬研究指出,剩餘單位的銷售動力相信也可保持相同旺盛。

不過,豐隆認為,目前太過積極轉向產業發展商仍為時太早,因宏觀和領域逆風令前景不明朗,需要更多觀察今年的銷售。

馬星Meridin East城鎮計劃 土地買賣成無條件協議

(吉隆坡5日訊)因賣家接獲清盤令,影響土地轉移,導致Meridin East城鎮計劃一波三折的馬星集團(MAHSING,8583,主要板房產)宣布,有關城鎮計劃買賣協議已成為無條件協議(unconditional)。

馬星集團發文告指出,隨著大馬大道局批准馬星集團上訴,及完成有關土地的精明審核,所以在柔佛巴西古當佔地面積1352英畝的Meridin East城鎮計劃買賣協議,已成為無條件協議。

Bistari Land去年11月11日指出,接獲大馬大道局發出的清盤令,但Bistari Land確認將即時還清總值達1160萬令吉未償還金額給大道局,並要求大道局收回清盤令。

柔州高等法院亦于今年1月發出庭令,確認馬星集團旗下Meridin East城鎮計劃分別誌期去年10月1日的買賣協議,以及去年10月18日的補充協議;這可讓馬星集團繼續為該房產項目進行權益註冊。

該集團3月底宣布,經修訂買賣協議,與土地賣家Bistari Land有限公司簽署補充協議,把柔州1351.84英畝的土地

收購價格,從原本的4億1116萬令吉,降低1000萬令吉至4億116萬令吉,以推出Meridin East城鎮計劃,發展總值達50億令吉。【中国报财经】

Further to our announcements on 10 December 2013 and 24 December 2013, the Board of Directors of Mah Sing wishes to announce that Nature Legend has suspended further payments of the balance purchase price on the sale and purchase agreement dated 10 December 2013 entered into between Nature Legend and the Vendor 2 in respect of the Land 2 (“SPA for Land 2”) due to breach of SPA for Land 2 by the Vendor 2. Nature Legend is currently seeking legal advice as to its legal position and possible legal remedies for breach of the SPA for Land 2.

Nature Legend has also suspended the payment of the Balance Purchase Consideration to the Vendor 1, the Vendor 3 and the Vendor 4 as the SPAs are inter-conditional.

(吉隆坡20日讯)因卖家违反买卖合约,马星集团(MAHSING,8583,主板产业股)取消在槟城Jawi,面积达76.38英亩买地计划。

该公司向马交所报备,日前因为第二位卖家违反买卖合约,已采取法律行动,且暂停支付购地分期付款。

今日根据买卖合约,决定终止该项购地合约,还一并取消属于同一购地合约中,第一、第三和第四位卖家的购地合约。

马星集团将于发出合约终止通知书14天内,退还425万8900.11令吉定金。

该集团去年底,宣布以4258万9001令吉,购入上述土地,以推介发展总值约4亿令吉的Southbay East发展项目,并放眼2015年上半年动工。【南洋网财经】

Further to our announcements on 10 December 2013, 24 December 2013 and 10 June 2014, the Board of Directors of Mah Sing wishes to announce that due to the breach of obligations by Vendor 2 under the sale and purchase agreement entered into between Nature Legend and Vendor 2 on 10 December 2013 in respect of Land 2 (“SPA for Land 2”), the solicitors of Nature Legend had, on 20 June 2014, issued a notice to Vendor 2 terminating the SPA for Land 2 with immediate effect in accordance with the terms of the said agreement. The solicitors of Nature Legend had also, on the same day, issued separate notices to Vendor 1, Vendor 3 and Vendor 4 to terminate the SPAs in respect of Land 1, Land 3 and Land 4 respectively with immediate effect as the SPAs are regarded as one and the same transaction.

Pursuant to the terms of the SPAs, the Vendors shall, within 14 days from the date of receipt of termination notice from Nature Legend, refund all moneys including the Deposit of RM4,258,900.11 paid by Nature Legend to the Vendors free of interest. In addition, Nature Legend shall be seeking all damages as may be available in law and in equity against the Vendors.

The termination is not expected to have any material impact on the net asset per share and earnings per share of the Group for the financial year ending 31 December 2014.

市场环境欠佳 马星续推产业计划

(吉隆坡21日讯)在强劲的产业销售带动下,马星集团有限公司(MAHSING,8583,产业组)将会在今年继续推行总值40亿令吉的项目。

不像一些发展商,随着上半年市场环境变得更具挑战性后,因而放缓推行产业项目。该集团首席执行员兼董事经理丹斯里梁海金说:“我们所推出的项目是按照既定的计划进行,不受市场环境改变。”

马星集团的产业组合中,26%是总值83亿令吉的有地住宅物业;21%是63亿令吉的服务式公寓、小型办公室和家居办公室单位;以及19%是58亿令吉的高级和中廉价公寓。

梁氏指出,本地产业市场的基本面依然稳固,主要是由年轻的劳动人口、持续的城市化、稳定的就业市场、抵押贷款利率吸引,以及普遍上认为拥有及投资物业是最佳保值方法所带动。

他称:“这些因素使到热门地点的产业需求获得支撑,甚至在短至中期内,需求或会超过供应。”

马星集团对产业充满信心,源于今年3月31日止取得7亿7000万令吉的强大销售。它有信心在2014年,所获得的销售额按年增长20%至36亿令吉。

梁氏将马星集团的强劲表现,归因于过去两年对产业项目进行慎重的规划,以及购入策略位置较佳的土地。

他解释:“在一些产业供应短缺的地点中,我们看到市场对于产业需求强劲,主要是买家购房自住,而投资者持有房产的期限一般都以中长期为主。”

下月,马星集团将会开始接受预订197间3层排屋单位(售价从86万令吉起),而总发展值高达2亿令吉。目前,该项目已有1000名买家预订。

自今年1月起,政府实施市场降温措施后,梁氏透露:马星集团已经将重点转移到经济实惠的住宅产业领域,因此仍然享有强劲的需求。

推出多元化项目减低风险

梁氏表示:“今年的重点是确保我们的产品能够令到买家负担得起。该产业领域已多年未被开发,因此需求被强烈地压抑。为了迎合这个市场,今年我们推出的住宅单位中,81%的价格将低于70万令吉,较2013年只有41%。”

他指出,在2015年4月1日起实施的6%商品及服务税,将导致商用产业价格上升6%,而住宅产业价格将需要提高3%至5%,以补偿发展商投入较高的成本。

他认为,这将鼓励潜在产业买家,提前在今年下半年购买,以避免支付更高的产业价格。

马星集团在全国各地拥有47个项目,包括在巴生谷、柔佛、槟城和沙巴。

至于产业坐落地点方面,该集团仍然专注在巴生谷,预计今年该处的项目将会贡献集团60%的销售,其次是新山的项目占23%,接下来是槟城的项目占10%,以及哥打京那峇鲁项目占7%。

虽然梁氏说,一旦高速铁路项目落实后,马星集团可能探讨在芙蓉推行产业计划。但是,目前它无意将注意力扩展到其他较小的市场,例如霹雳、彭亨或森美兰,而且它没有计划进军海外。

他称,马星集团仍在寻找位置较佳的土地,尽管市场环境严峻,不过土地价格并没有下降。

“我们并不急于买地,只是不断寻找新的土地。如果价格合适及付款条款是具吸引力的,我们将会落实交易。我们仍然专注于4个热门地点,即巴生谷及大吉隆坡、大马依斯干达特区、槟城和沙巴,因我们在该处已拥有稳定的市场。”

梁氏表示,马星集团在维持净负债比率于0.5倍的目标中,仍有能力进一步购买新的土地。

在截至今年3月31日止,马星集团的资产负债表保持强劲,现金储备高达6亿1420万令吉,而净负债比率仅处于0.25倍的低迷水平。

他透露:“拥有合适的土地,让我们的计划能够灵活地领先产业市场周期。”

马星集团仍有2786英亩的地库,而总剩余发展价值高达260亿8000万令吉,将使它的盈利前景延长至未来7至8年。

它的未入账销售达46亿4000万令吉。在307亿2000万令吉的总剩余发展价值和未入账销售额中,商用产业占28%或85亿8500万令吉,而工业产业则占6%或17亿1800万令吉。

梁氏说:马星集团还放眼在未来3至5年,将工业和商业资产注入房地产投资信托基金(REIT)。

“由于我们拥有多元化的资产组合,因此我们正在研究是否有需要成立房地产投资信托基金。然而,这是我们一项中至长期的计划。”【光华日报财经】

檳购地案叫停 马星盈利不受冲击

(吉隆坡23日讯)由于其中一卖家涉嫌违反协议,马星集团(MAHSING,8583,主板行业股)叫停檳州威省爪夷(Jawi)的土地收购计划。丰隆研究分析员认为,这並不会衝击该公司的盈利表现,因此维持对该股「守住」评级和盈利预测。       

上述土地买卖涉及4个卖家,惟马星集团指控其中第2区块土地的卖家违反协议,並已向对方表明终止买卖计划。因此,其它3个区块的土地买卖也一併取消,而该公司也预计可在14天內,取回426万令吉的订金。

这4片地段共佔地76.38英亩,原擬连接该公司Southbay East发展计划,並用以发展可负担有地房產。

虽然这项发展计划告吹,但分析员指出,相比马星集团剩余发展计划,共242亿令吉的发展总值(GDV)和42亿令吉的未入账销售,这4片地原定的4亿令吉发展总值微不足道,並不会影响该公司的盈利表现。

进军檳州遇挫折

分析员维持该公司的盈利预测,因为上述可负担有地房產发展计划,原本预计不会在2015財政年(12月31日结账)带来太多的盈利贡献。

分析员表示,虽然这项发展是马星集团进军檳州威省市场的一个挫折,但该公司在檳岛仍拥有显著的发展计划,包括Southbay和乔治市的Icon Residence,发展总值共达22亿令吉。

宏观而言,分析员仍谨慎看待行业领域的前景,因此维持马星集团的「守住」评级。

但由于必须勾消Southbay East的价值,因此也一併把该股的目標价格,从2.47令吉微降至2.45令吉。今天闭市时,马星集团以2.27令吉平盘收市令吉,成交量为60万5500股。【东方网财经】
