雪蘭莪鐵船 推出5發展項目值12億

(吉隆坡30日訊)本地利基房地產發展商雪蘭莪鐵船(SDRED,2224,主要板房產)看好房市前景,在本財年將總共推出5項房地產項目,發展總值高達12億令吉。

該公司董事經理鄭立金說:“位于蒲種南部(PUCHONG SOUTH)的LAMAN And BAYU項目,及蕉賴Bandar Tun Hussein Onn的Windows On項目,已進行推介儀式。”

未進行推介儀式的包括位于美拉華蒂花園(Taman Melawati)的Jia項目、八打靈再也SS2的The Hub項目,及位于新加坡大沙埔(Pasir Panjang)的Village項目。

她今日在股東大會后的記者會上,發表談話;出席者包括該公司主席詹仁芳及總經理龍程康。

鄭立金指出:“Village項目發展總值高達6億令吉總面積至10萬公頃;Windows On及Jia項目發展總值分別高達5億令吉,這是公司歷財年以來,發展最多房地產項目的一次。”

鄭立金指出,公司未來3年未進賬銷售額高達7億3000萬令吉,明年將達至其中4億令吉。

“馬來西亞經濟不斷增長,公司對房產前景感到樂觀,尤其是巴生谷一帶,更是看好。”

該公司相信,隨著該公司不斷完成的房地產項目,將挖掘更多有興趣的潛在購房者及投資者。

60%外國遊客
瑪雅酒店入住率60%
雪蘭莪鐵船旗下位于安邦路的瑪雅酒店(Hotel Maya)房間入住率達60.4%,其中60%來自外國遊客,酒店平均日房價為350令吉。”

鄭立金指出,瑪雅酒店屬于精品式酒店,主要客戶來自澳洲客戶,並通過網絡訂房方式訂購房間。

該公司自2年前于倫敦購下一棟辦公大樓后,將繼續在當地尋找更多適合發展的房地產,當中包括其他國家。

“至今公司沒有增設任何土地儲備,並以發展5項價值12億令吉的房地產項目為主。”

另外,她指出,雪蘭莪鐵船目前負債率達39%,但這並不會影響該公司現金流動的問題。

看好市場需求‧雪鐵船今年推5房產計劃

(吉隆坡30日訊)歸功於去年強勁淨利表現,雪蘭莪鐵船(SDRED,2224,主板產業組)放眼於2013財政年推出5項總值12億令吉房產計劃,對公司前景展望樂觀。

該公司董事經理鄭立金在股東大會後表示,推出的產業計劃備受好評,帶動上個財政年取得51.5%淨利增長率,為回饋股東,公司已增加去年派息率至每股6%,總值958萬7千872令吉。

有鑒於馬新市場對該公司房產業需求強穩,同時具回頭客趨勢,她看好即將推出房產前景。

“這5項產業計劃,一項位於新加坡的巴西班讓,另外4項則在巴生河流域,發展地段皆位於策略地點,尤其是大馬的產業,料可引起購屋和投資者興趣。"

現金流充裕
對於大幅度發展產業項目,是否限制公司現金流運用的問題,她強調不會出現此問題,因今年公司將陸續推出多項發展計劃,可從銷售和訂金方面取得充裕現金流。

目前,該公司共有7億3千萬未入帳銷售額,預計可持續3年,負債率為39%。

去年該公司僅推出發展總值4億令吉房產計劃,平均每年推出一至兩項產業計劃,過去8年共推出總值25億5千萬令吉產業計劃。

至於該公司旗下唯一酒店業務是否面對其他新酒店競爭影響,她坦言,競爭是酒店業者必須面對的,但MAYA酒店定位為精品酒店,有別於其他大型連鎖酒店,近期倍受歐洲遊客喜愛,投宿者有60%至70%為歐洲遊客。

“今年將保持平均房價(ARR)在350令吉水平,相信在投宿者的口耳相傳下,希望可取得比去年更高的入住率。"

去年該酒店入住率為60.4%。(星洲日報/財經)

大股东郑立金频增持 雪兰莪铁船否认私有化

(吉隆坡27日讯)雪兰莪铁船(SDred,2224,主板产业股)大股东兼董事经理郑立金近期增持公司股权,但公司否认将进行私有化。

根据《星报》报道,郑立金持续增持股权,从2012年1月份的15.75%股权提高至现有18.31%股权。

加上透过郑远送父子私人有限公司和郑健多私人有限公司间接持有的股份,共持有雪兰莪铁船60%股权。

郑立金5月3日以24万3000令吉,透过场外交易收购雪兰莪铁船30万股或0.0007%股权。

据悉,她持续以场外交易和公开市场累积公司股权。

雪兰莪铁船公司发言人表示,郑立金偶尔会累积公司股权,但不意味就是“私有化的序幕”,并称“短期内不会发生”。

雪兰莪铁船市值3亿9840万令吉,缴足股本含4亿2610万股。

截至2012年杪,公司第三季净利报928万令吉,未入账销售约8亿6200万令吉。

雪兰莪铁船是少数进军新加坡的本地发展商,国内计划有位于安邦路的5星级Maya酒店,而新加坡方面有5层楼公寓计划,发展总值6亿4050万令吉。

雪鐵船推7.5億新產業

(吉隆坡21日訊)雪蘭莪鐵船(SDRED,2224,主板產業組)今明年計劃推出發展總值7億5千萬令吉的產業。

該公司董事經理鄭立金在股東大會後表示,10月將於哥打白沙羅推出佔地4.8英畝,發展總值5億令吉綜合產業,明年則在美拉華蒂花園推出121個單位排屋,發展總值約2億令吉。

目前該公司未進賬銷售達9億2千100萬令吉,料可在未來2至3年內顯現。

SS2The Hub已售出64%

今年6月,該公司於SS2推出發展總值3億3千700萬令吉的The Hub辦公樓及零售單位已售出64%,而去年11月推出,發展總值6億5千萬令吉的新加坡The Village公寓也賣出65%。

她表示,雖然新加坡產業因土地價格較高而導致淨利比大馬產業低,需求亦可能放緩,未來依然會繼續在該國發展產業。

“新加坡的土地佔70%建築成本,加上中國發展商積極競標該國土地,地價高居不下將支撐新加坡產業價格走高,而不是因需求放緩而降價。”

目前產業發展貢獻該公司80%盈利,另外20%則來自經常性收入,包括租賃及酒店收入,辦公產業租賃出租率為96%,而酒店入住率為65%。

至於早前鄭立金增持股份而被外界盛傳“私有化”的問題,她並未直接回應,稱她認為多數股份為家族持有,增持股份顯示她對公司的信心,更盡責的推動其成長。(星洲日報/財經)

(吉隆坡16日訊)雪蘭莪鐵船(SDRED,2224,主要板房產)以214萬令吉,將位于安邦路辦公樓的4個單位,售給公司大股東兼董事經理鄭立金配偶王財興(譯音)博士。

王財興也在該公司擔任董事一職。

雪蘭莪鐵船今日向馬證交所報備,已與王財興簽署買賣合約,扣除投資成本料可獲利76萬2487令吉。

“公司以國際房地產顧問公司Rahim & Co評估市價,得出214萬1000令吉估值,買家需先支付10%訂金,余額則需在簽買合約的3個月內付清。”

該公司是在1995年4月,投資上述4個單位;投資成本137萬8513令吉。[中国报财经]

雪铁船1.1亿售TheHub百单位套房

(吉隆坡17日讯)雪兰莪铁船(SDRED,2224,主板產业股)与GMA集团今日签署新协议,以1亿1000万令吉脱售位于八打灵SS2 TheHub 发展计划下的100单位套房予后者在签署这项协议后,TheHub取得100%的认购率。       
TheHub共有276单位的套房及13栋零售大厦,將于2017年完成。而GMA集团共认购100单位或占36%的套房。

雪兰莪铁船產业私人有限公司销售和营销主管陈乙进于签约仪式后的记者招待会上表示,该公司与GMA集团早前已有合作经验,两家公司拥有共同的愿景,就是让买家可享有好的回酬及收益。

同时,该公司对于GMA集团的顾客群有信心。

GMA集团董事经理林志庆透露,100个单位套房的80单位將售卖予其原有的顾客群,而20单位的套房將暂由GMA集团持有。

陈乙进透露,雪兰莪铁船將于2014年推出两项发展计划,分別于双溪毛糯及美拉华蒂。

双溪毛糯的发展项目佔地4.8英亩,共分为两期,该公司计划將于明年次季推出第一期的零售办公室,並在第三季推出服务式公寓。
