传雪兰莪铁船狮城买地 9 亿建高级公寓

（吉隆坡29日讯）消息指，雪兰莪铁船（SDRED，2224，主板产业股）即将收购一块位于新加坡的地皮，并计划发展为3亿5000万新元（约8亿9500万令吉）的住宅项目。

知情人士告诉《The Edge》财经周报，雪兰莪铁船将在下个月杪，落实上述位于马里士他（Balestier）的地皮收购计划。

“一旦完成，公司将会把该地皮，发展为低密度的高级豪华公寓计划。”

他也指出，雪兰莪铁船也在物色巴生谷土地，有意收购5至10英亩土地。

“相信新加坡和巴生谷的土地收购计划，均会在未来1个月内落实，将成为推动公司未来发展的推手。”

未入账销售10.5亿

无论如何，雪兰莪铁船发言人不愿置评，仅表示会适时公布新动向。

至今，公司已在新加坡完成两项产业发展计划，另有3项还在进行当中，均为高级住宅项目。

目前，雪兰莪铁船在新马的产业项目发展总值（GDV）已达27亿8000万令吉，当中的16亿4000令吉来自大马。

至于未入账收入，则有10亿5000万令吉。【南洋网财经】

未入账销售10.5亿　雪铁船將推5亿住宅项目

（吉隆坡21日讯）雪兰莪铁船（SDRED，2224，主板產业股）董事经理郑立金表示，该公司在未来6至9个月內將会推出两个住宅项目，总值为5亿零500万令吉。

她表示，推出的两个项目为哥打白沙罗（Kota Damansara）Square项目中的酒店式公寓，以及美拉华蒂（Melawati）79个单位的JIA超级排屋项目。「Square酒店式公寓以及JIA项目將分別为公司带来3亿3000万令吉与1亿7500万令吉的发展总值」。

据公司年报，Square项目中的SOHO以及零售办公单位（RetailOffices）单位份別已销售出了88%与73%，其酒店式公寓预计在2015年第一季推出。

她在股东大会后的记者会上如此表示。陪同出席的包括该集团主席詹仁芳以及集团总经理龙程康。

郑立金也补充，该公司的未入账销售为10亿5000万令吉，將在未来几年內陆续认列。

郑立金提到，该公司在本地与新加坡所推出的项目都得到正面的销售成绩。她表示，在本地推出的4个项目都取得了70%的认购率，其中包括在雪隆区以外的檳城THESEA项目。「在新加坡方面我们也推出3项住宅项目，得到了90%的认购率。」对於该公司拥有的地库面积，郑立金表示，公司的营运模式是在购买一片土地后便进行发展然后售出，並不会保留太多的土地。「我们有计划在檳城、巴生谷以及新加坡寻找以及收购土地，用作未来的发展。」

消费税影响不大

对於明年实行的消费税是否对公司有影响，詹仁芳向记者表示，对未来实行了消费税后的销售表现並不感到担忧。「该政策不会对公司造成太大的影响，预计对2015年的营业额表现將会有1至3%的影响。」

另外，他补充，该公司的发展项目顾客群目標为高端消费群，並且有信心为购屋提供物有所值的住宅品质。

对於会否进军依斯干达特区，詹仁芳表示，该集团对此没有计划。「该区域发展的情况已经饱和，我们將专注於新加坡的发展项目。」

该公司股价在7月30日衝破1.30令吉，更在8月18日升至1.38令吉，创1999年7月19日以来的新高。詹仁芳表示，这主要是由於公司业绩亮眼，以显示投资者对公司未来展望的肯定。

他认为，股价近期的走势主要反映公司稳定的发展。

无论如何，目前的股价仍低於该公司截至2015財政年第一季（截至6月30日止）收市，1.6796令吉的每股净资產值。

（吉隆坡21日讯）产业销售额提高，激励雪兰莪铁船（SDRED，2224，主板产业股）截至今年9月杪，次季净利大涨30.57%，报1240万4000令吉，上财年为950万令吉。

同时，营业额达9625万3000令吉，增12.78%，上财年为8534万8000令吉。

该公司向马交所报备，该公司旗下产业发展计划Windows OnThe Park、By TheSea、The Hub及Village的销售额提升，且马新两地的工程进展顺利。

激励因素带动雪兰莪铁船首半年净利达2298万5000令吉，涨幅达22.53%；营业额则起17.4%，录得1亿8329万5000令吉。【南洋网财经】

雪兰莪铁船8000万购地

（吉隆坡13日讯）雪兰莪铁船（SDRED，2224，主板产业股）宣布，独资子公司Hayat Abadi私人有限公司以总值8000万令吉，向SM Fortuneville（SFSB）收购3块位于雪州的地皮。

根据文告，该地皮毗邻大马科技园，也连接至隆布大道（MEX）、南北大道、吉隆坡─莎阿南大道（KESAS）、新巴生谷大道（NKVE）和白沙罗-蒲种大道（LDP）。

Hayat Abadi计划把该地区发展为低至高档住宅产业，但仍未确定总发展成本，以及发展项目带来的盈利。

雪兰莪铁船表示，该地皮拥有良好的发展潜能，且符合集团继续寻找适合产业和扩大地皮的计划。

在该项收购协议之前，SFSB已在该地皮展开土方及打桩工程，且兴建独立式洋房、半独立洋房，以及1间管理办公室。

雪兰莪铁船表示，集团可从已竣工的产业单位获得盈利，2016财年净利和每股盈利，将增加515万令吉和1.2仙。

同时，收购计划预计将把净资产推高515万令吉。

雪鐵船欲售馬雅酒店

（吉隆坡9日訊）雪蘭莪鐵船（SDRED，2224，主板產業組）開價2億3千萬令吉脫售旗下唯一酒店資產馬雅酒店（Hotel Maya），以專注於核心產業發展業務。

這間五星級酒店位於安邦路，接近國油雙峰塔，共有207間客房，相信已吸引到潛在買家，包括外國投資者。

雪蘭莪鐵船接受電郵詢問是否尋求脫售該資產時，只表示有人對該酒店感興趣。該公司企業事務部門主管麗娜奧斯曼表示，“在過去6個月馬雅酒店引起強大的興趣。”

她指出，“作為業務擁有者，我們一向開放任何商業機會，也在尋求商業發展潛能。

如你所知，雪蘭莪鐵船是一家產業公司，我們的核心業務是產業發展。”

雪蘭莪鐵船未透露願以何價錢脫售此產業。根據該公司2014年年報，截至2014年3月31日，此永久地契的產業淨賬面值為1億5千萬令吉。

根據準備給潛在買家的項目清單顯示，此酒店原本有280間客房，10年後，在2005年進行大翻修，一些客房合併成更大間的房間，令客房減至207間，但買主可選擇轉換為原來的客房數目。

該文件揭示酒店的要價（asking price）是每間房80萬令吉，根據280間客房計算，最終要價相等於2億2千400萬令吉。擁有者也對停車場要價2千235萬令吉，令總價達到2億4千635萬令吉。最終要價訂在約2億3千135萬令吉，因扣減1千500萬令吉的房間轉換成本。

（吉隆坡12日讯）有意脱售吉隆坡玛雅酒店（Hotel Maya）的雪兰莪铁船（SDRED，2224，主板产业股）指出，目前还未接获任何买家的接洽和和签署买卖合约（S&P）。

该公司目前已委托Zerin Properties作为独家代理，协助解答任何一方有意购买玛雅酒店的疑问和查询。

没公布价格

一旦正式签署买卖合约，将会对外宣布。

该公司坦言，玛雅酒店在过去6个月，的确获得外界浓厚的兴趣，但没有进一步公布酒店的价位。

该公司向马交所报备，作为企业家，雪兰莪铁船对任何商机保持开放态度，并放眼任何潜在的业务发展机会。【南洋网财经】
