(吉隆坡1日讯)环球东方(GOB,1147,主要板房產)计划以5000万令吉,收购Perwira Nadi贸易私人有限公司65%股权。

环球东方上週五向马交所报备,公司与Perwira Nadi贸易三位股东李建晋(音译)、茜蒂和洪鈺盛(音译),达成有条件股权脱售协议。

完成这项收购后,环球东方將持有Perwira Nadi贸易65%股权,剩余35%股权则由李建晋持有。

环球东方以3566万购2块地

二零一三年十二月十日 晚上十时六分
(吉隆坡10日讯)环球东方有限公司(GOB,1147,产业组)以3566万令吉,或每平方尺32令吉向马顿有限公司(MALTON,6181,产业组)购买2片总占地25.59英亩(10.36公顷),位于蕉赖的土地。

这项买卖协议是由环球东方全资子公司Fame Action私人有限公司及马顿全资子公司Layar Raya私人有限公司签署。

环球东方在致给大马交易所文件中说:“这一大片土地拥有进入住宅区计划的发展潜质。不过发展计划详情目前尚未出炉。”

它说:“这项收购建议提供环球东方一个机会,以扩大其地库,增进公司未来的收入及盈利。”

该集团预料收购将在2014年6月完成。

这片土地位于蕉赖双溪龙镇东北区,至吉隆坡东南区约27公里距离。土地目前空置,而周围土地也是空置或是住宅区。

据卖家提供的审核财务报表称,这2片地段的净值,分别占地19.21英亩的未说明土地用途价值1180万令吉,以及另一片6.37英亩的农业用途土地则值300万令吉。

环球东方称,估价师在12月5日估计上述2片地段总值3900万令吉。

它指出,上述收购将以内部资金及银行贷款融资,至于所占比例将在稍后决定。

根据该集团截至2013年3月31日止财政年的最新审核综合财务报表,假设90%收购价透过银行贷款融资,环球东方的净负债比率将从0.28倍增至0.41倍。

该集团表示,这项收购不会对公司截至2014年3月31日止财政年的净资产及盈利带来任何实质影响。

在2013年9月30日,环球东方地库的总发展值维持在1亿8989万令吉。[光华日报财经]

发附加股筹1.1亿 环球东方削资50%

(吉隆坡24日讯)环球东方(GOB,1147,主板产业股)宣布进行一连串企业活动,包括削资及发售附加股送凭单。

公司通过文告指出,把每股面值1令吉的股票,削减50仙,至每股面值50仙。

从削资活动取得的1亿1366万9160令吉,将成为公司的资本储备。

在完成这项活动之后,公司将以每2股普通股配2股附加股送1凭单的方式,发售2亿2733万8321股附加股,及送1亿1366万9160免费凭单。

假设每股发售价为50仙,公司可从中筹集接近1亿1367万令吉。

环球东方表示,将使用这笔资金偿还债务、营运资本,及相关企业活动的开销。

虽然这项活动将冲淡其每股盈利,但是稀释的程度视于使用上述资金后赚取的回酬而定。

二橋帶動峇都加灣發展 檳房產股備受看好

(吉隆坡15日訊)隨著檳城第二大橋的啟用帶動峇都加灣(Batu Kawan)發展,加上未來檳州將成為商業加工外包樞紐,預計會有許多資金湧入;券商籲買進檳城房地產股,其中恆大置地(TAMBUN,5191,主要板房產)和東家(E&O,3417,主要板房產)備受看好。

根據興業證券研究報告,檳二橋在3月1日正式啟用,儘管目前車流量仍很低,但該行有信心這可推動峇都加灣潛在發展能力。未來五年期間,宜家(IKEA)和KDU大學等預計都會在該地區營運。

“檳城放眼成為大馬新商業加工外包樞紐,鑒于當地跨國企業數量,及在主島的廠房不斷增加,該樞紐可提供強大支援,推動檳州商業活動。”

2跨企進駐

在上月,兩家總值30億令吉的資訊科技外包公司在檳州建立,預計將創造3萬個新工作機會,有助推動當地房產領域。該行預計會有更多投資者湧入峇都加灣,一些高爾夫球場和主題樂園的招標項目料在未來幾個月宣布,預計這些項目將為當地土地定價。

槟隆发展陆续推介 环球东方成长加速

二零一四年九月二日 晚上七时十六分
(吉隆坡2日讯)与商人丹斯里Desmond Lim和丹斯里郑金炎相关的产业发展商环球东方有限公司(GOB,1147,产业组),即将看到迅速的成长。

环球东方执行董事魏明安(译音)表示,该公司马上将发展槟城峇都加湾106英亩(43公顷)地段,总发展值6亿6200万令吉。与此同时,其与大马橡胶局联手在吉隆坡安邦总发展值12亿令吉的发展,也将于明年启动。

在峇都加湾,魏氏表示,前身为怡观资本有限公司(Equine)的环球东方,开始时总共拥有约460英亩。“其中100英亩已经发展并且已经售罄,而其余365英亩的预测总发展值约为17亿令吉。”

在下一阶段的106英亩当中,该公司放眼在年杪前获得槟州当局批准,从而可在明年推介这些单位。

峇都加湾计划的增加,将协助提高该公司的吸引力。环球东方是在很早之前即买入上述地段。

在较早报告中,兴业投资研究行分析师称,上述峇都加湾土地的现有市值达到每平方尺45至55令吉。

有鉴于此,环球东方在槟城土地的总值至少约达7亿令吉。这比该公司市值2亿3420万令吉和净负债1亿5530万令吉的总和,高出了80%,意味着该股已经被低估。

分析师说:“环球东方具相当的吸引力,在峇都加湾的新推介后,将有望进一步刺激该股。”

除了峇都加湾,环球东方在巴生谷也拥有98英亩的地库,潜在预测总发展值为29亿3000万令吉。

这包括斯里肯邦安怡观花园(旗舰发展)的66英亩,总发展值15亿2000万令吉;透过与橡胶局联营发展协议的安邦路6幅总共面积6英亩地段,发展值约12亿令吉;以及环球东方早前向马顿有限公司(MALTON,6181,产业组)买入的双溪隆26英亩地段,发展值达2亿令吉。

魏氏指出,与橡胶局的联营是一项重大的发展,因它将是环球东方在市中心的首项计划。

“我们刚获得吉隆坡市局的初步策划批准,我们之后将提呈建筑计划寻求放行。这项计划放眼在明年首季推介。”

他补充,这项计划的贡献将反映在其截至2016年3月31日止的财政年度内。

与此同时,环球东方也拥有2项计划将于年杪推介,总值4亿100万令吉,包括Equine Villa Heights(别墅)和EQ City(商店办公室与零售空间霸级市场),两者皆位于怡观花园。

据魏氏透露,环球东方的未记账销售目前企于4亿令吉左右,其中大部分是来自怡观花园和梳邦再也USJ的综合发展。

孝恩董事经理持股6.55% 朱兆祥晋环球东方大股东

(吉隆坡10日讯)柏威年产托(PAVREIT,5212,主板产业信托股)非执行董事拿督朱兆祥入股环球东方(GOB,1147,主板产业股),崛起为大股东。

根据文告,也是孝恩集团董事经理的朱兆祥,上周三(3日)通过InderaMuhibbah,持有环球东方的1490万股,目前持股6.55%。

Indera Muhibbah是环球东方的第二大股东。

另一方面,侯伟德、颜伟彬和吴志坚(皆译音)也因不再持股Indera Muhibbah,而退出环球东方的大股东行列。

(吉隆坡4日讯) 东方环球(GOB,1147,主板產业股)建议以1亿4235万令吉,將位于雪州八打灵2块持有租赁地契的地皮(总面积15.56英亩),脱售给SummitView发展私人有限公司。

东方环球今天发文告指出, 旗下独资公司- - 怡观园工业私人有限公司(Taman Equine Industrial Sdn Bhd)建议脱售两块位于八打灵的地皮,予SummitView发展私人有限公司。

该两块的总面积为15.56英亩,而建议脱售价是1亿4235万令吉。该两块地皮的租赁届满日期分別是2108年5月12日和2093年9月18日。

东方环球透过文告指出,此项地皮脱售交易將让该公司趁机释放相关地皮的价值,而脱售所得的资金將用来偿还债务,以及充当营运资本,以融资正在进行或未来的发展项目。

该公司指出,按照相关地皮截至2014年3月31日的已审核价值和1亿4235万令吉的脱售价,东方环球將从该地皮脱售活动中取得8522万令吉的盈利,相等于每股37.5仙特別获利,並预计將认列在2015財政年(3月31日结帐)。【东方网财经】

The Board of Directors of GOB wishes to announce that Taman Equine Industrial Sdn Bhd, a wholly-owned subsidiary of GOB, has on 4 November 2014, entered into a conditional Proposed Sale and Purchase Agreement (“SPA”) with Summit View Development Sdn Bhd for the proposed disposal of two (2) parcels of leasehold land held under H.S.(D) 256282, PT 78864, and H.S.(D) 236747, PT 74867, Mukim Petaling, Daerah Petaling, Negeri Selangor measuring a total land area of 15.56 acres, for a total cash consideration of RM142.35 million.
