鹏尼发展冀提高酒店业务收入

(吉隆坡4日讯)鹏尼发展(PLENITU,5075,主板產业股)表示,期望在2016財政年提高酒店业务的收入比例,以达到房產业务和酒店业务各佔公司收入的70对30比例。
鹏尼发展执行主席蔡爱施表示,隨著该公司收购檳城Gurney度假村酒店和Nomad集团,將加强酒店业务,並对公司盈利带来贡献。
「在未收购上述酒店前,我们只拥有檳城福朋喜来登酒店,酒店业务只佔公司营业额的10%。」
目前,该公司旗下的酒店增至5家,因此我们將通过重新包装酒店和增加新的住房来提高酒店业务的经常性收入。
蔡爱施在出席第15届股东大会后向媒体表示。陪同的有副主席拿督莫哈末纳西尔阿里和公司首席营运员彭思和。
蔡爱施补充,公司將位于安邦路的Nomad Suasana酒店进行装修和改造工程,总值为5000万令吉。该酒店预计在明年下半年正式投入运作。同时,也宣布为公司的品牌进行重塑。
另一方面,蔡爱施认为,大马房產市场仍然疲软。因此,她对2016財政年的房產市场保持谨慎,但有信心其房產营业额將与去年持平。
蔡氏指出,柔佛的房產有供过于求的现象。然而,该公司的定位是有地房產和可负担房屋为主,因此影响並不大。公司也將积极进行宣传活动以提高公司的房產销售。
蔡爱施透露,除了酒店业务的发展外,公司將专注发展其核心业务--房產业务。
她指出,公司拥有1500亩的未发展土地,总发展价值预计为120亿令吉。在房產市场低迷的情况,基于市场的竞爭者少,因此公司拥有议价的优势。截至2015財政年(截至6月30日止),该公司的现金为3亿3000万令吉。
推10亿房產计划

朋友推荐我買進產業股PLENITU(PLENITU,5075,主板產業組),它的業績表現和業務前景如何,財務狀況如何?可以投資嗎?
答:PLENITU最新業績表現方面,截至2015年9月30日為止第一季,該公司的淨利減少至811萬1千令吉(每股淨利2.10仙),營業額為4千437萬7千令吉。
首季淨利及營業額較低,主要是旗下產業計劃的現有及完成產業貢獻較低所致。
談到公司的業務前景,該公司在宣佈最新業績時指出,預料產業市場將放緩成長、特別是全球、區域及本地經濟情況不确定及謹慎市場情緒。
酒店業務前景具挑戰
惟公司認為,座落在良好地點的產業仍持續吸引到買家,至於旗下的酒店業務前景則持續深具挑戰。有鋻此於,該公司董事部認為,預料截至2016年6月30日為止財政年的業務表現將充滿挑戰。
該公司的財務狀況良好;截至2015年9月30日,該公司總資產達到16億6千151萬5千令吉,其中非流動資產總額達到9億5千零72萬5千令吉,包括產業/工廠/器材達5億4千590萬2千令吉、供未來發展所持土地為1億9千318萬4千令吉、產業發展計劃——非流動部份為1億2千575萬6千令吉及投資產業為6千368萬7千令吉。
流動資產則包括產業發展計劃——流動部份有1億8千181萬5千令吉、庫存為3千292萬2千令吉、短期投資為4千977萬3千令吉、固定收入信托基金為1億7千131萬9千令吉、銀行定期存款為1億5千零47萬8千令吉、現金及銀行余款為7千300萬9千令吉。

總負債2億

未來2年推10億計劃
綜合該公司去年11月4日舉行股東大會時的焦點,該公司希望未來每年產業銷售額保持2億5千萬令吉,未來兩年計劃推出總值10億令吉產業計劃。

隆酒店公寓9月开业 鹏尼冀贡献5-10%营收

(吉隆坡9日讯)鹏尼发展(PLENITU,5075,主板產业股)预计2016年下半年开业的吉隆坡奥克伍德酒店公寓(Oakwood Hotel & Residence Kuala Lumpur),將能在未来为集团贡献5至10%的营业额,进而將协助推高酒店业务占集团整体营业额的贡献比重。
鹏尼发展在今天与奥克伍德亚太有限公司(Oakwood Asia Pacific Ltd)正式签下合作协议,將原名为Nomad Su Casa的酒店產业,託付给后者管理,同时將有关酒店易名为吉隆坡奥克伍德酒店公寓,预计于今年9月开业。
鹏尼发展在2015年收购了Nomad集团,同时获得了有关酒店的所有权。
鹏尼发展首席营运员彭思和在签约仪式后,向媒体表示,该集团每年会支付一笔管理费给奥克伍德公司,若营业表现达標还会增加一笔奖励金。不过,他並没有透露这些金额的具体数字。
此外,他也指出,该集团的酒店业务在公司总营业额中所佔的比重,可望在2016財政年大幅增长。
「鹏尼发展此前只拥有檳城福朋喜来登酒店(Four Points By Sheraton Penang),此后我们连续收购了檳城关仔角酒店公寓(The Gurney Resort Hotel & Residence)和Nomad集团,预测今年酒店业务佔集团营业额贡献比重,將从之前的5到10%,提高至30%。」
鹏尼发展执行主席蔡爱施也透露,该集团在檳城丹绒武雅建设的全新酒店式公寓(service apartment)將在明年启用。
「我们努力扩展酒店业务,以改善集团收入降低的状况。」
当被询及鹏尼发展是否有意在未来收购更多的酒店產业时,蔡爱施並不否认,不过前提是价格合理,並符合公司的发展策略。
她强调,该集团作风保守,会非常小心地运用手上资金。与此同时,她也声明,產业发展领域仍是鹏尼发展的主要收入来源,该集团一直在本地寻求更多购地的机会,包括东马在內。

谨慎看待楼市 鹏尼保留资金收购酒店

(吉隆坡11日讯)鹏尼发展(PLENITU,5075,主板產业股)对未来產业市场谨慎观望,並冀望酒店业务在未来可以为公司带来更稳定的经常性收入,所以不排除收购更多有潜质的酒店资產和地皮。
鹏尼发展今日在自家酒店诺富特酒店(Novotel Hotel)举行股东大会,该公司执行主席蔡爱施在大会结束后接受《东方財经》访问时表示「大马產业市场疲软,导致鹏尼发展2016財政年(6月30日结账)营业额和净利下滑。」
她也坦言,公司管理层对于新推出楼盘採取保守態度,2016財政年仅推出一项產业计划。
「迄今为止,新推出的Bintang Maya房產计划已经售出65%。」蔡氏也透露,目前,產业业务佔营业额的70%,酒店管理业务则佔30%,而她也对该比重感到非常满意。
隨后,蔡氏也透露,明年將推出3项產业计划,包括柔佛Desa Tebrau花园的234间双层排屋、檳城峇都丁宜Marin Tower 2和吉打双溪大年Bintang Maya 2的179间双层排屋。
鹏尼发展的吉隆坡奥克伍德酒店公寓(Oakwood Hotel & Residence Kuala Lumpur)目前正在翻新,管理层预计將在今年投入运作,並可为公司带来显著的经常性收入。
酒店业务收入更稳定蔡氏说,「我们冀望未来酒店业务可以为公司带来更多的经常性收入。管理层未来的方针是收购更多有潜质的地皮和酒店资產。」
据悉,目前,该公司的地库面积达1420英亩,发展总值(GDV)估计高达120亿令吉。
惟出席今天股东大会的小股东似乎不满意公司的管理方式。会后,有小股东向《东方財经》透露,部份小股东认为公司既然没有大作为,就应该把资金用作股息派发或派送红股,以回馈股东。对此,管理层回应说,保守的作风,主要是为公司保留充足的资金,以在未来寻找有潜能的收购机会。
根据鹏尼发展2016年报,该公司手握现金3亿5613万令吉,而公司的负债总额则是2亿1240令吉。
也有小股东认为,该公司今年的未入账销售(unbilled sales)只有8600万令吉,相比去年,已大幅度下降,因此担心將会影响鹏尼发展明年的业绩表现。【东方网财经】 |

鹏尼迪昨天向马交所报备,上述委任已于昨日生效。
