附加股憑單上市
怡保置地股票恐過剩
怡保置地（IJMLAND,5215,主板產業組）在本月10日將有4億5500萬新股與2億2700萬憑單上市，由於目前股市交投淡靜，市場擔心其股票有過剩風險。
雖然融資能力成疑，豐隆研究仍看好該公司前景，未來可望崛起成為另一個實達（SPSETIA,8664,主板產業組），因此建議投資者趁低吸購。
此公司較早前宣佈“5配4送2憑單”融資計劃，每股發售價為1令吉35仙。
另外，此公司2009財政年首季淨利為800萬令吉，僅達到市場全年預測的7%，主要是併購怡保產業的活動在本月5日才正式完成。
豐隆研究認為，雖然該公司過往營業額都寫下10億令吉佳績，目前未入賬銷售達10億令吉，未來12個月還計劃推出10億令吉產業計劃，包括檳城日落洞產業計劃與運河城市計劃等。
“不過，未來盈利增長步伐充滿挑戰，尤其國內許多產業銷售出現滯銷情況，許多發展商紛紛延遲推介產業，令未來兩年每股盈利將有下調風險。”
因此，分析員下調評級從“買進”至“持有”，目標價也從2令吉25仙下調至1令吉20仙。

出價合理‧淨利加分‧
怡保工程（IJM，3336，主板建築組）宣佈以每股約3令吉30仙私有化裕大（ICP，6829，主板工業產品組），分析員認為，以目前的市況，出價合理，而且對怡保工程中長期看有利，可為淨利加分，每年淨利有望提高9至10%。每年淨利有望提高9至10%
怡保工程宣佈以3令吉30仙全面獻購裕大尚未持有股權，使裕大估值為12億1000萬令吉，有關出價90%是怡保工程股票，另10%為現金。（0.6股估值5令吉零6仙的怡保工程新股和26仙現金），有關出價溢價比較上定閉市價約16.5%。
亞歐美研究表示，在現有疲軟的市況，這項出價對一家中資公司而言是合理的，有關出價也較裕大去年全年平均價3令吉15仙（介於2令吉32仙至3令吉80仙）溢價4.8%。
亞歐美預測，在裕大2009與2010兩個財政年淨利1億零900萬與1億2170萬令吉納入後，怡保工程2009財政年淨利由4億2540萬令吉增長8.8%至  4億6280萬令吉，2010財政年淨利由原本4億3400萬令吉增長9.7%至4億7600萬令吉。
裕大淨利預測提高
聯昌投資研究也提高裕大2010年至2011財政年納入怡保工程後的淨利預測，增長8%左右。亞歐美強調，私有化裕大的利益是長遠的，裕大在中國的基建潛能與中國對其洋灰產品需求未來看漲。
上週五午盤停牌的裕大與怡保工程今日（週五，9月8日）復牌，甫開市雙雙上揚。裕大一度上漲9.5%或27仙至3令吉10仙，閉市時起13仙或4.6%，掛2令吉96仙。怡保工程一度漲1.96%或10仙至5令吉20仙，閉市受賣壓，以5令吉10仙平盤挂收。
亞歐美說，私有化裕大讓怡保工程全面享有裕大的賺益，但要全面享有利益則看長遠，目前正面效應被廣泛的市場關注所抵銷，儘管建築成本壓力因鋼鐵價下挫紓解，但棕油價調整則使建築業的正面衝擊抵銷。
怡保工程總共以3490萬令吉現金與發行8100萬每股價格5令吉零6仙新股，總價值4億4300萬令吉收購尚未持有的裕大股票，並決定不保留裕大的上市地位，這項發股會使怡保工程股本擴大12.4%。
談到怡保工程的股權結構，聯昌說，在上述行動後，公積金局（EPF）股權由21%沖淡至18.3%，而吉朗（ZELAN,2283,主板建築組） 則由9.6%中稀至8.5%，最大外資股東新興市場成長基金（EMGF）則由5.7%降至5% 。
私有化裕大儘管中長期正面，有助讓怡保工程賺益多元化，但基於建材漲價與政局不穩的負面因素，加上股市熊影幢幢，抑制該股上揚動力。
全面現金或股票方案會更理想
分析員說，90%的股票部份，也讓裕大小股東有望參與擴大盈利基和股本後的怡保工程，不過，亞歐美說，如果怡保工程有讓小股東選擇全面現金或全部股票的選項，讓小股東有選擇權，會是更好的方案。
談到對裕大衝擊，聯昌說，每股3令吉30仙的獻購價約等於最後交易價每股2令吉83仙的17%，比其預測目標價仍低13%，基於怡保工程涉及領域如建築、產業與種植股普遍受看淡，因而對裕大股東而言，私有化行動不很看好。
聯昌認為，裕大股價不會有太大上漲空間，並建議喜愛建材股者轉投資安裕資源（ANNJOO,6556,主板工業產品組）和拉法基馬洋灰（LMCEMNT,3794,主板工業產品組）。

怡保置地董事經理拿督孫興存也表示，怡保置地目前的重點是把國內28個新發展計劃建好，然後再考慮在諸如越南、中國等新興市場擴展。

專注中高檔市場
他說，國內的產業計劃目前專注於中高檔市場，有關發展座落於檳城、巴生河流域、與山打根地區與芙蓉的芙蓉二新城。
怡保置地在檳、霹靂、雪蘭莪、吉隆坡、森美蘭、馬六甲、柔佛、砂拉越與沙巴擁有地庫，按是排名第四的上市產業公司，資產達30億8900萬令吉，市值11億8000萬令吉。
孫興存說，最近經濟放緩後，怡保置地專注於中、高檔市場，市場反應仍令人鼓舞。
他說，鋼鐵等建材原料上漲後，確實構成賺益受到某種程度的擠壓，但此公司把此加以轉嫁至中、高檔的購屋者，此價格調整對有關購屋群不感受太大壓力。
