Axis产托首季盈利扬7% 收入分配5.3仙

(吉隆坡21日讯)Axis产托(AXREIT,5106,主板产业信托股)截至3月杪首季,获得2239万1000令吉盈利,相等于每单位盈利4.85仙,较上财年同期的2087万5000令吉,按年上扬7.3%。

首季总收入为3559万6000令吉,比上财年同期的3500万7000令吉,按年微增1.7%。

同时,董事部宣布,现财年首季的收入分配为每单位5.30仙。

配合首轮收入分配,该公司实行第五轮收入分配再投资计划(IDRP),单位持有者可把其中2.20仙,再投资在该计划下发行的新单位。

根据该公司,每单位发售价为3.20令吉,比5天交易量加权平均市价折价5.88%。

展望未来,该产托将积极通过收购活动,扩大投资组合规模,以提高投资者的回酬。

Axis产托乐观看待现有投资组合的表现,并相信该公司能够在现财年,维持现有表现。

售Axis大厦获利1095万

另外,该公司已在上个月25日完成脱售Axis大厦,并获利1095万2000令吉,相等于每单位收入额外增加2.37仙。

为了确保该产托能够保持稳定的收入分配,该公司将把上述盈利分为3个阶段,作为中期收入分配。

首期和第二期将分别派发每单位0.8仙,第三期则派发每单位0.77仙,合计每单位2.37仙。【南洋网财经】

AXIS產託新併購成催化劑

(吉隆坡22日訊)AXIS產業信托(AXREIT,5106,主板產業投資信托組)首季業績表現普遍符合市場預測,分析員認為,目前該公司正在洽商收購總值約6億7千萬令吉的產業資產,新併購消息料是其股價走高的主要“催化劑”。

興業研究指出,目前該公司負債率落在0.32倍水平,比較借貸限額0.5倍尚有2億7千930萬令吉的負債空間。它首季整體營運保持健全,主要是旗下產業投資組合的出租率達到93.2%,及平均租金上調為8.9%。

興業研究對該公司淨利預測保持不變,2014年財政年為8千420萬令吉,以及2015年為8千460萬令吉。而潛在盈利增值收購計劃,將是重估其價值的催化因素。

聯昌研究指出,目前該公司正在洽商收購新產業,這將有助推動公司的盈利,因它們現有租戶租率的年度淨回酬達到7至8%水平,比較該公司目前的回酬率則僅介於5.6至6%之間。

聯昌研究補充,該公司在2014年財政年將為整體34.3%的淨可出租資產(NLA)重新洽商租率調整,其中較為大型的產業包括AXIS商業園(占淨可出租資產的5.3%)、A X I S鋼鐵中心(6.9%),以及SPLC3(7.4%)。

MIDF研究指出,該公司在2014年財政年需要重新洽商租金的租用空間達到180萬平方尺,其中20.8%或37萬8千937平方尺的租金於去年首季已完成洽商,升幅達到8.9%,比去年的8.1%略高。

回酬率5.6%缺吸引力

MIDF研究指出,該公司2014年財政年的淨股息為18.7仙,或是以目前股價為准的回酬率為5.6%,顯示欠缺吸引力。

券商:租金或涨 洽购产业 Axis产托前景看高一线

(吉隆坡23日讯)基于今年将会更新旗下产业的租约,并有望调高租金,加上正洽谈收购产业,券商纷纷看好Axis产托(AXREIT,5106,主板产业信托股)的前景。

Axis产托截至3月杪首季净利按年上扬7.3%,至2239万1000令吉,普遍符合市场预测。

艾芬投行认为,受到电费上扬及即将推行消费税(GST),2014至2015财年将看到产业管理费用将增加。

同时,吉隆坡、城市中心及八打灵再推出大量产业,促使巴生谷从2014至2016年的供应达1540万平方尺。

商业房地产主导

不过,相信商业房地产领域依然是由业主主导的市场。

“我们认为,在两大因素扶持下,Axis产托能够战胜市场竞争。

第一,通过提升资产措施,改善租金及租户组合;第二,即将在2014财年更新的租约,让产托有望把租金调高超过10%。”

同时,联昌国际投行表示,基于今年会调升其三分之一净租赁面积(NLA)的租金,所以,预计该产托将交出更强劲的业绩表现。

2014财年会有180万平方尺的租赁空间须更新租约,其中20.8%空间的租约,已在2013财年首季协商成功。

收购资产推动股价

除了调整租金之外,该产托目前在洽谈着总值6.7亿令吉的产业收购。这些产业位于槟城、柔佛及巴生谷。

投行指:“若完成收购,这些产业料将推高净利,因这些产业目前每年提供7%至8%的净收益率,高于Axis产托目前的5.6%至6%。”

同时,也相信这些新资产收购计划的消息将推动该股。

不过,截至今年3月31日,该产托旗下30项产业中的9项,因为重新粉刷工程而面临空置,因此,这把平均租用率拉低至93.2%。

即便如此,券商仍看好其整体展望。

券商预计,该产托在脱售Axis大厦后,将在2014财年分三期派发总值每股2.37仙。这意味着今年派发的股息将高于往年的。

肯纳格投行指:“我们相信该产托分期派发股息,主要防止投资者只是为了追求上述周息率而已,因这些投资者会在得到大批股息后迅速离场。”

瞄准柔檳莎工业產业 雅饰续探討收购机会

(吉隆坡29日讯)雅饰房地產(AXREIT,5106,主板房產信託组)首席执行员拿督拉布里(StewartLaBrooy)看好柔佛、檳城和莎阿南的工业產业发展潜能,並將继续探討收购的机会。       

也是大马房地產投资信託经理人协会(MRNA)主席的拉布里表示,隨著新加坡厂商把工厂向柔佛州迁移,当地的工业產业在未来会是最具潜力的地產投资。

拉布里是在出席雅饰房地產的股东常年大会后,对记者发表谈话。

工业產业两大趋势

他指出,新山工业產业接下来会有两大趋势,第一是新加坡厂商將会把柔佛州视为设立工厂的地点。

这將是当地工业產业的发展机会。他表示,大马的工业產业其实具有一定的吸引力。

他举例说,先前有一份地產分析报告指出,大马的工业產业无论是价格或设施均有相当高的水准,在全球排名第一,然而国人却没有好好的利用这项优势来推动大马工业產业的发展。

他透露,雅饰房地產在接下来会瞄准工业產业,而目標地点包括柔佛、檳城和莎阿南。

而第二个趋势,则是隨著新加坡投资者涌入柔佛进行工业生產活动,当地的製造业底薪將会被推高,並可能在未来的日子超越吉隆坡市区。

拉布里认为,由於新加坡投资者以更高的薪水吸引人才,因此,工业领域的底薪预料將会超越服务业,而这也同时可以提升当地人民的可支配收入,提高他们购买房產自住的能力。

配合这两大的趋势,他认为,投资者尤其是发展商,应该看准大马拥有的条件,做出相关的投资。

他也指出,檳州目前的工业地区如峇都加湾的工业產业平均出租率是每平方呎35令吉,这是相当便宜的价位,可吸引更多投资者在该地区设立工厂。

他认为,有竞爭力的租金水平可以吸引厂商前来设立工厂,这將提升这个地区的长期竞爭优势,这一点是其他州政府应向檳城看齐的,也就是將专注力从短期的收益转移至长期的发展潜质。

收购旧產业翻新出租

另外,雅饰房地產8604万零951新单位的配售建议,在今日的股东大会上获得通过,该公司预计可筹得大约2750万令吉的资金。这笔资金主要用以降低目前处於33%的负债率。

他也表示,雅饰房地產目前持有总值16亿5000万令吉的30个產业,接下来的策略还是会专注於收购旧產业,翻新后再出租。

他表示,这种策略的成本开销会低过收购新產业,回酬也可以维持在双位数。

不过,拉布里表示,暂时还未有任何锁定目標,一切收购计划尚在规划和洽谈中。【东方网财经】

根據昨天的bursa announcement, axreit(5106) 的 IDRP 計劃總共創造了 2,461,009unit 新股,axreit(5106)的總股數增加至463,700,098unit, 也就是0.5%的增幅。

axreit(5106)根據5.3cent的income distribution,公司容許unit holder使用當中的2.2cent參與IDRP,其餘的3.1cent將支付現金,當然,unitholder也可以完全不參與IDRP。

根據昨天的announcement計算,這次的IDRP認購率超過50%,沒認購的unitholder股權會慢慢被稀釋,畢竟一個quarter稀釋0.5%,一年就稀釋2%了。

到底什麼是IDRP??
IDRP是 income distribution reinvestment plan, 也就是“股息再投資計劃”,以公司提供的income distribution重新投資於該公司的股票。在malaysia reit就只有 axreit(5106)有提供 IDRP ,但是bursa裡有很多公司有提供dividend reinvestment plan, 例如:maybank, uoadev等等。

IDRP怎樣運作?
公司公佈income distribution後,會在bursa malaysia announcement 發布NOE (notice of election), 當然公司也會寄NOE給unitholder,NOE會詳細說明這次IDRP裡的所有細節:
1)IDRP的發行價
2)income distribution中科參與IDRP的數額
3)register IDRP 的截止日期

如unitholder要參與,只需填妥NOE中提供的表格,附加rm10的stamp,回寄register便可。

IDRP的好處
IDRP的發行價都會比市場上便宜,(例如這次axreit IDRP的發行價是RM3.20,但時市場價是RM3.40++)unitholder可以增加對該公司的股數/股數。

愛可思產託證清未與森那美洽購

(吉隆坡2日訊)愛可思產托(AXREIT,5106,主要板產托)澄清,截至報備森那美(SIME,4197,主要板貿易)未洽商收購,業務照常營運。

該公司在馬證交所報備指出,兩家公司股東均未曾接洽股權買賣,故市場消息僅屬揣測,公司業務照常營運,並且將繼續確保達到單位持有人的要求,

《星報》日前引述消息報導,森那美有意併購一家產托公司,並注入旗下商業房產業務旗下,並在數月前向數投資銀行發出建議書邀請,冀收購產托管理公司。

據了解,該公司已經委任一家本地投銀做為這項計劃主理商,放眼獨立產托業者,愛可思產托為國內其中一家。【中国报财经】

次季净利涨10% 雅饰2.8亿买地

(吉隆坡4日讯)雅饰房地產(AXREIT,5106,主板房產信託股)2014財政年次季(截至6月30日止)净利为2189万令吉,按年上升10.22%,去年同期为2438万令吉;营业额则为3509万令吉,按年微跌1.11%,去年同期为3548万令吉。

另外,该公司2014財政年上半年净利按年跌2.15%,至4428万令吉,去年同期为4525万令吉,营业额却按年微扬0.29%,至7068万令吉,去年同期为7048万令吉。配合业绩出炉,该公司派发每股5.03仙的第2次终期利息,其中0.9仙为免税利息,除权日落在8月14日。

此外,雅饰房地產今日建议,以总值2亿8050万令吉收购位於莎阿南的3项產业资產。

根据文告指出,雅饰房地產与GreatAvenue(大马)私人有限公司达成买卖协议,以总值1亿8300万令吉购买后者一幅位于巴生,佔地9万4022平方公尺的永久业权土地,其中包括单层仓库和双层办公楼(DC3A栋)、单层仓库(DC3B栋)以及单层仓库结合1楼办公室(DC3C栋)。

该公司也和ExceptionalLandmark私人有限公司签署买卖协议,以收购一幅总值5250万令吉,佔地1万2328平方公尺的永久业权土地,並附带一座3层楼的办公楼兼仓库用途。

第3项土地收购协议是,雅饰房地產以总值4500万令吉,收购AbleHeights(大马)私人有限公司一幅佔地2万3923平方公尺的永久业权土地,包含单层仓库、单层和双层办公楼,同时,该建筑物的屋顶安装太阳能发电系统。

(吉隆坡5日讯)雅饰房地產(AXREIT,5106,主板房產信託股)宣布,2014年將完成5项总值4亿7200万令吉的產业资產收购,因此,其2015財政年总资產管理规模(AUM)將跨越20亿令吉大关。

雅饰房地產首席执行员拿督拉布里(Stewart LaBrooy)在出席《2014財政年上报年业绩匯报》兴奋的表示,「虽然我们没有设定未来数年的目標,但总资產管理规模达20亿令吉,將会让公司的业绩朝积极的方向前进。」

上述5项產业资產,包括该公司週一公佈的3项已正式签署买卖协议的资產,均处莎阿南一带总值2亿8050令吉。另外2项则是已经敲定,但未正式签约的项目,包括位于柔佛价值1亿5350万令吉资產,以及位于北海价值3800万令吉的工业產业项目,而所有手续料在今年尾完成。

在完成5项收购活动后,公司的负债率料增至34%,目前为31.74%。

下半年配股集资

有鑑於此,拉布里估计,雅饰房地產2014年下半年(最早10月份)將会进行配售活动,发出8357万9942股,筹集约2亿8000万令吉,以降低公司的负债率,及支付首3项收购活动。

除此以外,雅饰房地產未来將会收购位于雪兰莪的综合仓库和办公楼產业项目,及巴生港口的工业產业项目,拉布里预测,这2个项目的总资產价值达9700万令吉。

根据资料显示,今年3月25日,雅饰房地產出售雅饰广场(AxisPlaza),套现1095万令吉,其中67%,或每股1.60仙已作为2014財政年上半年的收益分配用途,该公司上半年已经宣布的股息达到每股10.60仙,拉布里表示,其余的33%,或0.77仙,將作为接下来的第3次中期股息。

派5.3仙股息

配合业绩出炉,公司將派发每股5.30仙第2次中期利息,或相等於99%的派息率,除权日落在8月14日,而派息日期为9月5日。

雅饰房地產自上市至今,均维持股息派发,今年也不例外,拉布里预计,会跟往年一样,派出至少18仙股息,2013財政年为18.50仙。

「虽然不能保证,这些单位可长期获得的租户,但我们相信,公司所拥有的资產,都具备良好的地理位置和很大的需求,因此並不担心租户流失。」

对於「心水」地理位置,他指出,公司將继续探索柔佛和檳城的工业產业收购项目,其中柔佛士拉布里(左4)与眾高层出席记者会,左起为起源与投资部主管陈威来、莫哈末沙里夫、东姑拿督斯里沙哈布丁、梁洁美、罗长莲。乃,或者相关的成熟地库(brown field),都会是他们考量的范围。

「公司將会选择较大的地库,这样可以让我们重新设计或翻新后再出租。」他补充,柔佛和檳城都有机场和基础建设项目正在进行中,同时,產业和经济也逐渐蓬勃发展,这都是促使工业產业需求增加的主要原因。

一般上,房產信託的股票流动量会比其他股项来得小,拉布里认为,因为这类投资主要吸引机构投资者,佔约80%,其余才是散户。

虽然,许多產业公司都打算加入房產信託领域,但是,他表示並不担心这方面的竞爭,主要是因为雅饰房地產自2005年上市,至今已接近9年,也有固定客户群,因此,新竞爭对手不至於影响公司的业务表现。

另外,他也表示,欢迎海外投资者,他们目前的外资持股仅7%,包括欧美、英国等地区,与公司15亿令吉市值(截至8月5日)相比,外资佔的比重非常小。虽然如此,他不排除会引进更多的外资。

该股股价今日上升1.76%或6仙,掛3.46令吉,交易量达26万股。【东方网财经】

AXIS產託放眼資產破20億

(吉隆坡5日訊)AXIS產業信托(AXREIT,5106,主板產業投資信托組)宣佈收購5項總值4億7千200萬令吉資產,放眼年杪資產管理額(AUM)突破20億令吉水平,資產組合擴大至35項。

下半年進行5收購

該公司首席執行員拿督史得沃拉布雷在第二季業績匯報會後表示,繼宣佈收購3項總值2億8千零50萬令吉資產後,今日再接獲兩項總值1億9千150萬令吉資產的收購接納書。

“2項資產還在審核階段,皆為工業設施,分別位於柔佛及檳州威省,前者價值1億5千350萬令吉,後者價值3千800萬令吉,預計前3項資產將於10月完成收購,另外兩項於今年杪完成。”

該公司預計,一旦完成收購這5項資產,將強化每單位分利(DPU)2.1仙,管理面積將從532萬5千101平方呎增至700萬平方呎。

另外,AXIS產業信托也初步洽談收購總值9千700萬令吉資產,地點分別在雪蘭莪及巴生港口。

截至2014年6月30日,該公司資產管理額為15億8千620萬令吉,持有30項資產,44.5%為物流貨倉設施,29%為辦公/工業設施,11.5%為辦公設施,製造及霸級市場設施分別佔8%及7%。

該公司將先通過配售8千357萬9千942個單位,於今年10月初籌措約2億8千萬令吉償還貸款後,再貸款收購資產。

負債率31.7%

“償還貸款讓公司有更多空間展開收購,不過5項收購將導致年杪負債率上升至34%,為降低負債,明年計劃再進行配售活動。”

截至今年第二季,該公司負債率為31.7%。

對於旗下資產8.05%空置問題,史得沃拉布雷認為,這將導致第二及第三季收入回軟,預計僅可在明年完全出租後,於上半年推動收入強勁回升。

“若完全出租,可潛在帶來約2千萬令吉的收入(每單位分利4.6仙),目前正謹慎尋找適合的長期租戶。”

截至2014年6月30日,該公司共有11項資產還有空置空間,資產組合出租率為91.95%,去年同期為93.23%。

4利空拖累財測下調

分析員鑒於疲弱業績表現、收購效應短期中和及單位基礎擴大效應抵消盈利增長,下調AXIS產業信托2014財測,不過又因新資產回酬增值貢獻,調高2015財測。

對於上半年業績疲弱表現,肯納格研究認為是受高於預期的融資成本及運作成本拖累,為反映融資及運作成本增加,下調2014財年淨收入(RNI)預測9%。

不過,鑒於新資產貢獻,該行上調2015財年淨收入預測18%,調整盈利後,預測2014至2015每單位分利介於21.2至21.6仙(回酬率6.2至6.3%)。

聯昌研究認為,新收購資產具回酬增值作用,目前估計,未計入融資成本,3項資產每年可帶來7%回酬,高於該公司現有的5至6%回酬。

興業研究預測,收購對每單位分利短期內影響中和,因盈利增長將被單位基礎擴大效應抵消,所以維持2014財年盈利預測不變。

另外該行又因新收購資產,調高2015財年淨利預測20%,納入收購後已擴大單位,預測該公司每單位盈利(EPU)最高上揚1%。

AXIS 产托回债稳定

(吉隆坡13日讯)大马评估机构(RAM)重申AXIS产托回债旗下“A等级”至“D等级”回债,分别“AAA”、“AA1”、“AA2”和“AA3”评级,展望稳定。

AXIS产托回债,是AXIS产托(AXREIT,5106,主板产业信托股)设立的一个特别投资臂膀,作为总值3亿令吉回债计划的融资管道。

RAM称,评级乃由良好的房贷与房价比例(loan to value,简称LTV),及债务偿付比率(DSCR)所支撑。

虽然近期租金出现调整,不过RAM预计,该公司资产的净产业收入(NPI),仍有能力带来持续性价值。

AXIS产托资产稳定且持续的资本价值,反映出该公司优于市场的房产品质,包括处在黄金地理位置,交通方便。

Axis产托向马交所提出申请,要求将配售单位活动期限延长,因该公司计划将配售单位,增至9076万2819单位(之前为8357万9942单位)。

此外,该公司也将发行200万新单位,筹资所得将用作支付管理费用。

Axis产托早前宣布,计划配售新单位筹资2.8亿令吉,用作购置资产。

3.   On 13 June 2014, 2,461,009 new Units were issued pursuant to the income distribution reinvestment plan that allows the Unitholders the option to reinvest their income distribution in new Units which was applied to the first interim income distribution in respect of the period from 1 January 2014 to 31 March 2014 (“First Interim Income Distribution IDRP”). As such, the issued fund size of the Fund had increased from 461,239,089 Units to 463,700,098 Units. As the approval of the Unitholders for the aforementioned increase in the issued fund size of Axis-REIT was up to a maximum of 547,280,040 Units and taking into account the 2,461,009 new Unitswhich were issued pursuant to the First Interim Income Distribution IDRP, the revised maximum number of new Units that may be allotted and issued under the Proposed Placement would decrease to 83,579,942 new Units.

4.   The Proposed Extension of Time is being sought premised on, among others, the effect the allotment and issuance of new Units under the Proposed Placement has on distribution per Unit (“DPU”). The timing of the issuance of new Units is crucial as the issuance of additional new Units would dilute the DPU. As such, the Manager wishes to minimise the effect of the dilution to the DPU by timing the implementation of the Earlier Approved Authority 1 to as close to the completion of the proposed acquisitions by the trustee of Axis-REIT, RHB Trustees Berhad for and on behalf of Axis-REIT, of three (3) properties situated in Shah Alam, Selangor Darul Ehsan, which was announced by Maybank IB, on behalf of the Board, on 4 August 2014, where such acquisitions will increase the property income of the Fund.

axreit解釋這次new unit place是為了集資購買產業,但是之前shah alam的三間產業axreit是以貸款和現金支付,難道說axreit還有新的產業收購計劃,axreit之前也有表態現在正協商2個工業產業收購,總值RM97mil,期待axreit後續發展。

愛可思產託 逾1.5億收購土地工廠

(吉隆坡7日訊)愛可思產托(AXREIT,5106,主要板產托)將以1億5350萬令吉,收購努莎再也(Nusajaya)一片工業土地和工廠。

該產托通過馬正交所發布文告指出,今日與Yongnam Engineering 私人有限公司簽署買賣協議,包括占地10.91公頃工業區上的房產。同時,愛可思產托會將此房產租回給Yongnam Engineering,具15年固定合約,並有額外展延15年合約選項。

同時,愛可思產托將通過現有或新銀行貸款融資。

“我們計劃使用現有達1億5350萬令吉的融資工具,負債率將增至38.58%,但仍少于產托指南的50%負債限制。”

愛可思產托指收購活動將可提供投資者穩定利息,達到每單位淨資產值(NAV)成長,並有助多元化及擴大房產組合。
