丽阳卖地370万进袋

(吉隆坡2日讯)丽阳机构(TROP,5401,主板产业股)以3755万3128令吉的价格,脱售位于雪州梳邦再也,面积达9968平方米土地予Mediaraya私人有限公司。

该公司向马交所报备,该土地拥有永久地契,售价等于每平方尺350令吉。

丽阳机构指出,脱售土地的目的是释放投资价值,同时筹资还债,和作为营运资金。

该公司正进行减债活动,以强化财务。

土地脱售活动料于第四季完成,为丽阳机构带来约370万令吉净收益。

该公司于2009年5月6日,以1609万3500令吉购入上述土地。截至去年底,净账面价值为1860万7022令吉。【南洋网财经】

强化资产负债表 丽阳卖梳邦地贡献微

(吉隆坡10日讯)丽阳机构(TROP,5401,主板产业股)日前脱售位于雪州梳邦再也的地皮,但净收益仅达370万令吉,对集团贡献不大。

日前,丽阳机构以3760万令吉的价格,脱售位于雪州梳邦再也,面积达2.46英亩土地予Mediaraya私人有限公司。

对于集团脱售地皮,肯纳格投行并不感到意外,这是强化资产负债表的活动之一。

分析员表示,虽然该地皮的净账面价值达1860万令吉,但扣除税收和部分发展成本,集团仅取得370万令吉的净收益。

至今,集团已售出总值9亿5690万令吉的地皮,如运河城(Canal City)、武吉免登路(Jalan Bukit Bintang)及梳邦再也。

不过,分析员仅把脱售给绿盛世(ECOWLD,8206,主板产业股)的运河城地皮,以及脱售给中国雅居乐地产控股(Agile Property)的武吉免登路地皮,分别纳入2014和2015财年净利预测。

“虽然丽阳机构脱售梳邦再也的地皮,但我们预计,对目前净负债率0.6倍的影响不大。”



持续减少债务

分析员补充,若在今年内完成脱售地皮给绿盛世并从中取得净利,净负债率就有望在年末降低至0.4倍。

不过,双方却延长6个月,至2015年3月19日才完成该项交易。

接下来,管理层将会持续减少债务,积极脱售非核心资产。

此外,管理层也维持2014财年取得20亿令吉的销售目标,及在后半年推出另外26亿令吉的发展项目。

分析员认为,丽阳机构能够达到该目标,因为集团正推出更多的有地住宅产业。

整体而言,维持“与大市同步”投资评级,目标价格为1.28令吉。【南洋网财经】

没有显赫的家世,父亲也不过是一位平凡的罗里司机,陈志成在20岁便离乡背井,来到首都吉隆坡闯天下。

就一辆电单车都买不起的穷小子,在一个机缘巧合的情形下,从朋友处听取了进军房地产业的意见,看见了这领域未来的发展潜能和亮丽的前景,他在柔佛新山选了一些地库,凭着第一项房产工程UPC Court公寓,打下日后企业王国的奠基。

主要的贡献产业计划,分别是巴生谷的Tropicana Grande、Tropicana Avenue和Tropicana Gardens以及柔佛州依斯干达的Tropicana Danga Bay。

另一方面,丽阳机构也在2014年5月初与中国发展商雅居乐合作,联合在吉隆坡市中心占地3.138英亩的土地,发展一项大型的综合商业发展计划。

在这项联营计划中,丽阳机构以4亿4843万9901令吉,脱售位于武吉免登的地库,卖给联营公司岸外三角私人有限公司,为公司进账1亿4500万令吉的特别盈利项目。

由于丽阳机构的房产工程,融合了绝佳的地理位置、与社区之间的距离缩短、创新的设计、严密的保安,以及空间实用性高等优点,市场很难不受落于公司推出的综合性房产计划。

產業熱賣‧麗陽第三季淨利漲24.5%

(吉隆坡27日訊)歸功於大吉隆坡與依斯干達產業計劃熱賣,麗陽機構(TROP,5401,主板產業組)截至2014年9月30日第三季,淨利走高24.5%至2千952萬令吉,推高首9個月淨利飆19.8%至1億2千680萬3千令吉。

第三季營業額微挫2.9%至3億5千305萬7千令吉,首9個月營收則挫2.2%至10億3千零82萬3千令吉。

創辦人兼副主席丹斯里陳志成透過文告說,儘管政府採措施防房市過熱及實施更嚴厲放貸,麗陽機構首9個月新銷售錄12億令吉,未進賬銷售則達27億令吉。

“推動更佳財務表現,主要是大吉隆坡區產業計劃,如哥打白沙羅的Tropicana Gardens,加影的Tropicana Heights,首邦市的Tropicana Metropark,乃至柔佛依斯干達地區的Tropicana Danga Bay有更高的進賬。”

他說,麗陽機構將繼續推出創意發展計劃以吸引買家,目前有地庫1千800英畝,未來總發展值達500億令吉,將繼續釋放大吉隆坡地區的245億令吉潛在發展值,北方區域發展值則達95億令吉。(星洲日報/財經)

放眼2017年竣工 丽阳偕环球教育建国际学校

(吉隆坡14日讯)丽阳机构(TROP,5401,主板产业股)与环球教育集团(GEMS)签署协议,在梳邦再也的Tropicana Metropark开发一个国际学校项目。

根据合约,丽阳机构负责在5英亩的地皮上兴建国际学校,兴建面积约达21万平方尺。

一旦2017年竣工后,学校将由环球教育集团负责经营,首批入学料在9月开始。

容纳2400名学生

该学校提供中小学课程,可容纳2400名国内外的学生,年龄介于3至18岁。

丽阳机构和环球教育集团的合作,预计可创造出世界级水准的国际学校。

出席上述签约仪式的公司高层和见证人,为丽阳机构总执行长拿督游国成、环球教育集团总执行长汤姆科林、丽阳机构创办人丹斯里陈志成和第二教育部长拿督斯里依德利斯祖索。

Tropicana Metropark是该公司在巴生谷区域最新的发展之一,旨在为住户打造一个综合集中的居住环境。

出价5.4亿‧第三季完成 凯德买丽阳广场办公楼

(吉隆坡26日讯)大马凯德产托(CMMT,5180,主板产业信托股)建议以5亿4000万令吉,向丽阳机构(TROP,5401,主板产业股)收购Tropicana City Mall商场及Tropicana City办公楼。

双方今日向马交所报备,已就这项交易达成协议。

根据文告,Tropicana City Mall包括4层购物广场和3层停车场;Tropicana City办公楼则有12层办公楼。

于2008年开始营业的Tropicana City Mall商场,净租用面积超过44万8000平方尺,共有1759个停车位。办公楼净租用面积则达10万1246平方尺。

截至1月15日,购物中心出租率为89.2%,办公楼则全数出租。

双方早在2年前,曾针对同一项交易进行协商,惟后来双方无法达成协议,所以大马凯德产托最后放弃收购有关产业。

发股贷款融资收购

大马凯德产托指出,Tropicana City Mall商场和办公楼位于八打灵再也的中心点,被成熟的社区包围,且有多条高速大道可达到。

加上该公司营运购物中心的能力,将进一步提升TropicanaCity Mall商场的整体表现。

完成收购后,大马凯德产托产业组合净租用面积将从254万398平方尺,增加54万9494平方尺,报308万9892平方尺或总值37亿7300万令吉。

不过,该公司指出,收购活动仍需进行精密审核,包括产业重估。

将通过包括贷款和发股筹资等方式融资,完成这项收购活动,料于第三季完成。

丽阳负债率降至0.52倍

丽阳机构则指出,脱售上述产业后,负债将从19亿5000万令吉,降低到24亿1000万令吉,净负债率则从0.72倍,降至0.52倍。

该公司致力于脱售资产套现,因此,脱售上述产业将强化财务状况。

同时,根据大马交易所资料显示,丽阳机构今日出现了场外交易。

根据资料,共有1400万股或约1%股权,以平均1.05令吉的价格在场外转手。【南洋网财经】

丽阳末季净利跌23%

(吉隆坡12日訊)麗陽機構(TROP,5401,主板產業組)第四季業績超越市場預期,分析員看好在銷售穩定、賣地減債下,該公司可繼續交出穩定業績。

該公司2014財政年核心淨利按年增加81.3%,至3億2千零90萬令吉,除了歸功於營業額增加33.7%至19億7千萬令吉,該公司將運河城(Canal City)土地賣給綠盛世(ECOWLD,8206,主板產業組),賺得1億6千790萬令吉,也是淨利增加的主要原因。

該公司2014年房產銷售按年減少31%至14億9千萬令吉,其中53%來自於中馬,南馬和北馬分別貢獻22%。截至2014年12月,待進賬銷售維持27億5千萬令吉,中馬、北馬和南馬各佔55%、29%和15%。

肯納格研究表示,雖然管理層看好在現有12億令吉項目和即將推出的20億令吉項目帶動下,為2015年設下20億令吉銷售目標,但該行認為房市遭放貸嚴格和消費稅(GST)利空的夾攻,維持全年15億令吉的銷售預測。

肯納格雖保持2015年盈利預測1億9千200萬令吉,卻將2016年盈利預測調低31%至1億3千300萬令吉,因尚未納進任何賣地預測。

艾芬黃氏研究指出,為減少債務,該公司賣出5億1千萬令吉土地,也正洽商以5億4千萬令吉脫售麗陽廣場與辦公樓,此外該公司也已簽署買賣合約,再賣出4塊總值6億3千300萬令吉的土地。

“我們預期淨負債比將從2014年的0.68倍降至2015年的0.45倍。”

該行納進2014年業績後,將2015至2016年每股盈利預測略為調高1.1至1.3%,目標價跟著從1令吉83仙上修至1令吉95仙。

丽阳及雪州大臣机构 再调整土地买卖合约

(吉隆坡13日讯)经过调整土地买卖与发展条件后,丽阳机构(TROP,5401,主板产业股)与雪兰莪州务大臣机构(简称MBI)再签署补充协议。

丽阳机构子公司Sapphire Index私人有限公司(简称SISB)在周四与MBI签署第2份补充协议,提高MBI脱售哥打甘文宁土地的收入。

双方针对交易条件进行修正,MBI在脱售1172英亩土地予丽阳机构的交易中,将获得相等于土地发展总值9%的款项,预计可净赚5.5亿令吉。

丽阳机构将在该地皮,展开发展总值200亿令吉的工程项目。

随着双方决定将给予MBI的款项,从原本的5%提高至9%,即10亿令吉增加至18亿令吉,MBI的收入将额外获得8亿令吉。

因此,在扣除2.52亿令吉的相关利息豁免后,MBI可净赚5.5亿令吉。【南洋网财经】

We refer to the announcements made in relation to the Acquisition dated 15 April 2013, 15 May 2013, 16 July 2013, 29 August 2013, 14 October 2013, 29 January 2014, 14 February 2014 and 8 August 2014 (the “Announcements”). Unless otherwise stated, the definitions used herein shall have the same meanings as set out in the Announcements.

The Board of Directors of Tropicana wishes to announce that SISB had on 12 March 2015 entered into a second supplementary agreement with MBI and PNSB (“Second Supplementary Agreement”) to amend the terms and conditions to the First Supplementary Agreement.
