City产业5530万欠款 奥林匹亚股东准以屋抵债

(吉隆坡8日讯)奥林匹亚(OLYMPIA,3018,主板贸服股)今日在特大获股东批准City产业私人有限公司以15间公寓单位偿还部分债务的献议。

一名出席特大的小股东透露,奥林匹亚相当看好这批位于吉隆坡安邦Taman U-Thant的产业,并认为该地段具升值潜能,且将视市场需求,透过产业经纪将这批产业租赁或出售。

“根据大会主席东姑纳酋尤丁的说法,倘若他们要将这些产业脱售,则必须将产业盈利税(RPGT)成本考量在内。”

City产业私人有限公司共拖欠奥林匹亚1亿2500万令吉,前者之前以现金偿还6970万令吉,占欠款总额55.8%份额。

剩余44.2%或5530万令吉的债务,则建议以9Madge公寓内的15个单位和48个停车位,来抵偿。

City产业私人有限公司大股东兼董事为丹斯里叶永松,也是奥林匹亚董事经理,因而无法在这次会议上投票。

扩大产业组合

有小股东对于奥林匹亚能否成功招徕租户或寻找买家感到担忧,并担心这是否将加重奥林匹亚负担。

东姑纳酋尤丁认为,小股东应当留意该批产业的升值潜能,尤其该批产业位于优越的地理位置,且被大使馆围绕,具明朗前景。

该批建议偿还款项的产业每个月每平方尺平均毛租赁费用为3.50令吉,每单位平均租金为1万3738令吉。

在小股东询及这批产业将为奥林匹亚带来怎样的贡献时,东姑纳酋尤丁并没有作出正面回应,仅表示倘若不接受此献议,就要透过法律行动追讨欠款,意味公司将偿还高额律师费用。

根据这次特大的通告指出,以上建议将提供奥林匹亚扩大原有产业投资组合的机会,符合奥林匹亚其中一项核心业务。【南洋网财经】

REVALUATION OF PROPERTIES
The Board of Directors of Olympia wishes to announce that the Company had undertaken a revaluation exercise on its investment properties held by its subsidiary companies. The purpose of the valuation is to comply with the accounting standards under Financial Reporting Standard (“FRS”) 140: Investment Properties.

Following the revaluation exercise, the Board had approved the incorporation of a fair value gain of RM430,304.00 in the consolidated financial statements of the Company for the financial year ended 30 June 2014. The details as set out in the table below.

The fair value gain on investment properties has resulted in an increase of 0.04 sen in the net assets per share of the Group.

The total value placed on the properties by the valuer is RM20.280 million.

The valuation of the properties was conducted by Raine & Horne International Zaki + Partners Sdn Bhd and the date of valuation was on 21 July 2014.

The valuation reports are available for inspection at the registered office of the Company at Level 23, Menara Olympia, No.8, Jalan Raja Chulan, 50200 Kuala Lumpur during normal business hours from Mondays to Fridays (except public holidays) for a period of three (3) months from the date of this announcement.

This announcement is dated 27 August 2014.

PROPOSED SETTLEMENT OF AN AMOUNT OWING BY CITY PROPERTIES SDN BHD TO OIB (“PROPOSED SETTLEMENT”)
We refer to the announcements dated 10 January 2014, 20 March 2014 and 8 April 2014 in relation to the Proposed Settlement (“Announcements”).

Unless otherwise defined, all abbreviations and definitions used throughout this announcement shall be the same as those previously defined in the Announcements.

Further to the approval of the shareholders of OIB in relation to the Proposed Settlement, on behalf of the Board of Directors of OIB (“Board”), TA Securities Holdings Berhad wishes to announce that the Property Settlement Date i.e 30 September 2014 has yet to be met by CPSB and Rodem. The delay in the completion of the Project was mainly due to the disruption in the supply of building materials and shortage of labour.

As set out in the Second Supplemental Agreement, OIB shall have the option to extend the Property Settlement Date by a further three (3) months up to 31 December 2014 and an interest at the rate of 8% p.a. shall be chargeable to CPSB on the outstanding Property Settlement Amount from the Project Completion Date i.e 30 June 2014 until the delivery of the Settlement Properties. As at 29 September 2014, the percentage of completion of the Settlement Properties is 81%.

In accordance with the Second Supplemental Agreement, the Board has resolved to extend the Property Settlement Date to 31 December 2014.

This announcement is dated 30 September 2014.

(吉隆坡3日訊)消息指出,新加坡輝立財資(Phillip Capital)即將耗資不超過4000萬令吉,收購奧林比亞(OLYMPIA,3018,主要板貿服)持股71.16%的Jupiter證券。

財經週刊《Focus Malaysia》引述消息報導,新加坡輝立財資正處于最后洽談階段,以收購Jupiter證券,收購價可能不超過4000萬令吉。

消息指出,有關收購價相等于股價淨值比(P/BV)至少1.5倍。

根據消息,Jupiter證券需要資金陸續提升資訊科技的系統及交易平台,以在這競爭激烈的資本市場獲得更多生意。輝立財資入股將可助Jupiter證券擴充。

最近該公司沒有宣佈較為重大企業消息,最近數月來主要宣佈一些與有關公司之間的欠款問題。

財務情況方面,其中可看其最新業績表現。截至2015年3月31日為止第三季,該公司從盈轉虧,即淨虧損為464萬1千令吉(每股淨虧損為0.45仙),前期淨利為860萬9千令吉(每股淨利0.84仙)。

第三季營業額為4千446萬令吉,前期為4千664萬令吉。

該公司首9個月的淨虧損為1千101萬7千令吉(每股淨虧1.10仙),前期淨利為755萬8千令吉(每股淨利為0.74仙)。

該公司主要盈利來源為博彩業務、金融服務業務則是志必得證券行。至於旗下的產業發展及投資控股等的業務較具挑戰性。

截至2015年3月31日為止,該公司的總資產為7億零513萬2千令吉,其中包括非流動資產下,供產業發展所持有土地值2億零136萬2千令吉、投資產業為2億6千零28萬令吉。至於流動資產包括貿易及其他應收款項1億2千零67萬令吉,現金與銀行余款為4千235萬1千令吉。

The Board of Directors of Olympia wishes to announce that it has approved the incorporation of a fair value gain (net of deferred tax) of RM38.0 million in the consolidated financial statements of the Company for the financial year ended 30 June 2015 arising from the revaluation of Menara Olympia and the adjoining leased car park ("Properties") of Dairy Maid Resort Recreation Sdn Bhd ("DMRR"). DMRR is a wholly-owned subsidiary of the Company. The cost of the Properties at the time of acquisition by the Company in 1996 was at RM265.0 million.

The purpose of the valuation is to reflect the fair value of the Properties in accordance with the requirement of the Malaysian Financial Reporting Standards ("MFRS") 140: Investment Properties. The fair value gain will result in an increase of RM0.039 in the net assets per share of the Group.

Based on the unaudited financial statements as at 30 June 2015, the net assets per share of the Group will increase from RM0.32 to RM0.34.

The valuation of the Properties was conducted by Cheston International (KL) Sdn Bhd ("Cheston") on 18 August 2015. The total value placed on the Properties by Cheston is RM280.0 million.

A copy of the valuation report is available for inspection at the registered office of the Company at Level 23, Menara Olympia, No. 8, Jalan Raja Chulan, 50200 Kuala Lumpur during normal business hours from Mondays to Fridays (except public holidays) for a period of three (3) months from the date of this announcement.
