資產強勁成本減‧雙威產託次季賺6203萬

(吉隆坡24日訊)受資產表現強勁、成本減少推動,雙威產業信托(SUNREIT,5176,主板產業投資信托組)截至2014年6月止次季盈利走高10.5%到6千203萬4千令吉,上半年則微增8.6%到1億1千743萬4千令吉。

該公司營業額起4.2%到1億1千零31萬3千令吉,促使上半年營業額也微起2.4%到2億1千零48萬9千令吉。

派息2.23仙

該公司擬派發2.23仙的紅利,除權和享有日期分別是2月10日和2月12日。

該公司在文告中表示,營業額走高歸功於雙威關鍵資產的表現強勁,而能源等費用走低也提振了產業收入。

雙威產業信托首席執行員拿督黃中立表示,儘管Sunway Putra廣場蒙損,財務表現保持,歸功於雙威金字塔購物廣場。

“我們將繼續推介全新零售概念店,多元化店面租賃層次,為旗下廣場繼續吸引更多購物者。”

他也提到,產業市場似乎已流露過剩的問題,因此,公司在收購方面將保持謹慎,主要將放眼具附加價值的機會。

他也預見,公司能夠保持上個財政年的紅利。(星洲日報/財經)

Sunreit 属于长期股。。。 外资撤离马来西亚股,双威产托也没多大改变。。。 :victory 好呀!
一年可是有6%以上的股息。好过FD。

半年淨利符預期‧雙威產託前景平平

(吉隆坡27日訊)雙威產業信托(SUNREIT,5176,主板產業投資信托組)首半年淨利增長8.6%到1億1千743萬4千令吉,符合預期,不過份析員認為該公司尚未迎來艷陽天,前景仍走勢平平。

聯昌研究指出,雙威Putra廣場暫時關閉進行裝修及缺乏新資產注入,導致該公司盈利前景黯淡,而且利率潛在調高,也潛在抑制股價表現。

管理層不排除今年負成長

雙威產托管理層也對短期前景感到謹慎,不排除2014財政年將錄得負面成長,因為吉隆坡辦公室市場仍存有下滑風險,超過60%出租空間將在未來兩年到期,並拖累紅利派發表現趨軟。

惟達證券相信該公司2014財政年盈利將由內部成長帶動,特別是雙威金字塔購物廣場會捎來更高營業額,抵銷雙威Putra廣場暫時關閉所帶來的虧損。

股價滑落24%
價值重現

管理層預期雙威Putra廣場2014年下半年及2015年全年須分別額外祭出1億5千500萬及2億8千萬令吉資本開銷。

隨著雙威產托股價從去年5月高峰滑落了24%,安聯研究預見該公司的價值重現,並認為市場已過度誇大未來12個月債券回酬擴張風險,因為目前的無風險收益率僅為4.2%。

目前該公司的78%債務是固定利率貸款,馬銀行研究指出,一旦升息25基點,預計2014財政年財測將微跌0.4%。

達證券指出,雙威產托仍受看好,因為未來3年料捎來6.5%至8.3%誘人週息率,加上資產規模龐大激勵未來盈利成長。

另外,該公司外資持股水平從去年9月的20.2%,走跌至12月的19.9%。

业绩符合市场预期 医疗中心撑双威产托增长

(吉隆坡29日讯)双威产托(SUNREIT,5176,主板产业信托股)最新业绩虽没有捎来惊喜,但仍符合市场预期,增长主要由双威医疗中心所主导。

双威产托2014财年上半年实际净收入(RNI)达1亿1740万令吉;同时,宣布派发每单位2.23仙的股息,将上半年股息推高至4.2仙,符合预期。

该公司次季净利按年扬10.5%,至6200万令吉,归功于2012年12月份购入双威医疗中心的新收入流。

另外,双威金字塔广场、双威Carnival广场及双威度假酒店的收入表现,也分别走高7.5%、12.5%和14.8%,进而带动营业额涨4.2%,报1亿1030万令吉。

办公楼业务稳增

惟零售业务的营业额则微挫0.9%,至7490万令吉,归咎于Sunway Putra Place(简称SPP)去年5月份因翻新活动而暂时关闭。

然而,该跌幅已被双威金字塔广场的营业额贡献所抵消。这是因为,双威金字塔广场拥有较高的平均租金率,净租赁面积(NLA)也增加了2万零400平方尺。

另一方面,其酒店业务微跌0.4%,报1990万令吉,因Pyramid Tower酒店及双威Putra酒店的贡献疲弱。

至于办公楼业务,则稳定增长5.4%,写下1080万令吉营业额。马银行投行分析员认为,该业务或会因办公楼供应过剩而受压,管理层料不会再购入办公楼资产。

明年投资2.8亿

此外,管理层预计会拨出额外的1亿5500万和2亿8000万令吉,作为下半年和2015财年的资本开销,主要是给予Sunway Putra Place的翻新活动。

翻新活动料耗资4亿6000万令吉,估计会在明年首季完成。

鉴于产托价格已从今年高点滑落23.6%,故MIDF研究分析员将评级上调至“买进”,目标价格维持在1.44令吉。

分析员相信,该产托还是个不错的投资选择,因收益率为6.5%,总潜在回酬也达20.8%。[南洋网财经]

双威產託:市场回调才购资產

(吉隆坡14日讯)双威房地產投资信托(SUNREIT,5176,主板房產信托股)首席执行员拿督黄中立预测,隨著房產价格被炒高,房產市场將有望出现调整週期;届时,该房產信託才会进行资產收购。

黄中立表示,双威房地產投资信托注重產业的投资回酬(ROI)。然而,隨著房產价格一直上升,导致该公司难以寻觅能够提供高投资回酬的產业。因此,该公司將会等待合適时机,如房產市场出现循环週期,才会进行產业收购活动。

「伴隨著房產价格上扬,並且高通胀率也影响產业所带来的回酬,来自各方面的压力,造成收购活动越来越困难。」

他在今天出席Sunway Putra Place未来计划简报会后的记者会上,如此表示。

此外,黄中立表示,双威房地產投资信托將会投入9亿8000万令吉来翻新Sunway Putra Place,当中包括双威太子广场(Sunway Putra Mall)、双威太子酒店(Sunway Putra Hotel)和双威太子塔(Sunway Putra Tower),这是资產增值措施(AEI)的其中一环。

9.8亿翻新广场

他说,Sunway Putra Place项目共投入9亿8000万令吉,其中4亿6000万令吉为资本开销,而5亿2200万令吉为收购成本。双威房地產投资信托將加速双威布特拉广场的翻新工程,並预计將可以在2015年上半年完成。

他补充说,2015年上半年完成翻新工程后,预测Sunway Putra Place的投资回酬为7.5%至8.5%。

「目前,可以取得5.5%至6.5%的投资回酬,已是相当不错的水平。因此,7.5%至8.5%的投资回酬,对双威房地產投资信托而言,已是正面的里程牌。」

同时,他透露,翻新工作完成后,双威太子广场的净可租用面积(NLA)將从50万平方公尺,增加15%,至58万平方公尺。而目前的凈產业收入(NPI)为2500万至3000万令吉,预测翻新工作完成后,可翻倍至约6000万令吉。另外,其將资本价值潜在上升空间预测为15至25%。

该公司有信心Sunway Putra Place將崛起为吉隆坡综合用途资產的地標,並认为其市值有望突破10亿令吉。

Sunway Putra Place是一项3合1综合用途资產,结合广场、酒店和办公楼。

Sunway Putra Place翻新后,双威房地產投资信托涉足的吉隆坡业务比重,预测从15%,提高至26%-28%。

(吉隆坡29日訊)雙威產托(SUNREIT,5176,主要板產托)旗下零售和辦公樓業務表現良好,帶動截至2014財年第3季淨利按年增6%達5848萬令吉,同時建議每股派息2.10仙。

雙威產托向馬證交所報備指出,截至本財年3月31日,第3季營業額按年微揚1.54%,至1億808萬令吉。

雙威產托發布文告指出,雙威金字塔廣場和雙威嘉年華廣場取得較高的平均租金率、在次季開始營運的雙威金字塔Oasis Boulevard 5貢獻額外收入,加上位于雙威度假勝地的酒店業務表現繼續走好等,都是帶動公司持續取得穩健業績的因素。

布特拉購物中心重開‧雙威產托盈利催化劑

(吉隆坡30日訊)雙威產業信托(SUNREIT,5176,主板產業投資信托組)第三季財報符預期,分析員相信穩定零售資產將緩衝酒店和辦公業務低迷影響,而雙威布特拉購物中心重開將是潛在盈利催化劑。

豐隆研究表示,雙威產業信托2014財政年第三季淨利按年增長5.9%至5千850萬令吉,而今年為止淨利1億7千500萬令吉也達到淨利目標的77.8%。
“租金收入僅按年增長1.3%,主要由穩定的零售環節帶動,辦公空間業務表現參差,酒店業務則低迷不振。”

安聯研究指出,酒店和辦公空間環節短期疲勢,將可獲雙威產業信托零售資產支撐,特別是雙威金字塔購物中心雙位數租金調整,以及Oasis Boulevard重開改善租金回酬。

“我們放眼雙威布特拉購物中心在2015年重新開業,有望帶來高租金回酬,而雙威金字塔第三期工程、雙威Velo City和The Pinnacle等資產籌備計劃也將為產托盈利帶來支撐。”

達證券認為,電費和吉隆坡產業門牌稅雙雙走揚,導致零售和辦公產業開銷分別按年增長5.5%和15.7%,雙威產托管理人相信將高營運成本轉嫁至零售租戶比辦公租戶來得容易,主要是辦公樓市場現面對嚴峻的供應過剩問題。

“至於門牌稅問題,管理層已向市政局提呈抗議信件,但仍未接獲有關當局回應,因此絕對對此作出撥備,若上訴得直,整體撥備將可進行回撥,因此暫維持2014至2016財政年盈利目標不變。”

另一方面,肯納格研究說,雙威產業信托管理層預期在今年第四季和2015財政年投放1億3千500萬和2億8千萬令吉資本開銷,主要用於雙威布特拉購物中心翻新工程。

“基於資本率走低至5%至6%,而管理層僅鎖定可帶來6.5%至7%回酬的資產,令資產收購環境日趨挑戰。”

但在下調成本預期後,該證券行上調該產托2014和2015財政年盈利目標6%和13%至2億2千500萬和2億4千600萬令吉。(星洲日報/財經)

双威产托2014财年首9个月净利达1亿7590万令吉,占市场全年预测的78%。

该公司同时宣布,派发每单位2.1仙股息。

兴业研究指出,休闲和办公室领域的短期前景仍充满挑战。

此外,管理层表示,吉隆坡资产的门牌税上调40至200%,尽管已经向吉隆坡市政厅(DBKL)上诉,但仍在等待定案。

不过,双威金字塔的续约情况相当好,短期内应有助于提振盈利。

办公室成本难转嫁

“我们更看好双威产托的长期展望,因为双威Putra购物广场的翻新工作目前已完成45%,有望如期在2015年年初重新开张。”

兴业研究维持盈利预测、“中和”评级和目标价1.39令吉,双威Putra购物广场完成翻新和收购新资产将是上修的催化剂。

由于已经纳入电费和门牌税调涨造成营运开销高企,达证券也维持2014至2016财年的盈利预测不变。

“管理层相信,将营运成本上涨转嫁予零售租户不难,并有意在7月(2015财年首季)上调服务与推广费用。

但不可能对办公室租户这样做,因办公室空间供过于求。”

达证券将目标价从1.50令吉,上调至1.57令吉。



股价反映Putra商场赚幅预期

在调低成本预估后,上调2014和2015财年的盈利预测6%(至2亿2500万令吉)和13%(至2亿4600万令吉)。

该行将评级从“跟随大市”上修至“超越大市”,目标价也从1.39令吉上调至1.55令吉。

1.   INTRODUCTION
We refer to our following announcements:-

(a)     Announcement dated 29 June 2011 in relation to the hotel master lease made between RHB Trustees Berhad (formerly known as OSK Trustees Berhad) as Trustee for SUNREIT (“the Trustee”), Sunway REIT Management Sdn Bhd as the Manager for SUNREIT (“the Manager”) and Sunway Putra Hotel Sdn Bhd (“SPHSB”), a wholly-owned subsidiary of Sunway City Sdn Bhd (“SunCity”) which in turn is a wholly-owned subsidiary of Sunway Berhad (“Sunway”) (“Hotel Master Lease”) whereby the Trustee agreed to lease out to SPHSB, the hotel consisting of 618 rooms / serviced apartments (inclusive 3 units of penthouses) located at 100 Jalan Putra, Kuala Lumpur (“Hotel”) for a term of 10 years commencing from 28 September 2011 and will end on 27 September 2021 at a total rent in accordance with the formula as stipulated in the Hotel Master Lease.

(b)     Announcements dated 5 January 2012 and 3 July 2013 in respect of the Trustee, where the Trustee, Manager and SPHSB entered into separate supplemental agreements to the Hotel Master Lease (“First Supplemental Agreement and Second Supplemental Agreement respectively”) to document the agreement reached by the parties on the guaranteed rent payable by SPHSB (“Guaranteed Rent”).

SPHSB expects that its hotel business will continue to experience adverse operating conditions due to the on-going refurbishments at the adjoining Sunway Putra Mall (“SPM”). SPHSB further expects that the adverse conditions will be further exacerbated by the refurbishment works at the adjoining Sunway Putra Tower (“SPT”) commencing from May 2014 to the 1st half calendar year 2015. In view of these circumstances, SPHSB has appealed to the Manager and the Trustee for a variation to the Guaranteed Rent for another year for the period from 1 July 2013 to 30 June 2015. Pursuant to the terms of the Second Supplemental Agreement, SPHSB has requested that the variation to the Hotel Master Lease in relation to the Guaranteed Rent for the period between 1 July 2013 to 30 June 2014 (3rd Fiscal Year) be similarly applied to the Guaranteed Rent for the period from 1 July 2013 to 30 June 2015 (“4th Fiscal Year”).  The Manager and the Trustee have agreed and consented to SPHSB’s request to vary the Guaranteed Rent for the period from 1 July 2014 to 30 June 2015 in the same manner as agreed and stated in the Second Supplemental Agreement (“Letter of Variation”).

SUNWAY REAL ESTATE INVESTMENT TRUST (“SUNREIT”)
-        LETTER OF AWARD TOTALING APPROXIMATELY RM21.7 MILLION TO DECO STYLE SDN BHD IN RELATION TO THE PROPOSED REFURBISHMENT OF SUNWAY PUTRA TOWER
1.INTRODUCTION

    On 7 May 2013 RHB Trustees Berhad (formerly known as OSK Trustees Berhad) as trustee for SUNREIT (“the Trustee”) had approved the capital expenditure for the refurbishment of Sunway Putra Tower ("Project") and has duly authorised Sunway REIT Management Sdn Bhd, the Manager for SUNREIT (”the Manager”) to appoint the relevant contractors and consultants for the said Project. On 21 May 2014, the Manager has, pursuant to the authority given by the Trustee, awarded Deco Style Sdn Bhd (“Deco Style”), a wholly-owned subsidiary of Sunway City Sdn Bhd (“SunCity”) which in turn is a wholly-owned subsidiary of Sunway Berhad (“Sunway”) as the project delivery partner (PDP) for the refurbishment of the following areas of Sunway Putra Tower including upgrading works to the mechanical and electrical equipment and services:-
    i.          Ground Floor Reception & Lift Lobby
ii.             Level 5 – Level 8 Carpark Lift Lobby
iii.           Level 10 – Level 19 & Level 22 – Level 33 Office Lift Lobby, Public Washroom & Executive Washroom
iv.           Signages
v.            Supply and Install of New Lift Cars (C4 to C6, C1 to C3)
vi.           Common mechanical and electrical (M&E) Works

-        APPOINTMENT OF NEW PROPERTY MANAGER
The Board of Directors of Sunway REIT Management Sdn Bhd, the Manager of SunREIT wishes to announce that AREM (Malaysia) Sdn Bhd (“AREM”) has been appointed as the new Property Manager of SunREIT for a term of one (1) year commencing from 1 July 2014 to 30 June 2015 (with an option to extend for a further term of one (1) year) in place of Azmi Real Estate Management Sdn Bhd (“Azmi”), whose appointment ceased on 30 June 2014 due to organizational restructuring.AREM is established by the former property management team from Azmi.

This announcement is dated 30 June 2014.
