百乐园檳打造大学城

(乔治市25日讯)大马房產发展商--百乐园(PARAMON,1724,主板產业股)週二宣布,將在峇都加湾一片面积12.14公顷的永久业权土地,打造大学城综合发展项目。        

百乐园执行副主席拿督张昌炯指出,百乐园以6556万令吉,向檳州发展机构(PDC)购得这片土地,以便在发展迅速的峇都加湾打造其第一个大学城。这將包含KDU大学学院院校和一系列的综合发展计划。」

他指出,该计划对百乐园非常重要,因为这是集团旗下两家子公司--Paramount Properties私人有限公司和KDU大学学院私人有限公司首次合作的综合发展计划。

张昌炯和檳州发展机构于週二签署收购协议后,如此指出。

在场见证的是檳州首席部长林冠英。

张昌炯预计,在12.14公顷的土地中,將会拨出4公顷的土地作为KDU大学学院建设项目,並预料將在未来五年內完成。

另外,他也表示,剩余的8.1公顷土地將会打造一个围绕著KDU大学学院的城镇项目,並计划在未来10內完成。

他指出,该集团在檳城建立新的KDU校园,主要是KDU升格为大学,因此,该公司希望在促进开发人力资本,为大马年轻人提供更多优质教育的机会方面,做出更大的贡献。

至於峇都加湾的新KDU大学学院,他表示,「它將是一个绿色校园,拥有全面的学术专业课程、体育和娱乐设施,以打造一个生活与学习,工作和娱乐的读书环境。」

他预测,这所新校园在未来8年的入学率,预计將比檳城KDU原有的入学人士增加1倍,目前檳城KDU的入学率为2500人。

他也指出,该发展计划的概念將类似与百乐园去年在莎阿南打造的Utropolis大学城发展计划。【东方网财经】

購檳地段建大學園‧百樂園可增8億發展值

(吉隆坡26日訊)百樂園(PARAMON,1724,主板產業組)日前宣佈收購檳城峇都交灣一塊約30.7英畝土地興建大學園;興業研究認為,相信該公司要复制在雪州格林馬利Utropolis大學城鎮計劃的成功模式,使該公司旗下產業發展總值添加8億令吉。

百樂園以6千700萬7千令吉,或每平方尺50令吉代價收購上述土地,與最近交易價格一致。

該公司是向檳城發展機構收購上述永久地契土地,將分成兩塊為10.40及20.32英畝土地,分別充當建築新KDU大學學院校園及綜合發展計劃。

興業預料,有關大學校園將在未來4至5年完成,預料在8年裡可容納5千名學生,而綜合產業發展計劃則在10年內建峻完成。該計劃首階段料在2年後才開始推介。

興業指出,隨著檳島人口有增無減,由就業機會及商業活動所推動,預料高等教育及產業需求也跟著“水漲船高”。該公司也可調動在雙溪大年的人員啟動有關的發展計劃。

興業指出,該公司於2013年1月推介旗下Utropolis大學城鎮計劃後取得成功,由於發展概念及學生人口賣點,使該計劃首兩期的產業全面售出。

有鋻於此,興業看好在檳城的這項發展計劃,特別是靠近建議中的高檔商店及宜家(IKEA)賣場,是產業發展的策略性地點。

興業對百樂園的淨利預測保持不變,2014年財政年為5千930萬令吉,以及2015年則為6千500萬令吉,惟將評級,從“中和”上調至“買進”,合理價為1令吉88仙。(星洲日報/財經‧報道:李文龍)

百乐园发附加股集资9290万

(吉隆坡14日讯)百乐园(PARAMON,1724,主板產业股)建议,以4配1比例发售附加股,筹集9290万令吉,作偿还银行贷款和营运资本用途。其中,5097万令吉將用作营运资本、4000万令吉用以偿还银行贷款,剩余193万令吉充作附加股计划开销。百乐园披露,筹资偿债將可为其每年省下190万令吉的利息成本。        

该公司补充,上述计划將以全数认购的基础来进行。除了將寻求2名大股东──ParamountEquities私人有限公司和拿督张昌炯的认购承诺外,其余未获其它股东认购的附加股,也將全数获得包销。

上述计划预料將在第三季完成,百乐园的缴足资本预料將从1亿6891万令吉,扩大至2亿1113万令吉,负债率从0.36倍,降至0.27倍。【东方网财经】

附加股沖淡效應適中‧百樂園前景可期

(吉隆坡15日訊)百樂園(PARAMON,1724,主板產業組)建議4配1附加股,集資9千萬至1億令吉。

分析
興業研究認為,上述資金可能撥作檳城購地開銷、伯樂大學學院(KDU)建築費用等。

上月,百樂園建議以6千700萬令吉向檳城發展機構收購峇都交灣的30.7英畝永久地段,將發展成為伯樂大學學院校區。

根據建議書,附加股所得資金中,除了4千萬令吉用以付還銀行貸款,餘額扣除發股開銷後,將全數充作營運資本。

還債後,百樂園負債比將從2013年12月的0.36倍減至低於0.3倍。

興業認為,股本增加數量是“適當”的,不會過於沖淡每股估值。

興業指出,檳城房產市場看俏,百樂園可望受惠,因此將重估淨資產值(RNAV)折價從55%調低至45%,並在納進附加股因素後,維持1令吉88仙目標價,仍保持“買進”評級。

傳周勝忠7月上任百樂園CEO

(吉隆坡18日訊)大馬華僑銀行(OCBC Bank)總執行長兼董事周勝忠將在6月正式離職,消息指出,他將在7月加盟百樂園(PARAMON,1724,主要板房產),接掌懸空1年的總執行長職務。

百樂園為中型房地產發展商,在吉打雙溪大年、檳城與雪蘭莪莎阿南及賽城都有地庫,同時也有教育事業,經營伯樂大學(KDU University College),高達70%營業額來自房產業務。

財經週刊《The Edge》引述消息報導,周勝忠加入百樂園一事已眾所皆知,據悉他將在7月1日正式加入百樂園。

但百樂園說,現階段無法透露任何資訊;周勝忠亦拒置評。

大馬華僑銀行上月22日宣布,周勝忠將在6月正式離職,轉往其他行業發展。

周勝忠在2003年加入大馬華僑銀行,2008年被委為總執行長兼董事,任職大馬華僑銀行11年,上任總執行長有5年。【中国报财经】

周胜忠接掌百乐园

(吉隆坡31日讯)百乐园(PARAMON,1724,主板产业股)宣布,委任周胜忠为新任总执行长,为自去年4月悬空已久的掌舵人之位找到适合人选。

百乐园发文告指出,曾担任大马华侨银行(OCBC Bank)董事兼总执行长的周胜忠,任期将从今年7月1日开始生效。

据悉,周胜忠在银行、金融及审计领域,拥有28年的经验。

他在普华永道(Pricewater houseCoopers)展开职业生涯,之后在2003年加入大马华侨银行,担任中小企业业务主管。

他在2004年担任企业银行主管,并在2008年8月受委为董事兼总执行长。

去年4月15日,百乐园原任总执行长曾世扬,毫无预警地辞职。

当时,市场传出,百乐园第二大股东———万津福兴园私人有限公司不赞成长期奖励计划(LTIP),是造成曾世扬离职的原因。【南洋网财经】

百乐园今年推3亿项目 双溪大年巴生谷4 综合计划

(吉隆坡9日讯)百乐园(PARAMON,1724,主板产业股)执行副主席拿督张昌烱指出,该公司将在今年将推出4项发展总值(GDV)达3亿令吉的新项目,推动未来业绩增长。

张昌烱结束股东常年大会和特大后表示,将于双溪大年和巴生谷,分别推出2项综合发展计划。

“首季营业额表现逊于上财年同期,因为缺乏新的产业计划,而且我们也已停止承接其他建筑工程,专注于内部工程。”

减接建筑工程

截至3月杪首季,百乐园营业额按年跌10.6%,报9877万5000令吉,但净利年增33%至,达1956万令吉。

“我对本财年整体表现有信心,因为房产需求还是很强劲,加上我们的产品符合市场需求。我认为,未来季度表现会有所改善。”

他表示,近1、2年来,已逐渐减少承接建筑工程。目前,手上仅有一项医院工程,料可在今年杪竣工。

“这是我们的方针。随着内部计划增加,建筑团队应接不暇,我们决定日后只做内部工程。”

他表示,停止承接其他工程不会有显著影响,因为比例不高。

累计投资产业建长期收入

张昌烱指出,除了住宅和商业发展计划,该公司也正在建立和累计投资产业。

“除了卖房子,我们正在建立和累计投资产业,希望这可为我们带来长期且稳定的经常收入。”

他预料,可在2016年,租金收入将开始进账。

“站在公司立场,我们都是看长远的,季度业绩变化并不代表一切。我们现在投资,都是为了永续发展和稳定长远收入。”

问及是否为产业投资信托(REITS)铺路时,他并没有否认,但表示这无法在一朝一夕完成,而且言之过早。

目前,百乐园的产业发展和建筑业务,贡献约75%营业额,教育业务则贡献25%。

威省土地收购料落实

今年3月,百乐园以6700万令吉购买了峇都加湾的30.7英亩土地,准备在此复制旗下雪州Glenmarie的Utropolis大学综合发展计划概念。

股东们也在特大中,通过了发售8445万2864股附加股,以筹资9290万令吉的建议。

张昌烱因而预测,收购活动数月内完成,并料可如期在2018年竣工。

“此外,我们也一直在搜寻合适地皮。

很快,或会落实数块在威省的土地收购,但现在不便公布详情。”

目前,公司共有750英亩地库,若上述收购活动顺利,料可增至800英亩。【南洋网财经】

百樂園向馬證交所報備,截至昨日(9日)每股配售價為1.64令吉,以公司過去5天加權平均股價(WAMP)計算,除權后理論價為1.53令吉,相等于折價28.10%。

百樂園是在早前建議以4配1比例發售附加股,用作償還銀行貸款和營運資本用途。上述計划料將在第3季完成。【中国报财经】

据一名观察员称:“一名银行家加盟产业公司并不是一件新鲜的事,我们的一些最强的物业公司是由银行家开始。他们包括实达集团有限公司(SPSETIA,8664,产业组)丹斯里刘启盛和阳光集团拿督童贵旺。”

毫无疑问实达的品牌在房地产行业是最强,刘氏是一名前投资银行家,在他策划下于1996年在一项倒置收购中收购了实达集团,并在他英明领导下,使到该公司成为大马其中一间最赚钱的产业公司。

前身为分析师与银行家的童贵旺,在2011年通过其产业公司阳光有限公司创造了Mont'Kiara公寓的这强大品牌声名大振,他于事后以14亿令吉价格将阳光卖给UEM置地控股。

一名分析师评论称:“最重要的是基本没有问题。它已经是一个有利可图与运作良好的公司。它现在需要一些新血的加入,一些创造力和更多的市场。”

他补充称:“周氏与百乐园机构是熟悉的,他们是有一个工作关系,去年有3间银行协助百乐园发行两项高达5亿5000万令吉的私人债务,华侨银行便是其中的一间银行。”

分析师称:“鉴于他在帮助该公司发行债务时所扮演的主要角色,他必须对公司的一些深入的了解。他非常适合将公司出售的“愿景和抱负”,他是最恰当人选。”

目前,有鉴于该公司的股票交易每天不到百万股,由于考虑到它拥有70亿令吉总发展价值,该公司拥有的市值5亿3700万令吉是微薄的。

兴业研究行分析师梁国文(译音)在一项投资报告中称,该公司于6月份成立的完整管理层,公司会有能力释放其地库的价值。

该公司股价今日午余时落3仙挂1.51令吉,有43万8000股易手。【光华日报财经】

百樂園附加股 獲超額認購19%

(吉隆坡4日訊)百樂園(PARAMON,1724,主要板房產)以每4股配1附加股建議,獲超額認購18.8%。

截至7月24日,該公司一共接獲認購1億33萬8789股附加股申請,對比8445萬2864股附加股發售總額,超額認購18.8%。

至于超額附加股,將根據招股書內闡明的方式進行調配。這批附加股每股發售價為1.10令吉,料在8月8日于馬證交所主要板掛牌。

百樂園建議進行附加股活動,以籌集9289萬8000令吉資金,供償還現有銀行貸款、營運資本和執行附加股花費。在償還貸款后,該公司負債率料從0.36倍降至0.27倍,並省下190萬令吉年度貸款利率。【中国报财经】

產業和教育報捷‧百樂園次季淨利猛漲70%

(吉隆坡14日訊)產業和教育業務雙雙向晴,推動百樂園(PARAMON,1724,主板產業組)截至2014年6月30日止第二季淨利按年猛漲70.15%,上半年淨利也走高至3千774萬1千令吉,按年揚46.39%。

不過,第二季營業額按年下滑6.51%至1億3千324萬1千令吉,上半年營業額則萎縮8.29%至2億3千201萬6千令吉。

派息2.5仙

另外,百樂園也建議派發每股2.5仙股息,8月28日除權。

該公司董事部透過文告說,上半年營業額下滑,主要因產業部門開始放棄外部建築工作,把焦點放在內部,產業和教育業務分別在第二季取得21%和12%營業額成長率。

展望未來,董事部認為在可觀鎖定銷售額和安排中產業項目的支持下,產業部門料能保持良好表現,而這將連帶讓建築部門受惠。

“教育業務方面則繼續充滿挑戰,大馬教育全球服務(EMGS)課題、積極促銷和獎學金等繼續在高教市場盛行,中小學市場則繼續面對新業者、產能過剩和積極折扣等問題挑戰。”

董事部相信旗下中小學教育業務的強勁價值定位和品牌聲譽,料繼續支持教育業務取得良好表現;高教業務方面,董事部表示過去數月落實的一些策略已開始出現效果,搬遷至新校院雖將提昇短期營運成本和壓抑賺幅,卻強化長期持續性。

整體而言,排除不可預見狀況,董事部預計集團將繼續在今年裡表現良好。(星洲日報/財經)
