最新进展
吉星（CRESNDO，6718，主板产业股）截至7月杪次季，净利暴跌95%，仅达308万7000令吉。
营业额跌幅也达41.19%，录得4089万4000令吉。
累积首半年，该公司净利达1289万6000令吉，跌幅为80.8%；营业额则达9663万3000令吉，挫19.9%；不过，该公司仍建议派息每股2仙。
行家建议
首半年核心净利1280万令吉，令我们感到失望，因为仅占全年预测的28%，主要归咎于进账速度比预期慢，包括了产业及建筑业务。
每股2仙的股息，也比我们全年估计的7.8仙低。
我们认为，吉星在中短期平平无奇，因为令吉持续疲弱，加上本地信心问题，工业房产的资者保持观望态度。
尽管如此，管理层仍然谨慎规划项目的推介，即BandarCemerlang的可负担有地住宅以及Cemerlang工业园。
我们削减2016至2017财年销售额预测68%及55%，核心净利预测也下调57%及55%，投资评级则降至“低于大市”，目标价从2.46令吉减至1.90令吉。

马币疲软处优势 吉星机构前景仍看佳

（吉隆坡8日讯）吉星机构有限公司（CRESNDO，6718，建筑组）截至2015年7月31日止（2016年首财季）的净利润，较去年暴跌80%至1289万令吉。还有截至2015年5月30日止，其未开单销售下挫至5年最低点，仅有4000万令吉。
今年迄今为止，该股价已经下挫12%。
该公司主席兼董事经理魏松林警告称，在他们还未好转之前，事情可能变得更糟。他希望令吉疲软有利于吉星机构，因为更多新加坡公民会跨过长堤在柔佛购买产业及设立生产设施。
他说：“我们在第2季的财政报告比前一季来得差。截至2016财政年1月31日止的业绩也会比上个财政年疲弱。”相比吉星机构2015财政年的1亿1969万令吉，2016财政年的净利润将会大幅降低。
魏松林称，该公司收入下挫，因为其产业发展及新项目被拖延进行，导致盈利慢于预期的结算进度。他说：“有很多文件需要通过当局审批，还有平面图、房屋计划及建筑计划需要更改。这些都是非常繁琐的程序。”
适逢目前经济衰退，吉星机构并没有大量的未开单销售，可以提供缓冲。它的4000万令吉未开单销售将在年杪全面使用，这意味着该集团在几个月后才有可预见盈利。
不过，魏氏乐观地认为，吉星机构将在2017财政年恢复，因为预料会有更多的工业产业销售。发展商也保留一些工业产业，充作出租收入。吉星机构拥有大量的土地储备，在柔佛共有2921英亩土地，占伊斯干达的54.8%。其中约三分之二的总发展价值，来自需求强劲的工业产业。
他说：“在未来的2个月内，我们将会推展位于CEMERLANG工业区的全新中型工业产业项目，这将会为集团在2017财政年的业绩带来正面的贡献。”这项新项目预料总发展价值达8500万令吉，在柔佛最大的工业区内发展60至70英亩土地。一旦完成全面发展，600英亩的CEMERLANG工业区包括逾900个工业建筑物及货仓。
魏松林指出，工业区位置优越且靠近新加坡，为多家公司提供最佳选择，其中超过50%的顾客是新加坡公民。他说：“身为新加坡公民的优势是令吉疲弱，他们现在可以长期在大马持有永久地契产业，而不是租赁。因此，柔佛某些工业区可能是工厂搬迁的理想位置。”
另外，吉星机构也有800英亩的住宅项目，以及500英亩位于Bandar Cemerlang管道的工业项目，预料会在2年内推展。他也称：“我们也针对那些在新加坡打工、寻求可负担房屋的大马人。我们将会推展价值2亿3000万令吉的半独立房屋及价值1亿3000万令吉的可负担房屋。”
该公司的资产价值依然强劲，不过其股价被低估了。“我们的股价远低于有形资产净值，还有市净率甚至我们资产的市场价值依然会上升。”

我们认为，吉星中短期的展望依然不明朗，因为过度依赖工业用产业；在令吉疲弱之际，工业用产业的投资者都保持观望。
截至2016财年第三季，未入账销售额只有6500万令吉，仅够支撑3至5个月的盈利展望。
我们把目标价从1.90令吉，下修至1.74令吉。

（吉隆坡30日讯）受到产业销售走低的拖累，吉星（CRESNDO，6718，主板产业股）截至1月杪第4季，净利按年大挫90.55%，但仍宣布派息3仙。
根据文告，公司当季净赚325万令吉或每股净利1.43仙，逊于去年同季的3440万3000令吉。
第4季营业额按年跌18.79%，从7560万5000令吉，减少至6139万9000令吉。
在产业发展与建筑业务中，由于产业需求放缓和新项目推介意外展延，因而为产业销售带来压力。
此外，公司当季宣布派发每股3仙的股息，除权日和享有权益日，分别落在8月10日与12日。
合计全年，净利按年大幅萎缩85.16%，从1亿1969万6000令吉，下滑至1776万8000令吉或每股净利7.81仙。

淨利遜色‧吉星財測維持

（吉隆坡31日訊）吉星機構（CRESNDO，6718，主板產業組）末季淨利下跌91%至330萬令吉，全年核心淨利挫59%至1千780萬令吉，肯納格研究預測短至中期前景平平無奇，維持財測。
該行說，吉星機構涉工業性質的產業活動，且集中於柔佛；馬幣走疲促使國內信心對工業廠房作壁上觀。
7800萬未進賬銷售
“第四季有未進賬銷售達7千800萬令吉，可保6至8個月的盈利清晰度。”
吉星機構2016財政年淨利低於預測的1千910萬令吉，主要是融資成本按年飆80%，多用於工作資本與行政開銷，全年7千800萬令吉營業額超出肯納格5千500萬令吉預測。其淨賺益由16.2%下跌至9.2%。
“令人鼓舞的是，吉星機構獻議第四季發3仙股息，使全年股息累積達5仙（回酬率2.9%），64%派息率超出本行40%預測。”
該行指出，吉星機構謹慎規劃未來房產的推展，預計2017與2018財政年推展5億5千萬令吉房產，多集中在有地住宅產業，預計多數在2018財政年推出。
原訂2015年10月推展的Bandar Cemerlang的1億1千萬令吉可負擔有地房產和2億8千600萬令吉Cemerlang工業園，因市況欠佳而受延宕。
該行維持“落後大市”評級，目標價1令吉74仙不變；2.9%週息率仍遜於華陽（HUAYANG，5062，主板產業組）與金群利（MATRIX，5236，主板產業組）的7.1%與7.3%。（星洲日報／財經‧報導：張啟華）

吉星首季净利挫34%

（吉隆坡1日讯）由于工业用产业需求放缓，吉星（CRESNDO，6718，主板产业股）截至4月杪首季，净利按年挫34%。
根据文告，该公司当季净赚645万9000令吉或每股净利2.31仙，逊于上财年同季的980万9000令吉。
混凝土产品销量走低，拖累首季营业额按年跌13%，从上财年同季5573万9000令吉，减少至4829万2000令吉。
董事部说，全球经济前景难测，银行贷款严谨，加上营运开销上涨，估计2017财年将充满挑战。
为了避免滞销，吉星将谨慎规划产业推介，尽管如此，处于策略地点及价位适中的可负担房屋、中价有地房产及工商业用产业，还是会有一定的需求。
截至6月24日，吉星未入账销售额达1.34亿令吉，估计2017财年表现将会令人满意。【e南洋】

Bhd.(“CESB”), a wholly-owned subsidiary of CCB, HELP Education Services Sdn. Bhd. (“HELP”) and Crescendo International School Sdn. Bhd. (Formerly known as Crescendo Creative Education Sdn. Bhd.) (“JVC”), a wholly-owned subsidiary of CESB (prior to the allotment and issuance of shares in JVC to CESB and HELP as stated below).
The Board of CCB wishes to announce that pursuant to the JVA, the JVC had on 29th August, 2016 allotted and issued - (i) 6,750,000 ordinary shares of RM1.00 each and 10,500,000 Redeemable Cumulative Preference Shares of RM1.00 each at par fully paid in cash to CESB; and (ii) 3,000,000 ordinary shares of RM1.00 each and 4,500,000 Redeemable Cumulative Preference Shares of RM1.00 each at par fully paid in cash to HELP.
As a result of the aforesaid allotment and issuance of shares, the JVC has become a 70%-owned subsidiary of CESB.

吉星机构次季净赚4400万令吉 归功于合理价值收益

（吉隆坡29日讯）吉星机构（Crescendo Corp Bhd）2017财政年次季净利飙涨近14倍至4441万令吉，归功于投资产业一次性合理价值变动录得合共4140万令吉的收益。
若剔除这笔合理价值收益，吉星机构的净利近乎保持不变在301万令吉，相较于上财年同期的308万7000令吉。
该集团2017财年次季（截至今年7月31日止）营业额按年增长20.4%至4922万令吉，同期录得4089万令吉，归因于较高的产业销售。
同时，这家产业发展商也宣布，派发每股2仙的中期股息，定于11月21日派息。
总结2017财年上半年的业绩表现（截至今年7月杪止），吉星机构净利暴增近4倍至5086万令吉，而营业额却微升0.9%至9751万令吉，同期录得9663万令吉。
展望未来，鉴于全球经济不稳定，加上银行缩紧贷款条例，以及经商成本增加，该集团表示，本财年的前景依然充满挑战。
“本集团将审慎推出产业项目，避免手头上拥有过多的产业。”
尽管市场仍充斥着以上种种的不确定性，惟吉星机构强调，市面上依然有可负担房屋、有地中价屋、工业和商用产业的需求，消费者欲在策略位置物色合适售价的房产。
基于吉星机构手中持有的产业发展项目销售，以及1亿7000万令吉的未入账营收（截至9月23日止），该集团预计，2017财年的业绩依然表现不俗。
