建乐集团 新合约赚幅不大

最新进展
建乐集团(SNTORIA,5213,主板产业股)获颁2项总值1.1亿令吉合约,负责设计与兴建沙叻丁宜(Salak Tinggi)和关丹的可负担房屋。
独资子公司Sentoria Bina,获Grinterra私人有限公司颁发价值2000万令吉的合约,以在沙叻丁宜兴建一栋共有128个单位的公寓。
同时,该公司也获得H.A产业私人有限公司颁发9000万令吉合约,在关丹北根路打造800个单层排屋、半独立和店屋单位。
行家建议
整体来说,我们对于建乐集团获得两项合约感到正面,因为这将能够多元化该集团的盈利来源。
尽管如此,该合约对净利的激励预测不大,根据典型承包商税前盈利赚幅6%来计算,我们只把2016至2018财年的盈利预测,稍微上修2%至3%。
我们认为上述两项合约的赚幅不高,因为皆属于可负担房屋的项目。
随着调高盈利预测,我们也把目标价格从原本的90仙,稍微提高至92仙,维持“守住”投资评级。

市场需求庞大
建乐瞄准可负担房屋

(吉隆坡30日讯)基于可负担房屋供不应求,建乐集团(SNTORIA,5213,主板产业股)锁定中产阶级市场,积极推动可负担房屋业务。
建乐集团联合董事经理颜金龙,援引国家产业资讯中心(NAPIC)与国行估算的数据指出,介于2011年至2015年之间,房屋短缺每年平均为8万5911单位,为此,建乐集团瞄准市场,决定大力推动。
“我们的房产业务集中地为关丹、双溪大年、古晋及雪州摩立。土地发展总面积为1800英亩,总值98亿令吉,可负担房屋占了其中大部分。”
颜金龙是在今天的上半年业绩汇报会,发表上述谈话。
房产销售超标
他说,目前有几项工程正于关丹、摩立、古晋实施,预计今年7月推介的项目,位于Bukit Rangin 3,售有排屋、单层店铺,以及将会移交给州政府的廉价单位等。
根据集团2016财年首7个月数据,产业销售额已达2亿7800万令吉,超越2亿5000万令吉的既定目标。
未来,集团放眼2017与2018财年,销售额分别达3亿5000万令吉与4亿5000万令吉。
至于休闲与酒店业务,在上半年业绩逊色,该集团归咎于消费税的实行,导致国民购买能力下降。
为此,集团冀望透过3个新的主题乐园,推动营业额恢复增长动力,它们分别是浮罗交怡自然公园(Langkawi Nature Park)、摩立湾水上乐园(Morib Bay Water Park)与Borneo Samariang水上乐园。
颜金龙指出,浮罗交怡自然公园与Borneo Samariang水上乐园,预计分别于今年底和明年底竣工。

休闲酒店业务改善
建乐冀今年收支平衡

(吉隆坡1日讯)休闲与酒店业务表现改善,建乐集团(SNTORIA,5213,主板产业股)放眼,该业务能在本财年脱离亏损并取得收支平衡。
建乐集团联合董事经理颜金龙指出,休闲与酒店业务,在2015财年蒙受657万令吉净亏,不过,在本财年已大幅改善至亏损9万令吉。
“该业务表现有所改善,带动公司全年营业额按年起2.09%。此外,房产业务持续获利,也带动全年营业额上涨。”
颜金龙是在今日的末季业绩汇报会中,发表谈话。
建乐集团截至9月杪末季,取得1592万4000令吉净利,按年上涨20.78%;同季营业额也按年涨22.08%,取得7236万4000令吉。
累计全年,净利从3212万9000令吉,微增至3312万9000令吉;营业额则从2亿1962万5000令吉,上扬至2亿2422万4000令吉。
展望未来,颜金龙指出,关丹、古晋与摩立的房产项目,相信仍是推动本财年盈利增长因素。
建乐集团本财年将在上述地点,推出发展总值4亿20万令吉的房产项目。
他指出,于今年9月推介、位于关丹Bukit Rangin的首期房产项目,截至今日已取得80%认购率。
2.9亿销售未进账
另外,他放眼公司较高的未入账销售,也将带动本财年盈利表现。
截至2016财年,建乐集团房产业务未入账销售额为2亿9347万令吉,2015财年为1亿144万令吉。【e南洋】

销售目标维持3.5亿.建乐评级调高
(吉隆坡7日讯)尽管2016财政年销售额低于预期,建乐集团(SNTORIA,5213,主板产业组)仍维持2017财政年3亿5000万令吉销售目标,分析员调高评级至“守住”。
该公司计划在关丹、古晋及摩立推出发展总值4亿令吉新产业发展项目。
古晋与摩立的产业项目属于可负担房屋,销售价分别为13万5000令吉及22万令吉,加上原有1亿6000万令吉未销售产业项目,预期可达到3亿5000万令吉销售目标。
达证券认为,该公司业绩持续获得改善,未入账销售从8200万令吉走高至1亿7500万令吉。
截至9月为止,该公司未认可的设计与建筑合约总值为1亿1890万令吉。
旅游与休闲业务方面,达证券表示,该公司透过成本控制,从税前亏损320万令吉,转亏为盈,取得250万令吉息税前利润(EBIT),预计2017财政年仍维持在现有状态。
达证券也预期,浮罗交怡的主题公园于今年开张,将有助于该公司未来的酒店业务发展。
综合上述看法,达证券预测该公司2017财政年营业额3亿令吉,下调2017财政年净利预测7%,尽管如此,依然看好其后续发展,将评级从“卖出”改为“守住”,目标价则维持在84仙不变。

推3.5亿房屋项目 建乐今年成长有谱

(关丹9日讯)建乐集团(Sntoria,5213,主板產业股)表示,今年將推出价值3亿5000万令吉的可负担房屋项目,这些发展项目將支撑该公司2017財政年的成长。
隨著其摩立及古晋的可负担房屋计划作出贡献,公司2016財政年(9月30日结账)的產业销售大幅增长144.2%,至2亿2860万令吉,这也推高2017財政年首季(截至12月31日止)的营业额27.7%。
2.7亿未入账销售
该公司截至2016年12月31日止的未入账销售企於2亿6730万令吉,加上今年將陆续推出的发展总值达3亿5000万令吉的新项目,因此,该公司主席拿督阿兹南有信心,2017財政年业绩会有更好的表现。
他是在公司的股东大会结束后,发表有关的谈话。
他指出,市场对该公司在摩立及古晋最新推出的可负担房屋计划反应良好。
阿兹南也预期,这两个项目在未来几年仍將继续为建乐集团做出可观的贡献。
他也透露,2016財政年取得的2亿2860万令吉新產业销售,相等於该公司去年设定的2亿5000万令吉销售目標的91.4%。

建乐次季净利增3.2%
2.4亿未入账销售撑全年

(吉隆坡24日讯)建乐集团(SNTORIA,5213,主板产业股)截至3月杪次季业绩报佳音,净利年增3.2%,符合分析员预期,更看好多达2亿4500万令吉的未入账销售额,将会成为现财年的业绩主力。
归功于关丹项目的显著贡献,建乐集团次季净利年增3.2%,报415万9000令吉,或每股净利0.85仙;去年同期为403万令吉。
下半年再推2.4亿房产
营业额也从去年的4792万8000令吉,年增11.1%,报5322万5000令吉。
累计上半年,净利录得1264万令吉,年升1.5%;营业额按年涨19.3%,报1亿1325万7000令吉。
建乐集团在今年推出的项目,超过95%的单位售价低于30万令吉。
除了近期2项发展总值8200万令吉的可负担房屋,下半年也会在雪兰莪和古晋,推出总值2亿4100万令吉的可负担房屋。
分别是位于摩立的Rumah SelangorKu项目(总值1亿3800万令吉)和古晋的Rumah Spektra项目(1亿300万令吉)。
获6080万建筑合约
另一方面,建乐集团今日也宣布获颁总值6080万令吉的合约,负责设计与兴建单层独立式房屋。
该集团的独资子公司Sentoria Bina私人有限公司,获H.A产业私人有限公司颁发合约,在彭亨州关丹打造506个单层独立式房屋。
上述合约将从今年7月1日开始动工;预计会在2019年6月30日完工。
预计该合约会对集团2018至2019财年的每股净利和净资产,带来正面贡献。【e南洋】

Bhd. (Company No. 477814-V), has on 24 May 2017 accepted a letter of award from H.A. Properties Sdn. Bhd. for a design and build contract of 506 units of single-storey semi-detached houses in Kuantan, Pahang Darul Makmur, for a contract sum of RM60.8 million.
The contract which will commence on 1 July 2017 and due for completion on 30 June 2019 will have no material effect on the earnings and net assets per share of Sentoria Group for the current financial year ending 30 September 2017 but is expected to contribute positively to the earnings and net assets per share of Sentoria Group for the financial years ending 30 September 2018 and 2019.
The contract is not expected to have a material effect on gearing of Sentoria Group and has no effect on the share capital and substantial shareholders’ shareholding of the Company.
None of the directors and/or major shareholders of Sentoria and/or persons connected to them has any interest, direct or indirect in the contract.

建乐第三季净利涨35%

(吉隆坡28日讯)建乐集团(SNTORIA,5213,主板产业股)截至3月杪第三季,净利按年上涨35.12%,至641万3000令吉或每股1.30仙。
上财年同期净利为474万6000令吉,或每股0.98仙。
同期营业额也按年增加18.59%,从上财年同期的5691万9000令吉,涨至6750万2000令吉。
建乐集团在文告中指出,营业额及净利有所改善,归功于产业发展业务。
累计首9个月,净利按年上涨10.74%,至1905万3000令吉;同期营业额则按年增加19.03%,报1亿8075万9000令吉。
基于现有的经济环境,建乐集团认为,人们对可负担房屋需求将继续维持至未来数年,因为市场上缺乏售价介于15万至30万令吉的可负担房屋。
营运方面,预计产业发展业务赚幅将承压,因为发展与建筑成本走高。
截至今年6月30日,建乐集团位于关丹、古晋以及摩立正在进行中的项目,未入账销售达2亿8500万令吉。【e南洋】

建乐集团10送1红股
10配4凭单筹5280万

(吉隆坡21日讯)建乐集团(SNTORIA,5213,主板产业股)建议,进行一系列企业活动,包括以10送1的比例发送红股,再以10配1发行附加凭单。
该公司向马交所报备,建议发送高达5280万红股,每10股送1红股,以回馈股东对公司的支持。
发展关丹古晋摩立计划
同时,建乐集团也建议以10股普通股配4张凭单的比例,发行2亿1120万张凭单B,每张凭单认购价格为25仙。
根据文告,凭单B的执行期为7年,由发行日开始起算,执行价为60仙。该集团预计,如凭单获全额认购,公司可筹得5280万令吉。
该批款项将用于关丹、古晋和摩立发展计划的营运资金。
建乐集团解释,发行附加凭单可在不稀释股东持股率的情况,亦可筹得资金。
而母公司建乐资本(Sentoria Capital)已承诺,将认购自己股权部分和其他不获认购的凭单。
公司指,以上的企业活动仍需获得马交所和股东的批准。另外,两项计划的享有权日将容后决定。
艾芬黄投行已被委任为以上企业计划的主要顾问。
如无意外,公司预计这两项企业计划可在今年12月前完成。【e南洋】
