一家我喜爱的REIT公司。。。我问:大家知道这家REIT公司有何特别嘛。。。。

应该是属于hospitalization 的领域吧。没什么印象。
唯一的印象是最近到怡保吃芽菜鸡的时候路过看到这间医院。
感觉像一间Hospital Pantai 的翻版。

不过,去年最后一个quarter的业绩暴增。。

(吉隆坡15日訊)醫療保健領域表現穩定且不受經濟景氣衝擊,ALAQAR保健信托(ALAQAR,5116,主板產業投資信托組)前景因而備受看好,分析員相信大股東積極擴張策略,以及管理層放眼開拓海外市場,將支撐其長期成長動能,但高負債比將是最大絆腳石。

興業研究表示,除零售產托外,穩定和持續成長的醫療保健產托價值也開始浮現,因相關領域不受經濟成長放緩衝擊。

“我們相信醫療保健領域將繼續以溢價交易,主要是預計領域常年將成長8至10%、具抗跌性本質、綜合保健控股(Integrated Healthcare)即將上市有望進一步推動領域估值,以及馬股醫療保健相關股項相對稀少,而醫藥保健現估值達23倍就進一步強化我們的觀點。”

以資產規模算,ALAQAR保健信托現為大馬第五大產托,更是唯一專注醫療保健的產托,目前擁有24家醫療保健相關資產(包括3項海外資產),而背後保薦的柔佛醫藥保健(KPJ,5878,主板貿服組),相信將能協助其維持長期成長。

ALAQAR保健信托現投資資產價值企於13億6千萬令吉,其中醫院佔資產比例約82%,而所有資產都是單一租賃,和由柔佛醫藥保健旗下子公司進行運營,短期租賃更新風險不高。

放眼澳洲市場
興業相信ALAQAR保健信托將是日趨成長的醫療保健領域的最佳代表之一,因柔佛醫藥保健積極擴張計劃將確保資產消息流,而未來管理層也計劃將更多療養院納入投資組合內。

“隨著成功收購Jeta Gardens,以及澳洲相對成熟的養老院市場,我們相信ALAQAR保健信托將繼續放眼澳洲市場機會,而管理層也看準醫療旅遊商機,計劃開拓其他國際市場,並將持續與柔佛醫藥保健攜手購置海外資產。”

興業認為,該公司相信澳洲和日本等發達國家老年化人口逐漸增加,對療養院需求動能將持續強勁,中短期內可能收購更多海外療養院。

“ALAQAR保健信托管理層放眼長期拓展海外市場,而海外資產現僅貢獻2011財政年營業額約6%,相信2012財政年營業額貢獻比重將提高至17%,主要是2011財政年下半年收購的產業開始作出全年營業額貢獻。”

有鑑於此,興業預計ALAQAR保健信托在年均租金成長1.5%至3%,以及潛在併購活動支撐下,2012至2014財政年料達到5千550萬令吉、5千940萬令吉和6千零30萬令吉。

“雖然ALAQAR保健信托現有值達到1.07倍溢價水平,比領域平均的1.03倍為高,但仍低於新加坡同儕的估值,我們相信在潛在併購活動和領域繼續擴張下,產托長期價值仍有進一步成長空間。”

不過,興業指出,ALAQAR保健信托現有負債比達到0.48倍,逼近證券監督委員會的0.5倍上限不遠,將是最大的風險所在,但管理層現透過多元手段來降低負債比至0.4倍至0.45倍,不排除可能增發單位籌措未來併購資本。

“我們也預期公司將為部份貸款進行再融資計劃,其中1千200萬令吉伊斯蘭商業票據和2億6千850萬令吉伊斯蘭中期票據將在未來12月達到再融資門檻。”(星洲日報/財經)

進軍澳洲房產業 ALAQAR產託明年啟動收購

(吉隆坡9日訊)ALAQAR產託(ALAQAR,5116,主要板房產)減少對柔佛醫藥(KPJ,5878,主要板貿易)旗下資產的依賴,同時放眼進軍澳洲,料能為公司帶來正面效益。

大馬投資研究預測,該公司今年內不會有任何新的收購計劃,股價揚升空間有限,故維持“守住”評級,合理價1.39令吉。

柔佛醫藥旗下3間醫院料今年竣工,該行相信,ALAQAR產託明年才會啟動收購計劃。

該行指出,除了大部分位于我國的資產,ALAQAR產託已先后進入印尼和澳洲市場,同時逐步降低對柔佛醫藥旗下醫院的依賴,並在醫療保健行業崛起的帶動下,計劃拓展其他國際市場。

澳洲的退休及老年護理中心頤康園(Jeta Garden)取得亮眼成績,當地同類型資產需求亦日增,ALAQAR產託放眼加速在當地收購安老相關資產。

在澳洲,上述資產的租金調整方式是根據市值,與我國依據方程式調整租金的方式不同,大馬投資研究認為這項擴展計劃將帶來正面效益。

從頤康園獲得的租金收入,是淨租金的3倍即8.5%。管理層有意在未來收購計劃上,採用類似的租金架構。

(吉隆坡10日訊)ALAQAR保健信托(ALAQAR,5116,主板產業投資信托組)為了避免過於依靠柔佛醫藥保健(KPJ,5878,主板貿服組)的醫院資產,也進軍海外市場,目前已進入印尼及澳洲市場,並計劃進軍其他海外市場。

除了注入柔佛醫藥保健興建的資產,包括在2015年完成的7間醫院,以及在18個月至2年完成的5間醫院的擴充計劃,該公司也計劃加速收購澳洲樂齡及退休院,主要是其澳洲的Jeta花園計劃獲得成功,及市場需求殷切的激勵。

截至2011年財政年,該公司負債率落在46%,接近50%的限額,預料其未來收購計劃,將以發出新單位為主,這將協助管理層將負債率,降至更容易管理的40%目標。

該公司大部份貸款(約6億5千萬令吉)將在明年2月到期,預料該公司將進行一項重新融資計劃,發行約10億令吉的伊斯蘭債券應付。

假設該公司2012年財政年的租金成長為13%,使其每股盈利成長估計為2.5%。若基於股息派發比為97%的話,周息率則為5.3%。(星洲日報/財經)

On 22 February 2013, Al-`Aqar Capital Sdn Bhd has fully redeemed all the outstanding Class A Islamic Term Notes ("IMTN"), Class B IMTN, Class C IMTN and Islamic Commercial Papers totalling RM280.5 million under the RM300.0 million Sukuk Ijarah Programme (2018/2013). The redemption was made via the Short Term Revolving Credit i-Facility of RM280.5 million procured by AmanahRaya Trustee Berhad (as Trustee for Al-`Aqar) from Maybank Islamic Berhad.

Al-`Aqar Capital Sdn Bhd is in the midst of undertaking a new Sukuk Ijarah Programme of up to RM1.0 billion and the first issuance under the programme is expected to be issued by the second quarter of 2013. The purpose of the new Sukuk Ijarah Programme is, amongst others, to refinance the existing financial commitments, acquisitions of future assets as well as for working capital of Al-`Aqar's group.

This announcement is dated 2 April 2013.

On behalf of the Board of Directors of Damansara REIT Managers Sdn Berhad (“Board”), being the management company of Al-`Aqar (“DRMSB” or “Manager”), AmInvestment Bank Berhad (“AmInvestment Bank”) wishes to announce that the Board proposes to undertake the following:-

(a) the establishment of a disposal fee payable to the Manager of up to 0.5% of the disposal price of the real estate and/or single purpose companies to be disposed off or sold by AmanahRaya Trustees Berhad, being the trustee of Al-`Aqar (“ART” or “Trustee”) for and on behalf of Al-`Aqar (“Proposed Establishment of Disposal Fee”); and

(b)        the proposed amendment of the trust deed dated 27 June 2006 entered into between the Manager, Amanah Raya Berhad, the previous trustee of Al-`Aqar and persons registered as holders of units in Al-`Aqar, constituting Al-`Aqar (“Principal Deed”):


    (i) to consolidate the amendments made to the Principal Deed pursuant to the supplemental deeds dated 14 May 2009, 27 January 2011 and 9 November 2011 (“Supplementary Deeds”);

PROPOSED EXTENSION OF TIME IN RELATION TO PARAGRAPH 10.03 OF THE GUIDELINES ON REAL ESTATE INVESTMENT TRUSTS ISSUED BY THE SECURITIES COMMISSION (“PROPOSED EXTENSION OF TIME”)
This announcement is dated 25 April 2013.

Pursuant to paragraph 10.03 of the Guidelines on Real Estate Investment Trusts issued by the Securities Commission (“SC”) (“REIT Guidelines”), a revaluation of all real estates in a fund’s investment portfolio should be carried out once in every three (3) years.

Further to the requirement above, Al-`Aqar is required to carry out the revaluation for eight (8) properties based on the following datelines:

However, it is the intention of Damansara REIT Managers Sdn Berhad, the management company of Al-`Aqar (“Manager”), to carry out the revaluation of the properties at year end to coincide with Al-`Aqar’s financial year end.

This would enable the Manager to monitor future revaluation dates more efficiently. Any revaluation surplus arising from the revaluation of the properties shall be incorporated into the audited financial statements of Al-`Aqar for the financial year ending 2013.

Accordingly, the SC’s approval was sought for the Proposed Extension of Time on 9 April 2013.

On behalf of the Board of Directors of the Manager, AmInvestment Bank Berhad(“AmInvestment Bank”), wishes to announce that the SC had vide its letter dated 23 April 2013 (received on 25 April 2013), approved the Proposed Extension of Time for the Manager to extend the revaluation deadline for its properties as stated above to 31 December 2013.

The Manager will make the announcement on the revaluation in due course.
