ALAQAR保托第三季多赚4.25%

(吉隆坡29日讯)由于融资成本下跌及租金增加,使ALAQAR保健信托(ALAQAR,5116,主板产业投资信托组)截至2016年9月30日为止,第三季净利微增4.25%至1574万2000令吉。

首9个月的净利为4853万9000令吉,增长6.23%。

派息3.90仙

第三季营业额跌6.59%至2577万5000令吉,首9个月营业额为7874万2000令吉,下跌4.84%。

该公司宣布派发每单位3.90仙的股息。

文告指出,该公司预期第四季及2017年的业绩保持亮丽与正面。

拟售大楼还债.ALAQAR保托扩张受看好

(吉隆坡5日讯)ALAQAR保健信托(ALAQAR,5116,主板产业投资信托组)近期建议脱售大楼,预计强化该公司资产负债表之余,也提高向母公司柔佛医药保健(KPJ,5878,主板贸服组)购置最多9800万令吉资产能力。

肯纳格研究表示,该公司近期建议以1亿令吉价格脱售Selesa大楼,预计在2017年第一季完成,脱售所得的80%款项将用于偿还贷款。

虽然该笔交易蒙受的亏损约占其营业额的6.8%,不过这却令该公司原本触及产托顶限的0.41倍负债比降至0.38倍,而且还能剩下1800万令吉作为未来购置资产之用。

该行补充,在偿还贷款后,该公司仍可以再获7000万令吉贷款,加上脱售资产剩余资金,该公司最多可以9800万令吉用于购置新资产。

同时,该公司也拥有向其母公司柔佛医药保健优先购置资产资格,在未来3年其母公司将投资13亿令吉用于增设8家医院,相信当中部份资产将注入ALAQAR保健信托。

肯纳格预测,该脱售计划将降低2017财年1%获利,同时4至26%投资组合将在2016至2017年到期,其租金有可能再调涨1至2%,使其毛周息率有可能走高至4.8%。

扩张计划备受看好,肯纳格给予该公司1令吉55仙目标价,无评级。

前期重估资产推高.ALAQAR全年净利挫6%

(吉隆坡15日讯)ALAQAR保健信托(ALAQAR,5116,主板产业投资信托组)前期重估资产推高比较数据,造成截至去年12月31日止第四季净利跌31.51%,至1490万1000令吉,全年净利也挫5.94%,报6344万令吉。

第四季和全年营业额分别减少10.99%和6.4%,各报2509万7000令吉和1亿零383万9000令吉。

该公司在初步报告中说,由于印尼两项房产的脱售活动在2015年12月15日完成,推高比较数据,导致2016财政年净租金收入减少700万令吉或6.7%,报9760万令吉。

同时,资产重估盈利从2015年的1160万令吉缩至2016年的190万令吉,也让全年税前盈利减少390万令吉或5.7%,作6400万令吉。

回教实业1300万买停车场
回租柔医保子公司


2017年12月12日
(吉隆坡11日讯)回教实业投资(ALAQAR,5116,主板产业信托)斥资1300万令吉,向柔佛医药保健(KPJ,5878,主板贸服股)子公司,购置位于莎亚南一栋5层楼高的停车场。

回教实业投资向马交所报备,已在上周五(8日)与柔佛医药保健持股60%的子公司雪兰莪专科医院签署买卖合约,预计可于今年完成。

根据文告,该停车场已有5年之龄,共有283个车位和81个电单车位,属租赁地契且尚余78.7年有效期。

按照合约,回教实业投资会把停车场租回给雪兰莪专科医院,租约将从收购完成日算起至2021年6月29日,之后将有续租15年的选项。每年租金回报则将相等于收购价的7.1%。

现金支付

回教实业投资指出,将以现金支付方式购地,并会由内部筹得相关资金。

回教实业投资点出,这停车场位置极佳。除了位于联邦大道南部的侧边,距离莎亚南和吉隆坡市中心也仅有5公里和25公里,前景应会正面。【e南洋】

ALAQAR末季净利翻1.5倍

2018年2月22日
(吉隆坡21日讯)回教实业投资(ALAQAR,5116,主板产业信托)截至12月31日末季,净利激增154%至3797万9000令吉;营业额跌1.3%,报2477万7000令吉。

累计全年,净利扬升33.4%至8464万5000令吉;营业额萎缩4%,报9964万8000令吉。

回教实业投资向交易所报备,旗下大马业务当季贡献了2080万令吉的净租金收入,按年增2.8%,归功于租金调整。

澳洲业务则贡献210万令吉的净租金收入,年跌32.8%,因产业开销增加。

末季盈利企于3890万令吉,比去年多出1倍以上,因为投资产业的公允价值收益增加,且融资成本走低。

该产托相信,我国保健领域将持续正面,因私人保健开销越来越强劲,且可负担能力也有所改善,因经济增长稳健。

保健领域正面的前景将对回教实业投资有利,产托管理公司预计,该产托能在2018财年录得温和增长。【e南洋】

ALAQAR保健信托签备忘录购柔医保峇株新院

(吉隆坡28日讯)ALAQAR保健信托(ALAQAR,5116,主板产业信托组)与柔佛置地有限公司签署备忘录,为收购后者柔佛医药保健峇株巴辖新专科医院铺路。

AL-`AQAR HEALTHCARE REIT (AL-`AQAR OR REIT)MEMORANDUM OF UNDERSTANDING BETWEEN AMANAHRAYA TRUSTEES BERHAD (AS TRUSTEE OF AL-AQAR) AND JOHOR LAND BERHAD IN RESPECT OF THE PROPOSED ACQUISITION OF NEW HOSPITAL TO BE KNOWN AS KPJ BATU PAHAT SPECIALIST HOSPITAL
The Board of Directors (“the Board”) of Damansara REIT Managers Sdn Berhad, the manager of Al-`Aqar, is pleased to announce that Al-`Aqar, represented by its trustee, AmanahRaya Trustees Berhad (“Trustee”) had on 27 February 2018 entered into a non-binding Memorandum of Understanding (“MoU”) with Johor Land Berhad (“JLand”) in relation to the proposed acquisition of a new hospital to be known as KPJ Batu Pahat Specialist Hospital (“Hospital”) situated on approximately five acres of land held under HSD 69760, PTD 63523, Mukim Simpang Kanan, Daerah Batu Pahat, Negeri Johor (“the Proposed Acquisition”).

The Hospital is currently under construction which is undertaken by JLand and the MoU was entered to record the mutual intention of the parties in respect of the proposed acquisition of the Hospital by the Trustee from JLand. The MoU is non-binding in nature and subject to the definitive agreements to be entered into between the parties in relation to the Proposed Acquisition.

This announcement is dated 27 February 2018.
