股海探温:A&M地产很可能派红股

您好!请问A&M地产(A&M,5959,主板产业股)一直有赚钱,拥有不错的资产负债表,还一度被刊登在报章上的估值为一股价值RM11.50,为何股价依然还是很低,是否与不发股息有关?

再说,S108balance不是只延长到31/12/13吗?为何董事部还迟迟不宣布发股息?请财经专家分析一下。

虽然政府积极打房,但一些二、三线股由于股价被挤压太久,股价随时等待重估。

如果市场一旦决定要重估这些股票,往往它们的股价可以向上调2-30%,甚至更多。

问题是,A&M地产是否属于这一类股?

从过去一年的股价看来,我们可以看到其股价确实是经历上述的过程。

在2013年头,股价还徘徊在50仙左右,大选之后阴霾去除,大起至1.25令吉,然后,随着政府宣布打房措施而跌到约85仙。

受到公司收购地库的激励,股价又重新起回1.20令吉,现在处于调整期。

或保留现金发展

目前,该公司净资产是1.47令吉,至于报章给予如此高的价值,可能是因为许多地皮尚未重估吧。

由于公司股票流量不广,而且交易量不大,让许多投资者却步。这些交易量稀少的公司,股价处于大折价是很普通的事。

由于公司可能要留住现金做发展用途,因此就算是赚钱,也多数不会派股息。

上一次派息是2008年,而在2007年,公司进行1送1红股和1拆二股票。

这之后,大股东反而增持至70%,更牢牢控制这公司。

所以,如果大股东不准备注入资金,那么,建议附加股的机会不大,反而是大股东配售或公司赠送红股或凭单的机会高一些。

至于公司有很多税务盈余,不代表一定要派出来,S108balance只到去年,因此,您可以忘掉公司的税务盈余了。

由大股东控制了70%的另一家公司———喜尔工业(HIL,8443,主板工业产品股),近来也是开始有动作,股价从40仙起至55仙,不妨留意。

8500万购大地主公司

在今年1月11日,A&M地产以8500万令吉现金,收购持有庞大地库的公司股权,并预期推介总值7亿令吉的房地产发展计划。

A&M地产向马交所报备,以上述价格向A&M地产执行主席拿督黄天福及家族成员,收购Unik Sejati私人有限公司的92.59%股权。

目前,黄天福掌控了A&M地产的61.75%股权。

Unik Sejati目前在雪州双溪毛糯,拥有加总约54公顷的两块永久地契土地,市值达1亿7000万令吉。

“这两块土地预期将用于总值7亿令吉的房地产发展计划。”

传大股东拟释股6% A&M 地产积极寻投资者

(吉隆坡10日讯)A&M地产(A&M,5959,主板产业股)表示,正积极寻找机构投资者入股该公司。

A&M地产执行董事黄贵良向彭博社披露这项消息,但未透露售股数量。

根据《星报》今日引述消息报道,A&M地产大股东有意释出6%股权于机构投资者,以提高流通量。

报导指,A&M地产执行主席拿督黄天福以及其私人公司Dalta Industries将释出2000万股,且可能进一步释出1000万股,以1.20令吉至1.25令吉配售。

倘若以1.20令吉计算,这批配售股权将能取得2400万至3600万令吉资金。

至于黄天福和DaltaIndustries私人有限公司剩余股权有6个月锁定期,因而不能脱售。

不过,消息人士透露,黄天福可能向执行投行寻求豁免,以1.40令吉或以上价格减持股份于新投资者。

配售为反映公司价值

询及A&M地产会否使用这笔资金投入于旗下项目,消息人士表示,这并不是公司的主要意图,因旗下发展已做好融资。

“这是一家净现金流公司,这次配售股份主要为了反映公司价值,以在未来获得潜在投资机构和高净值个人投资者的青睐。”

目前,A&M地产主要由管理层和散户持有,促使公司价值未能反映在股价上。

消息指,一组基金经理在上周到该公司旗下Carey Island高尔夫球和度假村项目探访,并对该公司留下正面印象。

A&M實業2000萬股 配售機構投資者

(吉隆坡15日訊)A&M實業(A&M,5959,主要板房產)成功將2000萬股股票,以每股1.20令吉私下配售給國內重量級機構投資者。

相較1.166令吉一個月平均交易價格,1.20令吉配售價共溢價2.93%;但對比截至本月9日達1.225令吉5天平均售價,折價2.06%。

這批股權是由大股東Dalta工業私人有限公司和執行主席拿督黃天福釋出。興業證券研究擔任私下配售活動主理單位。

A&M實業大眾持股比例,料從29.6%增至35.1%,有助加強股票流量和提振交易及股價。

該公司訂單達1.6倍,私下配售描定重量級機構投資者,包括保險公司、投資管理公司以及政聯基金。

黃天福說:“投資者對我們的興趣,凸顯我們轉型為純綜合房產發展商,公司將更努力為現有和新投資者創造價值。”

他指公司過去為家族生意一直交出穩定盈利表現,直到一年前轉型,加強公司房產策劃和策略元素。

“我們十分榮幸可以在低賬面價值下擁有相當大且高素質資產。”

未來24個月,A&M實業將執行現有工程,之后轉型為純綜合房產發展商。【中国报财经】

券商買進心頭好.加厘島土地值錢 A&M實業嚴重被低估

我們認為A&M實業(A&M,5959,主要板房產)是嚴重被低估的房地產發展商,因為該公司位于加厘島的土地很值錢,因此給于 “買進”評級。

該公司位于加厘島的土地目前價值介于每平方尺10至15令吉,但賬面價值(book value)卻每平方尺低于1令吉。

同時,我們給予該股2015財年8.2倍本益比,比小型房產業者的9.5倍本益比來得低。

該公司計劃在2014至2018年期間,推出發展總值(GDV)達100億令吉的Amverton Cove綜合發展計劃,涵蓋住宅、商業房產,以及高爾夫度假村。

一旦A&M實業釋放該地段的價值,我們認為該股可進行重估。

我們相信,2014至2018年期間推出發展總值190億令吉計劃看來,足以扶持該公司2015財年和未來的盈利。

我們預計2015財年淨利可取得185%年成長。

我們給予該股 “買進 ”評級,目標價為2.12令吉。

目標價:2.12令吉

A&M實業(A&M,5959,主要板房產)是家嚴重遭低估的房產發展商,在加厘島(Carey Island)2000英畝地庫遭低估至少10倍,建議投資者目光放遠,在雙溪毛糯和加厘島房產計劃料2015財年開始積極貢獻收益。

本財年首季淨利按年成長33.5%,主要因房產、酒店和休閒業務,以及種植業務高收益貢獻推動。我們對首季淨利積極表現感到相當驚訝。

倘若按季度計算,該公司首季收益表現則較為遜色,主要因首季房產業務銷售下滑,以及末季銷售量普遍較高,比較基準也較高。我們對此並不擔心,因首季業績表現一般都較為疲軟,未來數個季度則會開始回溫。

A&M實業收益前景仍相當樂觀,在雙溪毛糯和加厘島的房產計劃發展總值達19億令吉。這兩項計劃將在今年推出,料可大力推動2015財年收益成長。

我們認為,下半年在加厘島推出的Amverton Cove計劃將重新吸引投資者對該股的購興,該計劃的出售率料將達標。

我們維持本財年至2015財年收益預測,未來數個季度收益料有強勁表現,我們預計在上述兩項計劃的推動下,2015財年收益將大幅上漲。鑒于房產需求和南巴生谷大道將改善當地交通系統,我們看好加厘島的房產計劃。

(吉隆坡30日訊)派發1.5仙股息誤寫成15仙,烏龍派息文告掀漲風,A&M實業(A&M,5959,主要板房產)早盤猛漲13仙或13%至1.16令吉,公司停牌更正以降溫。

隨著A&M實業昨日建議派發15仙股息,高額股息帶動該股走高,今日開盤即漲11仙至1.14令吉,之后持續走高,漲13仙或13%,報1.16令吉。

較后,公司向馬證交所申請停牌一小時獲准,于早上9點51分開始停牌,直至10點51分復牌,並隨后發出更正文告,董事局建議派發股息為每股1.5仙,該建議將在來臨的股東大會上尋求股東同意。

復牌后,該股火熱漲勢急速降溫,以1.05令吉重新出發,起2仙。休市時,該股1.07令吉,起4仙,半日成交量達223萬6800股。

閉市時,該股起3仙至1.06令吉,成交量258萬1200股。

The Board of Directors of the Company is pleased to announce that the Company intends to seek the approval from its shareholders for Proposed Final Single-Tier Dividend of 1.5 sen per ordinary share of RM0.50 each in respect of the financial year ended 31 December 2014 at the forthcoming Annual General Meeting.

The dividend entitlement and payment dates will be announced in due course.

This amendend announcement is dated 30 April 2015.
