雪兰莪实业末季净利跌10%

(吉隆坡29日讯)雪兰莪实业(SPB,1783,主板产业股)截至10月底末季,净利跌10%,报3066万令吉,上财年为3434万令吉。

该公司向马交所报备,末季营业额则达2719万9000令吉,暴跌54.47%,上财年为5974万5000令吉。

根据该公司文告,全年业绩则受惠于脱售精英国际集团(HELP)盈利,净利暴涨近1倍,达1亿9804万9000令吉;营业额则报1亿98万500令吉,跌58%。

根据该公司文告,除了脱售精英国际集团,其他业务盈利表现受到产业推介延迟、利息收入减少,及澳洲业务外汇亏损等因素拖累。

产业重估盈利2734万

不过,雪兰莪实业将于明年推介新产业,加上投资产业稳定收入,明年营运展望乐观。

另外,该公司也对旗下的投资产业进行重估,包括Milenium大厦在内9项产业重估后,获得2734万4000令吉盈利,每股净资产值增加7.9仙。

该公司指出,重估活动是由VPC Alliance(吉隆坡)私人有限公司负责。

9项产业截至今年10月底,净账面价值为5亿8019万6000令吉,重估后,市价总值为6亿754万令吉。【南洋网财经】

- REVALUATION OF PROPERTIES
The Board of Directors of SPB wishes to announce that the Company had undertaken a revaluation exercise on all its investment properties (hereinafter collectively referred to as “Asset”) held by SPB and its subsidiaries (collectively referred to as “the Group”).

The purpose of the revaluation is to comply with the accounting standards under the Financial Reporting Standards (“FRS”) 140 on Investment Property.

Following the revaluation exercise, there is a revaluation surplus for an aggregate amount of RM27.3 million, details as set out in the table below.

This will result in an increase of 7.9 sen in the net asset per share of the Group.

The valuation on the Asset was conducted by VPC Alliance (KL) Sdn Bhd. The date of valuation for the Asset is as at 31 October 2014.

The total value placed on the Asset by the valuer is RM607.5 million.

The valuation report of the Asset is available for inspection at the Registered Office of the Company at Lot 6.05, Level 6, KPMG Tower, 8 First Avenue, Bandar Utama, 47800 Petaling Jaya, Selangor Darul Ehsan during normal office hours from Monday to Friday (except for Public Holidays) for a period of three (3) months from the date of this announcement.

今年推8.2亿產业计划 雪实业將维持增长势头

(吉隆坡10日讯)雪兰莪实业(SPB,1783,主板產业股)今年將会推出2项新產业发展计划,发展总值为8亿2500万令吉。

雪兰莪实业首席营运员张昆山指出,该公司將会有2项產业发展活动,分別是座落在鹅嘜(Gombak)的Bukit Permata,以及白沙罗岭(Damansara Heights)的新盘,发展总值分別为1亿2500万令吉和7亿令吉。

他透露,前者將会是住宅发展项目,包括半独立式房屋和別墅,每单位最低售价分別为180万令吉和200万令吉;而后者则是高档公寓发展项目。

「上述2项发展计划,將成为公司今年增长的正面动力,並希望Bukit Permata发展可以为我们2015財政年(10月31日结账)净利带来正面的贡献。」

他补充道,在去年12月才推出的白沙罗岭高档公寓,料会反映在2016財政年年初。

他今日出席该公司召开的股东大会后,在记者会上如此指出。出席者还包括该公司的財务主管李达忠。

雪兰莪实业目前拥有的地库面积为264英亩(包括永久业权和租赁土地),可以让公司未来10年继续忙碌。其中有32.3英亩是坐落在白沙罗岭、151英亩在乌鲁冷岳(HuluLangat)、59.1英亩在士拉央和21.6英亩在鹅嘜。

巴生谷买地

张昆山表示,雪兰莪实业正在寻找更多合適的土地,並会集中在巴生谷一带。

「我们已向產业顾问发出指示,而他们也正和数个土地持有者展开商谈。」

该公司去年9月出售位于白沙罗岭佔地6.34英亩的土地,予JendelaMayang私人有限公司。对此,张氏指出,该出售活动將可以为公司带来3亿7620万令吉盈利,並预计在今年完成。

与此同时,他指出,公司未来1至2年將会在士拉央穆拉(Selayang Mulia)推出住宅发展项目,总共1724个单位。其中832个单位是排屋及446个单位是中低价公寓。

他表示,士拉央穆拉的住宅发展项目將在2015年之后才推出,但公司暂时还未能给予准確的日期。

同时,他也估计,该项目的总发展价值为3亿9500万令吉,然而这只是初步的预测。

展望未来,李达忠表示,公司將通过內部增长和各大產业项目,在今年维持增长势头。【东方网财经】

雪兰莪实业净利增28%

(吉隆坡26日讯)雪兰莪实业(SPB,1783,主板产业股)截至4月30日次季,净利增长27.5%,报713万令吉,或每股赚2.07仙。

根据文告,去年同期该公司净赚559万2000令吉,或每股1.63仙。

虽然融资成本较低和利息带动净利上涨,但营业额却走跌,从2814万5000令吉,年跌20.27%,至2243万9000令吉,主要是产业投资、产业发展和澳洲业务收入下滑,抵消了投资业务的较好表现。

首半年业绩则呈跌,营业额按年下滑7.78%,报4629万2000令吉;净利写下59.46%的跌幅,为6521万9000令吉,或每股18.98仙。

该公司表示,产业投资领域料维持强稳,千禧大厦(MenaraMilenium)和澳洲帕斯购物中心的出租率仍高,可继续贡献业绩。

另外,在白沙罗高原的捷运计划(MRT),也将带动未来当地产业发展计划。【南洋网财经】

投資控股淨利飆‧雪蘭莪實業第三季多賺481%

(吉隆坡23日訊)馬幣下跌導致投資控股淨利爆漲,雪蘭莪實業(SPB,1783,主板產業組)截至財政年2015年7月31日第三季淨利成長480.6%至4千464萬令吉,但9個月淨利卻下跌34.8%至1億零981萬令吉。

營業額方面,雪蘭莪實業第三季成長5%至2千476萬令吉,9個月下跌3.7%至7千105萬3千令吉。

根據該公司文告,第三季淨利獲得高速成長主要是因為美元及新幣兌馬幣走強,令投資控股業務在9個月間獲得9千200萬令吉匯率收益。

根據該公司財報,匯率收益造成投資控股業務在第三季取得3千863萬令吉淨利,去年同期為718萬令吉虧損。

雖然如此,雪蘭莪實業表示產業業務在其間因延遲推出新項目而導致營業額下跌。

雪蘭莪實業的Bukit Permata產業項目因重新評估發展計劃而延遲至2015年底推出,白沙羅高原將設計成與大眾捷運計劃銜接。

該公司表示,產業投資業務預計將會保持平穩,繼續對公司帶來收入。

雪蘭莪實業仍正面看待2015年在大馬及澳洲的營運,唯擔心匯率波動及賣出HIC集團股權將影響未來業務。(星洲日報/財經)

(吉隆坡28日讯)截至10月杪,雪兰莪实业(SPB,1783,主板产业股)末季净利按年激增15.4倍,宣布派息50仙。

根据文告,雪兰莪实业当季净赚4亿8381万9000令吉,每股净利140.8仙,远超去年同季的2950万6000令吉,归功于卖地取得4.039亿令吉的收入,以及投资控股业务获得汇兑收入。

当季营业额则报2803万9000令吉,年增3.09%。

此外,公司在当季宣布每股派息50仙,当中包括38仙的特别股息。

合计全年,净利按年大涨2倍,从1亿9805万3000令吉,走高至5亿9368万令吉,每股净利172.77仙。

同期营业额则按年跌1.87%,至9909万2000令吉。

另一方面,雪兰莪实业为截至10月杪的9个产业重估了价值后,这些产业的净账面价值增加了1715万5000令吉或2.8%,录得6亿2925万令吉。

由此,每股净资产价值,也将因而提高5仙。

雪兰莪实业3220万买4地

(吉隆坡3日讯)雪兰莪实业(SPB,1783,主板产业股)今天与Chong Khoon Lin私人有限公司达成协议,以3220万令吉,买下4块毗邻的土地。

这4块位于吉隆坡市,总面积达525万2659平方米。

雪兰莪实业将透过内部集资,完成这项收购活动,并且不会对现有的净资产和净利产生影响。

拟建高档别墅

该公司完成收购后,将计划在该土地建设124间高档别墅,同时拥有446个泊车单位的项目。

逆市推公寓‧雪蘭莪實業冀重新定位

雪蘭莪實業(SPB,1783,主板產業組)無畏產業發展前景放緩及市場公寓過剩,依然逆市推出公寓樓盤,並相信市場需求還存在。

雪蘭莪實業首席營運員張昆山說,公司已有一段時間沒有推出房產項目,因此,預測2016財政年盈利增長將持平。

他說,受到全球經濟不明朗的影響,因此,今年房產前景也將出現放緩的情況。

下半年推出總值8億公寓

“公司預計將於今年下半年推出Aira Residence公寓,預計發展總值達8億令吉。”

他說,該公寓共有18層樓,位於白沙羅,每間約4千平方公尺,目前尚未決定售價。

張昆山表示,雖然產業前景放緩,惟在進行公寓工程時,依然接獲許多人士的詢問,因此相信還有市場需求,尤其是大空間房產。

他也指出,公司目前擁有逾200英畝的土地,將可供公司在未來10年發展之用。

該公司財務總監李達忠表示,在2016財政年公司將不再享有外匯收益,除非馬幣持續疲弱。

他也指出,公司的收入預計將會減少,因為前期尚有外匯收益及一次性收入。

不過,李達忠認為公司的核心業務依然很穩定。

張昆山說,公司已算是元老級品牌,大部份老一輩者認識雪蘭莪實業,惟年輕一輩可能對公司不太熟悉。

“我們希望能夠重新定位,讓更多年輕人認識我們公司。”

積極物色好地段

對於公司發展前景,張昆山不諱言,公司目前在積極尋找可使用的好土地。

他說,一旦遇到合適的機會,公司並不排斥進行收購計劃。

他也透露,注意到在白沙羅高原附近出現停車位短缺的情況,因此,公司有計劃將該處的其中一處土地暫時作為開放停車場使用。

打造白沙羅高原推手

雪蘭莪實業是由已故企業家丹斯里溫典光與夫人潘斯里張竹友於1963年共同創立,並於同年11月6日掛牌。

該家已有超過半世紀歷史的公司,是將白沙羅高原由青蔥膠園打造成高尚住宅區的主要推手,並是當年首家發展白沙羅高原的產業發展公司。

溫典光當時的決定並不獲得市場看好,惟最終卻成功使得雪蘭莪實業在產業領域立足,並在70與80年代,保有產業巨擘的形象。

該公司主要業務為投資產業、物業發展、貸款和租賃,在超過50年期間,建設的建築物包括白沙羅大廈、峇台廣場(Plaza Batai)、千禧樓(Menara Milenium)等。

創辦人溫典光在2000年時逝世,而今年已93歲的張竹友接任為該公司主席,其兒子溫秋齊(譯音)則為公司執行董事。(星洲日報/投資致富‧企業故事‧文:劉玉萍)

(吉隆坡24日讯)儘管產业市况不甚理想,雪兰莪实业(SPB,1783,主板產业股)將于下半年推出15年来首个高档產业项目,並看好这项目可获得市场青睞,並相信產业发展业务可辅助现有的產业投资业务,推高公司未来的营业额及盈利。

雪兰莪实业首席营运员张昆山表示,除了上个月收购4块位于白沙罗的地皮,该公司也会陆续物色其他地皮,重新涉足產业发展,以提高公司的营业额和盈利。

张昆山指出,今年下半年所推出的Aira高级公寓,是该公司时隔15年的首个產业发展项目,料未来3至4年將为公司带来盈利贡献。

「我们將在未来迈向產业发展领域,藉此带动企业营业额及盈利;不过,產业投资业务依旧是雪兰莪实业的主要收入来源。」

张昆山SPB首席营运员。他补充,该公司在过去2年积极建立產业发展团队,以执行大型產业项目。

针对產业领域放缓是否会影响新盘的认购率,他说,根据该公司的市场调查结果,市场对高级公寓的需求量依旧强劲。

「由于新盘坐落策略性地点和目標客户是不受经济放缓拖累的利基市场,所以公司不担心认购率问题。」

Aira住宅公寓位于白沙罗巴太路佔地3.01英亩,发展总值(GDV)约8亿令吉,共有105个单位。张昆山是在雪兰莪实业股东大会后的记者会上,发表谈话。同场出席的还有该公司財务董事李达忠。

展望未来,除了执行產业发展项目,该公司將继续寻找收购地皮的机会,主要是巴生谷一带的地皮,惟目前尚未寻获任何適合地皮。

张昆山表示, 如果地皮售价合理和地点具吸引力,该公司不排除收购其他地区的地皮。他说,该公司目前所拥有的地皮面积达300英亩,包括上个月3日向大股东收购的4块白沙罗地皮。

对于刚收购的地皮,李达忠指出,公司计划在2018年才开始发展相关地皮。该公司上个月斥资3220万令吉收购4幅毗邻的地皮,总面积为525万2369平方公尺,初始计划是用来兴建124间高档別墅及446个泊车位。

另一方面, 雪兰莪实业今年也打算翻新千禧楼(Menara Milenium),以留住租户和提升租户体验,惟所需成本待定。该公司也于去年耗资300万令吉,翻新巴太广场(Plaza Batai)的设施, 也因此推高其盈利贡献10%。

预计盈利持平

「我们预计2016財政年(10月31日结账)產业投资业务的盈利將持平。」

傍晚,雪兰莪实业公佈2016財政年首季(截至1月31日止)由盈转亏的业绩,从去年同期净赚5809万令吉,转为蒙受1611万令吉亏损;营业额则从去年同期的2432万令吉,按年增加24%,至3024万令吉。【东方网财经】

(吉隆坡24日讯)雪兰莪实业(SPB,1783,主板产业股)截至1月31日首季业绩欠佳,转盈为亏。

该公司首季净亏1610万8000令吉,逊于上财年同季的净赚5808万9000令吉。

由于产业投资、产业发展、投资业务和其他业务表现走跌,抵消澳洲业务的较好表现。

不过营业额则按年扬24.33%,至3024万1000令吉,高于上财年同季的2432万4000令吉。

该公司指出,产业投资业务料维持强稳,千禧大厦(Menara Milenium)和澳洲帕斯购物中心出租率高企,同时计划在下半年在白沙罗高原推介18层楼高的高级公寓。

至于Bukit Permata的发展,基于房市疲弱而暂时搁置至明年初推介。【南洋网财经】
