(吉隆坡1日讯)依布拉有限公司(IBRACO,5084,产业组)公布,在截至2015年9月30日止第3财季,所取得的税前利润按年从1140万令吉上调至1718万令吉。

该发展商致函大马交易所说,至于营业额则由之前的4862万令吉增加至6075万令吉。

它称:“营业额较高,归因于Tabuan Tranquility的住宅和商业项目、Stutong高原公寓,以及公园住宅区和民都鲁市镇广场的产业销售收入上升。”

依布拉表示:“我们将在未来推出更多的住宅和商业单位。”

它指出:“我们经常监控市场对我们产品的需求,并对任何新的项目采取审慎态度。”【光华日报财经】

The Board of Directors of IBRACO BERHAD (“IBRACO”) is pleased to announce that IBRACO had on 8th January 2016 incorporated a subsidiary, IBRACO ASCENT SDN. BHD. (Company No.  1171729-H) (“IBRACO ASCENT”).

IBRACO ASCENT’s issued and paid-up capital of RM100,000.00 is 74% owned by IBRACO and the balance of 26% is owned by MS KOID LI YEE, a Malaysian.

The principal activities of IBRACO ASCENT are property investment and development.

The Directors of IBRACO ASCENT are Mr Chew Chiaw Han and Mr Liu Tow Hua.

Effects of the incorporation

The said incorporation would not have material effect on IBRACO’s earnings and net assets for the financial year ending 31st December 2016.

Ibraco末季净利暴跌80% 仍正面看待产业前景

(吉隆坡24日讯)Ibraco Bhd 2016财政年末季净利暴跌80%至327万令吉,同期净赚1656万令吉。

这家砂拉越产业发展商2016财年末季(截至2016年12月31日止)的营业额按年跌挫68%至2665万令吉,同期报8395万令吉。

纵观2016财年的业绩表现,Ibraco净利按年下跌41%至2707万令吉,2015财年净赚4596万令吉。

合共4季营业额共计1亿5877万令吉,上财年同期营业额累计2亿5404万令吉,跌幅为37%。

该集团今日向大马交易所报备,产品结构的变化、产业销售和完工状态对盈利皆有影响。

Ibraco表示,盈利表现也受到原料价格和人工成本变动的影响。

然而,该集团指出,迄今为止的产业需求一直都令人满意。

至于展望方面,该集团表示,计划在2017年推出更多产业项目,主要包括住宅和商用产业项目。

Ibraco近期也表示,希望重新调整产品组合,以囊括更多可负担房屋。

伊布拉可126万售单位

(吉隆坡24日讯)伊布拉可(IBRACO,5084,主板产业组)126万2800令吉脱售TT3SOHO的3个单位,以套现作为营运资本。

该公司发文告表示,董事部预期整个脱售计划将在36个月内完成,有望为公司带来31万1000令吉盈利。

最新进展

伊布拉可(IBRACO,5084,主板产业股)最近推出了发展总值达6亿5400万令吉的房产项目,当中包括吉隆坡的ContiNew、古晋的TT3以及Town Square Bintulu。

今年下半年,也会推出Northbank的首期项目。

截至今年首季,伊布拉可未入账销售达3亿290万令吉;是去年1亿5900万令吉营业额的1.9倍,相信今明年的获利能力非常强劲,并能支撑盈利增长。

近几年,扣除利息和税务前盈利(EBIT)赚幅维持在介于24至30%;高于同行平均的24%。

行家建议

与去年营业额及净利下降的的趋势不同,预计今年会是伊布拉可的转折点,因为最近及即将推出的项目;预计3年内的营业额,将年均复增31%。

今明年的核心净利,也将恢复之前的增长趋势,今年可涨29%至3490万令吉,明年可增至4930万令吉,年增幅41%。

我们预料,伊布拉可未来赚幅会企稳,3年净利可年均复增37%。

接下来,该公司计划推出的工程价值达30亿令吉,包括Northbank和古晋海滨扩建等。未进行工程的发展总值上看16亿5000万令吉,占地628英亩,足以维持未来盈利增长。

伊布拉可获3亿合约

2017年7月18日
(吉隆坡17日讯)伊布拉可(IBRACO,5084,主板产业股)宣布,获砂拉越公共工程局(JKR)颁发总值3亿263万7946.81令吉的合约。

伊布拉可今日向交易所报备,独资子公司伊布拉可建筑私人有限公司,获砂拉越公共工程局颁发合约,负责建造及完成位于砂拉越木胶(Mukah)的新机场。

合约内容包括机场的最终构造、飞机跑道、通道、航站基建及建筑工程,预计将在36个月内完成。

伊布拉可指出,将通过内部融资及外部借贷来完成上述项目。【e南洋】

AWARD OF CONTRACT
The Board of Directors of Ibraco Berhad ("Ibraco" or "the Company") is pleased to announce that its wholly owned subsidiary company, Ibraco Construction Sdn Bhd, had on 17 July 2017, received and accepted the Letter of Acceptance from the Jabatan Kerja Raya, Kuching, Sarawak to construct and complete the new Airport at Mukah, Sarawak via Package 2 - Final Formation, Airfield Pavement, Access Road, Landside Infrastuctures and Building Works ("Project").

The contract amount for the said Project is RM302,637,946.81 (Ringgit Malaysia Three Hundred Two Million Six Hundred Thirty Seven Thousand Nine Hundred Forty Six and Sen Eighty One only).  This Project shall commence upon site possession and shall be completed within Thirty-Six (36) months from the date of commencement.

The risks associated with the Project are normal operational risks which shall be mitigated through internal controls and good governance in operating procedures.

The Project, which will be funded via internally generated funds and external borrowing, is expected to contribute positively to the earnings and net assets of Ibraco for the duration of the Project and will not have any effect on the share capital and substantial shareholders' shareholdings of Ibraco's Group.

The Project is in the ordinary course of business and is not subject to the approval of the shareholders of the Company.

None of the directors and/or major shareholders of Ibraco or persons connected to them have any interest, direct or indirect, in the above  Project.

最新进展:

伊布拉可(IBRACO,5084,主板产业股)宣布,获砂拉越公共工程局颁发总值3亿260万令吉的合约,负责建造及完成位于木胶的新机场。

根据合约,公司将负责机场的最终构造、飞机跑道、通道、航站基建及建筑工程。

我们正面看待该合约带来的好处,因为该工程可多元化公司的收入;另外,伊布拉可正积极发展旗下的建筑业务,而这与公司的策略是一致的。

行家建议:

假设营运利润率有7%,在施工期间,预测该合约将为伊布拉可额外增加1380万令吉净利,或相等于每股2.8仙。

我们也将2017至2019财年的盈利预测,上调6至10%,并假设该合约于9月起生效。

今年3月,公司已有3.03亿令吉的未入账产业销售,再加上价值3亿260万令吉的建筑订单,公司未来盈利更有所保障。

另外,公司在古晋、民都鲁和吉隆坡一共拥有627英亩的地皮,发展总值达57亿令吉,可支撑公司的长期收入。

在调整盈利预测后,我们也将目标价由之前的92仙,上调至1令吉。因总回酬达17.9%,评级也由之前的“持有”,上修至“买入”。

Ibraco以3700万购八打灵再也4幅地

(吉隆坡11日讯)砂拉越产业发展商Ibraco Bhd拟以3744万令吉,收购雪兰莪州八打灵再也的4幅永久地契空地,总面积达1万5811.16平方米。

Ibraco补充道,收购八打灵再也地段的要价已调整至近每平方尺220令吉。

在Ibraco与两家公司Milan Sanctuary私人有限公司和Jurapat私人有限公司签订买卖协议后,此次收购意味着该集团在西马拓展业务的第二项投资。

该集团向大马交易所报备指,面向新班底大道(NPE)的地段获得八打灵再也市政厅(MBPJ)颁发一项用于综合商业发展的发展准证。

“公司现阶段仍未能确定发展地段的发展总值(GDV)和总盈利。”

Ibraco表示,这项购地计划是“适当的”,同时也是其“策略投资”的一部分,并认为“如今是时候进一步扩大该集团在西马的市占率”。

“发展这些地段将有助提升Ibraco未来的盈利水平,以及本集团在西马市场的地位。”

Ibraco表示,这项购地计划的成交价是基于“愿买愿卖”的形式达成,惟却没透露Milan Sanctuary和Jurapat股东的身份。

该集团指出,将以现金和贷款的方式来为购地计划筹资,其中30%来自现金储备,其余70%则向银行贷款,此举估计将推高目前的负债水平(0.44倍)至0.52倍。

截至6月底,Ibraco的现金余额达1508万令吉,贷款总额企于1亿5402万令吉。

该集团预计,这项购地计划或耗时360天。

3744万雪州购地.伊布拉可扩张西马看好

(吉隆坡12日讯)砂拉越房产公司伊布拉可(IBRACO,5084,主板产业组)进一步进军西马市场,宣布以3744万2928令吉收购雪兰莪土地。

该公司计划将上述158万12平方公尺土地,发展成为综合商用产业。

上述地库靠近新班底大道(Baru Pantai),每平方公尺收购价为220令吉。

分析

丰隆研究对此购地计划持温和正面看法,因有助该集团扩张版图至巴生河流域,之前该集团在郭拉萨路展开首项产业计划。

该行假设土地成本占发展总值为20%,则上述地库发展总值预期为1亿8700万令吉,发展总值将提高3.3%,至59亿令吉。

丰隆说,上述地库在2011年获得发展准证,该公司将修改发展计划,并重新申请新的准证。收购70%资金来自借贷,负债比将从0.44倍走高至0.52倍。

若上述计划的息税前利润(EBIT)定为22%,丰隆预期该公司可从上述发展计划增加4仙的重估净资产估值(RNAV)。

丰隆看好该公司过往3年的盈利复合成长(CAGR)达42%,未入账销售稳健处于1.8倍,赚幅高于市场平均水平,周息率4%,相当诱人。因此维持该公司“买进”评级及1令吉目标价。

Ibraco与HELP合作 提供K-12和大学预科教育

(吉隆坡4日讯)砂拉越产业发展商Ibraco Bhd与HELP Education Services私人有限公司合作,提供小学、中学和大学预科教育。

Ibraco指出,已与HELP成立了一家联营公司,名为Ibraco Help Education私人有限公司,初始缴足资本为100令吉。

Ibraco今日向大马交易所报备说,该联营公司也将提供本地或外国机构的教育服务。

HELP成立于1986年,是国内领先的学术机构,以社会科学,尤其是商业、经济、法律和心理学著称。

HELP也是私募股权公司Southern Capital Group在东南亚地区的投资公司之一。

Ibraco在2016年报中宣布,将首次进军国际教育业务,作为多元化收入来源的策略之一,同时提高产业发展项目周边的价值。

Ibraco在年报指出:“这个新业务的资本开销估计约为5500万至6000万令吉,并将在两年内完成。”
