股价低估40%·绿盛世今年盈利可期

(吉隆坡29日讯)绿盛世(ECOWLD,8206,主板产业组)联营公司盈利贡献甚多,提振首季净利,分析员看好该公司股价被低估近40%,预期今年盈利仍可期。

绿盛世首季核心净利报3030万令吉,符合MIDF研究预测,并相信在本地联营计划和绿盛世国际(EWINT,5283,主板产业组)更高的贡献下,2019年全年盈利表现强劲。

全年财测不变

MIDF维持全年财测不变,并认为绿盛世每股账面价值为1令吉48仙,以当下股价而言,相等于折价39%,估值诱人。

肯纳格研究也维持财测不变,未进账销售60亿8000万令吉提供未来两三年的盈利可见度,因此该股开年至今股价表现虽不佳,但却是累积该股的好时机。

该公司管理层表示,在绿盛世提出的购屋配套HOPE服务下,销售有所提振。

安联星展研究与联昌研究看法较为谨慎。

安联星展说,虽然绿盛世是知名品牌,但当下产业领域备受挑战,相信较难以保持销售成长。

再者,绿盛世的资产负债表略紧张,净负债比从0.77倍按季走高至0.79倍,现有的产业市场让这情况难改善;安联星展表示,该公司需要更强的销售增加现金流,以降低庞大高达40亿令吉的负债。

有关债务会让2019年蒙受2亿令吉的利息流出。

绿盛世国际可贡献更多

联昌是唯一下调绿盛世财测的的证券行,2019及2020财政年的每股净利下调4至7%,不过2021财年则调高2%,因预期绿盛世国际可做出更多贡献。

联昌看好绿盛世国际进军先建后租(BtR)市场,并预期2019财政年盈利可显著成长,因部分产业竣工,但以重估净资产值(RNAV)估值而言,决定下砍2019及2020财政年的每股盈利17至19%。

不过,联昌预期绿盛世国际业绩在2021财政年可取得大力反弹,上调每股盈利17%,因当地产业竣工及移交给客户。联昌维持绿盛世国际“加码“评级,目标价97仙。

吉隆坡11日讯)绿盛世国际(EWINT,5283,主板产业组)将以451万9569澳元(约1325万2280令吉)收购实康(SALCON,8567,主板公用事业组)持有的联营公司——绿盛世-实康(EW-Salcon)其余20%股权,全面接手澳洲墨尔本中央商业区的Yarra One项目。

全面接手墨尔本Yarra One项目

该公司发文告表示,基于实康有意出售绿盛世-实康20%股权,而集团看好Yarra One项目前景,因此决定出手认购。

“透过上述认购案,我们可100%认列Yarra One项目获利。”

绿盛世国际说:“墨尔本出租空置率仅有2.1至2.2%,加上维多利亚省经济指标持续向好,并超越澳洲国家平均等利多因素,我们对Yarra One项目前景仍感乐观。”

另外,实康发表文告说,脱售澳洲联营公司的20%股权后,计划将财源用于其他投资契机。

Yarra One项目在2017年6月推介后,截至2019年2月杪累积销售为1亿3260万澳元(约3亿8890万令吉),绿盛世国际相信在整个项目于2020下半年竣工前,将可持续为集团带来可持续盈利收入。

绿盛世国际将透过银行贷款、其他债务工具或内部资金融资购股计划,而整个计划料在今年第二季完成。

绿盛世国际是在2017年透过旗下子公司Fortune Crest集团斥资12万澳元收购实康澳洲Yarra One房产发展项目80%股权,以联营发展总值2亿1800万澳元的综合发展计划。

另外,实康发表文告说,脱售澳洲联营公司的20%股权后,计划将财源用于其他投资契机。

This announcement should be read together with EcoWorld International’s announcement made to Bursa Malaysia Securities Berhad on 11 April 2019 in respect of the Proposed Acquisition (“Announcement”). (吉隆坡27日讯)绿盛世国际(Eco World International Bhd)截至今年4月30日止第二季净亏收窄至1198万令吉,一年前则净亏2646万令吉。

每股亏损也从1.1仙,收窄至0.5仙。

累积现财年首6个月,绿盛世国际净赚1078万令吉,相对于一年前净亏3663万令吉。

绿盛世国际今日发布文告表示,2019财年次季录得净亏,是因为在英国采用盈利认可方法,与2019财年上半年相比,公司有望在现财年下半年获得更多盈利。

这是基于未来几个月内将移交几栋额外住宅大楼,主要是英国的伦敦城市岛(London City Island)和大使馆花园(Embassy Gardens),这些销售的盈利将现财年的未来几个季度得到认可。

在现财年首7个月,绿盛世国际录得5亿8600万令吉销售额,首4个月销售额为1亿4600万令吉。

该公司透露,全新的绿盛世伦敦联营产品平均售价为每平方尺500到800英镑,占该期间销售额的50%以上。

该公司表示,尽管整体购屋者情绪疲弱以及英国脱欧的不确定性,但这表明了伦敦中等主流市场的弹性。

同时,该公司指出,伦敦绿盛世(EcoWorld London)正在积极寻求新的建后出租(build-to-rent)机会,以利用机构对此类项目不断增长的需求,并计划在今年年底之前完成大宗交易的条款。

绿盛世国际预计,这将为2019财年和2020财年的两年60亿令吉销售目标做出重大贡献。

展望未来,绿盛世国际总裁兼总执行长拿督张良成表示,过去三个月,新的绿盛世伦敦项目的强劲销售贡献证明了其进入伦敦中等主流住宅市场的战略决策,尽管英国退欧的逆风持续存在,但需求依然强劲。

(吉隆坡28日讯)绿盛世(ECOWLD,8206,主板产业组)2019财政年上半年盈利普遍符合市场预期,分析员看好下半年产业销售将加速,相信与子公司绿盛世国际(EWINT,5283,主板产业组)在探讨于本财政年派发首次股息。

绿盛世2019财政年次季录得4120万令吉盈利,累积上半年录得7150万令吉净利。

大马投行认为,尽管绿盛世上半年净利仅达到该行和市场全年预测的40%及36%,惟相信下半年将会有更强劲的盈利表现。

未入账销售61亿

该行相信,绿盛世2019财政年前景正面,归功于拥有61亿令吉的未入账销售和大马项目逐步进入成熟期。

大马投行指出,绿盛世目前拥有许多项目在进行中,并拥有4800英亩地库,发展总值高达700亿令吉,这提供长期盈利能见度和驱动公司未来增长。

绿盛世的净负债有所改善,由首季的79%略降至78%,不过安联星展认为,考虑大马产业市场相对具有挑战,认为将继续走高,预计该公司需强化产业销售来改善现金流和削减大额贷款,因这在2019财政年可能带来约2亿的利息流出。

潜在高开销  财测下修

MIDF研究则认为,绿盛世潜在面对高开销,因此下调2018及2020财政年财测,分别调低3.7及4.5%。绿盛世2019财政年的盈利贡献预计源自联营公司。

肯纳格研究则认为,绿盛世可能受JCE略低的项目赚幅和更高的融资成本拖累盈利表现,因此下调2019至2020财政年财测,介于11至15%,预计将跌至1亿8100万至2亿1600万令吉。

肯纳格研究相信,绿盛世及绿盛世国际目前在探讨于2019财政年派发股息,不过股息政策等尚未有详细资料。

联昌研究认为,绿盛世与中国电建的联营计划,将能让该公司有能力借助中国电建的专业,争取基建项目,并有望为公司带来另外的营收来源。不过,双方的合作尚在初步阶段,且还没有决定欲竞标的项目。

海外项目交付
绿盛世国际前景可期

绿盛世国际2019财政年上半年成功转亏为盈,分析员相信在更多海外项目交付下,下半年前景同样可期。

绿盛世国际上半年录得1100万令吉核心净利,专注先建后租业务上。

马银行研究认为,绿盛世国际下半年盈利表现有望转强,归功于London City Island、Embassy Gardens、Millbrook Park、Kensal Rise、NantlyHouse和Aberfeld Village项目的完成和移交。

有鉴于此,马银行维持绿盛世国际财政年财测不变。

联昌研究正面看待绿盛世国际,认为可持续带来显著的盈利表现。

马银行则谨慎看待英国伦敦的产业市场,预计受美中贸易战再次升级和全球经济增长放缓拖累,产业需求不会显著反弹。
