(吉隆坡15日訊)帝億成功置地(TITIJYA,5239,主要板房產)宣布與東急不動產公司(Tokyu Land)建立一個暫時的合作平台,分享和互換在房產領域的知識和專才,進一步革新房產發展,並探索未來任何房產發展項目的合作機會。

該公司指出,雙方為此合作簽署備忘錄,這是繼東急不動產在去年11月底宣布認股獻議后的另一項合作。

帝億成功置地董事經理丹斯里拿督林順平指出:“我們很榮幸能歡迎來自日本的東急不動產公司,成為我們的新夥伴。隨著雙方簽署備忘錄,我們能夠藉著東急不動產的優勢,進一步革新我們的業務。”

他稱,這也是東急不動產拓展國際業務版圖的一部分,憑藉帝億成功置地目前和未來的市場,立足大馬房產發展領域。

這項合作帶來互補效應,有潛能在各方建立新的商業機會和進一步合作空間。

根據雙方簽署備忘錄,帝億成功置地和東急不動產的房產發展項目,包括但不限于住宅、辦公樓、公交導向發展、年長者房屋、城市酒店和其他形式的旅遊、商業和零售房產。這也包括房產管理和營運,以及設立或投資房產信托(REITs)。

The Board of Directors of Titijaya (“Board”) refers to the Company’s announcement on 29 November 2017 in connection with the proposed share subscription by Tokyu Land Corporation (“TLC”) in Epoch Property Sdn Bhd, a wholly-owned subsidiary of Titijaya (“Proposed Subscription”). Unless otherwise indicated, all capitalised terms used or referred to in this announcement, shall have the meaning ascribed to it in the announcement dated 29 November 2017.

In furtherance to the Proposed Subscription, Titijaya is pleased to announce that it will on 13 January 2018 enter into a memorandum of understanding with TLC (“MOU”) to establish a provisional collaboration to share and exchange their respective knowledge and expertise in the real estate industry with the intention of further revolutionising Titijaya and TLC’s real estate development and whenever a suitable opportunity presents itself, to collaborate with each other for any property development projects that either of them may undertake (“Proposed Collaboration”).

最新进展:

帝亿置地(TITIJYA,5239,主板产业股)已计划在2018财年,推出总值14.5亿令吉的新发展计划。

行家建议:

虽然整体产业市场依然疲弱,但我们预计,帝亿置地2018财年次季销售额将可达到约1亿令吉,这有助于扶持4亿令吉的未入账销售。

同时,我们相信2018财年次季大部分销售额,将来自阿拉白沙罗的H2O公寓,这是在巴生谷最畅销的产业之一。

我们持续看好帝亿置地,主要是因为专注在巴生谷可负担公寓住宅;4亿令吉未入账销售和从国家基建公司(Prasarana)暂时征地获得的800万令吉租金,带来强劲净利;还有能够通过联营方式,以诱人价格购买新地皮。

我们对产业领域依然感到谨慎,因为屋价普遍高企、银行提供低贷款比率,还有购屋者因为总偿债率偏高而不够资格买房。

此外,生活成本和家债增加,使到消费者情绪依然疲弱。

我们把2018至2020财年每股净利,调低37%至40%,也把目标价从1.91令吉,调降至95仙,主要是为了反映股票分拆活动。

帝亿次季净赚2001万

(吉隆坡28日讯)帝亿置地(TITIJYA,5239,主板产业股)截至12月杪次季,净赚2000万9000令吉或每股1.76仙,比上财年同期的2044万8000令吉或每股5.31仙,略低2.15%。

帝亿置地今日向交易所报备,营业额从8065万5000令吉,按年大涨77.93%至1亿4351万1000令吉。

产业发展业务营业额显著提升78%,至1亿4300万令吉,归功于H2O项目进展的贡献,以及从临时用地中取得收益;税前盈利也增9.4%。

其他业务营业额主要来自租赁收入,营业额达27万6000令吉,但录得税前亏损,归咎于银行融资和企业活动的管理费用。

累计首半年,净赚4057万3000令吉,微增0.2%;营业额写2亿4657万4000令吉,年涨31%。【e南洋】

购拥安邦地产业公司 帝亿置地拟发展15亿综合项目

(吉隆坡28日讯)帝亿置地(Titijaya Land)以990万令吉收购一家蒙亏私人产业公司的股权,后者在安邦拥有2万7550平方米地皮。

这幅地皮将发展为综合住宅和商业项目,发展总值估计为15亿令吉。

帝亿置地今日向大马交易所报备,这项认购计划符合集团扩大巴生谷地库和投资在策略产业发展项目的发展策略,以维持其作为产业发展商的业务。

帝亿置地独资子公司Tulus Lagenda私人有限公司今日与BJ Properties私人有限公司签署一份股份认购协议,认购最多990万新股,占扩大后发行股本的99%。

Lim Soo Huen目前拥有BJ Properties的70%股权,而余下30%由Lim Soo Seong持有。

完成认购后,BJ Properties将成为帝亿置地间接拥有99%的子公司。Soo Huen和Soo Seong将分别持有不少于0.5%的BJ Properties股份。

截至2017年8月31日止财政年,BJ Properties净亏106万令吉,股东资金为负307万令吉。

帝亿置地打算通过内部资金和/或银行贷款为认股计划融资。

“当展开土地发展时,这项认购计划预计为帝亿置地未来盈利作出贡献,净资产也获得提升。”

这项认购计划不须经过帝亿置地股东的批准。

Reference is made to the Company’s announcement dated 31 May 2018 in relation to land acquisition of a portion of the Land by the Department of Director General of Lands and Mines Federation of Penang by Jabatan Ketua Pengarah Tanah dan Galian Persekutuan Pulau Pinang (“JKPTG”) pursuant to Section 16 of the Land Acquisition Act 1960, for purpose of the development of flyover across the intersection of Batu Maung and P222/P10 Daerah Barat Daya.

(Unless otherwise defined, capitalised terms used in this announcement shall have the same meaning as those given to them in the initial announcement made on 31 May 2018.)

City Meridian Development Sdn Bhd (“CMDSB”), a wholly-owned subsidiary of The Company wishes to announce that as notified by TGSB on 12 July 2018, a sum of RM10,702,275.21 has been remitted to CMDSB, being the additional compensation received by TGSB from JKPTG.  

This announcement is dated 12 July 2018.

TITIJAYA LAND BERHAD ("TITIJAYA" or "Company")Proposed final single-tier dividend for the financial year ended 2018
The Board of Directors of Titijaya is pleased to announce that a final single-tier dividend of RM0.0025 per ordinary share has been proposed in respect of the Company’s financial year ended 30 June 2018 (“Proposed Final Dividend”).

The Proposed Final Dividend will be subject to the shareholders’ approval at the forthcoming Sixth Annual General Meeting of Titijaya. A further announcement on the dates of entitlement and payment of the Proposed Final Dividend will be made at a later date.
