（吉隆坡30日讯）林木生集团（LBS，5789，主板产业股）宣布，从脱售中国珠海的发展项目中，获得第一期价值2亿5000万港币（约1亿1290万令吉）的递延支付现金。

在9月间，该集团表示，将会把第一期现金用在偿还银行债务、派发特别股息、支付应付账款，及营运开支。

根据文告，集团将把其中8119万1000港币（约3660万令吉），当作特别股息，在1个月内派发给股东。

去年，林木生集团宣布以总值16亿5000万港元（约6亿5769万令吉）的现金与股票，脱售中国珠海的发展项目。

从该项脱售计划，集团将获得13亿5000万港元现金（先支付5亿港元；另8亿5000万港元递延支付，并分4期给），余额则是以珠海控股股票（香港上市公司）。

该公司今日向马交所报备，该笔股息将于1月23日除权，享有日为1月27日。

林木生集团上周二宣布，从脱售中国珠海的发展项目中，获得第一期价值2亿5000万港币（约1亿1290万令吉）的递延支付现金。

林木生集團 將推出經濟實惠房產計劃

該公司董事經理拿督斯裡林福山今日通過文告說：“公司對于今年大馬房產市場保持樂觀態度，特別是中價房產，這是基于首購族、新家庭、提升房屋族群需求，以及政府推出的各種獎勵措施等，都會推動今年房產需求的成長。此外，近來令吉貶值，投資房產也是避險方法之一。”

林木生集團最近推出兩個嶄新生活方式的住宅發展計劃，分別是位于太子城BSP 21最新10棟服務式公寓，以及雲頂高原梧桐再也的雲頂翠苑 （Midhills）計劃。

林福山指出，這兩項房產計劃皆具備公司一直以來擁有符合標准的品質保證，促進平衡和積極的生活環境，希望給購屋者提供最好的設施和環境。

在华赛车场计划寻求转型 林木生暂不卖资产

（吉隆坡9日讯）林木生建筑有限公司（LBS，5789，产业组）将不急于出售在剩余的中国资产，因该产业发展商将在获得当局批准转型计划，把占地246英亩（99.55公顷）的珠海国际赛车场有限公司，重新设计为一个包括商业发展的旅游景点后，才会考虑是否套现。

董事经理拿督斯里林福山表示：“任何计划，包括我们是否出售，将在转型获得适当的批准后才会探讨。”

他也强调，‘只有交易吸引’，林木生建筑才会考虑脱售。

“我们并不迫切。一旦我们获得批准，将带来更大的价值。”

他补充，他与在中国的伙伴已同意转型计划的概念与设计，它们预料可在明年第2季获得批准。

林福山指出，林木生建筑的当地伙伴是在考虑香港-珠海-澳门大桥建竣，缩短香港游客到珠海的车程至仅30分钟，将为珠海赛车场带来的庞大经济前景后，建议上述计划。

“它也将包含一个著名车厂的陈列室、酒店、博览厅、商业广场和高档住宅单位。”

不过，他拒绝透露有关计划的总发展值。

目前，珠海赛车场跑道的租金是工作日每天约9万人民币（5万1125令吉）及周末每天12万人民币。在2014年首9个月，珠海赛车场的净盈利达4467万令吉。

林木生建筑现拥有珠海赛车场的60%股份，继2013年以16亿5000万港元（6亿7950万令吉）卖出该国2幅地段予香港上市的珠海控股投资集团后，这也是该集团在中国仅剩的资产。

这项交易的代价中，包含了5亿港元的现金，以及发行后者16.8%股权支付。

余额8亿5000万港元则将在2014至2017年间，在4年内分阶段付予林木生建筑。

售予珠海控股的资产包括珠海一幅发展地段（15亿6000万港元），以及该地段毗邻的36洞翠湖高尔夫球俱乐部（9050万港元）。

随着这项交易，林木生建筑宣布，双重股息政策：从2014至17年每股6仙特别息，以及截至2013年12月31日止财政年度起，拨出相等于林木生建筑30%净盈利的最低派发率。

林福山称，当获得2014年的2亿5000万港元付款时，该公司享有约1000万令吉的额外外汇赚益。

“我们未来数年的流动现金将在这些阶段付款下更好。无论如何，若有需要，我们也可卖掉在珠海控股的股份。”

在最近透过数项公开市场交易增持的蒙亏屋瓦制造与建筑商ML全球有限公司（MLGLOBAL，7595，工业产品组）方面，林福山表示，林木生建筑并无意接管ML全球。

“我们无意展望敌意收购。林木生建筑收购更多股份是基于ML全球的评值‘廉宜’。”

在1月22日，林木生建筑晋身为ML全球的第2大股东，持股22.82%。

虽然投资于该蒙亏公司的行动被置疑，但林福山认为，林木生建筑与ML全球实际上拥有许多潜在协同作用。

“我们将在今年尝试把该公司扭转。林木生建筑将拨出更多合约予ML全球。”

林木生集團董事經理拿督斯里林福山指出，目前在進行的發展計劃共有18個，公司更計劃在巴生谷、彭亨和柔佛推出新房產計劃，並將持續物色策略性發展土地，希望能進一步改善公司財務表現。

林木生集團上週五發布最新業績，截至12月底財年末季營業額按年增9%至1億7087萬令吉，淨利增長21%至2351萬7000令吉。

拥首个5D技术秀场 林木生集团进军旅游业

（吉隆坡3日讯）林木生集团（LBS，5789，主板产业股）董事经理拿督林福山表示，正考虑逐步带领集团多元化至旅游业。

林福山在媒体汇报会结束后，对记者表示，公司有考虑在大马拓展旅游业务。

“我们目前在马六甲已有一个‘活力马六甲’（旅游景点）。”

林木生集团子公司Neuvo Attraction&Destination，是“活力马六甲”（Melaka Alive）的持有公司。

“活力马六甲”是我国首个5D技术秀场，以5D立体效果呈现历史景像。

“我认为，这（拓展旅游业）是件好事，相信大家都在为我国的旅游业出一份力。”

林木生集团也计划将珠海国际跑道综合发展公司发展为旅游区计划，料包括兴建主题乐园、工厂直销店（Factory Outlet）、汽车展示厅和大马文化中心等。

他说，中国旅游业十分有潜能，有望为公司捎来持续性收入。

不过，林福山并没有透露在珠海旅游区计划的投资额，仅表示目前还言之过早，计划仍有待相关单位批准。

3年推60亿房产

尽管房市挑战依旧，但林木生集团仍放眼在3年内，推出发展总值达60亿令吉的房产项目，并将今年的销售目标设在10亿令吉。

截至首季，公司的销售额已达2.34亿令吉，按年扬38%。

今年，该公司计划在国内各地推出12项、总值17亿令吉的新楼盘，包括巴生谷的太子城（Bandar Saujana Putra）、翠湖新城（D'Island Residence）等。

地库2715亩

另有部分项目，将落在金马伦高原和峇株巴辖。

至于明年和后年，则将分别推出20亿令吉和22亿令吉的项目。

目前，该公司还有2715英亩的地库，料能为未来创造225亿令吉的发展总值。

这足以保障未来10年净利，因此，公司近期内都不会增购地库。

未决定转嫁消费税

林福山坦言，消费税会冲击发展商表现，但公司还未决定会否通过涨价，达到转嫁成本的目的。

“如果我们要保持售价不变，那就得牺牲掉4%的赚幅。”

基于市场需求走软，他认为不能随意提高售价，否则买家将无法负担。

同时表示，若赚幅还算可观，公司将保持售价不变。

另一方面，公司也将重新检讨房屋设计，致力于降低成本。

ML环球力争合约

去年获林木生集团参与重组计划的ML环球（MLGLOBAL，7595，主板工业产品股），目前仍正常营运，并致力取得更多建筑项目，以改善表现。

在ML环球董事部担任非独立非执行董事的林福山表示，公司正积极攫取建筑项目，并降低成本，冀提升公司表现。

前身为Vintage的ML环球，2012年4月10日起宣布暂停交易，直至重组计划完成。去年7月，ML环球获得林木生集团参与重组计划。当时，林木生集团以每股50仙认购Vintage的800万股配售股，并以每两股配售股送1凭单比例，获得400万免费凭单，共持后者21.9%股权，成为策略投资者。林木生集团也借此多元业务至屋顶瓦片、屋顶及钢铁相关产品制造和贸易业务，以缓冲建筑材料供应短缺带来的影响。【南洋网财经】

展示甲州文遗　林木生集团珠海设博物馆

（八打灵再也30日讯）林木生集团有限公司（LBS）旗下的南迪投资有限公司今日与马六甲州政府签署一项谅解备忘录，在中国珠海国际赛车场（ZIC）设立博物馆，及一站式服务中心和展览馆，展示马六甲的文化遗產。

代表签署的为马六甲州秘书拿督威拉纳因与林木生集团执行董事拿督威拉林福源，出席者包括林木生集团董事经理拿督斯里林福山和马六甲首席部长拿督斯里伊德利斯哈伦。

林福山在签署仪式上也表示，通过这份谅解备忘录，该集团与马六甲州政府设立的一站式服务中心，將可共享和促进文化互动。

此外，林木生集团也能发挥多年来在中国珠海累积的经营经验，以建立和加强两国的双边关係。

（吉隆坡28日讯）林木生集团（LBS，5789，主板产业股）首季净赚1156万8000令吉，或每股盈利2.18仙，按年走高3.38%。

同期营业额则按年下滑10.03%，至1亿3084万3000令吉。

虽然营业额走软，但太子城、皇子城和Sinaran Mahkota等项目的贡献走高，推动税前盈利年增5%，提振了盈利表现。

同时，公司宣布每股派息0.06仙。

4配1送凭单

目前，林木生集团共有18个进行中的产业项目，截至4月杪的未进账销售额达6.74亿令吉。

随着今年新推介的项目，公司有信心今年的业绩表现将更加亮眼。

另一方面，公司建议以4配1的方式，派发高达1亿5229万1958张免费凭单，以回馈股东。

同时，这也将强化公司的资本架构和市值，有利扩大发展规模。

（吉隆坡29日訊）林木生集團（LBS，5789，主要板房產）早前脫售位于中國珠海地段，將在未來3年內獲得總值約6億港元（約2億8366萬令吉）收益，所以將建議期間特別派息約每股6仙回饋股東。

林木生集團投資者關係高級總經理林承利指出，公司早前脫售珠海的高爾夫球場地段，土地買方將從今年起，每年支付公司約2億港元（約9455萬令吉），為期3年。

“在這3年內，公司計劃每年特別派息約每股6仙，或派發9455萬令吉當中的高達40%款額，以回饋股東。”

林承利說，土地買方將在年底支付公司9455萬令吉，預計明年1月初特別派息6仙。

“如果將今日通過的每股3.25仙終期股息計算在內，公司在2014財年共派發9.25仙股息，相等于股息回酬5.6%。”

他在林木生集團常年股東大會結束后，這么指出；列席者包括林木生集團董事經理拿督斯里林福山、執行董事拿督林梅香、執行董事拿督林福翔、執行董事拿督威拉林福源以及執行董事謝樂元。

今年銷售目標10億

另外，該公司截至4月底銷售額達3億3000萬令吉，林福山有信心年底達到10億令吉的銷售額目標。

他說，公司未進賬銷售（unbilled sales）達6億7400萬令吉，比去年同期的6億6400萬令吉來得高。

他指出，公司將在6月份推出5項總發展總值（GDV）達12億7900萬令吉的發展計劃，包括太子城（Bandar Saujana Putra）BSP21服務式公寓和湖新城（D’Island）發展計劃；其中BSP21服務式公寓的認購率已達59%。

我的雪蘭莪房屋計劃9月動工

林木生集團將展開發展總值達2億2800萬令吉的“我的雪蘭莪房屋計劃”（Rumah Selangorku），與州政府合作，在太子城建設1312單位房屋，料9月份動工。

林福山說，這是項協助家庭收入介于3000令吉至8000令吉之間的人士，購買安樂窩的計劃。

“只要是家庭收入符合上述水平，又在雪蘭莪工作，都可以提出申請。”

該公司目前手持面積達2805英畝地庫，林福山說，接下來將著重在通過聯營的形式進行發展計劃。

針對該公司與九洲控股集團，聯營發展一塊位于珠海的賽車土地，將之打造成為旅遊熱點，目前仍有待相關單位的批准，預計明年動工。

“我們相信這項包括主題公園、廠房直銷店（factory outlet）、汽車展銷廳，及酒店的計劃，可為公司帶來長期經常性收入。”

林木生10亿销售有望达標

（吉隆坡26日讯）林木生集团（LBS，5789，主板產业股）有信心在2015財政年（12月31日结账）取得8亿令吉销售表现，並有望达到10亿令吉的销售。

林木生集团董事经理丹斯里林福山在股东特大后的记者招待会上表示，年初至本月25日止，该公司已取得5亿9100万令吉的销售，相比去年同期的4亿6400万令吉，提升27%，所以要取得8亿令吉的销售额，可说是十拿九稳。因此，该公司也不排除可达到10亿令吉的销售目標。

他指出，该公司今年下半年將会推出总发展价值（GDV）9亿3200万令吉的產业项目，其中包括太子城城镇（Bandar Saujana Putra）及D'IslandResidence的Skyvilla等產业项目。

「公司所推出的產业项目皆取得市场良好的反应及认购率，所以相信可达到我们的销售目標。」

目前，该公司地库面积为2718英亩，而未来的总发展价值为217亿令吉，主要是在巴生谷、柔佛及沙巴亚庇为主。

4送1凭单

另外，针对计划將中国珠海国际赛车场（ZIC）打造成旅游景点，林福山披露，正在等待中国当局的批准，希望今年杪获得批准，相信此项目將会为公司带来可观性的经常性收入。

同时，该公司的4送1凭单建议，在今天的特大已获得股东的批准。

林福山指出，派送凭单的目的是回馈股东长期的支持，及提高公司的资本，预计將在本周五公布凭单转换价。

另一方面，对于目前放缓的房產市场，林福山呼吁政府及央行可检討3项措施，分別是：一，调整產业盈利税（RPGT）；二，调整海外购物者的最低买房价格；三，放宽贷款条例。
