放眼今年订单达5亿

(吉隆坡13日讯)克立斯建筑(CresBld,8591,主板建筑股)放眼,今年建筑订单可达5亿令吉。

克里斯建筑董事经理杨昌铭,今天在Greens展览厅推介礼上说:“尽管现在低端市场放缓,不过,估计下半年将复苏。”

此外,他也认为,中高端产业仍存在发展潜力。

克立斯建旗下的Greens公寓,发展总值达4亿令吉,是永久地契住宅发展项目,占地2.83公顷,共建646个单位。目前,第一和第二阶段的认购率已达至50%。

杨昌铭说:“该发展项目估计将广受欢迎,尤其是售价介于50万令吉至80万令吉。”

该公寓的主要客户群,是首次购屋者和年轻高管。

关于公司未来展望,杨昌铭说:“计划今年下半年,在轻快铁金马站(Dang Wangi)建造以公交为导向的住宅和商业单位。”

他也透露,公司将在2018年,与马来西亚橡胶局(Malaysian Rubber Board)联营,携手合作在安邦路发展办公楼,和3座住宅大楼。【e南洋】

令吉疲软吸引海外买家
克立斯建筑主攻本地房产

(吉隆坡7日讯)克立斯建筑(CRESBLD,8591,主板建筑股)认为,令吉疲软将吸引更多海外买家,因此将主攻本地房产市场,暂无计划发展海外项目。

克立斯建筑集团董事经理杨昌铭,在股东大会结束后向媒体表示,与其发展海外市场,将专注发展本地市场,因为令吉疲软让大马房市对中港等海外买家,更具吸引力。

目前,克立斯建筑致力于发展巴生谷房地产市场,杨昌铭认为国内中价和可负担房屋市场已经触底,但高档房屋市场仍缓慢增长中。

他指出,位于轻快铁金马站(Dang Wangi)以公交为导向的综合产业发展项目Latitud8,已完成首期工程,发展总值达11亿令吉,其中价值7.5亿令吉的住宅项目将在年底之前推出。

而位于莎阿南的The Greens @ Subang West 公寓,发展总值达3.9亿令吉,为永久地契住宅发展项目,占地2.83公顷,共建646个单位。

目前建筑业务为营业额的主要来源,占首季营业额70%。

杨昌铭表示,虽然今年至今未迎来任何新建筑合约,但仍有11亿令吉的未完成订单,相信可支撑至明年。

目前,该公司正竞标18亿令吉的建筑项目,杨昌铭说接下来几个月会努力竞标更多项目,期望可获30亿令吉合约。【e南洋】

克立斯建筑获1628万合约

2017年8月18日
(吉隆坡17日讯)克立斯建筑(CRESBLD,8591,主板建筑股)获颁总值达1628万令吉合约,为吉隆坡Media City Angkasapuri提供及安装空调和机械通风服务。

克立斯建筑向交易所报备,独资子公司CBTECH(大马)私人有限公司,从中国建筑工程(大马)私人有限公司获得这项服务。

合约为期23个月,从7月28日至2019年6月11日。

集团预计,合约对截至今年12月31日财年及未来净利带来贡献。

克立斯建筑集团董事经理杨昌铭说:“这项合约确定我们进一步扩展至建筑领域的机械、电气和管道(MEP)服务市场的愿望。我们的MEP部——CBTECH将获得更多关注,因该公司将成为集团另一个强劲的盈利中心。”

加上这项工程,集团建筑订单合约达约13.2亿令吉。【e南洋】

克立斯建筑 CRESBLD – RM1.50不是梦

CRESBLD创办于1983年,在2002年透过反向收购的方式,取代当时进行债务重组计划MGR Corp的上市地位,并于2003年6月正式在大马主要板挂牌。目前,CRESBLD是本地知名的专业建筑工程承包商之一。集团在基础设施建设方面拥有非常多的完成项目,当中包括道路桥梁建设以及建筑发展,如医院、学校、大学、商业和住宅开发等等。

日前 (8/23),CRESBLD发布了FY17Q2业绩,其盈利按年按季分别增长109%和17%,超越市场的预期。集团这个季度的营业额按年按季分别增长104%和16%,继FY16Q4后再次突破RM100m大关。其业务可分为4类,分别是建筑 (Construction) 、特许经营权项目 (Concession)、投资控股 (Investment Holding) 以及产业发展 (Property Development)。

在FY17之前,CRESBLD的建筑业务和特许经营权业务是在同一个部门下经营。回顾2010年,集团通过51%拥有子公司Unitapah与高等教育部和玛拉工艺大学UiTM Tapah签订了一项特许协议。Unitapah将设计、开发和建设大学的基础设施以及每年定期维护,为期23年。随着建筑项目完成,集团每年都可从大学维护工作获得稳定的收入,而这项收入也在FY16被归类为特许经营权业务。

集团的建筑业务贡献按年转亏为盈,交出RM5.7m的税前盈利,主要因为一些项目已处于完工阶段,因此CRESBLD可根据建筑进度列认更多收入。其特许经营权业务贡献则按年取得RM0.3m的成长,归功于较低的融资成本。值得一提,集团在去年Q2已完成缴付所有债券Sukuk,因此接下来无需再承担繁重的融资成本。至于产业发展,其盈利按年增长约60%,归功于较高的销售单位。集团的Residensi Hijauan项目在去年Q3已正式推出。

目前,集团所有进行中的项目进展顺利,建筑进度也处于预期之内。随着UiTM Tapah特许经营项目以及再融资活动完成,集团预计未来的赚幅可进一步获得改善。另一方面,集团的产业发展业务将继续作出正面贡献。其位于Shah Alam进行中的发展项目将专攻首次买房的大众市场,预计可取得踊跃的反应。

此外,CRESBLD在去年透过51%持有子公司Intan Sekitar,与国家基建Prasarana和Detik Utuh达成共识,联手合资开发Latitud8产业项目。这是一项综合商业产业项目,发展总值 为RMR1.1b。值得一提,Latitud8是全马首个以公交为导向的综合产业发展项目,直接在Dang Wangi轻快铁上方构建。这座43层的混合商业发展的价格估计处于每平方尺RM1,300-1,650之间,主要客户群为高收入群体,以及新加坡和香港买家。

对于CRESBLD接下来的业绩表现,根据多个项目的时间表,管理层正面看待集团可在FY17顺利完成一系列工程,并录得更好的盈利。目前,CRESBLD最大的合约是Sime Darby颁发的Quarza项目。这项目将在今年全面展开。若一切顺利进行,集团有望在FY17交出优越的业绩。

估值方面,CRESBLD在近两个季度交出RM13.4m的盈利。假设集团可在全年交出RM22m的盈利,以170.69m股数计算,其每股盈利将会是12.89仙。再以10-12倍PE推算,其每股潜在价值处于RM1.29-1.55之间。

从技术图表来看,CRESBLD在过去短短的5天突然放量,从1.00暴涨至1.20,相等于20%的涨幅。值得一提,这是在无利好消息的情况下走高,显然已有内幕知情者在业绩未出炉前,提前大手笔买入并推高。本专页认为CRESBLD的操作价值非常高,主要因为股价长期在底部区。

即便Q1业绩标青,市场对于这支股票依然缺乏信心,担心其盈利不能企稳。此外,众多建筑股在今年上半年已上涨一大轮,而CRESBLD却被市场遗忘,实在有点说不过去。

CBHB is pleased to announce that on 16 October 2017, its wholly owned subsidiary Crest Builder International Sdn Bhd has acquired 510 Ordinary Shares of RM1.00 each, representing 51% of the total issued and paid up share capital of K L Waterfront Development Sdn Bhd (“KL Waterfront”) for a cash consideration of RM510.00.

2. Information on K L Waterfront

K L Waterfront was incorporated in Malaysia on 1 March 2016 under the Companies Act, 1965. The authorised share capital of K L Waterfront is RM400,000.00 consisting of 400,000 Ordinary Shares of RM1.00 each. The issued and paid-up share capital is RM1,000.00 divided into 1,000 Ordinary Shares of RM1.00 each.

K L Waterfront has not commenced operation.

3. Effects of the Acquisition

The Acquisition will not have any material impact on the earnings and net tangible assets of the Company for the financial year ending 31 December 2017. The Acquisition will not have any effect on the share capital and shareholders’ shareholdings as the Acquisition is by cash.

4. Approvals Required

No approval from any authorities or shareholders of the Company is required for the Acquisition.

克立斯建筑获1.5亿合约

2018年1月19日
(吉隆坡18日讯)克立斯建筑(CRESBLD,8591,主板建筑股)宣布,获颁总值达1亿4950万令吉合约,为台湾欣陆投控的子公司Mega Capital Development,兴建一座44层楼高的酒店。

克立斯建筑今日向马交所报备,上述合约为期39个月,从本月12日起至2021年4月11日。

根据文告,该合约将从本财年起贡献净利。

克立斯建筑集团董事经理杨昌铭说:“对于成为欣陆投控的合作伙伴,我们感到非常荣幸。这是一个位于吉隆坡市中心的高档精致豪华酒店,显示欣陆投控对于公司的信任。”【e南洋】

克立斯建筑获3.3亿合约

2018年1月26日
(吉隆坡25日讯)克立斯建筑(CRESBLD,8591,主板建筑股)宣布,获颁发价值3亿2880万令吉的建筑合约。

该公司日前向马交所报备,独资子公司克立斯建筑控股获得由Perdana Park City私人有限公司颁发建筑合约。

根据合约,工作内容是在吉隆坡甲洞城市园(Desa Park City),建造两座40层楼高的住宅公寓以及停车场楼层。

合约从今年2月9日开始,为期33个月。

公司指出,上述合约预测将从2018财年起贡献盈利。【e南洋】
