廉价组屋

请问谁住廉价flat 需要还Maintenance Fee & Sink Fee...每月大概rm 35++..
我买了一间, 发展蓝图不错, 有店屋,排屋等等。。。所以才买。。谁知道2 年了 也没什么发展, 只有两栋flat..空地一大片, 付近还有印尼仔工地宿舍,是发展商的工人for 建 Bunglow 的。。就在2nd Link 旁。。是 Lexsurx Fxxm 建的廉价组屋。。因为没什么人住, 大多都租给人甚至外劳。。我也不住了另买一间。。 现在来信追讨两年的管理费约 rm1200++..
该如何呢? 信只说明maintenace Fee & Sink Fee, 是什么来的? 谁懂?

maintenance fee and sinking fund
maintenence fee refering to fee which pre-agreed between both the purchaser and the developer whereby a periodical fee to be paid off by the unit purchaser to the developer for a certain period for the purpose of maintaining common area around the apartment you bought (such as cleaning, security and etc)

sinking fund is nornally an additional fund on top the maintetnance fee (10% at most of the time) for the purpose such as painting and maintenance due to natural wear and tare of the said premise

Both maintenance and sinking is govern by the law and must ne stated the time when you sign off you S&P Agreement. You should refer back your S&P Agreement.

管理费

如果 LZ 不打算搬进去住,把那单位卖了算了
