AXIS产托净利跌35% 末季派息2仙

(吉隆坡18日讯)AXIS产托(AXREIT,5106,主板产业信托股)截至12月31日末季净利跌35%,企于1695万1000令吉;并派发每单位股息2仙。

同期营业额涨14.2%,报4000万8000令吉。

全年而言,净利滑落12.6%,仅达9656万4000令吉;营业额攀扬18%,报1亿6382万1000令吉。

根据文告,在扣除了1825万3000令吉的总开销后,末季的营运净收入为2175万5000令吉。

至于全年,总开销则达7228万4000令吉,其中2374万6000令吉是产业开销,另4846万5000令吉则是非产业开销,7万3000令吉属于所得税开销。

AXIS产托表示,累计过去三次的股息派发,该公司已派出6.4仙。

若在加上这次的2仙,将把2015财年的总股息,推高至每单位8.4仙。

该公司乐观看待投资组合所交出的称心业绩,以及积极收购资产的增长策略。

同时相信,可以维持现有表现直至2016财年。

另外,AXIS产托也宣布,委任黄彩蝶(译音)为Axis产托管理有限公司的财务总监。

同时,非独立非执行董事拿督乔治,则因追求新事业而请辞。【南洋网财经】

市場放緩現收購良機‧AXIS產托放眼30億資產

(吉隆坡19日訊)AXIS產業信托(AXREIT,5106,主板產業投資信托組)看好產業市場放緩將帶來更多收購資產的機會,放眼管理的資產規模(AUM)上探30億令吉。

該公司首席執行員兼財務總監梁潔美在2015年全年業績匯報會上表示,產業市場雖然放緩,但給公司創造了更好的收購機會,因此公司相當樂觀看待今年的收購。

“2016年將會是`收購年’。”

梁潔美此前是該公司首席營運員,在今年1月1日升任為首席執行員。

將提昇巴生PDI中心

她表示,目前公司擁有34項資產,在1月杪及年中將會完成柔佛6項資產收購,屆時公司資產總數將增加至40項。

“此外,公司也計劃收購5項資產,類型包括霸級市場、倉庫及工業資產,資產總值估計為3億6千900萬令吉。”

展望未來,她表示,公司將會在今年把巴生PDI中心進行提昇工程,將該項資產打造成巨型分銷中心,該資產的提昇工程計劃書已經呈交給有關單位,目前不便透露太多。

根據文告,PDI中心位佔地50英畝,距離規劃中的輕快鐵3號線站約3.8公里。

梁潔美補充,電子商務發展越來越蓬勃,因此,該項資產可從中受惠。

她也表示,PDI中心進行提昇工程,難免不了會對公司的股息會造成影響,但公司資產眾多,因此影響有限。

此外,她也表示,公司今年將會有29%的出租空間租約到期,相關租約主要以工業資產為主,因此具備調漲租金能力。

該公司2015年共有82%的租約到期,並調高了8%的租金。

“公司目前的出租率雖然比去年減少了1%至91.97%,但還是屬於相當高的出租率,因此對仍樂觀看待2016財政年的表現。”

她補充,公司未出租的面積為56萬3千411方尺,若全面出租出去,每年的股息可提高至2.03仙。

以1股分拆成2股後計算,該公司2015財政年的股息為8.4仙。(星洲日報/財經)

收購策略利好‧AXIS產託展望分歧

(吉隆坡22日訊)AXIS產業信托(AXREIT,5106,主板產托組)將積極收購產業以推動成長,分析員雖看好其收購策略,但對前景的看法並不一致。

豐隆研究出席該公司匯報會後表示,該公司巴生物流分銷中心(PDI)的租客已經遷出,2016年料將減少900萬令吉的營業額,因此計劃將PDI打造成120萬方呎的巨型分銷中心,預期在2017年下半年帶來顯著貢獻。

豐隆說,過於依賴工業資產、倉庫及製造業租戶是該公司面對的風險,且每年的調漲租金的幅度僅在2%至3%,因此下砍2016及2017財政年的淨利預測,幅度介於2%至3%。

肯納格研究表示,該公司2015年淨收入(RNI)低於預期,主要是PDI租客遷出之故。此外,該公司第四季面對160萬令吉的金融債務,以致息稅前利潤(EBIT)從74.8%被壓縮至70.8%,因此調低2016財政年的整體費率(GRI)5.1%。

馬銀行研究表示,AXIS大廈近期完成了翻新工程,且出租率從78.8%提高至93.7%,部份抵銷PDI收入縮減的影響。

聯昌研究認為,該公司未來成長主要來自新收購的產業,管理層認為今年將會是“收購年”,目前正在物色5項資產,2項來自雪州、2項來自森美蘭、1項來自檳城,上述產業總值約3億6千900萬令吉。(星洲日報/財經‧報道:謝汪潮)

AXIS產託‧梁潔美24小時待命

馬股共有903家上市公司,放眼其中,由女性擔任舵手的卻不多見,從低做起,到晉升首席執行員(CEO),更是鳳毛麟角,且看AXIS產業信托(AXREIT,5106,主板產業投資信托組)首席執行員梁潔美是如何看待這個職位。

在AXIS產托耕耘10年

梁潔美接受專訪時表示,在未加入AXIS產業信托以前,她已經在UOA產業信托(UOAREIT,5110,主板產業投資信托組)從事財務工作6年,為了轉換新環境,而跳槽AXIS產托。

“我在AXIS產托擔任了8年首席財務員,再轉任為首席營運員,最後才擔任首席執行員。”

她表示,前後在公司任職10年,不同的角色,讓她瞭解公司營運流程,有助於現在的管理。

“擔任首席執行員一職,無疑責任擔子是比以前重,不過在團隊及董事部的支持下,還是有信心可以持續讓公司取得成長。”

截至2015年,AXIS產托共有34項資產,管理空間超過700萬方呎,而在2005年,只有5項資產,管理面積不足100萬方呎,AXIS產托是馬股最積極收購資產的產託公司。

“10年間,陪公司一同成長,讓我有動力及信心可以持續讓公司不間斷的營運。”

有關前首席執行員拿督斯史提沃利萊離開,她表示,史提為了嘗試不同的發展,因此決定離開,但雙方仍保持很好的關係。

透明化、目標時限及資產管理成長她表示,在這10年間,從史提身上也學習了不少事物,其中最重要的就是透明化、目標時限及資產管理成長。

“產托必須要透過內部成長,方能給股東們創造更多的回酬,因此公司將收購資產活動,視為重要的宗旨。”

目標時限也是重要的一環,因為任何事情並非一蹴而就,而是經過詳盡的規劃。

史提曾表示,公司旗下資產所有的租客,都有他個人號碼,隨時可以聯絡到他,任何的郵件,他也會在24小時內回覆對方。這樣的做法,也延續到了梁潔美身上。

她說,為了保持高度透明化,名片上印的號碼,就是她的私人號碼,有關公司業務的疑問,都可直接向她諮詢。

“曾經有股東在週日,向我諮詢股息再投資計劃的詳情,我並不會因為是休息日,而拒絕回答,必須讓股東滿意你的答复。”

公司營運
不可演“獨角戲”

她也強調,公司的營運並非是“獨角戲”(one man show),而是有賴於團隊的管理,方能取得良好的表現。

“公司各部門員工的總人數,約70人左右,我全部都認識,因為每個人在不同的崗位,都擔任重要的角色。”

她表示,當員工有了團隊精神,執行事務時就可以事半功倍。

“公司2015年在霹靂為原住民搭建屋子,以履行企業社會責任(CSR),當時,我也親自拿起錘子幫忙搭建。”

她補充,當員工看到管理層並非高高在上,可以和他們一起流汗,那麼自然可以培養到團隊精神。

有關女性擔任首席執行員一職,她表示,市場上雖然並沒有很多女性CEO,但現在職場的安排,更重要的是個人的表現,並非是性別來決定。

“雖然女性在個性上,可能較為謹慎,但公司並不會因此而放緩收購資產的腳步。相反,目前房地產領域放緩,為公司創造了更好收購資產良機,預期今年公司將會更忙碌於收購資產。”

該公司在過去進行過5次私下配售,以收購資產。她表示,對比配售附加股,時限不僅比較長,且成本也比較高,可能會錯失收購良機,因此公司傾向私下配售募集資金。

提昇資產價值
吸引租戶

有關資產價值提昇,梁潔美透露,公司會將空置的資產,進行提昇工程,以吸引租戶。

安裝省電VRV和調高租金
雙贏

她舉例,公司去年在部份資產的空調安裝了變製冷劑流量(Variable Refrigerant Volume,簡稱VRV),可以達到節約相當高的電費,為租戶節省了不必要的開銷,且公司也可以稍微調高租金,對雙方而言,是雙贏的局面。

“公司有意為各項資產安裝上述系統,不過,該系統會影響到租戶的日常營運,胥視時機再進行提昇工程。”

巴生河流域辦公樓供出租的單位甚多,競爭環境相當激烈,對此,她表示,公司只有4項資產屬於辦公樓,且平均出租率高達85%,因此,對公司並不會造成很大影響。

她補充,一些較為老舊的辦公樓,且沒有進行翻新工程,自然會造成很高的空置率,因此拉高了巴生河流域辦公樓平均空置率。

馬幣走弱
外資設廠良機

愛可思產託 首季淨利增8%

(吉隆坡25日訊)愛可思產托(AXREIT,5106,主要板產托)截至3月底2016財年首季淨利按年起8%至2512萬令吉,每單位派發2.05仙收入分配。

愛可思產托向馬證交所報備,配合業績宣布,將在6月16日派發每單位2.05仙中期收入分配,除權日鎖定在5月6日。

該公司首季淨利增8%至2512萬令吉;營業額升1.5%至4122萬令吉。

隨著經濟成長減緩,該公司相信,零售業務將繼續面對挑戰。

無論如何,完成中央廣場(Central Square)的資產增值計劃(AEI)后,將貢獻公司未來的表現。

RECURRENT AND OPTIONAL INCOME DISTRIBUTION REINVESTMENT PLAN ("IDRP") APPLICABLE TO 2016 FIRST INTERIM INCOME DISTRIBUTION
On 25 April 2016, the Board of Directors of Axis REIT Managers Berhad (“Board”), the management company of Axis Real Estate Investment Trust (“Axis-REIT”) (“Manager”), has announced the quarterly results for the financial period ended 31 March 2016 and proposed a first interim income distribution in respect of the period from 1 January 2016 to 31 March 2016 of 2.05 sen per unit (of which 2.00 sen per unit is taxable and 0.05 sen per unit is non-taxable in the hands of unitholders) (“2016 First Interim Income Distribution”).

The Board has determined that the IDRP, which allows unitholders of Axis-REIT to reinvest their income distribution in new units, will apply to the 2016 First Interim Income Distribution, in which the gross electable portion of 1.00 sen per unit out of the 2016 First Interim Income Distribution of 2.05 sen per unit (which is taxable in the hands of unitholders) (“Electable Portion”) can be elected to be reinvested in new units and the remaining portion of 1.05 sen per unit (of which 1.00 sen per unit is taxable and 0.05 sen per unit is non-taxable in the hands of unitholders) will be paid in cash.

The IDRP also provides the unitholders the option to reinvest the entire Electable Portion or part of the Electable Portion based on the proportion as determined by the Board. In this regard, the Board has also determined the proportion of the Electable Portion in which the unitholders can elect to reinvest in new units will be 0.50 sen per unit (which is taxable in the hands of unitholders) of the Electable Portion, and the remaining 0.50 sen per unit (which is taxable in the hands of unitholders) of the Electable Portion will be paid in cash. If the unitholders elect not to participate in the IDRP, then the Electable Portion will be paid wholly in cash.

The Board wishes to announce that the issue price of new units to be issued pursuant to the IDRP applicable to the 2016 First Interim Income Distribution has been fixed today (“Price Fixing Date”) at RM1.50 per new unit. The issue price is based on the five (5)-day volume weighted average market price (“VWAMP”) of the units up to and including 22 April 2016, being the last trading day immediately prior to the Price Fixing Date of RM1.50 per unit, and after adjusting for a discount of RM0.1366 which is approximately 8.35% discount to the five (5)-day VWAMP of RM1.6366 per unit.

The Board has also announced on even date that the book closure date pursuant to the 2016 First Interim Income Distribution and the IDRP has been fixed for 10 May 2016.

Barring any unforeseen circumstances, the new units arising from the exercise of IDRP will be listed on the Main Market of Bursa Malaysia Securities Berhad on 17 June 2016.
