愛可思產托(AXREIT,5106,主要板產托)剛完成兩項資產收購,我們看好該公司未來將繼續透過收購擴大業務版圖,上修目標價至3.39令吉,並維持增持建議。

該公司最近收購了位于汝來的愛美薰(Emerson Facility),以及八打靈再也的學院大廈(Wisma Accademy)與安尼斯(Annex),前者價值2700億令吉,后者8500億令吉,總值1億1200萬令吉。

此收購的淨回酬分別是9.0%,8.49%和6.74%,料將貢獻該公司本年度第4季獲利。

愛可思產托從2007年至今已收購23項資產,相信管理層將繼續透過收購推動公司成長。

該公司尚打算再收購另6項深具潛力的資產,共值2億2800萬令吉。這6項資產當中,其中4項是位于柔佛州的工業資產,預計淨回酬是8.5%。

鑑于大馬依斯干達的潛能,該公司目前專注擴張柔州的工業資產市場。

愛可思產托正尋求監管單位通過配售9080萬單位的計劃,以為該公司2013財年的收購計劃融資,同時償還負債。

因收購上述汝來和八打靈資產后,該公司負債率已升至0.35倍。該配售計劃佔現有已發行單位的19.9%。此計劃料在明年開始進行,一旦完成,已擴大單位將增至5億4730萬。

第3季净利涨15% Axis 投资派息4.3仙

(吉隆坡22日讯)Axis投资(Axreit,5106,主板产业信托股)截至2012年9月30日财年第3季,净利涨15.2%,并建议派发每单位4.30仙股息。

Axis投资现财年第3季净利,按年增长15.2%,达1931万令吉,上财年同期为1675万3000令吉;营业额报3279万7000令吉,按年涨12.1%,上财年同期为2924万3000令吉。

第3季每单位盈利为4.25仙,上财年同期为4.46仙。同时,Axis投资也宣布第3季将派发4.30仙每单位股息(DPU)。

累计3季业绩,Axis投资净利为5972万6000令吉,按年扬21.7%,上财年同期为4907万5000令吉;营业额报9796万7000令吉,按年涨15.3%,每单位盈利为13.16仙。

展望未来,Axis投资总执行长史迪瓦特在文告中表示,随着最近的收购活动,该产托将在2013年完成5个总值2亿1950万令吉的新房地产。

“加上预期在今年底完成出售工业产业———Kayangan Depot,Axis投资将可继续在2013年,为单位持有者交出更佳回酬。”[Nanyang]

AXIS產託2013年3.5億購資產‧看好柔隆檳

(吉隆坡13日訊)AXIS產業信托(AXREIT,5106,主板產托組)預計明年斥資3億5千萬令吉購資產,尤其看好西馬主要交通樞紐城市發展潛能。

公司首席執行員拿督史提沃利萊在特大後表示,對明年收購資產項目不設限,已計劃收購數項資產,全年收購數額約3億5千萬令吉,目標收購區域將落在柔佛、巴生河流域及檳城的主要交通樞紐。

“明年產托成長之途將充滿挑戰,許多業者不願售資產將增加收購難度,不過工業地段將比零售資產易於收購,尤其看好依斯干達經濟特區潛能,可藉其地利之便,料吸引更多新加坡業者在該區域投資設廠。"

他指出,該區潛能無限,已擬定5年計劃在該市場收購工業資產。

另外,他也預見檳城第二大橋明年通車後,將對威省帶來顯著改變,未來不排除在Batu Kawan和南威省尋求物流資產。

巴生河流域方面,他看好雪邦地理位置優越,因該區鄰近汝來、機場及巴生西港,地處巴生河流域外圍,工業資產具優勢出租於電子公司。

“中國產品質量問題,泰國水災將促使許多電子公司回流大馬,正面提昇工業資產需求。"

擬配售9千萬新單位
籌7千萬
除此之外,該公司也計劃明年私下配售9千萬新單位,籌措7千萬令吉,維持其財政彈性。

(吉隆坡18日讯)Axis产托(Axreit,5106,主板产业信托股)获证劵监督委员会(SC)批准,发行高达19.88%新单位。

Axis产托向马交所报备,在2012年12月14日收到证监会的信函,批准发行最多9076万2819新单位,相等于现有基金规模、即4亿5651万7221单位的19.88%。

同时,该公司也获批准发行最多200万单位给Axis产业投资信托管理公司,作为管理费用。[Nanyang]

第4季淨利升36% 愛可思產託派息5.60仙

(吉隆坡21日訊)愛可思產托(AXREIT,5106,主要板產托)截至12月31日第4季淨利按年揚升36%至4339萬令吉,建議每單位派發5.60仙股息。

該公司今日向馬證交所報備指出,第4季營業額按年揚17%,報3499萬9000令吉;每股盈利報9.52仙。

累積4個季度表現,愛可思產托營業額按年攀揚16%至1億3297萬令吉;淨利則攀揚27%至1億311萬令吉。

稅前盈利按年上揚27%至1億311萬令吉,每股盈利報22.68仙,全年共派發18.60仙紅利。

該公司指出,愛可思產托將持續維持現有的投資策略,並積極收購資產推動成長。

另外,該公司亦重估旗下持有的房地產,重估盈余高達2427萬8000令吉。

雅饰洽购6亿资產

(吉隆坡22日讯)雅饰房地產(AXREIT,5106,主板房產信託股)正在洽谈总值6亿6060万令吉的资產收购。

雅饰房地產2013年的收购目標包括,位於巴生港的一间新建仓库、柔佛南方工业及物流的厂房、位於莎阿南的仓库和物流仓库、柔佛士乃厂房、马六甲的一间霸级市场等等。        

目前,该公司正洽谈的资產收购总值6亿6060万令吉。

雅饰房地產首席执行员拉布里透露,该公司將在今年收购其中的3至4项资產。「我们並不会收购所有上述提及的资產,料今年会收购其中的3至4项。当中,大部份是工业资產。」

他在该公司2012財政年末季业绩匯报会后,向媒体如此表示。

去年,该公司脱售了莎阿南加央岸岭(Kayangan Depot)。对於该公司会否在今年脱售旗下资產,拉布里指出,他们时刻都考量和探討脱售资產,不过前提是配合公司的投资组合,有关资產必须是已发展成熟,并为股东带来资本收益。

再执行私下配售

该公司也將关注於柔佛的资產,拉布里解释,这是因为新加坡的土地有限。「新山的工业土地价格在过去12个月內,从每平方尺20令吉,翻倍至每平方尺40令吉,显示有关地段的需求庞大。」

拉布里披露,雅饰房地產將在今年再次进行私下配售,惟时机还未確定。「我们將在今年进行私下配售约9000万个单位,以集资约2亿7000万令吉。」

拉布里对现有的投资组合、积极的资本管理、为现有的物业进行资產增值、租户管理,以及积极寻求有素质的收购感乐观。因此,雅饰房地產认为2013財政年可维持去年的表现。

针对房產信託的前景,拉布里认为,零售房產將持续取得强劲的成长,而我国的房產信託仍有成长空间。「与邻国新加坡的房產信託规模400亿美元相比之下,大马的房產信託规模仅达50亿美元。」[东方财经]

(吉隆坡22日讯)配合今年收购总值约3亿5000万令吉资产目标,Axis产托(Axreit,5106,主板产业信托股)计划发行9000万新单位筹集约2亿7000万令吉,作为并购资金。

Axis产托总执行长拿督史迪瓦特指出,公司正在洽购9项资产,总值6亿6060万令吉。

“我们不会收购所有资产,预计收购其中3、4项资产,总值约3亿5000万令吉。”

他指出,谈妥交易后才发行新单位筹资。

史迪瓦特在2012财年第四季业绩汇报会上,如是表示。

与会者包括投资者关系与业务发展部主管方蔚怡、董事莫哈末沙立夫、主席东姑拿督斯里沙哈布丁、总财长兼执行董事梁洁美以及房地产部主管罗长莲。

根据史迪瓦特,Axis产托目前投资组合总值15亿令吉,分布在巴生谷、柔佛、槟城以及吉打等。

瞄准莎阿南柔工业

他说:“未来收购目标以莎阿南及柔佛工业产业为主,特别是柔佛的工业产业,毕竟新加坡土地有限,造成许多新加坡企业竞相在柔佛置产,我们看好当地的发展潜力。”

若成功在今年达成上述收购目标,投资组合将扩大约22%。

展望零售产业前景,史迪瓦特说:“零售产业前景光明,但可收购的资产有限,因资产供应不多。”

除了物色收购目标,Axis产托也会继续探讨脱售资产的机会,为单位持有者争取最高的资本收益。

升值空間有限‧AXIS產託料售資產回饋股東

(吉隆坡5日訊)AXIS產業信托(AXREIT,5106,主板產業投資信托組)目前在積極擴展,分析員預料該公司會同時進行出售更多產業,因其31項產業中有部份已經持有超過5年,價格上漲空間有限,脫售所得有望回饋股東。

興業研究表示,AXIS產托脫售舊有且收益偏低的資產,有利單位持有人,因為脫售盈利可以回退給持有人。

同時,脫售資產能夠讓公司騰出資金,在未來購入可以創造更高收入的新資產。新購入資產的盈利貢獻通常會彌補脫售資產後的收入降低。

洽購6.6億資產

目前,AXIS產託正積極擴展業務,在協商購入12項資產,總值6億6千萬令吉。

“我們相信該公司可以輕易完成其中半數的資產收購,因其負債僅34.5%,低於50%的頂限,這該公司還可選擇在市場籌措9千零80萬單位,約2億5千600萬令吉的資金。"根據閉市價3令吉14仙折扣10%來計算)

儘管目前在協商中的產業多數位於雪州地區,但柔佛或是該公司的下個目標,因柔佛產業的價值近年來已逐漸揚升中。

興業指出,AXIS產托的產業組合的平均淨收益為8.9%,預料新收購資產的淨收益在7.5至8.5%之間。

“鑒於如今在市場中的優良資產非常有限,我們相信這估計是合理的,日後的翻新工作也有助於提昇收益。"

興業表示,辦公產業近期展望依然充滿挑戰,低收益的辦公產業潛伏沖淡信託的整體產業組合收益的可能性,而目前協商中的資產無一屬於辦公產業。該公司也對辦公大樓的專注轉移至結合辦公空間與倉庫設施的工業型產業,這類型的產業比辦公大樓擁有更良好的出租前景。

該公司主要的產業增值措施是位於八打靈再也的Axis Business Campus翻新工程,並將為此撥出2千零9萬零吉的預算,此工程還包括加建6層高的建築。

AXIS產託首季淨賺2088萬

(吉隆坡22日訊)AXIS產業信托(AXREIT,5106,主板產業投資信托組)截至2013年3月31日止,首季淨利微跌0.41%至2千零87萬5千令吉,前期為2千零96萬1千令吉。

首季營業額則從前期3千228萬6千令吉,揚升8.43%至3千500萬7千令吉。

派息4.5仙

董事部建議派發4.5仙中期股息,相等於2千零54萬3千令吉總派息額,或佔總收益的98.57%;股息將於6月13日支付。

AXIS產托發表文告指出,首季錄得2千零54萬8千令吉稅前釋放收益,而總開銷額則為1千445萬9千令吉,產業及非產業開銷各佔510萬5千及935萬4千令吉。

該公司首季也祭出537萬3千令吉翻新旗下產業。

隨著產業組合捎來令人滿意的表現,加上積極推動併購型的成長策略,AXIS產托相信接下來可維持現有的表現。(星洲日報/財經)

On 22 April 2013, the Board of Directors of Axis REIT Managers Berhad (“Board”), the management company of Axis Real Estate Investment Trust (“Axis-REIT”), has announced the quarterly results for the financial period ended 31 March 2013 and proposed the abovesaid First Interim Income Distribution.

The Board has determined that the income distribution reinvestment plan ("IDRP"), which allows unitholders of Axis-REIT to reinvest their income distribution in new units, will apply to the First Interim Income Distribution.

RECURRENT AND OPTIONAL INCOME DISTRIBUTION REINVESTMENT PLAN (“IDRP”) APPLICABLE TO 2013 FIRST INTERIM INCOME DISTRIBUTION
On 22 April 2013, the Board of Directors of Axis REIT Managers Berhad (“Board”), the management company of Axis Real Estate Investment Trust (“Axis-REIT”) (“Manager”), has announced the quarterly results for the financial period ended 31 March 2013 and proposed a first interim income distribution in respect of the period from 1 January 2013 to 31 March 2013 of 4.50 sen per unit (of which 4.45 sen per unit is taxable and 0.05 sen per unit is non-taxable in the hands of unitholders) (“First Interim Income Distribution”).

The Board has determined that the IDRP, which allows unitholders of Axis-REIT to reinvest their income distribution in new units, will apply to the First Interim Income Distribution, in which the gross electable portion of 2.20 sen per unit out of the First Interim Income Distribution of 4.50 sen per unit (which is taxable in the hands of unitholders) (“Electable Portion”) can be elected to be reinvested in new units and the remaining portion of 2.30 sen per unit (of which 2.25 sen per unit is taxable and 0.05 sen per unit is non-taxable in the hands of unitholders) will be paid in cash.

The IDRP also provides the unitholders the option to reinvest the entire Electable Portion or part of the Electable Portion based on the proportion as determined by the Board. In this regard, the Board has also determined the proportion of the Electable Portion in which the unitholders can elect to reinvest in new units will be 1.10 sen per unit (which is taxable in the hands of unitholders) of the Electable Portion, and the remaining 1.10 sen per unit (which is taxable in the hands of unitholders) of the Electable Portion will be paid in cash. If the unitholders elect not to participate in the IDRP, then the Electable Portion will be paid wholly in cash.

The Board wishes to announce that the issue price of new units to be issued pursuant to the IDRP applicable to the First Interim Income Distribution has been fixed today (“Price Fixing Date”) at RM3.40 per new unit. The issue price is based on the five (5)-day volume weighted average market price (“VWAMP”) of the units up to and including 19 April 2013, being the last trading day immediately prior to the Price Fixing Date of RM3.6180 per unit, and after adjusting for a discount of RM0.2180 which is approximately 6.03% discount to the 5-day VWAMP of RM3.6180 per unit.

The Board has also announced on even date that the book closure date pursuant to the First Interim Income Distribution and the IDRP has been fixed for 7 May 2013.

Barring any unforeseen circumstances, the new units arising from the exercise of IDRP will be listed on the Main Market of Bursa Malaysia Securities Berhad on 14 June 2013.

(吉隆坡23日訊)AXIS產業信托(AXREIT,5106,主板產業投資信托組)2013年財政年首季業績表現普遍符合市場預測,分析員認為,該公司未來業務發展焦點,將落在潛在資產收購計劃,以及釋放現有資產價值。

興業研究指出,該公司將在4月30日舉行股東特別大會中,尋求單位持有人批准,以發行9千零70萬新單位籌資,以應付日後新收購資產用途。目前該公司正在洽商著總資產值4億4千400萬令吉收購計劃。

興業指出,上述籌資活動也可降低其33.9%的負債率,與其內部負債頂限35%相當接近。該公司也積極進行資產裝修活動,包括翻新旗下新資產,如座落在八打靈再也黃金地段的學術大廈(WISMA ACADEMY)及THE ANNEX等。

興業指出,該公司2013年財政年首季淨利為2千零50萬令吉,按年起3.5%,符合該行及市場預測。該公司脫售KAYANGANDEPOT失去的收入,已經由一些資產租金調整所抵消。該行預測該公司在今年至少還有一項新的收購計劃。該行保持其評級與財測。

馬銀行研究指出,該公司將注入總值4億4千400萬令吉的工業/辦公室資產,料可為2014年財政年每單位股息增加2仙,淨回酬率增加至5.1%(目前為4.7%),惟前提包括資本率頂限為8%,注入4億4千400萬令吉新資產,及收購計劃的股份融資為70%。

肯納格研究指出,該公司管理層料在全國大選明朗化後,進行資產收購計劃,特別是它進行發行9千零76新單位籌資計劃,正如火如荼推行中。該行預測該公司2013年財政年核心淨利為9千730萬令吉,2014年則為1億1千210萬令吉。

安聯研究指出,該公司2013年財政年首季淨利符合市場預測,惟目前保持其財測不變,惟評級下調至中和評級,主要是其股價已漲升及超越目標價,使它股價上升空間有限。(星洲日報/財經)

Axis 产托吁放宽条例 冀证监会准购新产业

(吉隆坡30日讯)Axis产托(Axreit,5106,主板产业信托股)总执行长拿督史迪瓦特表示,希望大马产托能获准收购新建项目(greenfield project)。

史迪瓦特在常年股东大会后受询时说:“我们一直都在洽谈,希望证券监督委员会(SC)能放宽条例。”

史迪瓦特说,大马产托目前顶多只能收购未完成的项目,然后完成该项目的发展。

“如果获准,我们可以自行发展新建项目,严控成本。新建项目也可能会带来双位数回酬,估值会更佳。”

他表示,收购其他资产,收购价一般已纳入溢价(premium)。

另一方面,新加坡产托获准收购新建项目的上限为资产总值的10%,他认为大马产托能争取的上限应该只有资产总值的10%,不大可能超越新加坡的上限。

洽购4.44亿资产

史迪瓦特说,Axis产托今年会脱售一项资产,但暂时未确定是哪一项资产。

Axis产托正洽购4亿4400令吉的资产,预计能在今年内至少完成其中3亿5000万令吉的收购。

“确定了收购阵容后,我们才会决定脱售哪一项资产。”

2000万翻新

史迪瓦特说,收购计划中,2项总值2亿2000万令吉的资产来自保荐方,是莎阿南的两间仓库。

产托今年将投资2000万令吉提升资产,主要用在AxisBusiness Campus(原名为Bintang大厦)的翻新工程,预计6月或7月份完成。

史迪瓦特表示,公司也会翻新Academy大厦,目前仍在规划阶段。

分销需求增 看好物流产业

Axis产托目前的资产负债比率为34%,一般上会维持在28至38%。

史迪瓦特表示看好物流相关的资产,Axis产托因而着重投资在这类资产。

“产品的分销还会逐渐增加,物流行业预计也会持续增长。”

他说,公司会尽量维持8%的回酬率。

投资者在大选来临前倾向购入波动较小的产业信托,询及大选尘埃落定后投资者会否从产托回归一般股项,史迪瓦特说不能预测投资者意向,但不稳定时期把投资投放在有资产的投资工具会比较安全。

“可能有周期性(cyclical)的情况出现,但是整体而言,产托仍逐渐增长的。”

单位持有人也在今日批准Axis产托发行9076万新单位,相等于现有基金规模约20%。
