Axreit (5106, REITs) 終於落實購買位於nusajaya的工業產業Axis Steel Centre,這項謠言傳了很久,終於成真了,賣方為Yongnam Engineering Sdn. Bhd,Axreit 將會把這這產業回租給賣方,雙方簽署SNP(sales and purchase agreement)的同時也簽署了tenancy agreement。

axreit購買的細節如下:

    購買價RM153.5 million

axreit將會通過貸款集資以完成收購,預計axreit的gearing會上升至38.58%,這產業收購預計最遲會在2015年第一季度完成,雙方簽署的tenancy agreement期限為15年,每3年調整租金,細節如下:

積極收購資產‧AXIS產託胃口大開

(吉隆坡8日訊)AXIS產業信托(AXREIT,5106,主板產業投資信托組)收購新山工業產業,被看好將對其帶來收益增值的貢獻。市場普遍正面看待該產托積極的資產收購動作,並相信會有更多可帶來增值效應的收購陸續來臨。

AXIS產業信托以1億5千350萬令吉收購位於新山的努沙再也SiLC工業園的工業產業,並在完成收購後回租給賣家--Yongnam工程私人有限公司,回租合約為期15年。

分析員大致上對上述收購計劃給予正面的評價,因該產業的注入料將有助進一步推動AXIS產業信托的盈利增長。興業研究與馬銀行研究因此而上調該產托的2015財政年預測,分別達5%及5.5%。

該產業的總建築樓面(GFA)達50萬4千平方呎,市場評估價格為1億5千600萬令吉,意味著AXIS產業信托的收購價將享有1.6%的折價。

Yongnam工程在首3年的每月租金為96萬9千令吉,並在隨後以每3個月10%的幅度增加。肯納格研究認為資產價格與租金上存在著差距。

所購產業收益料可達7.2%

分析員普遍看好上述產業的注入將會對AXIS產業信托的收益率帶來增值效果。根據馬銀行研究的預測,該產業的淨產業收入(NPI)收益料可達7.2%,高於5.3%的預期融資成本。

儘管市場上存在著對努沙再也產業需求的憂慮,但興業相信上述產業不會面臨任何空置的風險,主要因為AXIS產業信托已經與賣家達成長期回租協議,而且柔佛的工業產業仍然受到市場的青睞。

AXIS產業信托計劃通過貸款來融資上述收購案,惟其負債率在完成收購後仍處於30%至40%的可控制範圍內,特別是管理層正計劃在明年首季發出8千400萬股來籌措2億8千萬令吉,以資助一系列的收購項目。

放眼達4.8億資產收購目標

該產托放眼在2014財政年達成共3億8千萬至4億8千萬令吉的資產收購目標,年迄今為止已經收購了共4億3千400萬令吉的資產。興業對其過去數個月來積極的資產收購行動抱持正面態度,並相信來臨將會有更多對收益率帶來增值效應的收購。

聯昌研究也預測AXIS產業信托仍在探索著更多位於依斯干達(Iskandar)的資產收購機會,尤其該產托的母公司也正在該地區發展一個工業園。聯昌重申該產托為欲投資依斯干達工業產業的代理股項,建議投資者持續累積該產托。

無論如何,在經歷近期的漲勢後,AXIS產業信托價格已經超越大部份證券行給予的目標價格。安聯星展研究認為大部份的利好因素已被市場消化,因而下調對該產托的評級。

第3季净利年增9% Axis产托每单位分红5仙

(吉隆坡20日讯)Axis产托(AXREIT,5106,主板产业信托股)第三季净利报4009万6000令吉,相当于每单位净赚8.65仙,按年增加9.35%。

该公司第三季营业额按年下滑6.19%,报3312万1000令吉,相较去年第三季的3530万7000令吉。

Axis产托每单位收入分红5仙,相当于99.6%收入,分红总额2318万5005令吉。

新单位定价RM3.6

该公司首三个季度,净利达8437万2000令吉,相较去年第三季的8191万3000令吉,按年增3%。

Axis产托首9个月营业报1亿380万2000令吉,相较去年同期的1亿578万7000令吉,按年微跌1.88%。

累计三个季度,该公司的每单位收入分红,由去年首三季的13.8仙,增至15.6仙,按年增幅达13%。

Axis产托同时向马交所报备,计划在末季完成8350万新单位的配售,配售价格已定在每单位3.60令吉。

总执行长拿督史迪瓦特在文告中指出,Axis大厦脱售,加上Axis Business Campus正在翻新,导致租金收入减少。

Axis产托计划在年底之前,添置4项总值达4.34亿令吉的资产,在增加资产后,公司明年营业额将增至3350万令吉。

文告指出,公司3项资产重估结果显示,资产价值增加2086万9000令吉,相当于每股净资产增加4.5仙至2.2647令吉,其余27项资产末季重新估值。【南洋网财经】

AXIS產託末季將派特別息

(吉隆坡20日訊)AXIS產業信託(AXREIT,5106,主板產業投資信託組)末季將派發特別股息以回饋股東。

該公司首席執行員拿督史提沃利萊在股東特大後向記者表示,在配售新股前,公司會將現有現金以特別股息方式派發給股東,所以決定在末季派發特別股息,並在2015財政年首季派發小額股息。

他表示,明年即將實施的消費稅對該公司有利,因為部份繳交的稅務可透過程序收回,需視關稅局的條件而定。

辦公樓業務方面,他表示,該領域相當競爭,但公司在年尾將會迎來DirectD租戶,DirectdD是大型手機貿易商。

詢及產業收購項目方面,他表示,檳城產業項目收購尚在商談中,並看好該項收購,除了檳城以外,尚有2至3個產業項目也在洽談中,預料在6個月內會有結果。

“公司收購新的產業後,負債率增至0.42倍,但完成發股發售後,負債率已降低至0.33倍。”該公司早前售股售資2億8千萬令吉。

他說,該公司每年收購的產業總值介於4億至6億令吉左右,約4至6個產業,並不斷物色優良的產業項目,為公司創造價值。

該公司將會在短期內完成收購沙亞南的3項產業項目,總值為2億8千零50萬令吉。

他補充,完成所有的收購項目後,旗下產業將從30項增至34項,預計管理的產業總值為20億零8千萬令吉。(星洲日報/財經)

电子商务带动仓库需求 Axis 产托多元产业获利佳

(吉隆坡20日讯)电子商务市场带动工业仓库房产需求,Axis产托(AXREIT,5106,主板产业信托股)因产业组合多元,获艾芬黄氏投行研究看好。

虽然认租率下滑,但随着国内电子商务服务市场和物流业务活动增加,该机构看好明年和后年,Axis产托的工业与仓库产业认租率将扬升。

目标价上调

Axis产托的多元产业组合,长期获利前景佳,获该机构给予“增持”投资评级,目标价从3.61令吉,提高至3.90令吉。

Axis产托也是回教股项之一,这也使该股评价提高,该机构订下的未来12个月3.90令吉目标价,为该公司净资产价值溢价72.5%。

不过,由于认租率低于预期(95%至96%),仅达90.5%,该公司的每单位盈利增幅也遭下调至13.5%,由19.8仙调整至17.2仙。

但需注意的是,办公楼产业的出租空间提高,空置率也因此上扬,由去年的5.1%增至今年的9.5%,或会影响该公司的招租活动。

物流仓库占44%

截至9月,该公司拥有34项产业,净出租面积从去年的530万平方尺,增至700万平方尺。

在这些产业中,物流仓库占总净出租面积的44.2%、办公兼工业房产则占29%、办公楼占11.5%,工业生产设施和霸级市场,则各占8%与7%。

与纯办公楼相比,工业仓库产业回酬率较高,这使得Axis产托平均周息率维持在10.3%的诱人水平,该公司的净周息率则为8.78%。

报告指出,该公司未来10年的年度盈利增长预期,也从之前2%至3%,增加至4%至5%。

该机构预测,明年底的每单位收入分配(DPU)可达5.3%,2016年底则增至5.6%。

Axis产托的潜在盈利可达1亿2100万令吉,相当于每单位收入分配26.2仙。

愛可思產託 新股配售價RM3.45

(吉隆坡26日訊)建議配售8357萬9942股新股的愛可思產托(AXREIT,5106,主要板產托)今早停牌1小時,宣布新股配售價為每股3.45令吉。

愛可思產托向馬證交所報備,透過書面競購(book building)方式,委任馬銀行投資銀行及聯昌投資銀行為這項企業活動的配售代理。馬銀行投資銀行也被委任為這項活動的顧問。

愛可思產托將從配售活動籌資約2億8835萬令吉,扣除配售活動費用后,將用來償還部分銀行貸款。

根據報備文件,愛可思產托配售股對比平均5天除權后股價為3.5925令吉,每股3.45令吉配售股,約折價3.97%。

愛可思產托今早9點起停牌1小時,該股10點恢復交易時微揚1仙,以3.66令吉迎市,但漲勢維持不到15分鐘后,就陷下跌格局。

休市時,愛可思產托暫掛3.63令吉,跌2仙,半日交易量僅1萬500股。

答:
艾芬黃氏研究看好AXIS產業信托未來業務表現,主要是業務多元化至工業/辦公室貨倉市場,後者可營造更高回酬率。

截至2014年9月為止,AXIS產業信托的投資組合共有34項資產,包括額外4項新產業在收購中,預料將在今年12月落實。

上述資產的淨可出租面積達700萬平方尺,比較2013年為530萬平方尺,其中物流貨倉佔44.2%、辦公室兼工業產業佔29%、辦公室則佔11.5%、製造業設施佔8.0%、以及霸級市場則佔7.0%。

該公司旗下的工業貨倉的投資回酬率較高,毛回酬率及淨回酬率分別為10.3%及8.78%,比較純辦公室產業淨回酬則為5%。

該行看好其未來10年盈利成長,每年增長料介於4至5%,比較前期預測增長為2%至3%,主要是特別看好其工業產業的回酬率。

不過,2014年盈利預測下調14%、2015年及2016年則下調4至5%,主要是其產業出租率下跌至90.5%,比較該行較早時預測為95至96%之間。

可索回进项税 Axis产托无惧消费税

(吉隆坡19日讯)Axis产托(AXREIT,5106,主板产业信托股)总执行长拿督史迪瓦特认为,该公司的研究显示,消费税不会对大马的产托造成显著影响。

“我们很有信心将会保持以前的良好业绩表现,由于大多数的产托公司收入都以令吉计算收入,不会受到汇率浮动的影响。”

《新海峡时报》引述史迪瓦特谈话报道,这项研究显示大马产托不会受消费税执行的显著影响。

“在某些情况下,消费税可能会带来正面效益,因为可索回进项税(input tax)。”

他相信随着产业市场趋软,明年会出现更多的产业收购交易活动。

Axis产托的资产总值预计会增长至20亿令吉。

史迪瓦特指出,高周息率的产业可以提供Axis稳定的收入,以及对盈利带来正面贡献。【南洋网财经】

BHD. FOR A TOTAL LUMP SUM CASH CONSIDERATION OF RM153.5 MILLION (“PROPOSED ACQUISITION AND LEASEBACK OF THE PROPERTY”)
We refer to the announcement dated 7 October 2014.

The Board of Directors of Axis REIT Managers Berhad, the management company of Axis-REIT, wishes to announce that the Proposed Acquisition and Leaseback of the Property has been completed on 30 December 2014 in accordance with the terms and conditions of the Sale and Purchase Agreement dated 3 October 2014.

表现标青令吉入账 产托不受消费税显著影响

(吉隆坡16日讯)Axis产托(AXREIT,5106,主板产业信托股)研究显示,大马产托不会受到消费税的显著影响。

根据《商业时报》报道,总执行长兼执行董事拿督史迪瓦特表示:“我一直都认为,我国的产托市场在过去表现良好,以后也一样。多数产托是以令吉入账,所以不受汇率波动影响。”

在某些情况下,消费税可能会带来正面效果,因为公司可索回进项税。

他相信,随着产业市场趋软,明年会出现更多产业的收购活动。在收购南方工业与物流中心后,Axis产托的管理者ARMB放眼旗下资产总值,可增长至20亿令吉。

房价已触顶

史迪瓦特指出,高回酬率的产业可以提供Axis稳定的收入,以及对营收带来正面贡献。

至于地产是否过于昂贵,史迪瓦特认为,房价已经到了顶点,随着国行可能升息,回酬率也会跟着上涨。

史迪瓦特认为资产增长对于管理一家成功的产托,是很重要的一环,无论行情好坏,都有助于资本增值。

他补充:“例子有Sunway Putra广场(前为Legend广场)正在进行装修和重新定位、凯德商用大马产托(CMMT,5180,主板产业信托股)的东海岸广场、金河广场和Axis产托的商业楼。”【南洋网财经】
