强化贸易网 拓发展部门 家满控股双管齐下

二零一四年二月二十一日 凌晨一时二十三分
(吉隆坡20日讯)投资控股公司家满控股有限公司(FIAMMA,6939,贸易服务组),将继续加强其贸易业务部门,同时专注于商业发展计划。

集团首席执行员兼董事经理林子峰称,该公司计划继续专注于建立其家庭电器产品、医疗设备、卫生洁具与保健产品的网络。

他说,产业发展部门则拥有6项进行中计划。

“它们将在2014或15财政年才会为公司收益带来贡献。”

“其中2项进行中和1项建议中发展计划位于吉隆坡,其余则是在哥打丁宜和新山。”

他表示,贸易部门在截至2013年9月30日止财政年度为集团净收益带来90%,或2亿6347万令吉贡献,而产业发展部门则贡献9.6%或2810万令吉。

该公司的税前盈利由之前的3983万令吉,晋至5015万令吉。

林子峰指出,它现无意出口其产品到海外,因国内需求仍然是主要成长驱动力。【光华日报财经】

家滿3千萬購地

家滿控股(FIAMMA,6939,主板貿服組)宣佈耗資3千零9萬2千令吉在巴生收購2塊面積約6.28英畝的工業地,作為公司轉移和集中運作的新業務地點。

該公司發文告說,將透過內部現金和銀行貸款來融資這項收購計劃。(星洲日報)

房产业务表现佳 家满净利扬58%

(吉隆坡21日讯)房产发展业务表现佳,提振家满控股(FIAMMA,6939,主板贸服股)截至3月31日止次季净利扬57.8%,报1138万6000令吉,上财年同期为721万4000令吉。

营业额则从上财年同期的6362万5000令吉,涨28.5%,达8173万7000令吉。

上半年而言,其净利增长29.5%,达1971万6000令吉;营业额扩大17.1%,报1亿5948万9000令吉。

同时,该公司宣布派发每股3仙的第一次中期单层股息。

家满控股的次季税前盈利走高至3027万6000令吉,归功于房产发展业务,主要由端姑阿都拉曼路的商用房产所推动。【南洋网财经】

We refer to the Company’s Announcement dated 16 May 2014 ("Announcement") and query letter from Bursa Malaysia Securities Berhad to the Company dated 20 May 2014 on the above matter.

The term herein shall bear the same meaning as defined in the Announcement.

The Board of Directors of the Company wishes to provide the following additional information for public release:-
1) The breakdown between internally generated funds and loan from a financial institution for the funding of the Total Purchase Price will be decided by the management at a later stage after taking into consideration Fiamma and its subsidiaries’ gearing level and internal cash requirement.

2) The total expected development cost of the Land for relocation and centralisation of Fiamma and its subsidiaries' logistic operations would be RM20 million.

3) The expected commencement date of the development is upon delivery of vacant possession of the Land and the development is expected to be completed within 12 months from commencement of the development.

4) The funding of the development cost will be from internally generated funds and loan from a financial institution and the breakdown will be decided by the management at a later stage after taking into consideration Fiamma and its subsidiaries’ gearing level and internal cash requirement.

Fiamma's future prediction
家满控股(6839)的未来预测


最近有位女网友Angelia Foo问起了家满控股,我们就来看看这只股的前景。家满目前有两个盈利来源,一是电器和贸易,二是产业发展。

电器方面我们就不谈了,因为它面对了成长的瓶颈公司才把多余的资原集中在房产。

Menara Antara KL 是它数年前开始的房产第一炮,截至2014年3月已经为家满供献了超过一亿的营业额。
估计今年接下来的9个月,Menara Antara可以再供献最后的几千万营业额。

食髓知味,家满明年将在KL,JB和Kota Tinggi推出另外三个产业计划。

A) KL的产业计划靠近KLCC, 地价高只能建高级公寓。众所周知,KL高级公寓已经供过于求,现在缺的是45万左右的可负担房产。因此,这个产业计划要取得佳绩真是难如登天。

B) JB的产业计划靠近马来区, 公共交通没有那么便利,地点属于次选。尤其最近JB的公寓正在发售的有过百栋,这个计划失败仅是迟早的问题。

C) Kota Tinggi的产业计划是有地房产, 该区没有那么大的竟争而且人口缓慢增长。这个计划未来几年可以为家满控股带来正面的供献。

结论,家满控股的2014年将是一个大肥年因为有Menara Antara数千万的unbill sale加持,盈利有望突破新高!可是如果论未来几年的前景,家满控股并不受看好。我的投资建议是下半年逢高卖出,此股不值得长期持有,不宜紧紧握住。

遭低估具56%揚升空間 家滿控股上漲22仙

(吉隆坡17日訊)家滿控股(FIAMMA,6939,主要板貿服)房產業務已漸成為新的收入來源,加上持淨現金優勢,目標價上看3令吉以上;該股今日高居十大上升股榜。

該股今日表現甚佳,逆市上漲,開市時揚6仙,報2.17令吉,漲幅不斷擴大至9仙,但于休市時收窄至6仙,交投71萬9100股;午期期間股價持續攀高,閉市時,該股報2.33令吉,揚22仙或10.43%。

興業證券研究分析員龍國雯在報告中指出,該公司由居家用品供應商漸轉型至房地產商,加上一直以來遭低估,家滿控股潛在上揚空間可高達56.4%。

地庫成本低

“根據該公司週一的閉市價2.11令吉,截至9月底2015財年的收益計算,目前交易水平為本益比的6.2倍,估值低。”

龍國雯認為,家滿控股轉入房產業較為有趣,並為公司帶來全新的成長泉源,尤其是該公司的地庫成本低,但卻提供30%至35%的高賺幅。

“其中最為顯著的是位于Yap Kwan Seng路一塊面積達1.4英畝土地,購地成本為每平方公尺631令吉,如今該區土地市價已達3000令吉每平方公尺。”

另外,她也在報告中提及,該公司料有計劃發行紅股,除了因為該公司有穩健的資產負債表,這也有助加強股票流通量。

儘管該行在報告中未給于家滿控股任何評級,但相信此股目標價可達3.20至3.30令吉。

家滿控股遭低估原因

一)        居家用品業務定成長的同時又開發業務
二)        地庫潛在價值深不可測,淨資產值將出現顯著盈余
三)        兩大業務均擁有高賺幅

家滿控股 斥4898萬購地

(吉隆坡23日訊)家滿控股(FIAMMA,6939,主要板貿服)以4898萬令吉,收購兩塊位于新街場(Sungai Besi)工業區的土地。

該公司向馬證交所報備,旗下子公司Fiamma Properties 私人有限公司与地主簽署買賣協議,該土地面積達1.6英畝,可供住宅和商業發展用途。

家滿控股指收購活動是供未來房產發展活動擴展用途,以加強未來盈利表現。

該公司將通過內部融資和銀行貸款集資,實際比例有待確認。假設貸款占80%,家滿控股負債率將從0.23倍增至0.36倍。

We refer to the Company’s Announcement dated 23 December 2014 (“Announcement”). The term herein shall bear the same meaning as defined in the Announcement.

The Board of Directors of the Company wishes to provide the following additional information for public release:-
1) The Land is free from all legal encumbrances.
2) The Land is purchased without vacant possession and is currently occupied by squatters.
3) The Total Purchase Price is the maximum total consideration to be paid or payable for the Acquisition and there is no deferred consideration to be paid or payable in future.

消费者情绪低迷影响 家满控股谨慎看待

二零一五年二月一日 晚上七时三十七分
现金充裕的家满控股有限公司(FIAMMA,6939,贸易服务组)已作好准备迎接今年的放缓,这家享有偏高税前盈利利润的居电器与医疗设备分销商,将无可避免受到预期疲软消费者开销的影响。

不过,首席执行员林子峰有信心该集团将可缓和其收益的任何负面影响,因它已推展一项可负担房屋计划和厨房装修分销业务,预料可享有活力的销售。

在产业发展部门方面,由于疲软的产业市场,它酝酿延缓推介其位于叶观成路,发展值达6亿令吉的高档发展。

林子峰称,家满控股对高档服务公寓计划已转为谨慎,这项计划原定于今年动工。他认为这项发展‘高度风险’。

“我们已经获得批准,目前正着手成本核算。我们实际上放眼今年内推介,但由于市场因素的变动,我们首先将在海外‘行销’长达6个月,以观察反应。”

销售价尚未确定,但林子峰表示,家满控股将不会以超过每平方尺2000令吉的价格出售。他补充,与本地买家比较,该公司希望可吸引更多海外买家。

上述面积6万1422平方尺的黄金地段,位于大众银行大厦后,目前为一座停车场,是在2007年以3880万令吉净市值,或每平方尺631令吉购入。

不过,家满控股看好吉隆坡斯里白沙罗附近Menjalara镇3英亩仓库的重新发展。林子峰指出,该集团将在今年推介其高档可负担房屋计划,预测发展值超过3亿令吉。

家满控股是于1996年买下这幅地段,成交价只有每平方尺50令吉,而它在2011年最后重估时的面值已达到每平方尺238令吉。

“Menjalara镇的反应更加热烈。我们有信心它将热卖,因它位于一个成熟地点,以及其可负担的价格。我们已经接获许多的询问。”

林子峰也是家满控股大股东,直接持股达23.45%。

配合上述重新发展,家满控股将于今年中旬迁移其仓库到巴生武吉拉惹。这个新地点将拥有4倍更大储存能力,供其贸易与服务业务使用。据林子峰透露,家满控股有意租赁局部储存空间予第三者物流公司。

家满控股预测看好,因今年将从吉隆坡敦阿都拉曼路新建成Centara大厦中获得租金收入。它将维持35%办公室和零售空间,而林子峰预料常年租金收入达500万令吉。

家满控股截至2013年12月31日止财政年的收取租金收入共达150万令吉。

在截至2014年9月30日止首9个月,产业发展占了其18.4%收入,及28.6%的盈利。

鉴于数年的泡沫,家满控股不会轻易参与产业发展。林子峰称,该集团将物色地库以作未来发展用途。

在去年12月,家满控股以4900万令吉,或每平方430令吉代价,购入了2.6英亩商业地段。

“我们放眼在2年内推介这项计划。我们还没有拟定最终计划,但最有可能,它将成为高档办公室、套房、服务公寓和包括一间酒店。”

“假定分为6个部分,及可销售面积约50万平方尺,我们将赚取超过3亿令吉的总发展值。”

他认为,工业地段仍然具有需求,而该集团也正洽商购买一些同类型的地段。

在新1亿1000万令吉VIDA Residenz计划的首阶段,已经在去年中旬推介。家满控股于这项联营中持有70%股份。

家满控股也在柔佛哥打丁宜拥有约18英亩等待发展。它计划会于未来3年内动工,预测总发展值为3500万令吉。

“另外,我们也在同区拥有86英亩地段,有意以每平方尺9.50令吉出售。我们的账面值只有每平方尺4.50令吉。”

至去年9月30日止,家满控股拥有4580万令吉净现金,或每股为33.5仙,而保留盈利则达1亿8250万令吉。比较下,以每股2令吉计,其市值企于2亿8000万令吉。

林子峰表示,该集团可能考虑派送红股或股票拆细,以增加其股票基础。他续称,家满控股拥有约700万库存股(约5%股票基础),可在需要时供出售。

由于消费税实施美元走强招高价格,导致软疲消费者情绪,他预测今年的销售成长将会滑落。

其逾90%产品是以美元交易,林子峰说,该集团考虑转换其货币为人民币。与此同时,他也不预期将出现消费税前的销售激增。

家满控股从事行销数个品牌的家庭电器、卫生洁具、以及医疗与保健设备,包括Elba、Rubine、Faber、Tuscani、Haustern及MEC。它也是Omron、Whirlpool和Braun产品的独家销售商。【光华日报财经】
