当它于30/07/09宣布4仙的entitlement后,我是急了些,买高了一些,幸好它往下掉一些的时候我做了averaging,所以买到的平均价不亏不损。我应该注意到此前三个月的平均价是较低的,所以它一涨高就会有很多人先套利。

我想它不会掉很多了,Ex-Date是29/10/2009。由于它的par value是50仙, 以目前价钱67仙来说, 派息时每RM1.00将得到 0.04 x(0.50/0.67) x 2 = 0.0597 也就是5.97仙的利益。

在Ex-Date的十月份来临之前,八月份它将再发布另一个季度业绩,相信还可以把股价推高一些。

今天它发表用3.4百万购下士乃分部隔邻的八亩地,用来扩建混泥生产线。

Announcement Details :


1.0
Introduction

The Board of Directors of OKA Corporation Bhd (“OKA”) (Company No. 519941-H) wishes to announce that OKA has executed a Sale and Purchase Agreement (the “Agreement” for the acquisition of all that piece of vacant land held under Title EMR 2612 Lot 515 Mukim of Senai-Kulai, District of Johor Bahru, Johor (the “Property”), free from all encumbrances and with vacant possession, for a total purchase consideration of RM4,300,000.00 from the vendors Hoe Siew Meng and Hoe Seow Leng

Details of the Acquisition of Property


2.1
Information on the Property Acquired & some Salient Features of the Agreement



The property acquired is a piece of vacant land measuring in area of approximately 8 acres and is located adjacent to the present factory of OKA’s wholly owned subsidiary in Senai.

The land is a freehold vacant land and there is no restriction on transfer.


2.2
Basis of Purchase Consideration



The purchase consideration of RM4,300,000 (the “Purchase Price”) is arrived at on a willing buyer and willing seller basis after taking into consideration the present market value of the land at the surrounding areas.
OKA did not carry out any independent valuation on the Property for the purpose of the Proposed Acquisition.
The Proposed Acquisition is proposed to be funded by internally generated funds and/or bank borrowings of OKA.

The Purchase Price will be settled in the following manner:-


(i)
Immediately upon execution of the Agreement, OKA shall pay a sum of RM430,000.00 only towards the Purchase Price as deposit to the Vendor’s solicitors; and(ii)
The balance Purchase Price of RM3,870,000.00 only (the “Balance Purchase Price”) shall be paid to the Vendors within three (3) months from the date of which the Agreement becomes unconditional pursuant to Clause 3 of the Agreement (the “completion Period”) failing which the Vendors shall automatically grant to OKA one (1) month from the Completion Period to pay the Balance Purchase Price.

The financial Information of the Property Acquired


The transaction is an outright purchase of land only and has no effect on the net profits of OKA.

Gearing


The Proposed Acquisition is not expected to have any material effect on the gearing level of OKA Group for the financial year ending 31 March 2010.

Interest of Directors, Substantial Shareholders and Persons Connected to Such Directors and/or Substantial shareholders___________________________________________________________________________________ __



None of the Directors and substantial shareholders of the company and persons connected with them,
has any direct or indirect interest in the Proposed Acquisition.


4.0
Sale & Purchase Agreement Inspection



The Sale & Purchase Agreement is available for inspection during normal office hours (except public holidays) at the Purchaser’s registered office address at No. 6, Lebuhraya Chateau, Off Pesiaran Kampar 30250 Ipoh Perak Darul Ridzuan.


5.0
Particulars of Liabilities to be assumed by the Purcahser



The Purchaser is not aware of any liabilities arising from this transaction.


6.0
Risk Factors


The economic value of the property is subject to the risks inherent in the property market.
These include, inter-alia, changes in general economic, business and credit conditions and demand for industrial properties.
These factors will inevitably affect the tenancy rates and the value of the property.
However, the Property is intended to be mainly owner-occupied rather than for investment purpose.


7.0
Approval of relevant Government Authorities



The acquisition of the said Property is not subject to any Government Authorities

8.0
The Rationale for the Proposed Acquisition



The Property will be used by OKA Concrete Industries Sdn Bhd, the wholly owned subsidiary of OKA to construct a new factory in anticipation of future growth in its business in the southern region.
The proximity of the Property to the existing operations was a factor in the decision to acquire the Property in preference to alternative sites.

9.0
Completion of the Proposed Acquisition



Barring any unforeseen circumstances, the Proposed Acquisition is expected to be completed by second quarter of the financial year ending 31 March 2010


10.0
Statement by the Board of Directors



The Board of Directors of OKA is of the opinion that the terms of the Proposed Acquisition are fair and reasonable and in the best interest of OKA Group.


11.0
Departure From The Securities Commission’s Guidelines on the offering of Equity And Equity-Linked Securities (“SC’s Guidelines”)____________________________________________________________________________



To the best knowledge of the Directors of OKA, the acquisition of the said Property has not departed the Securities Commission’s Policies and Guidelines on Issue and Offer of Securities.

而且每年的股息都一直地在增长!
但中长期持有才能看到好又高的回酬!

究竟,股价缓缓上升的股,比较于45度上升趋势的股,那一个比较容易面对卖压,我还在观察。

OKA就是属于前者,代表很多人在低价是购入,股价上升会可能会有较大的卖压。但我想,抛出的股民可能会再度回流,购成买压。如果有庄家推动,那更好。

回来看一看另一只股,昨天,PIE发布派发35仙的Entitlement日期。由于派息早已经知道,股价早就起了很多。昨天闭市时是RM4.12,所以,每一元得 0.35/4.12=0.08495,也就是近8.5仙。

不过,PIE和OKA不同的是,它之前就在RM4.00上下徘徊,所以Ex-date来临之前不会面对太大的卖压,反之还会稍微持续上升。但是,由于PIE处于高价位,所以它在Ex-date后面对的卖压风险, 会比OKA大得多,除非有庄家参与炒卖。

建筑材料的销售行情是有季节性的。我注意到最近一季EPS好像有下跌(0.88sens),可是比较去年同季节(0.72sens)却是增高的。

我认为,购地的信息,和八月份的另一个业绩报告,是股价的支撑力量。

要提防的是炒股庄家炒低它,然后吃掉小股民该赚的利益。

让我来比较一下这股和CYL的异同。

CYL也是一年一次派股息, 在三月尾季度报告建议发4仙, 在微起之后就在par value的50仙或以下徘徊。

它在27/07/09, 在没有征兆下突涨14仙。我由于它之前在50仙左右滞留太久, 就在当天以65仙卖了。谁知它当天涨到69仙, 以68仙收市。

而后数天一直到现在,都挂在70仙左右。

这个现象有两种可能原因:
1. 有一股散打游击的小集团在不同的股只中展开突击。一击中的,它不掉下,他们就停止炒它,它往下掉他们就再炒。
2. 有庄家在慢慢出货

我对于这种公布股息后就没有大动静,突然一天就跳上去的现象感到奇怪。它也不像是外围因素(美股上扬)牵动的。

CYL的Ex-date是在12/08/09,这星期,我猜它也会猛下挫使图表变成一个秃头。但是不要忘记,真正要持有票的大股东是可以借票或者先卖后买来得利的。

我还在猜这种现象是否会出现在OKA。如果这样,我要准备炖冬菇一个来月了。但我知道混石灰泥和混沥青这个行业的回报率是很高的。我认为OKA的基本面比CYL强。

哇--这个楼很棒--查阅数据-观察走势。。。只是觉得其实不必太去在意那些所谓吵架的因素-如果觉得是很好的股票不妨长线持有观察三年以上的发展趋势--不让短期的炒作影响自己

当然如果只是考虑短线投机--当留意到每年周期性股价在股息派发前后或者股息宣布前后的动向时--低价持票设定一个理想套利点后价位到了就离开--明年再来

只是也许花了功课不少--真的是不错的好股就尝试累积他完成自己的财富倍增路吧--个人看法

我看它有如看自己捉到的蝈蝈,看它在小竹笼里跳跳好有满足感。

可能这就是所谓的典型的箱形振荡了。它是小股东玩成的,不像是炒家造成的。

炒家发现它的美想要建仓也太迟了。

你们今天有收获吗?错过了别担心,这是理想的可玩T+3股,短期中期长期投资皆相宜。当然有储备金最好。我看它会上到90仙以上。

股票就是这样,昨天和你亲热,今天对你不理不睬。

今天,换手率也很高。很多成交不是挂单求购求售成交的,而是有人直接丢票或直接吃票而成交的。

临危有人在全日最低价收票,最后一分钟出现千多LOTS的买单。

来做个小结。

我是偏向短打和短期存放的,在这些天并没有赚到多少,不到两千。我没想到美股行情逆转,美股记者乱车大炮,可以昨天讲好,今天讲不好,明天又讲好,简直是打开窗口望天空后来报告天气预报。

我观察到,在OKA股,在全年股价最高的这个时段也有人要建仓。他们在67仙到70仙之间囤股。

我看今天的LIIHEN,表现就和OKA一样。两者的图表相似。LIIHEN现在跳跃,迟点就会和OKA一样归于平静,然后才再跳跃。

老实说,par value一元而现先今少过一元的股价,有四分,已经不错了。加上业绩翻倍,人家自然要得到它。

但是看看LIIHEN前三个月图表的表现,交易量放大后又极度萎缩。。。其实大可以等的。

近来我都有注意到OKA的运输罗里。那种用来建大水沟的U字形石板,印了红红的OKA字样和它的标志,在扩建道路的工程和防水灾扩建沟渠的工程上特别吃香。如,上次去PC FAIR进过新山亚亚阿哇路,康文女校的前面的政府工程,就见到它的罗里卸货。也就是说,它有跑政府工程的生意。

才说OKA和LIIHEN有相似呢! 诺, LIIHEN 给股价涨两天后,就和OKA的操作模式一样,今天闭市后就发布子公司买地的事。

我在之前拿LIIHEN和OKA来比较,LIIHEN现在扎扎跳,生意好到不得了,为什么我这个OKA就没动静咧?

我得到的教训是,真的,EPS不能不看。

LIIHEN我看主力出货可能性大。而OKA这里 到底主力是建仓还是出货,我偶而有一点点怀疑,可是试了几次他都不丢票给我,而可能是丢给自己,左手抛右手接。

卖的是整齐的100,200, 而买的是不整齐的89啦,20啦这些。所以我想,也可能是骗人的。
