高胜控股 下半年推3产业

(莎阿南23日讯)高胜控股(KEN,7323,主板产业股)计划在今年下半年推出3个产业项目,分别位于莎阿南、云顶及新山。

其中,新山产业项目是该公司的长期关键项目。该项目占地9.31公顷,预计可在未来数年,为该公司作出显著贡献。

首个绿色综合区

该公司董事经理陈致祥向《星报》表示:“我们正处于总体规划阶段,很快会推出这个全马首个绿色综合区项目。”

他指出,该项目是公司长期策略之一,以推动重复性收入增长。

他补充称:“接下来几年,新山将是公司的主要推动力。”

新山综合发展项目的发展总值(GDV)约12亿2000万令吉,整个项目由住宅、零售、办公室、医疗中心、教育以及休闲产业组成。

陈致祥说:“我们的项目坐落在市中心,与海关、移民和检疫大厦仅距离2.5公里。”

另外,位于莎阿南的产业发展项目则是1座30层的高级公寓,依偎在Ken Rimba城镇的怀抱。

同时,该公司将在高级公寓旁边建设店铺,为该占地24.28公顷的发展项目增添色彩。

至于云顶产业发展项目,陈致祥说:“我们希望发展更多休闲项目,目前已经与几个酒店业者洽谈,看看我们能够做些什么。”[南洋网财经]

今年推20亿產业 高胜表现看俏

(吉隆坡18日讯)高胜控股(KEN,7323,主板產业股)今年预计將推出3项总值约20亿令吉的產业,2013財政年的表现料將比去年更佳。       

高胜控股执行主席拿督陈文江称,如无意外,该公司將赶得及在今年杪推出3个新產业计划,分別是莎阿南的KEN Rimba公寓、柔佛新山的KEN新山市中心(简称KEN JBCC)及云顶的综合项目。

陈文江补充,柔佛的KEN JBCC发展总值约达12亿令吉,位於依斯干达特区的「A旗舰区」。对该公司而言,KEN JBCC乃是一项大蓝图规划,其中包括酒店、办公楼、住宅区、商场等。

他坦言,依斯干达一直飆涨的房產价格是高胜控股决定进军当地的原因之一。

「据悉,该区的房產价格已喊到每平方尺1200令吉左右。」

此外,预计在2014年完成的KEN TTDI项目,会是高胜控股取得经常性收入的来源。

同时,该公司董事经理陈致祥亦披露:「我们需要確保一切都是持续性的,因此我们需要短、中期的收入。」

该公司共投资1亿2000万令吉在KEN TTDI的项目。

当被询及2012財政年营业额及净利面临萎缩的原因时,陈文江表示,那是因为记帐时间和將营业额正式认列所导致。无论如何,他相信,2013財政年的表现將会比去年更出色。

该公司在去年曾披露欲进军檳城的酒店业,惟如今却因某些因素而被延迟。惟陈文江称,一切將会持续进行,因为该公司已经购买有关地皮。

高胜控股目前地库达145英亩,不排除会再次购入地理位置良好及价格合理的土地。

陈文江续称,该公司的发展重心会放在巴生谷,及近期进军的依斯干达。

另外,一名出席高胜控股第29届股东大会的小股东对《东方財经》披露,该公司在大会上表示,倘若拥有足够的资金,不排除会派送红股。同时,陈文江也在股东大会上表示,冀望可从依斯干达的项目获得不俗的收益,并將继续维持良好的派息率。[东方日报财经]

Save for as disclosed, none of the Directors or major shareholders of the Company have any direct or indirect interest in KEN City. The interested directors have abstained from all deliberations and voting on the resolution pertaining to the Acquisition.

The Acquisition will not have any effect on the share capital and substantial shareholders' shareholding in the Company and it is not expected to have any material effect on the net assets per share and earnings per share of the Group for the financial year ending 31 December 2013.

高胜控股次季赚414万

(吉隆坡2日讯)鉴于旗下发展项目营业额贡献较低,高胜控股(KEN,7323,主板产业股)截至2013财年次季,净利按年跌27.7%,至414万3000令吉或每股盈利4.62仙,上财年同期为573万令吉或每股盈利6.38仙。

次季营业额也按年跌44.2%至1339万3000令吉,上财年同期为2401万5000令吉。

累积两季业绩,高胜控股净利按年挫15.8%至743万9000令吉或每股盈利8.29仙,营业额则下跌32.7%至2396万5000令吉。

展望未来,在看好我国内需可带动下半年经济增长之际,董事部预期旗下房地产发展项目在今年的预先推介可获得良好反应。[南洋网财经]

The consideration for the acquisition of the entire paid-up share capital of KESB was based on par value of RM2.00.The intended principal activity is that of investment holdings.

高胜放眼发展20亿项目 建酒店办公楼

(吉隆坡5日讯)高胜控股(KEN,7323,主板产业股)放眼总值达20亿令吉的发展计划,包括4间酒店和一栋办公楼发展项目,以提高未来净利表现。

高胜控股董事经理陈文江向《星报》表示,酒店项目将分布在云顶高原、新山、哥打巴鲁及莎阿南;而办公楼项目则是位于吉隆坡。

陈文江旨在把公司塑造成兴建更多“永续发展项目”的企业,故上述的发展皆会符合绿色概念。

“我们计划在云顶高原及新山推介顶级品牌的酒店。至于哥打巴鲁和莎阿南的酒店,则会是精品商务酒店。”

陈文江披露,公司的长期策略乃是建立强稳的持续性收入,上述发展则可推高其净利,并为该公司带来持续性收入及销售额。

高胜控股投入1亿5000万令吉兴建的白金级办公楼———KEN TTDI,预计会在2015年首季竣工;而KEN哥打巴鲁和新山的KEN JBCC,则放眼在今年推出。【南洋网财经】

(吉隆坡24日讯)高胜控股(KEN,7323,主板产业股)建议进行分拆股票,以提振流通量。

高胜控股文告指出,将面值1令吉的普通股从1股分拆至2股,每股面值50仙,借此将股票数额扩大至1亿9172万股。

高胜控股表示,这次活动主要为了提高股票流动性,而市场价格在经过分拆股票活动调整后,将来到可负担水平,对大众股东和投资者更有吸引力。

On behalf of the Board of Directors of KEN ("Board"), RHB Investment Bank Berhad wishes to announce that the Company proposes to undertake the following proposals:-

i.     a share split involving the subdivision of every one (1) existing KEN Share into two (2) Split Shares; and
ii.    amendments to the Memorandum and Articles of Association of KEN.

打房冲击不大 高胜未来发展正面

(吉隆坡15日讯)鉴于高胜控股(KEN,7323,主板產业股)专注在提供实惠的高规格绿色建筑產业,因此,政府的打房政策及国行对房贷设定的种种限制,料不会对该公司的表现带来明显的影响,因此,高胜控股执行主席拿督陈文江继续正面看待公司的未来发展。       

陈文江在高胜控股第30届股东大会后的记者招待上表示,虽然政府採取积极的打房措施,加上国家银行对银行房贷设定的新条例,但相信不会完全击垮房產的需求。

他指出,隨著人口增加,不仅是投资者增加,首次购买房屋者也有所提高,今年的產业市场的需求预料將保持平稳。除此之外,该公司注重发展「绿色建筑」,并以创造客户价值为主,因此,其產品料能够继续吸引投资者的青睞。

高胜控股董事经理陈致祥则透露,该公司即將推出產业项目的总发展价值(GDV)预计为20亿令吉,其中包括莎阿南的KEN RIMBA城镇的其他阶段项目、KEN TTDI项目、柔佛新山的KEN新山市中心(简称KEN JBCC)、云顶的综合项目及吉兰丹哥打峇鲁项目,这些计划的发展期限將长达10年。

扩大地库

高胜控股2 0 1 3 財政年全年的净利为2092万令吉,按年增长26.7%。展望2014財政年,陈文江表示,该公司並没有设下特定的目標,但是持续性的发展是公司一直提倡的宗旨。

同时,他也继续寻求机会,进一步扩大地库。目前该公司总地库规模为118英亩,分別座落在马六甲、彭亨、霹雳及檳城。

陈致祥透露,KENRIMBA城镇中,第4阶段的KENRIMBA Jimbaran住宅项目在去年取得理想的销售成绩,將纳入为2014財政年的营业额收入,而该项目预测將在2015初期完成。与此同时,KENRIMBA Jimbaran住宅项目的未入帐销售为6000万令吉。

另外,陈致祥指出,该公司今年將专注於第5期的KEN RIMBA公寓项目,共有3栋公寓,预测总发展价值为3亿3000万令吉,並分3个阶段推出,预计在今年次季推出第一阶段的计划。

针对办公楼市场供应过剩,导致租金回酬率下跌,陈文江並不担心其KEN TTDI办公楼项目的需求情况。

他指出,市场对於绿色建筑办公楼需求有增无减,但这类產业的供应仍有限。

他也透露,该公司的KEN TTDI项目共取得两项绿色建筑证明,因此可收取较高的租金。他预期,这办公楼项目在2015財政年初完成之后,每年將带来5000万令吉的租金贡献。【东方网财经】
