打房冲击不大 高胜未来发展正面

(吉隆坡15日讯)鉴于高胜控股(KEN,7323,主板產业股)专注在提供实惠的高规格绿色建筑產业,因此,政府的打房政策及国行对房贷设定的种种限制,料不会对该公司的表现带来明显的影响,因此,高胜控股执行主席拿督陈文江继续正面看待公司的未来发展。       

陈文江在高胜控股第30届股东大会后的记者招待上表示,虽然政府採取积极的打房措施,加上国家银行对银行房贷设定的新条例,但相信不会完全击垮房產的需求。

他指出,隨著人口增加,不仅是投资者增加,首次购买房屋者也有所提高,今年的產业市场的需求预料將保持平稳。除此之外,该公司注重发展「绿色建筑」,并以创造客户价值为主,因此,其產品料能够继续吸引投资者的青睞。

高胜控股董事经理陈致祥则透露,该公司即將推出產业项目的总发展价值(GDV)预计为20亿令吉,其中包括莎阿南的KEN RIMBA城镇的其他阶段项目、KEN TTDI项目、柔佛新山的KEN新山市中心(简称KEN JBCC)、云顶的综合项目及吉兰丹哥打峇鲁项目,这些计划的发展期限將长达10年。

扩大地库

高胜控股2 0 1 3 財政年全年的净利为2092万令吉,按年增长26.7%。展望2014財政年,陈文江表示,该公司並没有设下特定的目標,但是持续性的发展是公司一直提倡的宗旨。

同时,他也继续寻求机会,进一步扩大地库。目前该公司总地库规模为118英亩,分別座落在马六甲、彭亨、霹雳及檳城。

陈致祥透露,KENRIMBA城镇中,第4阶段的KENRIMBA Jimbaran住宅项目在去年取得理想的销售成绩,將纳入为2014財政年的营业额收入,而该项目预测將在2015初期完成。与此同时,KENRIMBA Jimbaran住宅项目的未入帐销售为6000万令吉。

另外,陈致祥指出,该公司今年將专注於第5期的KEN RIMBA公寓项目,共有3栋公寓,预测总发展价值为3亿3000万令吉,並分3个阶段推出,预计在今年次季推出第一阶段的计划。

针对办公楼市场供应过剩,导致租金回酬率下跌,陈文江並不担心其KEN TTDI办公楼项目的需求情况。

他指出,市场对於绿色建筑办公楼需求有增无减,但这类產业的供应仍有限。

他也透露,该公司的KEN TTDI项目共取得两项绿色建筑证明,因此可收取较高的租金。他预期,这办公楼项目在2015財政年初完成之后,每年將带来5000万令吉的租金贡献。【东方网财经】

高胜控股首季净利涨14%

(吉隆坡7日讯)基于首季完成的工程比较多,高胜控股(KEN,7323,主板产业股)首季净利涨13.5%。

公司首季净利报374万1000令吉或每股4.17仙,上财年同期净赚329万6000令吉或每股3.68仙。

高胜控股在文告指,KEN RIMBA Jimbaran工程完成的部分比较多,推高净利。

首季营业额从上财年同期的1057万2000令吉,增至1442万1000令吉,涨36.41%。【南洋网财经】

高胜次季净利增66%

(吉隆坡22日讯)高胜控股(KEN,7323,主板产业股)截至6月杪次季,净赚685万7000令吉,或每股盈利3.82仙,较上财年同期的414万3000令吉,剧增65.5%。

次季营业额则提高10.4%,至1478万8000令吉,上财年同期报1339万3000令吉。

累积首半年,净利弹升42.5%,至1059万8000令吉。

高胜吉兰丹推8000万综合產业

(吉隆坡13日讯)高胜控股(KEN,7323,主板產业股)今年计划推出发展总值达8000万令吉,位于吉兰丹的综合產业项目。

高胜控股执行主席拿督陈文江表示,「该计划包括酒店以及高级服务公寓项目,个別发展价值为4000万令吉。」

陈文江是在高胜控股今天举行股东大会后的记者会上发表谈话。公司董事经理陈致祥、以及金融和行政管理主管邓锦志也一同出席记者会。

该公司目前拥有112英亩的地库,分佈在云顶高原、马六甲、巴生谷、檳城及柔佛。

该公司称,目前所拥有的土地,足够作为公司未来15年的发展用途,因此,不打算收购额外土地。

陈文江补充,「儘管如此,我们仍会寻求在合適的机会,收购好的土地。」

提到柔佛房產,陈文江认为,当地的房產市场目前已经显得过热,因此暂时不打算在当地展开產业发展项目。

高胜控股目前在柔佛新山有总面积22英亩的土地,於2012年买入、目前账面净值为7193万3000令吉。

该公司去年推出的KEN RIMBA公寓首阶段获得良好的销售表现,公司预计最快在今年杪或明年初堆出第二期项目。

KEN RIMBA第一阶段共有3栋公寓,总发展价值估计为3亿3000万令吉,並分3个阶段推出。

另外,针对KENTTDI项目,陈文江提到,目前不少业者有兴趣租用该產业单位,预计在完成KENTTDI项目后,將可以为公司带来每年约1000万令吉的固定收入。

未入账销售2.4亿

目前该公司进行中项目的发展总值为3亿4000万令吉,而未入账销售为2亿4000万令吉。

对於在去年完成股票拆细后,成交量並没有明显的增加,陈致洋表示,高胜控股属於基本面良好的上市公司,投资者多数为长期持股者,平日交投较淡静,並表示公司未来无意再次拆细股票。

去年高胜控股在5月19日完成把股票面值从每股1令吉拆细成每股50仙,股票数额从早前的9586万股,增至1亿9172万股。

高胜控股週一收报1.09令吉,上涨1仙或0.93%,成交量为8万零400股。【东方网财经】

高胜次季净利挫42%

(吉隆坡12日讯)高胜控股(KEN,7323,主板产业股)次季净利按年挫42.44%,从上财年同期的685万7000令吉,走低至394万7000令吉,每股净利2.2仙。
同期营业额也按年跌3.86%,至1421万7000令吉。

公司指出,产业销售赚幅下跌,且建筑业务的工程费用攀升,因而拖累业绩表现。

合计上半年,高胜控股净利按年萎缩26.31%,报781万令吉或每股净利4.35仙,低于去年同期的1059万8000令吉。

同期营业额报2836万1000令吉,按年下滑2.9%。【南洋网财经】

所謂萬丈高樓平地起,根基穩固與否將是決定一座建築物是否能夠經歷風雨,而高勝控股(KEN,7323,主板產業組)就如一座擁有強穩根基的建築物,在經歷36年的歲月洗禮,依然歷久不衰,腳步穩固。

高勝控股可能不是名氣最響亮的公司,甚至相對的低調,惟卻從來沒有被遺忘過,這主要歸功於該公司創辦人兼執行主席拿督陳文江的創業經過。小股東對於陳文江一步一腳印,白手起家的刻苦耐勞精神,皆有著滿滿的敬佩及欣賞。

陳文江的創業經過雖沒有波折重重,一路走來卻也不容易,他堅持的態度,更值得時下年輕人學習。陳文江完成初中學業後,並沒有繼續升學,而是進入一家工程公司工作,這短短5年的工作經驗,成就了陳文江日後的企業宏圖。

他從工作中瞭解到專業工程對建築發展的重要性,明白建築物及土地架構的維修及保護是未來趨勢,縱使屬於冷門行業,他依然看見了商機,這使他在累積足夠經驗後,即離開公司出外闖蕩。

陳文江在1980年9月,以一萬令吉的資金創辦了以提供專業架構及地質工程服務為主的高勝系統工程私人有限公司,即是高勝控股的前身,公司當時聘有兩名員工。

從“建築醫生”進階“綠色發展商”創立初期,該公司主要業務活動是為大樓、橋樑、道路、土地等等提供維修與復興工程,另一說法則是當時的“建築業醫生”,專為患有“奇難雜症”的建築物進行“醫治”。

然而,創業路絕無一帆風順,在80年代經濟不景氣時,高勝業務也受到衝擊,公司掌舵人當時選擇以守為攻,不敢承接太多工程,加上有政府工程撐腰,較少欠賬,才平渡創業來的第一次亂流。

實際上,陳文江創辦高勝時,即立下要將公司上市的終極目標。而在苦耕16年後,陳文江的理想終於在1996年5月獲得實現,公司以出色的業績表現達成上市要求,成功在當時的第二交易板掛牌。

想當年,高勝控股進行的首次公開售股(IPO)計劃深受追捧,共獲得56.3倍的超額認購率,加上馬股當時恰逢大熱時期,高勝上市首日勢如破竹,全天飆漲5令吉或192.31%,以7令吉60仙掛收。

上市不久,高勝開始發現產業發展賺幅更可觀,因此,其核心業務也逐漸轉移至土木工程及產業發展,並以廉價、中低價房屋作為進軍房產市場的初期方向。

無論如何,就在上市不到兩年內,讓人心驚膽顫的1997年亞洲金融風暴正式上演,使許多公司因週轉不靈而陷困,甚至是倒閉。然而,憑著保守和穩定的經營方針,高勝卻在風暴期間繼續書寫盈利,成功全身而退。

渡過1997年危機後,高勝業務越做越好,幾年後正式提議透過私下配售、紅股、附加股、僱員股票認購計劃等企業活動,將股本擴大至6千萬令吉,同時建議轉到主要交易板上市。

崇尚綠色發展概念

轉板大計最終在2003年1月21日達成,高勝自此成為主板建築組的一員。

另外,在產業市場累積多年經驗後,高勝崇尚綠色發展概念,於2009年打造出第一項綠色產業項目——KEN Bangsar,開啟了該公司的綠色發展之旅。

幾經努力,高勝如今已建立起鮮明的“綠色發展”形象,獲得無數綠色建築獎項的認可,成功由“建築醫生”進階為“綠色發展商”。

高勝控股在創辦逾36年的時間裡,皆默默地以本身的知識為社會大眾提供服務,該公司不但沒有被社會淘汰,還不間斷地做出各種改變以符合社會所需,這是該公司始終能在本地建築和產業市場佔有一席之地的原因。

大馬交易所資料顯示,高勝從2000年起至今不曾停止派息。另外,該公司之間也曾進行兩次紅股(2002年和2005年)、一次1變2股票拆細(2014年)和一次附加股(2002年)。

30大股東合持84%
股票流通量偏低

無論如何,該公司股票交投向來不活躍,關鍵原因相信是因該公司30大股東合計持有約84%股權,加上股本只有1億7千934萬股,流通量偏低。

交易所數據顯示,在過去30天,高勝日均成交量只有區區2萬股。不管怎樣,資料也顯示高勝股價過去5年整體處於漲軌,目前徘徊在約一令吉水平。

今年4月19日舉行的股東大會上,出席的小股東整體滿意高勝表現,同時也一致認為公司管理層表現讓人滿意。有小股東透露,高勝有意在今年杪或明年購置更多土地,以作為發展房產之用。

不過,也有小股東認為高勝作風過於保守,否則成就不止如此。

長江後浪推前浪;在力撐公司33年後,陳文江終於在2013年,讓兒子陳致祥出任董事經理,接過領導人的棒子,陳致祥能否帶領高勝更上一層樓,書寫另一段更多姿的30年企業史,我們且拭目以待。(星洲日報/投資致富‧企業側寫‧文:劉玉萍)
