达全球放眼提升盈利

(吉隆坡14日讯)达全球(TAGB,5158,主板产业股)放眼提升国内外产业和酒店业务盈利。

集团目前在发展超过70亿令吉的产业和酒店项目,其中55亿令吉是本地工程,其余15亿令吉是国外工程。

达全球目前正在国内发展的旗舰发展计划为Damansara Avenue计划,发展总值42亿令吉。

海外方面,集团建议与加拿大Birkbeck Trust公司联营发展发展总值约15亿令吉的高级综合酒店计划。

此外,集团也在吉隆坡发展名为“TA3”和“TA4”

的大夏,发展总值达13亿令吉。

达全球董事经理兼总执行长拿汀陈桂芳表示:“TA3大夏和TA4大夏明年将动工,即将对外建筑招标,明年初完成土木工程后,预计18个月内竣工。

她说,目前还不确定这两项计划的酒店品牌,预计会找目前还未出现在大马的4星半级国际酒店品牌,酒店将有300至350间客房。[Nanyang]

The Board is pleased to provide herewith an update on the aforesaid project as at 6 December 2012:
1.     Construction of the project is in progress and the tower crane was erected on site on 29 July 2012.

2.     Excavation and shoring work is now completed and demobilized in October 2012 and basement Level P5 has also been completed.

3.     The excavation permit and a partial building permit for Level P8-P3 have been obtained, while a second partial building permit for the car park Level P3-P0 is expected to be received in December 2012.

4.     The full Building Permit is expected to be received by February 2013.

5.     Construction duration for the project is anticipated to be 45 months, with a completion date estimated to be February 2016.

Other than the above, there is no significant update of the Group’s Venture for the quarter under review.

Reference is made to our announcement made on 26 November 2009 with regards to ‘The Gardens JV’ between TA Development One (Canada) Ltd, a 100% owned subsidiary of TA Global Berhad and Townline Gardens Inc. to develop a mixed development project on a parcel of land located in the City of Richmond, British Columbia, Canada (‘Project’).

The Board is pleased to provide herewith an update on the aforesaid project as at 6 December 2012:
1. Full Building Permit for Building A & B was received on 5 December 2012.

2. Work on the Geomix Wall (Slurry Wall) for Building B started on 7 August 2012 and was completed on 27 November 2012.

3. Bulk excavation for Phase 1 started with Azalea on 13 September 2012 and bulk excavation within the Magnolia footprint is currently in progress.

Other than the above, there is no significant update of the Group’s Venture for the quarter under review.

The Board of the Company is pleased to recommend a final single tier dividend of 1.20% for the financial year ended 31 January 2013. This dividend is lower than the final dividend for the financial year ended 31 January 2012 of 1.80% as the Company is reserving cash to undertake upgrading and refurbishment works for its hotels and other capital assets to generate higher yield for the Group in the future.

(吉隆坡20日讯)达全球(TAGB,5158,主板产业股)携手纽约地产大亨唐纳德特朗普(Donald Trump)以及加拿大房地产发展商———霍尔本集团(Holborn Group),在加拿大温哥华打造特朗普品牌的豪华酒店与公寓。

根据霍尔本集团文告,该涵盖147个酒店住房和218个住宅单位的63层大楼,现在已挂上温哥华特朗普国际酒店及大厦(TrumpInternational Hotel and Tower Vancouver)的品牌名字。

这栋已在去年4月动工、预期在2016年中期完工的大楼,总值达3亿6000万加币(约11亿2000万令吉)。

总值15.44亿

根据达全球在上周公布最新公司年报时指出,该大楼发展总值达4亿9640万加币(约15亿4400万令吉)。

霍尔本集团主席兼执行长程如锦指出,特朗普品牌是个备受推崇的品牌,也是豪华房地产和酒店的代名词。

值得注意的是,程如锦目前也担任达全球副总执行长,此外,也是达全球执行主席拿督程铁建的儿子。

据悉,特朗普将负责管理这酒店,以及协助行销该大楼的豪华公寓单位。

根据加拿大广播公司(CBC)报道,唐纳德特朗普及其女儿都不会投资在温哥华,只是将公司品牌卖予发展商。

霍尔本集团表示,预期温哥华特朗普国际酒店及大厦在开幕后的4年内,莅临温哥华的旅客,每年对酒店房的需求量可达4万726间。

保留现金翻新酒店 达全球今年股息降

达全球董事部曾在5月28日于马交所的文告表示,为了能为公司带来高收益收入,公司将保留现金作为酒店和其他资本资产的升级和翻新工程。

因此,截至2013财年1月31日的终期股息将比去年低。

公司董事部当时建议派发1.2%单层终期股息,比起去年的1.8%来的低,并且需要在股东大会寻求股东通过。

达全球截至2013财年1月31日末季,净利按年扬升18%至4132万9000令吉,去年为3489万7000令吉。

营业额则从1亿5628万9000令吉,上升20.6%至1亿8852万4000令吉。

不过,全年净利则下跌11%,至9217万4000令吉;营业额上升13.06%至6亿4200万4000令吉。

达全球母公司———达企业(TA,4898,主板金融股)在去年曾表示,有意将达全球转换成产业信托的模式上市。[南洋网财经]

We refer to our announcements dated 14 March 2012, 14 May 2012, 20 June 2012, 5 July 2012, 27 July 2012, 3 August 2012, 7 September 2012 and 12 September 2012 (“Announcements”).


Unless otherwise stated, abbreviations and definitions used throughout this announcement shall be the same as the Announcements.


On behalf of the Company, TA Securities wishes to announce that on 21 June 2013, West Georgia Development Limited Partnership (“Partnership”) and the Company had entered into the Grant of Right of First Refusal Agreement whereby TAG will have the right of first refusal to purchase the West Georgia Tower Hotel (“WGTH”) to be developed by the Partnership pursuant to the Joint Development (“Grant of Right of First Refusal”). WGTH will be named as “Trump International Hotel & Tower® Vancouver” as THC Vancouver Management Corp (“THC Vancouver”) has been engaged by the Partnership to operate the hotel. THC Vancouver is an affiliate of Trump International Hotels Management LLC, which is knowledgeable and experienced in operating luxury hotels.


Salient terms of the Grant of Right of First Refusal have been set out in the Circular to Shareholders dated 21 June 2012 (“Circular”) and are attached herewith in Appendix 1 (with amendments duly marked-up) for your reference.


In addition, the Partnership has received a letter from the General Partner informing that the Registered No-Build Covenant as set out in Section 3.1.7 of the Circular is no longer required by the City of Vancouver as the City Council has accepted an enhanced sprinkler system as an alternate solution to address fire-safety-related concerns in the building.

TA GLOBAL BERHAD ("TAG") - COMMERCIAL ARRANGEMENT IN RESPECT OF A FACILITY FROM ARAB MALAYSIAN MERCHANT BANK BERHAD (23742-V)
The Board of Directors of TAG wishes to announce that the Company had on 24 June 2013 entered into a Commercial Arrangement with TA Enterprise Berhad (194867-M) (“TAE”), its holding company to assume all risks, obligations, liabilities, benefits and rewards relating to a revolving credit facility of Ringgit Malaysia One Hundred and Thirty Million (RM130,000,000.00) from Arab Malaysian Merchant Bank Berhad (23742-V) (“Arab”) which was secured against the property known as Menara TA One on the land Lot 1261 Section 57 Geran 39187, Bandar Kuala Lumpur (hereinafter referred to as “Menara TA One”) owned by Menara TA Sdn Bhd, a wholly-owned subsidiary of TAG (hereinafter referred to as the “Facility”).

The main objective of this Commercial Arrangement is to ensure that all risks, obligations, liabilities, benefits and rewards of the Facility (which was originally given by Arab in 1999 to TAE when Menara TA Sdn Bhd was the wholly-owned subsidiary of TAE before the reorganization of TAE in September 2009) is now contained and retained at TAG level without flowing into TAE or affecting TAE in any manner whatsoever.

The sequence of events leading the Commercial Arrangement are as follows:-
1.       On 3 February 1999, TAE entered into a facility agreement with Arab as original lender and agent for the Facility. In 1999, the Facility was secured by a first fixed charge by ERF Properties Sdn Bhd (166951-V) (hereinafter referred to as “ERF”), a wholly owned subsidiary of TAE which was the owner of Menara TA One.

2.       The first fixed charge under ERF was discharged and the Facility is subsequently secured by a second fixed charge over Menara TA One which is now owned by Menara TA Sdn Bhd.

3.       In September 2009, pursuant to the reorganization of TAE comprising of the disposals of certain property assets by TAE to TAG and the proposed listing of TAG on the Main Market of Bursa Malaysia Securities Berhad (“Bursa Malaysia”) Menara TA Sdn Bhd became a wholly-owned subsidiary of TAG.

4.       Pursuant to the offer for sale of TAG by TAE and the listing of TAG on Bursa Malaysia on 23 November 2009, TAG ceased to be a wholly-owned subsidiary of TAE. As a result, the Facility which was originally secured against the property of a wholly-owned subsidiary of TAE now becomes secured against the property which is not wholly owned by TAE.

5.       In view that TAG is not a wholly-owned subsidiary of TAE and given that the Facility is secured against a property of TAG, the Commercial Arrangement is undertaken by TAE and TAG to ensure that all risks, obligations, liabilities, benefits and rewards of the Facility are transferred to TAG since the collateral for the Facility was provided by a wholly-owned subsidiary of TAG.

6.       For a valuable consideration of RM10.00 which TAE has acknowledged receipt, TAE has agreed to assign to TAG all the rights, title and interests in the Facility and the Facility Agreement to TAG whereby TAG will derive all the benefits of the Facility and assume all the obligations contained therein and hence TAG will become the principal debtor in respect of the Facility. TAG has agreed to assume all the benefits and assume all the obligations in the Facility and the Facility Agreement from the date of this Commercial Arrangement.

The Commercial Arrangement has no effect on the issued and paid-up share capital or substantial shareholders’ shareholdings of TAG.

None of the Directors and/or major shareholders of the TAG Group as well as persons connected with them have any interest, direct and/or indirect, in the Commercial Arrangement.

The Commercial Arrangement is available for inspection at the registered office of TAG at 34th Floor, Menara TA One, 22 Jalan P. Ramlee, 50250 Kuala Lumpur, Malaysia, during normal business hours on Mondays to Fridays (except for public holidays) for a period of three (3) months from the date of this announcement.

Updates on the Status and Progress of 1151 West Georgia, Vancouver, Canada
The Board is pleased to provide herewith an update on the aforesaid project as at 14 June 2013:
1.     Construction of the project is on schedule.
2.     Lower lobby level suspended slab was partly cast, balance of Lower Lobby and the curving ramp are in progress.
3.     Masonry work has commenced and progressed to Level P03.
4.     The street level slab is anticipated to be poured by June 2013.
5.     Construction duration for the project is anticipated to be 45 months, with completion date estimated to be February 2016.

Other than the above, there is no significant update of the Group’s Venture for the quarter under review.

Updates on disclosures in relation to any Agreement, Arrangement, Joint Venture or Collaboration for the purpose of bidding for or securing a project or contract (‘Venture’)
Reference is made to our announcement made on 26 November 2009 with regards to ‘The Gardens JV’ between TA Development One (Canada) Ltd, a 100% owned subsidiary of TA Global Berhad and Townline Gardens Inc. to develop a mixed development project on a parcel of land located in the City of Richmond, British Columbia, Canada (‘Project’).

The Board is pleased to provide herewith an update on the aforesaid project as at 14 June 2013:
1.       Full Building Permit for Building A & B was received on 5 December 2012.
2.       Level 1 suspended slab, Level P2 waterproofing and Level P2 backfill for Magnolia (Building B) was completed in May 2013.
3.       Framing of Azalea (Building A) began on 12 April 2013 and was 65% complete at the end of May 2013.
4.       The mechanical and electrical services in the car park are in progress.
5.       Balance of Level P1 rough slab is scheduled to be completed after framing and excavation, which is targeted by June 2013.

Other than the above, there is no significant update of the Group’s Venture for the quarter under review.

達全球專注打造完美產業

前言:
香港股神兼地產大亨李兆基著名的座右銘是:“先疾後徐,先聲奪人,徐圖良策”,因為要成功就得培養好自己的能力,做好事前準備,有獨到眼光,方能先別人一步。

先聲奪人固然是好,更是許多商家的經營理念所在,偏偏達全球(TAGB,5158,主板產業組)董事拿汀陳桂芳就是個例外,她認為產業得放慢腳步經營,才能取得歷久彌香的效果。

陳桂芳以證券業起家,自然理解證券業分秒必爭的經營理念,畢竟股市每分每秒都可能出現變數,如何洞悉先機,把握先機,才能為投資帶來最豐厚的回酬。

但是,令人意外的是她並未將經營證券業多年的“分秒必爭”理念帶到新生的產業業務,反而將一般投資者忽略的“長期持有”經營理念引進業務管理中,究竟箇中有何原因?

其實,產業市場瞬息萬變,發展商們無不摩拳擦掌,就是希望搶先眾多競爭對手開創出全新的設計和生活模式,成功贏取消費者的歡心,讓他們乖乖掏錢下訂,因此許多發展商就猶如急驚風般,往往黃金地庫一到手,短期內發展大藍圖也接著出爐。

可是,達全球卻更像是慢郎中的個性,總是秉持著設計為先的概念,務必要有最好的規劃才會把產業推出市面,否則情願把土地擺著,就像好酒般擺越久,味道就越陳越香。

陳桂芳表示,達全球在過去1年相當低調,幾乎沒有新產業推介,但公司只是等待時間、產品到位,並不是因為大選而展延產業計劃推介活動。

“我們希望專注,將所有的東西都做得盡善盡美,部份產業發展商傾向在購置地庫後快速推出產業發展計劃,但我們採取截然不同的方式,往往等候其他發展商為週邊環境創造價值,我們再從後趕上。”

Ativo、The Penisular川普國際酒店大樓面市

她說,集團沉寂一年後,將在今年下半年推介3項海內外產業發展計劃,即Ativo多功能商務單位(SOFO)、蒲種半島(The Penisular)和溫哥華川普國際酒店大樓(Trumph International Hotel&Tower),接下來另一大型工程就是市場一直只聞樓梯響的TA3和4綜合商業發展計劃。

雙酒店設計

TA3TA4吸引6星級酒店TA3和4發展計劃佔地2.47英畝,發展總值料達13億7千600萬令吉,達全球原定計劃將之打造成類似國油雙峰塔的雙子大樓,其中一棟用作酒店和服務公寓,另一棟為住宅大樓,但集團精益求精,不斷對設計藍本進行修改,令相關工程不斷延宕。

她透露,集團現計劃將TA3和TA4打造成雙酒店設計,但酒店上層也將提供住宅單位,現正積極尋找合適的酒店管理公司。

“我們希望吸引5至6星級酒店進駐,主要是相信吉隆坡已崛起成為國際大都市,這裡不僅有美食,生活成本也比新加坡等大城市來得低,絕對是誘人的第二家園,或者是旅遊的最佳選擇。”

她認為,該工程需要4至5年才能竣工,而公司在推介後的36至48個月即需進行交付,因此現在是時候動工了,料市場在未來將可接觸到更多達全球的新發展消息。

規劃Dutamas公寓

及蕉賴第一花園公寓下個住宅產業發展計劃就是毗鄰滿家樂(Mont Kiara)的Dutamas公寓發展計劃,佔地4.547英畝,將涵蓋2棟公寓共364個單位,以及鄰近蕉賴捷運站的第一花園(Taman Pertama)公寓計劃,但現仍在規劃階段。

陳桂芳說,達全球有許多優質地庫,有很多的東西可以做,但集團不想對財務施加太多壓力,因產業發展需要很多的資金。

“我們希望能儘量攫取地庫的最大價值,但同時警惕自己勿過度舉債,因一旦負債比高企,任何不可預見事情發生都可能將公司置於危險境地。”

目前,達全球地庫多集中在巴生河流域黃金地段,並持有加拿大溫哥華下城區AAA級辦公大樓、澳洲悉尼雷迪森廣場酒店(Radisson Plaza Hotel)等優質投資資產。

Damansara Avenue
公園、住宅、商業融合

只要談起旗下產業發展計劃,陳桂芳就顯得相當興奮,她說,現代社會生活節奏快速,加上交通異常繁忙,人們往往回到家後已筋疲力盡,根本無暇享受居家生活,繁忙的工作已讓他們犧牲自己的生活,因此打造集“工作、生活、玩樂”(Work、Live、Play)的產業,儼然已是當前產業市場大趨勢。

“吉隆坡市中心生活機能完善,但往往下班高峰後,整座城市就猶如死城,為何我們不直接在市區生活,不用再過下班塞車出城的日子,而這正是我們可為消費者提供的選項。”

她指出,透過“工作、生活、玩樂”概念,集團將把產業發展成多元化社區,顧及區內居民的工作、生活及娛樂需求,同時建設完善交通網絡,讓區內各環節能相互結合,把人們的生活、工作、娛樂三者緊密聯繫在一起,進而提昇生活品質。

不過,“工作、生活、玩樂”也是多家本地產業巨頭提倡的概念,達全球如何與其他產業發展商進行區隔,並從中脫穎而出呢?

對此,陳桂芳信心滿滿地說,以Damansara Avenue為例,集團在斯里白沙羅鎮(Bandar Sri Damansara)擁有48英畝的黃金地段,可以完成許多革命性的可持續生活方式和社區生活規劃,其中佔地7英畝的都市公園,將公園、住宅和商業環節和諧融合,打造出未來式理想工作與生活模式。

斯里白沙羅發展成熟

“斯里白沙羅鎮是相當成熟的地區,醫院、學校等基礎設施相對完善,加上高速大道四通八達,將大大提昇連接性,因此我們將善用相關資源與新產業進行結合,相信這將是良好的居住地點。”

達全球計劃在今年第四季推介Damansara Avenue中的Ativo多功能商務單位,為數970個單位,面積介於500至750平方呎,售價介於30萬至50萬令吉。

此外,達全球也將在今年推介蒲種半島綜合產業發展計劃首期半獨立式洋房,發展總值達1億零700萬令吉。

蒲種半島綜合產業發展計劃佔地92英畝,涵蓋高樓公寓、低層住宅、超大型(Super-link)排屋、半獨立式洋房、洋房、商業單位和俱樂部,發展總值料達6億令吉。

川普國際酒店“標誌性”設計

在國內市場站穩腳步後,達全球也開始將業務觸角伸向全世界,現有資產涵蓋新加坡、澳洲、中國、加拿大和泰國等國,下一步將走向何方?

陳桂芳說,集團目前超過50%營業額來自海外業務,但對現有水平感到舒適,將著重強化現有市場業務表現,並不想面對更多的壓力。

“雖然中國酒店業務受到當地政府的`三公’消費限制,導致消費市場的整體走低等因素衝擊,令整體表現遜於預期,但我們預期酒店表現將走向復甦。”

她相信,酒店業務預期繼續為集團帶來穩定的永續收入流,集團將繼續開拓和評估酒店擴張機會,以進一步強化酒店業務對集團的營業額貢獻。

此外,達全球也積極尋找擴大國際產業發展業務的機會,其中預計今年第三季杪或第四季初推介與美國地產大亨川普(Donald Trump)在溫哥華合作的川普國際酒店計劃最為吸睛。

談及相關計劃,陳桂芳滿是自豪,一句“川普可是出名挑剔”的話,更是道出集團憑藉充滿“標誌性”的產品,才能吸引川普答應攜手合作的驕傲。

川普酒店及住宅計劃,佔地73萬平方呎,發展總值料為4億9千640萬加元(約15億1千500萬令吉),大樓將沿用由加拿大著名建築師艾力克森(Arthur Erickson)操刀,可惜卻因國際金融風暴胎死腹中的麗思-卡爾頓酒店(Ritz-Carlton hotel)設計。

她說,這棟螺旋狀的建築建成後的高度將達到616英呎(63層),將是溫哥華第二高樓,而大樓原創扭轉外形設計能最大程度地拓寬每個套房窗戶的視野,讓從每個窗戶看出去的景色都是獨一無二的,對細節的注重和個性化的服務將進一步讓這個項目更加突出。

除擁有147間客房外,這家奢華酒店還將配建香檳酒廊、招牌飯店、杜林普水療中心以及酒宴和會議中心,而酒店以上樓層為218間風格時尚的住宅公寓,住戶能夠飽覽溫哥華北岸及更遠處的迷人風光。

大樓建成後,酒店與住宅區的管理,將由川普公司負責。
“只要是好東西,不怕沒人搶”

國內產業市場蓬勃發展,本地產業公司除不斷推介新產業計劃外,也紛紛涉足產業投資環節,產業投資信托(REITs)更是接二連三上市,達全球是否有意趕上列車?

陳桂芳說,產託向來是集團探討的選項之一,在理想的時機管理層將為有效管理旗下資產作出最佳決定。

“我向來視REITs為融資成本,你將資產注入信托,但同時也需為此單位持有者提供溢價。不過,若單位持有者要求過高的溢價,屆時你的融資成本就變高了,是我們不願看到的。”

她補充,新加坡產托回酬高峰期曾高達8至9%,但公司將資產注入產托意在釋放價值,若需為此付出高昂的回酬,將大大提高經商成本,除非市場可接受較低的回酬,否則根本就不划算。

“但是,凡事都講求時機,產托也是如此,我們追求的是能充份反映產業價值的時機。”

陳桂芳指出,產業投資最講求時機,當眾人恐慌時往往就是買進的時候,就以旗下新加坡酒店來說,當時正值人人聞沙斯(SARS)色變的恐慌期,人人憂慮酒店房間空置率高,搞到五星級酒店得以二星級價格出售,如今事過境遷,賣家還打算以高價向集團回購資產呢。

“這顯示出只要你有好東西,不怕沒人搶,我們所有的資產都處於良好位置,也經常接獲收購獻議,但重點在於估值。”

達全球管理團隊佳

達全球成功在本地市場佔有一席之地,但陳桂芳當然不會就此感到滿足,回溯她在2007年接受本報專訪時,曾立志在5年內躋身大馬10大產業發展商行列,轉眼6年過去了,達全球離目標還遠嗎?

陳桂芳笑說:“這胥視你是從市值、營業額或是發展總值的角度來看,若是市值,我們早就是全馬10大產業發展商了。”

她指出,集團正努力不懈朝目標邁進,但5年的時間還是不足夠的。

展望未來,她認為,隨著經濟轉型計劃(ETP)持續落實將有利於維持銷售增長,產業市場有望在今年進一步增長,而集團旗下產業發展計劃多圍繞在巴生河流域,預期全年業務將溫和走揚。

“達全球擁有良好的管理團隊,資產也非常豐富,賬面仍有低估情況,加上眾多再開發商機,未來前景依舊大好。”

陳桂芳表示,集團旗下地庫雖然不大,但發展總值(GDV)卻是動輒數10億令吉的規模,充份顯示出土地的龐大價值。

詢及商業和辦公樓產業供過於求對業務衝擊時,她認為,任何產業發展計劃的前景都取決於地理位置,隔一條街情況可能出現180度轉變,更重要的是目標租戶是誰。

“除了地點,週邊的配套設施也非常重要,主要是許多跨國公司在選定辦事處時都有一定的限制,因此我非常相信週邊產業帶來的二次效應(Secondary effect)。”

她補充,只要是地點好,出租不會面對太大問題,畢竟地理位置優勢是無可取代的。

達全球不提供DIBS

國家銀行宣佈將住宅和非住宅產業融資最高期限從現有的45年減至35年,但市場仍憂慮國行將祭出打房連環拳,下個目標可能劍指發展商承擔利息計劃(DIBS)。

市場早就傳出國行將對DIBS下手,雖其未出現在此次打房措施中,陳桂芳相信,一旦國行取消DIBS將會對產業市場帶來衝擊,但相信這是國行確保產業市場未出現泡沫化的審慎措施。

“我相信部份發展商在推介新產業時,往往會為購屋者提供眾多優惠,購屋者可能不費一分一毫就可成為業主,產業是抗通膨的最佳投資工具,因此自然成為投資者買進的首選,這無形中為投機客提供進場的選擇,畢竟一旦房屋價格走揚,許多投機客可選擇趁高賣出,藉此大賺一筆。”

但她說,達全球並未參與DIBS,而新推介的SOFO售價可負擔,有信心在無需DIBS的情況下,產業計劃仍能取得良好的銷售成績。

結語:
筆者不是首次採訪陳桂芳,深度訪談卻是首次,在訪談前也已聽聞她不少故事,雖然訪談中笑聲不斷,但在深聊中還是不難發掘出其認真的一面。

期間,最讓筆者印象深刻的莫過於她說“我不是百科全書無法為你提供準確無誤的產業數據”,但事實是她早就對旗下工程瞭如指掌,就連哪項產業發展計劃有哪些特點設施都一清二楚,認真的態度值得不少首席執行員學習,也在在說明她的成功不是沒有道理的。(星洲日報/財經) 本帖最后由 icy97 于 22-9-2013 07:34 PM 编辑
