(吉隆坡19日讯)丰隆投资银行研究上调目标价至2.92令吉后,Mitrajaya Holdings Bhd一度扬7.14%。

该股最高扬13仙,报1.95令吉。

截至10时10分,报1.92令吉,起10仙,或5.49%,成交量有251万5300股。

丰隆投行研究指出,Mitrajaya手持订单处于历史高位的19亿令吉。

该研究机构指出,该公司放眼赢得10亿令吉的新合约,相比他们预估的5亿令吉,竞标合约总值为19亿令吉。

“第二期Wangsa 9的销售一直缓慢,但我们预测将从低开始。”

“维持‘买入’评级,目标价从1.97令吉,上调至2.92令吉,因为我们从本益比估值转换成综合估值法(SOP)。”

“短期‘红利’来自免费凭单和每股5仙股息,双双将在第三季除权。”

主要项目
-MitraJaya手持订单达1.9亿令吉,也是历史新高记录,对未来2年的盈利增长是可见的。

-今年可以拿下1亿令吉的订单,但保守估计是Rm500mil的订单。

-公司推测有一个潜在合约(Rm300mil),可能在1到2个月实现。除此之外,Mitrajaya也是LRT 3工程的有利竞争者(RM750~Rm1000mil),会在1Q16进行。

-Wangsa 9的第1阶段(RM185m)销售已达到70%,但第二阶段(Rm195mil)只销售17%慢得多。我们不会否认,Mitrajaya也受到了房地产周期的潮起潮落。


手持订单

截止2014年的19亿令吉订单
-2015年,Mitrajaya获得政府的一份合约,是建立PP1AM住房计划给公务员。

-Mitrajaya今年也陆续提出几个建筑工程,包括Klang Valley(Rm1.4mil)以及NusaJaya,Johor(Rm350mil)

-未来1至2个月内,一个潜在的合同价值(RM300mil)。最重要的是,Mitrajaya也是Johor招投标中另一个RM180mil的合约。


LRT 3竞标

-上周,Prasarana公布了拟调整为LRT3(RM9bn)跨越36公里从万达镇(Bandar Utama)到巴生(Klang)。

- Mitrajaya争夺RM750-1,000m价值的工程。


Wangsa 9

-Wangsa 9的第1阶段(RM185m)销售已达到70%,但第二阶段(Rm195mil)只销售17%慢得多。我们不会否认,Mitrajaya也受到了房地产周期的潮起潮落。

- 然而,第2阶段(RM195m),它是在2014年11月推出,慢得多占用率只有17%。迄今,据我们了解,第2阶段是由于等因素对贷款发放的银行紧缩措施和购房者非常谨慎看待房产。

-我们继续发展Wangsa 9发展战略位置,其中包括(一)7公里到达吉隆坡市中心; (二)150米,从Sri Rampai LRT station,6站可以到达KLCC; (三) 走路可以到达Wangsa Walk Mall; (四)面临着40英亩绿肺已被指定为休闲的好地方(图中绿色地方)。


估值及价值

-目标价从Rm1.97至Rm2.92,还有60.5%上升空间。 目标价分别为14.7倍及12.2倍PE在FY15-16。

-股息收益率(DY)在FY15-17达3.8~4.8%,payout ratio of 35% (3 year average: 36%)。

最后,丰隆研究给了Mitrajaya目标价Rm2.92(红股除权前),公司还有企业活动,包括2送1红股以及5送1凭单D ,还有每股5仙股息还有宣布除权,有这些利好消息下,MitraJaya首选小型建筑股。

Mitrajaya - The coming of age

Highlights
  • Backed by superior orderbook cover. Given strong job wins recorded last year at RM1.1bn, Mitrajaya currently sits on an all-time high orderbook of RM1.9bn. This implies a superior orderbook cover of 5.1x FY14 construction revenue vis-à-vis its peers average of 2.1x. As such, earnings growth visibility over the next 2 years is already anchored by this.
  • More in the pipeline. YTD job wins amount to RM230m and management is gunning for RM1bn this year compared to our more conservative assumption of RM500m. Mitrajaya has tendered for RM1.9bn worth of jobs comprising buildings in the Klang Valley (RM1.4bn) as well as buildings (RM350m) and infra works (RM180m) in Johor. We gather that a potential contract win (RM300m) could be on the cards over the next 1 to 2 months. Aside that, Mitrajaya is also a strong contender for the LRT3 station works (RM750- 1,000m) which should take off in 1Q16.
  • Riding the ebb and flow. While take up rate for Phase 1 (RM185m) of Wangsa 9 has hit 70%, it has been much slower for Phase 2 (RM195m) at only 17%. We won’t deny, like all developers, Mitrajaya is also subjected to the ebb and flow of the property cycle. That said, our sales assumptions have been conservative to begin with at only RM100m this year against a backdrop of RM455m in ongoing developments and RM138m in inventories.
  • Exploring affordable housing. Mitrajaya is exploring a potential affordable housing development in Putrajaya. Take up is almost certain given demand that outstrips supply. To ensure viability of the development, the Government is willing to subsidise up to 25% of construction cost.

Risks
  • Execution and delays for its construction jobs (nothing significant thus far) and slow sales for its property division.

Forecasts
  • We raise FY15-16 earnings by 3% due to bookkeeping changes following the release of its FY14 audited accounts.
  • FY15 will be another record year for earnings in which we forecast to growth 49% YoY. Our earnings estimate of RM80m is 20% below management’s internal target of RM100m, providing room for upgrade should results (1QFY15 released on 25 May) surprise on the upside.

Rating
  • Maintain BUY, TP: RM2.92 (+61% upside)
  • Mitrajaya offers investors superior earnings growth prospects with 3 year CAGR of 24% on the back of undemanding valuations at 9.1x and 7.6x FY15-16 P/E.

Valuation
  • We raise our TP from RM1.97 to RM2.92 given earnings upgrade and switching our valuation from P/E based to Sum of Parts (SOP). Our TP implies FY15-16 P/E of 14.7x and 12.2x respectively.
  • Near term “bonus” to investors would come in the form of free warrants (1 for 5 basis) and 5 sen DPS, both of which should go ex in 3Q15.

預測目標價大幅上調

豐隆研究指出,由於去年取得11億令吉工程合約,目前美德再也手持19億令吉合約,或等於2014年財政年營業額的5.1倍,比較整體建築業平均為2.1倍,使該公司未來兩年盈利成長更具透明度。

隨著該行對它的估值方式,從之前的本益比基礎,轉向綜合估值方式(SOP),使該行將其目標價從1令吉97仙,大幅度上調至2令吉92仙,或等於其2015/16年預測本益比14.7倍及12.2倍。

今年至今為止,美德再也取得2億3千萬令吉的工程合約,公司管理層放眼今年全年可取得10億令吉工程合約,比較該行較為保守的5億令吉。                        

美德再也正投標總值19億令吉的工程合約,包括巴生河流域建築物14億令吉,以及柔佛州建築物為3億5千萬令吉、及基建工程合約為1億8千萬令吉。

該行指出,預料在未來1至2個月內,美德再也將可取得約3億令吉的工程合約。同時,該公司也積極競標輕快鐵第三線站的工程合約(7億5千萬令吉至10億令吉之間),預料將在2016年首季啟動。

該公司旗下產業發展業務方面,旺沙-9計劃第一期的訂購率達70%,惟第二期(1億9千500萬令吉)的訂購率則僅為17%,不能避過產業市場下跌周期的影響。
                        
今年產業銷售料僅為1億

該行預測今年美德再也的產業銷售額僅為1億令吉,比較其產能為4億5千500萬令吉,以及持續進行中的發展計劃庫存則有1億3千800萬令吉。

美德再也在探討在布城發展可負擔房屋計劃,預料訂購率將活躍,因此類產業需求超越供應。同時,為了确保此類計劃可行,政府願意津貼逾25%的建築成本。

隨著該公司宣佈其2014年財政年的已審核財報,豐隆將2015年及2016年的淨利預測上調3%,分別至8千萬令吉、及9千600萬令吉,而2017年為1億零200萬令吉。
                        
該公司料在今年5月25日宣佈2015年首季財報,預料2015年全年盈利將創新高,該行估計按年盈利成長可達49%至8千萬令吉,比較管理層預測1億令吉低20%,為上調評級留下一些空間。(星洲日報/財經‧報道:李文龍)

Mitrajaya Holdings  may trend higher  after  surpassing the MYR1.95level  in  its  latest  session  to  ink  a  new  high.  Traders  may  buy  as  a bullish  bias  could be  present above this level, with a target price  of MYR2.18, followed by MYR2.29.  The  stock  may  trade sideways  if  it cannot  maintain  above  the  MYR1.95  mark.  In  this  case,  further support  is  anticipated  at  MYR1.72,  where  traders  can  exit  upon  a breach.

On behalf of the Board, AmInvestment Bank wishes to announce that Bursa Securities had, vide its letter dated 22 May 2015 approved the following:
(i)  admission of Warrants-D to Official List of Bursa Securities and the listing of and quotation for up to 89,052,349 Warrants-D to be issued pursuant to the Proposed Free Warrants Issue;

美得再也售Optimax51% 董经拒购寻其他买家

(吉隆坡25日讯)美得再也(MITRA,9571,主板建筑股)脱售Optimax眼科中心51%股权计划,拥有优先购买权的拿督陈文福拒绝购买,更有意脱售自己手中的49%股权。

美德再也早前同意以总值510万令吉,或每股4令吉,脱售Optimax的51%股权。根据公司与Optimax董事经理陈文福在2001年的股东协议中,陈文福拥有优先收购权。

而根据今日的文告,陈文福已经拒绝行使上述收购权,而且也提出脱售另49%股权予美德再也的献议,惟后者也同样拒绝。

对此,美德再也表示目前正探寻潜在买家,若有必要会再作公布。

建筑业务和南非投资带动,美德再也截至3月底首季,净利按年增长22.58%,至1339万5000令吉,或每股3.40仙,胜于去年同期的1092万8000令吉,或每股2.77仙。

营业额则从1亿416万9000令吉,年增55.13%,至1亿6159万4000令吉。【南洋网财经】

Dato’ Tan Boon Hock has also made a similar offer to the Company to purchase his 49% interest in Optimax and the Company has declined it.

The Company is in the midst of identifying potential buyers for the Sale Shares and will make the relevant announcement in due course should the disposal of the Sale Shares materialise.

美德再也放眼今年净利营收翻倍

(吉隆坡23日讯)儘管市场淡静,惟美德再也(MITRA,9571,主板建筑股)仍相信今年净利及营业额可翻倍成长。

该公司董事经理陈永標在股东大会及特別股东大会后向媒体指出,股东们对於美德再也的业绩表现都显得十分满意。

他更说,「去年,公司的营业额达5亿3000万令吉,相信今年我们的营业额可超越10亿令吉的標杆。」

陈永標也指出,相信在营业额翻倍的情况下,净利也能翻倍。

陈永標更表示,虽然近期市场较少新发展计划推出,但是对於美德再也来说,他们手上的项目是却足以让该公司保持忙碌,没有放缓的跡象。他隨后补充,目前该公司已获取了2亿3000万的新合约,而该公司今年的新订单目標为10亿令吉。

他表示有信心可达標,「我们设定了一个较高的目標,但希望在未来6个月內,我们能获得2至3项合约,以达到10亿令吉的目標。」

他指出,除了即將得到最后批准,將在本財年第3季推出的蒲种Prima与雪州州政府合作的可负担房屋项目以外,该公司目前暂时未有新的计划可推出。

该公司预期將在蒲种Prima建立综合型商城,当中包含酒店、办公司、购物商场及住宅。

陈永標也强调,目前该公司仍致力於投標多个项目,其中包括与政府合作的公务员房屋计划(PPA1M)。

陈永標称,除了本地的產业管理及產业发展以外,该公司在南非的房產项目,相信也会在未来扮演更重要的角色,並带来更多的盈利。

美德再也在南非Blue Valley高尔夫与郊区房地產拥有300公顷的土地,该公司计划耗资1亿1200万令吉,在相关土地兴建房屋、办公室、医疗中心及邻里购物商场。

放眼业绩暴涨的MITRAJAYA (9571)

MITRA基本面根本就是无需置疑。季度表现已经是连续9个季度按年增长,表现强劲。

据FY2015 Q1季报,可见MITRA除了建筑核心业务表现出现大幅度增长外,于南非的业务也开始作出可观的贡献。公司目前手握17.5亿建筑订单,足够让公司忙碌至2016年底。在基本面分析上,我们称这类似公司为“确定性高”的股票。与其他公司相比,MITRA不必烦恼接下来接下来有没有工作做,而且游击队相信未来还会有更多新工程在等着它。

此外,季报中也提到公司产业方面的产业项目Wangsa 9 Residency将于接下来的季度作出贡献,目前此产业项目未入账销售有1.56亿令吉。南非业务未入账销售Rand 98.57mil,约30.3mil 令吉将于这个财政年(2015)进账。届时,我们可以看到MITRA接下来的盈利依然保持强劲,甚至更好。

近期宣布有意以510万令吉全盘脱售持有Optimax眼科中心私人有限公司51%股权。管理层已表示脱售股权不会显著影响集团的净利,同时可让公司能够让集团更关注于建筑和产业发展的核心业务。

看看MITRA在Bursa网页的公告,可见自从公司宣布红股与免费凭单计划后,就陆陆续续有许多凭单转换母股的动作,可见大家都对此股东回馈计划虎视眈眈。此外,我们也可以看到管理层近期做了股票回购动作。借用世界著名投资大师Peter Lynch名言来评论公司这部举动:公司卖出自家股票的原因有很多,但公司回购自家股票的原因只有一个,就是相信股价还有上涨的空间。

媒体多次报到看好MITRA凭着30年于该行的经验与名誉,放眼受惠于大马第11项发展计划项目。

技术面
技术分析角度评论,MITRA股价今日重返10日与22日均线,属于回涨讯号。可把支撑设于RM 1.70位置。自5月大市转弱,但MITRA依然可处于历史高点,可见MITRA是属于绝对的牛股。退可守,进可攻。

缺点:EPF今年成为了MITRA的大股东。众所周知,EPF是市场出了名的Playboy。这也是游击队觉得MITRA美中不足的地方。

后语:MITRA也是符合了游击队所创的H&M选股法则的股票。游击队计划守到MITRA红股与免费凭单除权,以享有该股东回酬。看看近期派发免费凭单案例(Inari, Teoseng),往往免费凭单上市时都会有一番作为。今早游击队也做了一些加码动作。个人目前已把一辆丰田威驰投资于这家公司,当然但愿投资顺利。

(吉隆坡24日讯)肯纳格投资银行研究将 Mitrajaya Holdings Bhd ( Financial Dashboard)纳入研究范围,并给予“超越大市”评级和2.35令吉目标价后,激励该股走高。

Mitrajaya一度扬9仙,或4.84%,报1.95令吉。

截至10时35分,报1.91令吉,起5仙,或2.69%,成交量有231万6500股。

肯纳格投行研究指出,这只少被研究的股项是盈利增长强劲和前景迷人的优质中小型资本股之一。

该机构在今日的报告表示,主要的投资优点包括:
(一)今年初创纪录的订单,推动中短期的盈利增长潜力、
(二)放眼今年补充10亿令吉新合约,维持创纪录的订单、

We refer to the announcements dated 13 March 2015, 29 April 2015, 25 May 2015 and Circular to shareholders dated 29 May 2015 (“Circular”) in relation to the Proposals. (Unless otherwise defined, all terms used in this announcement shall have the same meaning ascribed in the aforesaid announcements and Circular.)

On behalf of the Board, AmInvestment Bank is pleased to announce that the Company had today, resolved to fix the exercise price of the Warrants-D at RM1.09 (“Exercise Price”) and executed the Deed Poll-D.

The Exercise Price represents a discount of approximately 10% to the theoretical ex-all price of RM1.2028 per MHB Share, calculated based on the five (5)-day VWAP of MHB Shares up to and including 2 July 2015, being the last trading day immediately preceding the price fixing date, of RM1.8042 per MHB Share.

This announcement is dated 3 July 2015.
