Olympia Industries Berhad ("Olympia" or "the Company")- Revaluation of Properties
The Board of Directors of Olympia wishes to announce that it has approved the incorporation of a fair value gain (net of deferred tax) of RM38.0 million in the consolidated financial statements of the Company for the financial year ended 30 June 2015 arising from the revaluation of Menara Olympia and the adjoining leased car park ("Properties") of Dairy Maid Resort Recreation Sdn Bhd ("DMRR"). DMRR is a wholly-owned subsidiary of the Company. The cost of the Properties at the time of acquisition by the Company in 1996 was at RM265.0 million.

The purpose of the valuation is to reflect the fair value of the Properties in accordance with the requirement of the Malaysian Financial Reporting Standards ("MFRS") 140: Investment Properties. The fair value gain will result in an increase of RM0.039 in the net assets per share of the Group.

Based on the unaudited financial statements as at 30 June 2015, the net assets per share of the Group will increase from RM0.32 to RM0.34.

The valuation of the Properties was conducted by Cheston International (KL) Sdn Bhd ("Cheston") on 18 August 2015. The total value placed on the Properties by Cheston is RM280.0 million.

A copy of the valuation report is available for inspection at the registered office of the Company at Level 23, Menara Olympia, No. 8, Jalan Raja Chulan, 50200 Kuala Lumpur during normal business hours from Mondays to Fridays (except public holidays) for a period of three (3) months from the date of this announcement.

We refer to the earlier announcements in relation to the Proposed Extension of Time (“Announcements”).

Unless otherwise defined, all abbreviations used throughout this announcement shall be the same as those previously defined in the Announcements.

The Board of Directors of Olympia wishes to announce that the transfer of the Settlement Properties as settlement of RM55.3 million owing by City Properties Sdn Bhd has been completed following the execution of sale and purchase agreements through United Malaysian Properties Sdn Bhd, a wholly-owned subsidiary of the Company and issuance of the Certificate of Completion and Compliance by the project architect on 6 October 2015.

Accordingly, the Settlement is completed.

This announcement is dated 7 October 2015.

奧林比亞面值削90%變10仙

(吉隆坡16日訊)奧林比亞工業(OLYMPIA,3018,主板貿服組)建議削減90%股票面值,以抵銷累計虧損。

該公司發文告,建議股票面值從每股1令吉降至10仙,減少90仙。

股票面值削減得出的9億2千108萬8千762令吉,在扣除7億3千654萬8千令吉累計虧損後,餘下1億8千454萬1千令吉,這筆款項將轉為保留盈利。

該公司表示,上述計劃可以更貼切反映公司資產值,也能讓公司靈活處理集資活動。

截至去年6月30日止,該公司每股淨資產為32仙。

該公司補充,2007年6月27日以來,由於股價持續低於面值,這不利於發股集資活動。

(1)是否意味還欠款?
(2)最後一季的財報是否已轉虧為盈?
(3)公司業績是否漸入佳境?
(4)最近的成交量已逐漸增加,是否信心的保證?

答:

抵銷累計虧損

(1)奧林比亞建議削減90%股票面值,將得到9億2千108萬8千762令吉資金,其中7億3千654萬8千令吉將充當抵銷累計虧損,餘下1億8千454萬1千令吉,將轉為保留盈利。

它的效果是更貼切地反映公司資產值,也讓公司日後更靈活處理集資活動。

自2007年6月27日以來,由於股價持續低於面值,這不利於發股集資。

淨虧損收窄

(2)該公司的最後一季財報並沒有轉虧為盈,只是淨虧損收窄而已。

截至2015年9月30日為止,該公司的淨虧損減少至119萬2千令吉(每股淨虧損0.10仙),而前期的淨虧損則為418萬4千令吉(每股淨虧損0.40仙)。

第二季的營業額為3千372萬令吉,前期為3千823萬9千令吉。當時它的每股資產值為35仙。

(3)從上述(2)的淨虧損減少,勉強可以說業績表現沒有前期壞,尚不能夠說已漸入佳境,特別是營業額在減少,只可算是生意做少虧少而已。

成交量增加≠股價揚升

(4)一般而言,若成交量增加及股價也揚升,表示較多的投資者對公司股票或業務前景有信心,從而願意以較高價格買進而推高股價。

換句話說,若成交量增加,而股價不起反跌,一般而言,這意味有較多投資者/投機者對公司前景沒有信心,而願意以較低的價格脫售股票,使賣盤多於買盤而股價下跌。

最後一個可能性,就是成交量增加,惟股價則沒有起落或扯平,這意味買盤與賣盤一樣多,看好及看壞公司前景的投資者一樣多,對公司股票或業務前景沒有太大變動。(星洲日報/投資致富‧投資問診‧文:李文龍)

富達奧林比亞工業‧1.5億售地

(吉隆坡22日訊)同由丹斯里葉永松掌控的富達置地(DUTALND,3948,主板貿服組)和奧林比亞工業(OLYMPIA,3018,主板貿服組),建議以1億5千萬令吉售價,將聯合持有的一塊9.01英畝土地賣給Semanja Hartamas公司。

兩家公司發文告說,富達置地和奧林比亞分別持有上述土地的52%和48%權益,預料將分別從上述脫售活動中賺取1千790萬令吉和1千290萬令吉盈利,釋放投資價值。

扣除為數9千900萬令吉的贖回款項、1千萬令吉基建成本、970萬令吉稅務和330萬令吉交易成本後,剩餘的2千800萬令吉款項將被預支給富達置地,作為發展項目的融資。(星洲日報/財經)

奧林比亞能否擺脫虧損泥沼?

讀者王琪琳問:我想知道奧林比亞(OLYMPIA,3081,主板貿服組)過去的業績表現(盈虧)記錄,各項業務最近表現及前景如何?其財務情況穩健嗎?值得買進嗎?

答:自從2008/2009年爆發全球經濟危機之後,奧林比亞的業務表現即陷入每年虧損的窘境。根據資料顯示,在2009年(截至6月30日財政年)至2015年之間的7年裡,其中6年蒙受虧損,僅有2015年才轉虧為盈。

該公司過去6年的淨虧損是介於140萬9千令吉(2014年)至7千923萬4千令吉(2013年)。至於該公司在2015年財政年取得盈利,能否持續則有必要進一步觀察。

截至2015年12月31日為止的3個月,該公司的淨虧損進一步惡化至971萬令吉(每股淨虧0.90仙)。

該公司4項主要核心業務分別是金融服務、產業發展、博彩業及投資控股公司及其他。金融服務方面,最新季度的盈利較低,主要是前期收回一筆140萬令吉的壞賬、產業發展蒙受更高的虧損(因較高的營運開支)、博彩業務仍是主要營收貢獻者(占季度總營收的73%)較低表現,主要是營業額減少所致。

至於投資控股則對營運開支作出較高的撥備等。

上述原因是造成其最新季度業績表現更為差勁。

談到未來業務前景,該公司認為,目前全球經濟及政治情況不确定,預料公司來年業績將受到利率及疲弱貨幣影響。惟在各項不明朗因素下,公司旗下的博彩業務及投資控股業務,料在下個截至2016年12月31日為止的財政年維持現有表現。

財務情況方面,截至2015年12月31日,該公司的總資產為7億5千313萬5千令吉,包括非流動資產下的供產業發展所持有的土地值為2億零123萬令吉、投資產業為3億零28萬令吉。

流動資產方面則包括產業發展成本為4千零46萬7千令吉、庫存為6千226萬9千令吉、貿易及其他應收款項為6千453萬3千令吉、現金及銀行余款為5千410萬4千令吉。

該公司總負債為3億6千669萬9千令吉。每股資產值34仙。股本為10億2千343萬2千令吉,併購赤字為2億3千388萬4千令吉,累積虧損為4億5千592萬4千令吉。

奥林匹亚获1.2亿贷款

财经  2016年07月18日
(吉隆坡18日讯)奥林匹亚工业(OLYMPIA,3018,主板贸服股)旗下子公司--Dairy Maid Resort&Recreation私人有限公司,获大华银行提供总值1亿2000万令吉定期贷款。

同时,上述定期贷款將採取利率互换制度,利息水平为2%。

据文告,这笔定期贷款將用以偿还奥林匹亚工业现有银行贷款,其余资金將存入储备金账户,作为日后支付贷款成本和营运资本用途。

截至2015年12月31日,奥林匹亚工业负债率达66.8%。在取得上述定期贷款和偿还银行贷款后,该公司负债率將提高3.4%,至70.2%。【东方网财经】

Description
Olympia Industries Berhad ("Olympia" or "the Company") -  Valuation of Non-Current Assets
The Board of Directors of Olympia wishes to announce that it has approved the incorporation of a net fair value gain of RM28.5 million (net of deferred tax of RM1.5 million) in the consolidated financial statements of the Company for the financial year ended 31 December 2016.

The fair value gain is derived from the revaluation of Menara Olympia and the adjoining leased car park (“Properties”) of Dairy Maid Resort & Recreation Sdn Bhd (“DMRR”). DMRR is a wholly-owned subsidiary of the Company.

The purpose of the valuation is to reflect the fair value of the Properties in accordance with the requirement of the Malaysian Financial Reporting Standards (“MFRS”) 140: Investment Properties.

The fair value gain will result in an increase of RM0.02 in the net assets per share of the Group. Based on the unaudited financial statements as at 31 December 2016, the net assets per share of the Group will increase from RM0.35 to RM0.37.

The valuation of the Properties was conducted by Knight Frank Malaysia Sdn Bhd on 22 February 2017. The total value placed on the Properties by the valuer is RM310.0 million.

A copy of the valuation report is available for inspection at the registered office of the Company at Level 23, Menara Olympia, No.8, Jalan Raja Chulan, 50200 Kuala Lumpur during normal business hours from Mondays to Fridays (except public holidays) for a period of three (3) months from the date of this announcement.

Olympia Industries证实拟售志必得证券

(吉隆坡20日讯)Olympia Industries Bhd今日证实,计划脱售证券交易子公司志必得证券私人有限公司(Jupiter Securities)的股权。

该公司今日向大马交易所报备:“Olympia董事部谨此声明,公司计划脱售在志必得证券的持股权,并一直与有意者洽谈。”

上周五有媒体报道,联昌国际集团(CIMB Group Holdings Bhd)正探讨以5000万令吉收购志必得证券,并与中国银河证券联营。

报道指出,联昌国际计划收购蒙亏的志必得证券是为了其证券交易执照,以便让联昌国际-中国银河联营公司能在大马开业。

联昌国际可能将所有证券交易业务纳入该联营公司。该银行已拥有一张证券交易执照,但仅限目前的投资银行臂膀。

联昌国际今日在另一份文告指出:“与利益相关者及各方进行探讨性洽商,以理顺与中国银河的合作,因拟议的合作伙伴关系涉及多个国家。”
