Global Logistic Properties (GLP) posted a 43% rise in earnings of US$224 million ($283 million) for the three months ending March 31 despite an 18% fall in revenues to US$125.1 million.

This rise in Q4 earnings was due to revaluation gains and foreign exchange gains arising from hedging cash proceeds from the contribution of assets to the J-REIT.

GLP attributed its lower revenue to the divestment of 33 properties in Japan to GLP J-REIT, which was listed in December 2012.

GLP owns and operates warehouses in China, Japan and Brazil.

GLP Warehouse operator Global Logistic Properties is expected to show stronger growth momentum as it sets out to build up more assets in China, analysts said. GLP shares inched down 0.7% to $2.84, after results showed that the company’s revenue in the first quarter fell 18% due to sale of properties in Japan and a weakened yen but net profit grew 43%. More acquisition in China and asset recycling in Japan will help future growth in the company’s operations, said CIMB analyst Donald Chua in a note. “The pace of capital deployment is expected to rise in FY14 as it guides for more asset build,” Chua said, while raising the target price on the stock to $3.35 from $3.32. Seven out of 16 analysts recommended “buy” on GLP, three called for “strong buy” and two called for "sell”, Thomson Reuters database showed. “We continue to like GLP for its strong execution track record and anticipate the group’s acceleration in its growth track to act as a catalyst for share price performance,” said DBS Vickers Securities in a research note.

普洛斯(Global Logistic Properties)将在大阪区发展一座面积为11万平方米的多租户物流设施-普洛斯鸣尾浜(GLP Naruohama)。设施的总发展成本估计为157亿日元(1亿6,000万美元),并定于2014年5月展开建筑工程及在2015年6月完工。设施将有五层楼高,并将设有双重斜坡道,以让卡车能驶入每一层楼。这是公司在大阪区的第21个项目,也是其与加拿大退休金计划投资委员会(Canada Pension Plan Investment Board)所组50:50合资普洛斯日本发展企业(GLP Japan Development Venture)的第五个发展。普洛斯日本发展企业迄今的五个项目的总投资额为590亿日元(6亿零300万美元)。

普洛斯(Global Logistic Properties)同华晨宝马汽车(BMW Brilliance Automotive)签订协议,以量身发展后者在中国最大的配发中心。中心将位于上海临港普洛斯国际物流园,面积占7万5,000平方米,并将分阶段建筑。第一期工程的楼面面积为5万5,000平方米,并定于今年展开。华晨宝马汽车就选择合作伙伴表示,普洛斯的信誉可靠,记录良好。此外,临港普洛斯国际物流园成为首选的有利因素包括附近可使用的设施洋山深水港,以及通往浦东国际机场、虹桥机场及上海中央商业区的交通便利。临港高速公路也把物流园与以南的浙江省和以西的江苏省连接起来。

启示:从事汽车零件业的租户占普洛斯在中国的总出租面积的9%,目前也是公司楼面需求的一大推动力,由于国内消费强劲。

Global Logistic Properties (GLP) has won a contract to build its largest distribution centre in China for BMW Brilliance Automotive.

The 75,000 sqm built-to-suit facility at GLP Park Lingang in Shanghai will be developed in phases, with the initial phase comprising of a 55,000 sqm gross floor area to commence construction this year.

Commenting on the selection of the partner, BMW Brilliance gave recognition to the reliability and effective track record of GLP’s management. Furthermore, the GLP Park Lingang serves as an excellent choice with its supporting facilities such as the Yangshan Deep Water Port; and its accessibility to the Pudong International Airport, Hongqiao Airport and Shanghai CBD. In addition, the Lingang Highway is able to connect the park to Zhejiang Province in the south and to Jiangsu Province in the west.

普洛斯(Global Logixtic Properties)同中国婴儿与儿童用品国际生产兼零售商好孩子(Goodbaby)签署了租约,出租4万4,000平方米给好孩子。包括新租约在内,好孩子总共向公司租用了5万1,000平方米的楼面。租约下的楼面是位于普洛斯千灯物流园和普洛斯廊坊物流园。好孩子就扩大租用公司的楼面表示,普洛斯的网络和规模良好,其设施和服务有助好孩子满足其顾客与日提高的需求及好孩子的增长计划。

启示:包括上述租约在内,苏州普洛斯千灯物流园在竣工后的租用率为90%,而位于中国北部的普洛斯廊坊物流园已在竣工之前完全租出。这印证了公司的良好记录及其资产的素质,并将继续推动它在中国扩大市场地位。

Global Logistic Properties, the leading provider of modern logistics facilities in China, Japan and Brazil, reported a 33% increase in earnings to US$204 million ($259 million) for the three months ended 30 June 2013 (1QFY14) as the company continues to benefit from solid development momentum and rent growth across its portfolio.

1QFY14 group revenue was US$137 million. This was 20% lower than the same period last year (1QFY13), mainly due to the contribution of 33 Japan properties to GLP J-REIT. Revenue in China was up 40%, driven by developments and continued rent growth. In Japan, revenue was 51% lower, mainly due to the contribution of properties to GLP J-REIT, depreciation of the Japanese Yen  and lease cancellation income received from a tenant in 1QFY13. Adjusting for these three items, Japan revenue was up 1%.

Fund management revenue in 1QFY14 was US$12 million, up 122% from a year earlier. This comprised asset and property management fees of US$8 million and property development fees of US$4 million. GLP expects fund fees to continue increasing in tandem with the strategic growth of the fund management platform.

1QFY14 Group EBIT and earnings rose 34% and 33% respectively, driven by higher revenue in China and revaluation gains of US$159 million. Revaluation gains were mainly attributable to higher property values in Japan, as well as developments and rent growth in China.

Global Logistic Properties (GLP), the provider of modern logistics facilities in China, Japan and Brazil, today announced that GLP Japan Income Partners I will sell seven properties to GLP J-REIT for JPY27.5 billion ($352 million). GLP owns a 33.3% stake in GLP Japan Income Partners I.

The properties have generated a cumulative net levered IRR in excess of 46% for investors in GLP Japan Income Partners I, before management fees and promotes, since they were acquired in February 2012.

Jeffrey Schwartz, Co-Founder of GLP and Chairman of the Executive Committee, said: “The sale of these seven properties creates considerable value for GLP and our partners and enables us to continue investing in the growth of our business. It also further enhances our best-in-class fund management platform.”

The sale was conducted through an auction. The transaction is subject to completion, which is targeted to take place in October 2013. Net cash proceeds from the sale are estimated to be JPY9 billion ($115 million), with GLP’s share at JPY3 billion ($38.4 million). GLP plans to hedge the proceeds and intends to reinvest the capital to maintain its 15% interest in the J-REIT as well as developments in China, Japan and Brazil.

Originally part of a portfolio acquired in February 2012, the sale assets are single-tenant facilities under long term leases which have been earmarked for disposition from the time they were acquired. The seven facilities comprise a total gross floor area (GFA) of 2 million sqft with a 100% lease ratio and a weighted average lease expiry of 6.4 years.

GLP J-REIT, listed on the Tokyo Stock Exchange in December 2012, is a real estate investment trust focused on owning and operating logistics properties in Japan. GLP is the property and asset manager and intends to retain its 15% interest in the J-REIT.

GLP J-REIT, a Japan logistics trust that debuted in December, plans to raise as much as 23 billion yen ($295 million) in an additional share sale in Tokyo to acquire properties and to repay debt.

The real estate investment trust will acquire nine properties for 56 billion yen, it said in a statement to the Tokyo Stock Exchange today. The REIT’s Singaporean sponsor, Global Logistic Properties, separately said it plans to sell two properties in Japan for US$287 million ($366 million) to the trust it partly owns.

The growth of Japan’s logistics market, helped by a boost in e-commerce transactions, has attracted companies including GLP to Japan’s warehouse industry. Investments in industrial space returned 5.8% on average for the year ended April, more than double the returns from investing in office buildings, according to London-based Investment Property Databank.

GLP will sell the properties at a 1% premium to the appraised value, the company said in an e-mailed statement today. The sale will be completed by March 2014 and net cash proceeds from the property sale are estimated at 13.6 billion yen, according to the statement.

GLP also plans to reinvest the capital to maintain its 15% stake in the J-REIT as well as developments in China, Japan and Brazil, the company said.

Separately, GLP Japan Income Partners I, which is 33.3% owned by GLP, sold 7 assets to the J-REIT for 27.5 billion yen. The sale will be completed in October, GLP said.

Shares of Global Logistic increased 2.2% to $2.81 at 3:54 p.m. in Singapore trading. GLP J-REIT was 1.9% higher at 96,000 yen at the close of trading in Tokyo.

普洛斯(Global Logistic Properties)签署了2万2,000平方米面积的租约,出租中国设施给两家大型生产商南通科技(Tontec)及API Group。南通科技是一家高精密模具生产商,它租下了普洛斯(成都)高新区工业物流园的1万1,000平方米面积。API Group则预租了普洛斯建屋工业园的1万1,000平方米面积。后者位于苏州工业园的中心,并通过一个便利和高效率的交通网络而与上海及苏州的主要消耗品中心互通。API Group自2004年起便是公司的客户。

GLP为唯品会扩大分销中心而签订协议

普洛斯(Global Logistic Properties)与中国大型网购公司唯品会(Vipshop)签订协议,为后者在昆山淀山湖普洛斯第二物流园发展13万平方米的新量身定制设施。工程将分开两期进行,首期占地6万平方米的工程已经在2013年8月动工。第二期工程将添加7万平方米设施。与此同时,唯品会目前在淀山湖普洛斯物流园的1万2,000平方米设施将会扩大。自2011年起,唯品会向公司租用物流园的面积增加超过4倍,在添加空间后,唯品会将成为公司10大客户之一。

中国最大的现代化货仓业者普洛斯(Global Logistic Properties)计划在未来两年里把其新项目的面积每年扩大20%到25%,因为电子商务领域扩大及零售连锁店增多。《商业时报》在香港采访公司的总裁兼创办人之一梅志明之后报道,普洛斯今年已在中国开始发展250万平方米的货仓面积,去年则是200万平方米。公司在中国的产业面积总共约为800万平方米。额外的面积将分布于中国一线城市(北京和上海等地)及二线城市(例如成都)各一半。公司在中国、日本和巴西都设有业务,它从FY04至1Q14之间的总楼面面积是以57%的年复合增长率增长,从而可见其良好的增长记录。截至2013年6月30日,公司的负债偏低,现金额为庞大的18亿美元,因而让它能在良机出现时好好地把握。

Global Logistics to start world's largest China warehouse fund

Global Logistic Properties, China’s biggest modern warehouse operator, plans to start a US$3 billion fund that will invest in properties in the country as e- commerce grows and retail chains expand.

GLP, part-owned by Singapore’s sovereign wealth fund, GIC Pte, will partner with six institutional investors, including state and pension funds, to invest in China over the next three years, the company said in a statement to the Singapore stock exchange today. GLP will retain a 56% stake in the China fund, according to the statement.

The fund will be the the world’s largest China-focused logistics infrastructure fund, according to GLP. Logistics properties are “the most attractive real estate opportunity” in China as consumers buy more from e-commerce companies including Alibaba Group Holding Ltd. and Amazon.com Inc., fueling demand for storage space, according to a report released in September by Jones Lang LaSalle Inc.

“This transaction establishes a strong platform for future growth and is consistent with GLP’s strategy to focus on the world’s best markets and grow its fund management business,” Jeffrey H. Schwartz, co-founder and chairman of the executive committee of GLP said in the statement. “We will have increased funding in place to capture a significant share in a $2 trillion market opportunity.”

GLP’s second-quarter net income fell 25% to US$145 million as revenue declined 19% to US$139.8 million, the company reported separately today.

Key Market
GLP will provide land to the fund to support 1.8 million square meters (19 million square feet) of leasable area, according to the statement. It has secured a US$1 billion credit facility with China Merchants Bank Co. for the new fund, it said.

China is GLP’s key growth market with e-commerce being an important driver of demand, the company said. E-commerce makes up 22% of GLP’s total leased area in China today compared with 4% in the fiscal year 2010, it said.

GLP will grow its assets under management to US$11.4 billion with the addition of the China fund, which already has US$1.5 billion of equity commitment, according to the statement.

The company’s shares rose 2.7% to $3.00 at the close of trading in Singapore, bringing its year-to-date advance to 7.9%. The FTSE Strait Times Real Estate Investment Trust Index has declined 6.7% this year.

预期普洛斯狭山日高第1期及第2期(Sayama Hidaka I and II)项目分别在2015年12月及2016年6月完成,总发展成本估计为187亿日元(1亿7,900万美元)。

这个项目将会通过普洛斯日本发展基金(GLP Japan Development Venture)来融资,后者是普洛斯与加拿大退休金计划投资局的50:50合资。这个合资拥有22亿美元的投资额,迄今已作出总共10亿美元投资。
