营运赚幅改善与卖地收益推动 家盟吉首季净利激增

(吉隆坡22日讯)家盟吉(Gabungan AQRS Bhd)首季净利激增3.3倍,归功于营运赚幅改善以及脱售两幅地皮。

这家产业发展商兼承包商今日向大马交易所公布,截至3月杪首季净利达1614万令吉,或每股4.13仙,相比上财年同期的375万令吉,或每股0.96仙。

首季营业额亦由7964万令吉,劲扬99.6%至1亿5894万令吉。

该集团计划将建筑订单从3亿令吉增至10亿令吉,而截至去年12月杪的订单为17亿令吉。这不包括15亿令吉的Jesselton Waterfront项目。

该集团表示,已获参与第三轻快铁计划(LRT3)招标的预审资格,并希望可承接沙巴泛婆罗洲大道的工程。

产业发展项目的未入账销售为1亿4480万令吉,未售出的销售额为5亿9050万令吉。

家盟吉计划在2017年底推出Jesselton Waterfront项目,其联号公司SEDCO Precast私人有限公司将为项目建设供应预制混凝土建材。

同时,该集团已脱售一批地皮,合共1亿4079万令吉,以改善流动资金和偿还银行贷款,以降低负债和加强财务基础。

“这估计每年可省下464万令吉的贷款融资成本。”

订单强劲.积极竞标.家盟吉今年业绩料胜去年

(吉隆坡22日讯)家盟吉(GBGAQRS,5226,主板建筑组)寄望在强劲订单、积极参与竞标及未入账销售支撑下,2017财政年录得比前期更好的业绩表现之余,也能降低负债比。

手握17亿订单

家盟吉首席执行员拿督阿兹占在股东大会后表示,家盟吉建筑业务目前手握17亿令吉的订单,未来3年可陆续完成,该公司有信心在今年取得7亿至8亿令吉的新订单。

阿兹占补充,该公司获得一马房屋发展计划(PR1MA)颁发的龙溪(Dengkil)公寓发展合约,将在2至3周内有最终结果出炉,料能够获得建设、发展及脱售土地的盈利。

阿兹占说,该公司目前已提呈20亿令吉的竞标,同时,也会参与轻快铁三线(LRT3)的竞标,并希望能够获得佳音。

至于产业发展业务,阿兹占表示,该公司不排除争取关丹Kota SAS周边项目,并做好准备,从打造交通导向发展计划(TOD)中寻求更多机会。

阿兹占指出,家盟吉目前为彭亨州行政综合大楼发展商,也希望能够获得更多政府项目,包括争取彭亨州警察部队总部的建设。

“我们希望能够透过联营方式进行产业发展,毕竟购买土地将增加我们的负债。”

未入账销售1.42亿

阿兹占指出,该公司目前的未入账销售有1亿4200万令吉,可以贡献盈利及拉低负债。

他说,家盟吉希望在今年杪,能够把负债比由去年杪的0.68倍拉低至0.4或0.45倍。

家盟吉2016财政年成功由前期的净亏转为净利2263万1000令吉,营业额则增加21.12%至3亿3005万8000令吉。

阿兹占直言,在2016财政年并没有任何股息派发,主要是因为公司在2015财政年面对亏损,而2016财政年则成功转亏为盈。

“我们目前专注于公司的成长,一旦在现金流充裕的情况下,将会重新探讨派息的可能性。”

商讨新派息政策

阿兹占也表示,该公司目前已经取消20%的派息政策,管理层料将在今年第三季,商讨新的派息政策。

他相信,以目前家盟吉的经营情况,将有能力派发更好的股息。

阿兹占表示,家盟吉股价由今年初的约90仙涨至目前逾1令吉42仙的水平已经正面投资者对公司的表现有信心。

新领导层带领下转盈.家盟吉大型订单料推动盈利

(吉隆坡13日讯)家盟吉(GBGAQRS,5226,主板建筑组)在新领导层带领下,成功转亏为盈,分析员认为,该公司的盈利催化剂主要源自于攫取大型基建项目及政府行政大厦相关工程。

大华继显表示,家盟吉在去年进行大改革,除了委任新首席执行员拿督阿兹占外,也引入大股东。在阿兹占带领下,建筑业务成功转亏为盈,且手握的建筑订单也成功飙升至17亿令吉,同时,也成功把负债比拉低至0.7倍。

家盟吉也积极拉低负债比,并因此脱售不属于核心业务的地库和进行成本合理化,以便把负债比进一步拉低至0.4倍。

大华继显认为,在强劲建筑订单17亿令吉和产业未入账销售1亿5000万令吉支撑下,将可推动未来盈利增长。

家盟吉在今年设下目标,欲攫取8亿令吉的新订单,主要瞄准合约价值介于20亿至24亿令吉的东海岸衔接铁道(ECRL)首期工程、轻快铁三线(LRT3)及彭亨州关丹的政府行政大厦工程。

该公司也预计,建筑业务可以在今年书写5亿令吉的营业额,并可带来双位数的赚幅。

大华继显指出,阿兹占目前为关丹苏丹阿末沙市镇(Kota SAS)综合城镇的股东,与Tanah Makmur分别持股10.8%和89.2%。

该城镇被誉为关丹布特拉再也,多个州政府办公楼将迁往该处,而政府也已颁发建设州行政大楼的合约于家盟吉。

该行相信,政府在接下来将会颁发更多的相关工程,而在未来4至5年,至少尚有价值20亿令吉的工程合约将释放。

另外,大华继显指出,东海岸衔接铁道将开进Kota SAS,合约价值料介于3亿至4亿令吉,相信家盟吉拥有很高的机会获得该项合约,主要是因为家盟吉对该地方已经很熟悉,且已经做好相关部署。

大华继显也不排除家盟吉将与国外伙伴合作,竞标东海岸衔接铁道工程。

至于家盟吉与曙光资本(SURIA,6521,主板贸服组)在亚庇联营的Jesselton Waterfront,大华继显认为,家盟吉有望与其他酒店及广场业主共同营运,以拉低风险及资本负担。

该行指出,预计酒店、购物广场及住宅的建设将在今年第四季推荐,首期也将推出发展总值达4亿令吉的公寓。

另外,家盟吉也与沙巴经济发展公司一同经营工程预制组件(Precast)业务,主要为排水、建筑物、岩土和交叉口工程供应产品,不过,该业务的贡献不大,仅每年带来100万令吉的贡献。

目标价:1.62令吉

最新进展

家盟吉(GBGAQRS,5226,主板建筑股)将以每股1.33令吉,发行1956万股或相等5%股权,用新股方式收购丹斯里邝汉光掌控的建筑器材公司Monolight IBS Building System(简称MIBS)。

这意味着,收购价总值达2600万令吉。

另外,公司献议私下配售3000万新股,筹资3亿9030万令吉至5亿5030万令吉之间。以扩大营运资本。

行家建议

家盟吉以发新股方式来收购MIBS,证明信股东对公司看好未来增长潜能。而私配活动课提高财务能力,以承接更大型项目和吸引策略基石投资者。

再者,MIBS拥有达4亿2423万令吉的一马房屋项目合约,能在未来36个月内带来12%的赚幅。

我们认为,私配筹资的举动,显示公司正准备竞标几个项目,包括东海岸铁路(ECRL)和泛婆罗洲大道的工程。

考量上述因素,我们将2017至2019财年的营业额预估,上调16.3%或7210万令吉,净利预估则上调23.03%或880万令吉。

同时,目标价由之前的1.49令吉,上调至1.62令吉,意味着有15.7%的上涨空间。

该项目发展总值达18亿令吉,占地6.284英亩,将涵盖酒店、服务式公寓、住宅公寓、零售购物广场、办公楼,以及配套服务和设施。

行家建议:

我们认为,该项联营将会是家盟吉另一项重大里程碑,以转型为大型建筑商。随着引进在酒店管理及营运有丰富经验的伙伴,将可抵消执行风险。

同时,看好该发展计划为家盟吉带来竞争优势,因为主要业务推动力来自于沙巴游客人数。在过去3年,沙巴每年游客人数介于355万至342万人。

此外,我们质疑政府征收旅游税对该公司未来酒店业务带来冲击,因为预计将被免税广场及邮轮的度假观光客缓冲。

第二次投资凭单,小刀据大树 - GBGAQRS-WA (5226WA)

笔者第一次购买凭单的经验是美好的,今年三四月份时以RM0.40的价格买入VS-WA并在RM0.595的价格卖出(不过现在价格好像更高了)。在经过了几个月后,又有点手痒了,运用回上次筛选凭单的方式再次寻找有潜质的凭单。有兴趣回顾笔者初体验的读者们可以点击下面的链接阅读。

投资凭单初体验 - VS-WA

这次笔者将目标放向了一家正在成长的建筑公司,GBGAQRS。全名是Gabungan AQRS Berhad.

1. 母股要稳定成长,竞争优势和商业价值 - 谈起现在的建筑股,有两点是需要注意的。第一点就是要运用当下流行的IBS系统,运用IBS能节省人力和迅速完工。所以IBS系统已经是建筑业的一种趋势,没有IBS则失去竞争力。GBGAQRS是其中一家有运用IBS系统的建筑公司,在2016财政年的年报中可以看到。建筑股第二点值得关注的就是所谓的合约量,建筑公司失去获取合约能力后肯定跌入万劫不复的境地。根据南洋商报今年7月尾的报导,GBGAQRS目前手上已经持有18亿的订单,是公司当时市值的3倍。而且GBGAQRS是少数有在沙巴州和东海岸一带活跃的中小型建筑商,容易获得该地区的合约。

2. 杠杆(gearing)4.6倍 - 笔者买入GBGAQRS时母股价格为1.65左右而凭单价是0.355,无独有偶这点和当时买入VS-WA时的4.75倍非常接近。当时笔者看见母股已经突破1.60水平而凭单还处于0.36以下的阻力点。有了母股强劲的走势,也加强了对凭单的信心。

3. Premium为0% - 当时母股价格一路飙涨,最高时也冲击1.70新高水平,从而导致premium出现0%的情况。笔者一见机不可失也决定进场。

4. 凭单expired date是明年7月尾(少过一年) - 投机凭单其中一个需要注意的就是凭单的期限,最怕遇到在凭单到期前母股突然下跌,届时凭单持有人则没有时间再等待股价上涨而只能接受亏损的现实。这也是笔者最担忧的风险之一,为了预防此风险已经做好了严谨的止损点。

以下是笔者在本月15日时买入GBGAQRS-WA的当时情况:

  • 买入价格:RM0.355
  • Gearing:4.6倍
  • Premium:0%
  • Expired date:少过一年

笔者只能说非常庆幸的在短短一星期内再次靠凭单赚了15%,这是远远超出预期的。原本想的是等季报出炉后业绩上升而推动股价上升,照经验上看来季报前走势强劲的公司很有可能交出下滑业绩的。还是小心为上!

家盟吉:联和追讨未付款项为时过早

(吉隆坡8日讯)针对联和(Lien Hoe Corp Bhd)就一项共同发展项目发函追讨未付款项,家盟吉(Gabungan AQRS Bhd)今日回应时称之为过早和有误解。

家盟吉今日发表文告指出,在目前的情况下,联和独资子公司Pro-Meridian索偿的金额显然过高和失实。

家盟吉全资拥有的产业发展子公司AQRS The Building Company私人有限公司(AQRS-TBC)收到一封追讨信,须全额支付5046万令吉的未付款项予联和,因后者称其拖欠付款。

由Pro-Meridian发出的追讨信,要求AQRS-TBC支付5000万令吉和45万6954令吉利息。

早于2011年9月30日,Pro-Meridian和AQRS-TBC建议共同发展位于柔佛新山的两栋38层服务式公寓,总销售额达4亿5000万令吉。

根据协议,AQRS-TBC计划向Pro-Meridian支付保证发展收入,金额为1亿1700万令吉现金。

该项目预订于2015年上半年完成。两家公司之后在2016年7月22日签署补充协议,延长公寓完工时间。

该协议重新安排AQRS-TBC向Pro-Meridian支付6175万令吉余额的期限,分28次介于2016年7月31日和2019年8月28日。

家盟吉总执行长Datuk Azizan Jaafar在文告表示:“我们将采取有力行动,不仅回应这份追讨信,还委任Zul Rafique & Partners律师事务所作为我们的代表律师,妥善处理此事,以确保公司的利益和权益随时受到保护。”

Azizan进一步补充说,2011年9月30日首次签订的发展协议,是在家盟吉2012年7月31日于马交所上市之前,并涉及已离开该集团的高级管理层成员。

“因此,会就此事进行全面调查,包括但不限于有关各方,以及发展协议所载的条款及条件的理由。”

家盟吉赢得11.4亿LRT3工程

(吉隆坡5日讯)家盟吉(Gabungan AQRS Bhd)获国家基建公司(Prasarana Malaysia Bhd)颁发总值约11亿4000万令吉的合约,承接第三轻快铁计划(LRT3)的相关工程。

家盟吉今日向大马交易所报备,独资子公司Gabungan Strategik私人有限公司将负责从万达镇至巴生Johan Setia配套GS04的工程,包括建造和完成导轨、车站、停转乘(park and ride)、附属建筑物及其他相关工程。

该集团表示,该合约将其未完成订单推高至26亿令吉。

该项目为期38个月,预计将从截至今年12月31日止财政年起为集团盈利作出贡献。

The Board of Directors of GBGAQRS wishes to inform that Gabungan Strategik Sdn Bhd (Company No. 492885-H) (“GSSB”), a wholly-owned subsidiary company of GBGAQRS, has on even date received a Letter of Award dated 5 October 2017 (“Letter of Award”) from Prasarana Malaysia Berhad (Company No. 467220-U) of B-20-1, Level 20, Menara UOA Bangsar, No. 5, Jalan Bangsar Utama 1, 59000 Kuala Lumpur (“Prasarana”) and with the Project Delivery Partner, MRCB George Kent Sdn Bhd (Company No. 1159200-W) of Level 3, Menara MRCB, No. 2, Jalan Majlis 14/10, 40000 Shah Alam, Selangor Darul Ehsan, to undertake and complete the “Construction and Completion of Guideway, Stations, Park and Ride, Ancillary Buildings and Other Associated Works for Package GS04 for Construction and Completion of Light Rail Transit Line 3 (LRT 3) from Bandar Utama to Johan Setia” subject to the terms and conditions as stated in the Letter of Award (“Project”).

The contract sum for the Project is RM1,205,614,320.00 only (inclusive of 6% GST) which comprises of RM1,137,372,000.00 only being the tender sum and RM68,242,320.00 only being the 6% GST on the tender sum.

The Project is for a period of 38 months. The Project is expected to contribute positively to GBGAQRS Group’s earnings for the financial year ending 31 December 2017 onwards.

Upon the award of the Project, GBGAQRS’s outstanding order book as at to-date amounts to RM2.6 billion.

The Project is subject to normal construction risk of materials price fluctuation. However, with the past experiences and expertise of GBGAQRS in construction projects, this risk has been factored in the tender sum of the Project.

None of the directors or major shareholders of GBGAQRS or persons connected with them has any direct or indirect interest in the Project.

家盟吉赢1.89亿合约
兴建关丹房屋计划


2017年11月23日
(吉隆坡22日讯)家盟吉(GBGAQRS,5226,主板建筑股)获得一项价值1亿8922万4000令吉的合约,兴建位于关丹苏丹阿末沙(Sultan Ahmad Shah)的房屋计划。

家盟吉昨天向交易所报备,独资子公司Gabungan策略是从KotaSAS私人有限公司获得合约。

Gabungan策略将担任统筹承包商,负责设计与兴建1004间有地房屋,包括建筑、机电,以及室外与基建工程。

工程分为4期,分别从2018、2019、2020和2021年开始动工,预计将对集团未来盈利带来贡献。

加上这项新获颁工程 ,该集团未完成订单合约共达27.7亿令吉。【e南洋】

(Company No. 103846-K) of No. B7-B11, Persiaran KotaSAS, Kota Sultan Ahmad Shah, 25200 Kuantan, Pahang Darul Makmur for the appointment of GSSB as a Design & Build Contractor to undertake the Contract Works – Design & Build 1,004 Units Landed House; Construction and Completion All Building Works, M&E Works and External & Infrastructure Works for Cadangan Pembangunan Perumahan Rumah Aspirasi Di Kota Sultan Ahmad Shah (Kota Sas), Presint 6, Mukim Kuala Kuantan Daerah Kuantan, Pahang Darul Makmur (“Project”).

GSSB shall operate as a Turnkey Contractor to Develop, Construct and Complete 1,004 Units Landed House include Building Works, M&E Works and External & Infrastructure Works. The Project will be divided into 4 phases and the lump sum price for all works of the Project shall be RM189,224,000.

The Project milestone for the 4 phases is as follows:

  • Phase 1 – commence in Year 2018 and complete after 2 years;
  • Phase 2 – commence in Year 2019 and complete after 2 years;
  • Phase 3 – commence in Year 2020 and complete after 2 years;
  • Phase 4 – commence in Year 2021 and complete after 2 years;

The Project is expected to contribute positively to the future earnings of GBGAQRS Group.

Accordingly, GBGAQRS’s outstanding order book with the addition of the Project as at to-date amounts to RM2.77 billion

None of the directors or major shareholders of GBGAQRS or persons connected with them, has any direct or indirect interest in the Project.

The Board of Directors of GBGAQRS is of the opinion that the Project is in the best interest of GBGAQRS Group.
