(吉隆坡20日讯)家盟吉(GBGAQRS,5226,主板建筑股)委任林文昌(译音)为执行董事,并已生效。
今年44岁的林文昌在投资银行领域拥有超过20年的经验,主要是涉及股权买卖,并曾在不同的投行任职。
在加入家盟吉之前,他曾担任兴业投行大马优先金融服务的副董事。

家盟吉联手曙光资本 东马发展11亿房产

(吉隆坡23日讯)家盟吉(GBGAQRS,5226,主板建筑股)和曙光资本(SURIA,6521,主板贸服股)携手打造One Jesselton Waterfront计划,分析员对此看好,预测该计划净销售价值(NSV)介于11亿至18亿令吉。
两家公司上周宣布这项联营发展合作,计划在沙巴亚庇港口附近的7英亩地皮,打造结合住宅、零售、购物中心、办公楼以及服务式公寓的综合房产项目。
在这项联营合作中,家盟吉持股82%,曙光资本持股18%;前者将给予曙光资本每年高达1.98亿令吉的保证最低回酬,以现金或其他方式支付。
艾芬黄氏投行研究指出,根据原订已批准的1:4容积率,这项发展计划的净销售价值可达11亿令吉,双方有意申请将容积率提高至1:5.6,若申请获批,净销售价值可达18亿令吉。
家盟吉可赚1.35亿
报告指出,若以税前赚幅20%计算,这项合作可为家盟吉带来1.35亿令吉净利。
该机构给予家盟吉买入评级,目标价订在1.79令吉。
安联星展认为,对于曙光资本而言,除了这项计划,对该公司影响最大的是Jesselton Quay项目,这个面积达16.25英亩发展计划预计将在今年初推介,但目前仍有待有关当局批准。
这项计划能否成行,成为曙光资本目标价或调整的关键,假设这项计划不获批准,曙光资本的盈利预测或会遭下调。

Suria Bumiria agrees that the Company shall have the right to develop the Jesselton Point operating land in accordance with the terms and conditions of the JVA. In furtherance thereto, Suria Bumiria acknowledges all rights that have been granted by Suria Capital in favour of the Company under the JVA. 有信心贏捷运站工程 家盟吉2016放异彩

(吉隆坡25日讯)家盟吉(GBGAQRS,5226,主板建筑股)指出,公司对贏取巴生谷捷运站第二线的工程配套非常乐观,並展望在2016年大放异彩。
家盟吉执行董事拿督阿兹詹加法尔在第5届股东大会后向媒体指出,公司对贏取捷运站竞標工程有信心,因为公司有建设捷运站的经验,包括目前正在进行中的巴生谷捷运系统(KVMRT)的双溪毛糯至哥打白沙罗路线,这是公司的优势。
同时,他也指出,公司一旦获得捷运第2路线工程合约,便可善用早前为巴生谷捷运系统所购入的器材和投入的资源,为公司创造更高的经济价值。
阿兹詹加法尔指出,一旦公司贏得该捷运工程,最快可在2016年为公司带来盈利贡献。
他透露,整个工程配套预计为15亿令吉,工程项目也將涵盖建造停车场和捷运站。
他透露,相比巴生谷捷运系统的工程合约价值仅3亿9100万令吉,公司这次锁定的捷运工程配套规模更大。
目前,该公司正在竞標中的工程项目总值高达7亿令吉,而手中的工程订单,约为10亿令吉。
阿兹詹加法尔表示,一般上竞標工程项目的得標率为25%至30%。
搭11大马计划顺风车
「第11大马计划颁发可惠及建筑领域的工程计划,因此我非常看好建筑领域的前景。」
阿兹詹加法尔称,公司希望可以搭上第11大马计划的顺风车,因此他也对公司的前景抱持正面看法。
阿兹詹加法尔对大马房產市场表示谨慎看待。
面对房產市场不景气,该公司所推出的產业仍然受到市场的热捧,主要因为地点適中。
截至目前为止,该公司的未入账销售达5亿令吉。
阿兹詹加法尔表示,公司接下来將专注於可带来高赚幅的工程,並將在策略性的地点建设可供长期永续发展用途的產业,包括通过租赁本身所发展的產业以获取经常性收入。
他透露,该公司的房產业务赚幅为20%,高于市场的同行;其建筑业务也有15%的赚幅。
因此,他不排除公司將在未来物色適合的地点来发展產业业务。

该股早前一度扬1仙,但在3时18分跌至82仙的历史低位,约30万2100股易手。
截至4时18分,该股跌3.5仙或3.85%,报87.5仙,成交量有32万6100股。
该股当时上市发售价为1.18令吉。
股价走低,使市值蒸发约7034万令吉。
在今年6月,这家综合工程和建筑服务供应商表示,正竞标约10亿令吉的本地工程。
该公司也在进行捷运1号线,双溪毛糯-哥打白沙罗的高架桥导轨和其他相关工作,总值3亿9100万令吉。
截至6月,该公司手握10亿令吉订单。
截至3月底首季,净利从上财年同期的1204万令吉,下跌近一半至610万令吉,归因于建筑和产业发展业务贡献减少。
营业额也跌28.6%至1亿539万令吉,相较于同期的1亿4766万令吉。

Such failure to remove or caused to be removed the Fresh Caveat is in breach of the Vendor’s obligations under the SPA to not encumber the Property; and the lodgement of the Fresh Caveat has effectively hindered AQRS from obtaining planning approvals and launching the Development Project.
In view thereof, after giving due considerations in the best interest of the Company, the Board of GBGAQRS has decided not to proceed with the Proposed Acquisition by electing to terminate the SPA to avoid any future unascertained liabilities from being realised.
The decision to terminate the SPA does not have any effect on the net assets per share and earnings per share of GBGAQRS for the financial year ending 31 December 2015.

该公司向马交所报备,尽管公司多番提醒,但卖家仍无法撤销今年4月30日发出的冻结令。
此举已违反买卖协议,同时拖累公司的计划审批和推介的发展项目受阻。
经多番考量和基于公司利益,宣告和卖家终止买卖协议。
家盟吉去年11月通过AQRS TheBuilding子公司,以2130万5363令吉向Goodnite收购乌鲁冷岳的15.037英亩土地,计划在该地段建立约30栋半独立式工厂,发展总值或达8000万令吉。 |

家盟吉卖地进账5038万

(吉隆坡6日讯)家盟吉(GBGAQRS,5226,主板建筑股)持股52%的子公司,以5038万4327.40令吉脱售一块雪州土地。
家盟吉在文告中指出,子公司Prestige Field发展私人有限公司(PFDSB),今日与买家Stratmont发展私人有限公司,签署买卖协议。
家盟吉表示,这宗交易的营收,来用作营运资本和偿还银行贷款,符合公司通过削减债务来强化财政状况的策略。
PFDSB是在2013年2月,以2993万1840令吉购入这块面积达7.98英亩的雪州土地。【南洋网财经】
