（吉隆坡25日讯）家盟吉（GBGAQRS，5226，主板建筑股）宣布，一连串的管理层变动，包括总执行长换人，由执行董事拿督阿兹占担任，并即日生效。

根据文告，公司前任总执行长黄振贵，将担任执行副主席，而阿兹占则担任总执行长。

同时，欧子聪也被委任为公司副总执行长。

家盟吉主席拿督卡马鲁丁莫哈末阿里表示：“这些人事变动显示，公司有制定强大的接班计划，并反映出董事部对阿兹占有信心，能够带领管理团队，并为公司的产业发展和建筑业务设定方向，走向下一个增长阶段。”

阿兹占在建筑和产业发展领域，拥有丰富的经验，他也是陆盛（TMAKMUR，5251，主板种植股）子公司TanahMakmur KotaSAS私人有限公司的董事和股东。

他协助公司取得不少发展的机会，包括家盟吉和陆盛联营公司Kreatif Sinar Gabungan私人有限公司，从彭亨州政府获得一项意向书（LOI），在关丹发展苏丹阿末沙（Sultan AhmadShah）行政大楼。

（吉隆坡5日讯）家盟吉（GBGAQRS，5226，主板建筑股）和Monolight IBS建筑系统私人有限公司缔结联营，合作价值达4亿2422万8512令吉的一个马来西亚房屋（PR1MA）项目。

家盟吉在文告中指出，独资子公司Gabungan Strategik私人有限公司，今日与Monolight IBS建筑系统签署联营协议。

Gabungan Strategik及Monolight IBS建筑系统在联营公司的持股率，分别是49%和51%。

双方的联营公司将在一块18万2000平方米的关丹土地，兴建、发展和完成一项PR1MA项目，还有相关设施与基础建设。

根据文告，由于Gabungan Strategik具有所需的财力，以及能够胜任有关作业的能力，因此，Monolight IBS建筑系统向该公司寻求联营。

家盟吉前景受看好

（吉隆坡23日讯）家盟吉（Gabungan AQRS Bhd）本月初宣布，与 Monolight IBS Building System私人有限公司以49:51比例成立联营公司，在彭亨关丹兴建一个大马人民房屋机构（PR1MA）房屋，合约总值4亿2420万令吉。

根据艾芬黄氏资本研究，家盟吉将负责该项目的全部建筑工作。

“假设扣除利息与税务盈利（EBIT）赚幅是6%，我们估计该项目将在未来3至4年带来2500万令吉的EBIT。”

该研究机构今日在报告指出，这家建筑公司也在争夺3亿令吉的彭亨州政府行政中心项目，同时探索机会在其他州属发展可负担房屋，潜在发展总值为数十亿令吉。

“该公司在 Puchong South有19英亩地，正与中央政府当局商议兴建 PR1MA房屋，售给政府鉴定的合格买家。”

家盟吉新任总执行长Datuk Azizan Jaafar与其他高级管理层，通过 Ganjaran Gembira共同拥有12.5%股权。

鉴于Azizan与一些州政府的良好关系，艾芬黄氏认为，这可能提高该集团赢得新合约的机会。

因此，将家盟吉的评级从“卖出”上修至“买入”，目标价也从70仙，上调至1.20令吉。

家盟吉放眼2016财年转亏为盈

（吉隆坡2日讯）由于建筑订单强稳，加上短期内或赢得大型基建项目，家盟吉（Gabungan AQRS Bhd）放眼今年转亏为盈。

家盟吉总执行长Datuk Azizan Jaafar 表示：“我们计划在今年年杪将订单水平，从目前的7亿令吉提高至15亿令吉。”

“最重要的是，我们也在等待政府颁发位于Kota SAS彭亨州新行政大楼的中标书（LOA），价值4亿2200万令吉。联邦政府和彭亨州政府仍在敲定此项目的协议，应该很快会公布。”

他是在公司今日的常年股东大会后，向记者发表上述言论。

从长远来看，这家低调的中型建筑及产业发展商已入围，成为国家基建公司（Prasarana）的轻快铁路线3（LRT 3）的预审工程交付伙伴（PDP）。

这个项目的工程交付伙伴是负责主要架构工程的建筑工作。

Azizan表示：“这个项目很可能会在今年第三季招标，最终结果将在今年年底公布。”

他补充说：“我们将依据目前的专业知识与技术，以极具竞争力的价格参与投标。”

Azizan表示，集团也将投标白沙罗淡江高速大道（SUKE）和白沙罗莎阿南疏散大道（DASH）工程。

至于东马市场，他透露，家盟吉放眼从数十亿令吉的泛婆罗洲大道（Pan Borneo Highways）（道路延伸至沙巴的部分）工程中分一杯羹，并透过持股49%的沙巴联号公司Sedco Precast私人有限公司参与投标。

家盟吉2013年3月透过子公司Sinajasa私人有限公司，与沙巴经济发展机构（Sedco）合作，以350万令吉认购Sedco子公司Associated Concrete Products（沙巴）私人有限公司（SPSB）的49%股权，或相等于294万股。

SPSB在认购股权后易名为Sedco Precast，主要业务为生产与销售预制混凝土（precast concrete）产品。

至于产业业务，Azizan表示，家盟吉将着重于可负担房屋的发展，并暗示将在今年下半年作出重大宣布。

“我们将继续以合作或联营模式发展产业业务，而非自行发展一个产业项目。”

他也指出，家盟吉与曙光资本（Suria Capital Holdings Bhd）的联营计划One Jesselton Waterfront，将在2016财政年（截至今年12月31日）为集团贡献盈利。

Azizan表示，集团仍然有来自Permas Centro店铺办公室和Contours Courtyard Villas的1亿3000万令吉未入账销售，今年应可为销售额带来进账。

“长远来看，我们拥有6亿6000万令吉的销售，包括新山城市中心广场（JBCC）的The Peak。

“我们正等待曙光资本发放地契，好让我们可着手进行这个项目。”

Azizan认为，家盟吉今年起的盈利水平将有所改善。

家盟吉2015财年蒙受989万令吉的净亏损，相比2014财年净赚5290万令吉。该集团的产业发展业务因销售订单取消而大受影响，因为买家无法申请贷款。

家盟吉2016财年首季（截至今年3月杪）净利按季走高至375万令吉，归功于Contours Courtyard Villas、The Peak服务式公寓和Permas Centro店铺办公室的销售价值企高。

PR1MA以3.14亿向家盟吉购可负担房屋

（吉隆坡23日讯）一个大马人民房屋机构（PR1MA Corp Malaysia）计划以3亿1400万令吉，向家盟吉（Gabungan AQRS Bhd）购买19.03英亩地，以及在该地建的1140个可负担房屋单位。

家盟吉今日向大马交易所报备，独资子公司Gabungan Strategik私人有限公司收到PR1MA就上述收购，志期6月21日的意向书。

根据交易，负责兴建可负担房屋的政府机构PR1MA，将向Gabungan Strategik和该项目地主AQRS The Building Company购买该公司的1140个PR1MA房屋单位、基础建设、设备和设施。

如无意外，家盟吉预计Gabungan Strategik和PR1MA将在意向书之日起的3个月内执行一份最终合约。

该项目将是有期住宅地，约19.03英亩，位于雪兰莪雪邦的Putra Perdana。

这包括建在湖泊边的4栋19层高公寓，面积有A型（850平方尺）、B型（950平方尺）以及C型（1050型），将由Gabungan Strategik负责建造和交付。

家盟吉表示，将在7月提交该项目的规划审批，预计第四季取得所有相关单位的批准，而建筑工程将在2017年首季动工。

“该项目预计在3年半的时间内完成。”

该集团指出，此举符合其套现部分资产的策略。

“该项目预计提高建筑订单，并为该业务的收入和盈利作出贡献。”

传家盟吉获5亿SUKE合约

（吉隆坡13日讯）传家盟吉（GBGAQRS，5025，主板建筑股）将赢得吉隆坡新街场-淡江高架大道（SUKE）总值5亿令吉的分包合约。

《The Edge》引述消息指出，Muhibah商业和建筑公司（SMPP）会将Prolintas私人有限公司颁发的总值10亿5300万令吉SUKE大道CA3配套合约，把其中50%工程分包予家盟吉。

消息说，家盟吉将在下周内适时的作出公布，加上SMPP和家盟吉总执行长拿督阿兹占有密切的关系，因此有意结成伙伴。

阿兹占为家盟吉的第二大股东，持股12.97%，仅次于持股13.3%股权的大股东林安国（译音）。

回顾两周前，Prolintas颁出总值46亿4000万令吉的SUKE大道合约，大道全长31.8公里，从大城堡（Sri Petaling）直通到淡江。

负责桥梁结构建筑工程

（吉隆坡18日讯）家盟吉（GBGAQRS，5226，主板建筑股）宣布，获得吉隆坡新街场-淡江高架大道（SUKE）总值5亿822万3372.75令吉的次级承包合约。

家盟吉今日向马交所报备，该项合约由Syarikat Muhibah Perniagaan Dan Pembinaan私人有限公司（简称SMPP）颁发，将负责大道的桥梁结构建筑工程。

该公司是通过子公司Gabungan Strategik私人有限公司获得该合约。合约将于8月29日展开，并于2018年12月28日完成。

家盟吉预计，上述合约将为公司2016至2018财年做出正面盈利贡献。

SMPP和家盟吉关系密切，之前后者也获得SMPP捷运工程的次级承包合约。

另一方面，家盟吉也宣布，截至6月底次季，净利涨15.4%，录得627万3000令吉，上财年同期543万5000令吉。

业务喜忧参半 家盟吉财报尚好

（吉隆坡31日讯）家盟吉有限公司（GBGAQRS，5226，建筑组）公布，在截至2016年6月30日止第2季度所取得的盈利，按年增长15.4％至627万令吉。而营业额则上升11％至9533万令吉。

它的建筑业务在该季度中招致13万令吉的税前亏损，而前期时则录得79万令吉的税前利润。它表示，上述业务之所以表现失色，主要是在该期间，有数个项目因为接近完成阶段，而又没有足够的项目补充，因此对盈利造成冲击。

然而，产业发展业务的税前利润增长80.3％至1753万令吉，主要是出售一幅土地以及来自目前正在进行中的项目所贡献。

展望今年，该集团说：“我们有信心通过增加建筑订单及产业发展项目下，能够在今年实现令人满意的业绩。”

家盟吉称，集团将会很快收到来自彭亨州政府的决标信，主要是建议在关丹兴建苏丹阿密沙行政中心。

抢输土地．财测下调．家盟吉短空长多

（吉隆坡19日讯）家盟吉（GBGAQRS，5226，主板建筑组）财力不如人，抢输雪州依约470英亩土地，遭艾芬黄氏研究下调今明财政年每股盈利7至12%，但未来盈利前景仍有望获潜在彭亨行政综合大楼工程，以及发展总值达18亿令吉的One Jesselton综合发展计划支撑。

林木生集团（LBS，5789，主板产业组）子公司Kemudi Ehsan私人有限公司（KESB），以及雪州发展机构（PKNS）旗下子公司Worldwide产业管理私人有限公司因给出更高的签约金，成功抢赢家盟吉，夺下雪州依约470英亩土地。

有鉴于此，艾芬黄氏研究在剔除雪州计划贡献，以及家盟吉现洽商的另一可负担产业发展计划前景不明朗后，下调其2017至2018财政年每股盈利7至12%。

“同时，我们也将雪州潜在工程贡献进行剔除，每股重估净资产值（RNAV）从1令吉54仙下调至1令吉44仙。以目标价比RNAV折价10%来算，我们下调目标价从1令吉38仙至1令吉30仙。”

维持“买进”评级

不过，艾芬黄氏研究说，家盟吉现有股价出现调整，将为投资者带来趁低吸纳机会，因此维持其“买进”评级，潜在催化因素包括可能攫得总值3亿2000万令吉彭亨行政综合大楼工程，以及发展总值达18亿令吉的One Jesselton综合发展计划将获得最后批准。

（吉隆坡11日讯）家盟吉（GBGAQRS，5226，主板建筑股）宣布，现年56岁的副执行主席黄振贵，以健康为由辞去公司职务。

根据文告，黄振贵的辞职信已从昨天开始生效，不过，他对公司及集团的服务会直到11月9日为止。

背景资料显示，黄振贵在建筑领域拥有超过30年的工作经验，曾在Sungai Way建筑，及Setarabina私人有限公司工作。

在Sungai Way建筑私人有限公司工作的10年间，他负责监督及管理多项大型公共或私人的商业与基建工程。

（吉隆坡18日讯）家盟吉（GBGAQRS，5226，主板建筑股）宣布，获得吉隆坡新街场-淡江高架大道（SUKE）总值5亿822万3372.75令吉的次级承包合约。

（吉隆坡12日讯）家盟吉（GBGAQRS，5226，主板建筑股）宣布，针对早前获得的吉隆坡新街场-淡江高架大道（SUKE）合约，该公司再获得1亿1976万8205.72令吉的额外附加订单。

家盟吉表示，额外订单包括建筑体上层结构、引道与道路，以及交通管理及控制等相关工程。

在8月18日，家盟吉透过子公司Gabungan Strategik私人有限公司，获得SUKE次级承包合约。

根据当时的文告，合约总值为5亿822万3372.75令吉，将于8月29日展开，2018年12月28日完成。【e南洋】
