UOA發展次季淨利揚76%

大馬 業績出爐  2012-08-24 10:46
(吉隆坡23日訊)在產業銷售增加,以及將投資產業收益入賬的帶動下,UOA發展(UOADEV,5200,主板產業組)截至6月30日止的第二季淨利揚升75.58%至1億零497萬4千令吉。

該公司次季營業額上漲13.92%至1億9千746萬1千令吉。

至於集團半年淨利下滑23.13%至1億4千591萬9千令吉,營業額增長8.30%至3億4千553萬7千令吉。

UOA發展業績報告中指出,由於認列5千300萬令吉的投資產業合理價值收益,以及持續進行中的產業計劃帶來銷售和盈利,令集團盈利增加。

展望未來,該公司認為,多項產業計劃將於下半年推展,預料新銷售將保持穩健,該公司截至6月杪的未入賬銷售約8億1千410萬令吉,很大部份會在今年陸績入賬。

該公司將在大吉隆坡地區繼續尋找符合其條件的策略性發展地段供未來發展。(星洲日報/財經)

(吉隆坡24日訊)UOA發展(UOADEV,5200,主板產業組)最新業績符合預期,分析員看好該公司下半年表現,預料該股將獲重新評估。

聯昌研究指出,UOA發展上半年取得9億令吉的銷售業績,超越2011全年的8億4千800萬令吉,中期業績符合預期,首半年凈利佔全年預測的49%,預料下半年盈利表現更強勁。

2012上半年的9億令吉新銷售業績,其中2億2千300萬或25%,來自新推出的分層辦公樓,位於南孟沙的Vertical,其他計劃包括吉隆坡大城堡的中價產業Le Yuan Residence(1億8千500萬令吉或21%),以及位於沙亞南Kencana廣場的辦公空間(1億4千萬令吉或16%)。

聯昌研究表示,假如包括7月出售給朝聖基金局的2座辦公樓,以及進行中的銷售,截至8月杪的銷售超越11億,比全年目標10億令吉高;此外,未入賬銷售約8億1千400萬令吉。

一如預期,董事部沒有建議派發股息。

UOA銷售強勁的原因之一是,有能力適應市場變化,即使辦公空間出現過剩,Vertical辦公樓推出後依然賣得不錯。

另外,集團在過去2年繼續在吉隆坡週邊累積地皮,以發展中價住宅,售價在50萬令吉之間,市場對這些價位的產業需求保持強勁,這為該公司在接下來幾年,奠下銷售強勁的基礎。

該行保持業績預測,基於其具有吸引力的價值,依然是首選產業股,股價介於2012至2014財政年本益比的6至8倍交易,預計帶來6至7%週息率,是同儕最高的水平,由於大選風險因素,該行未給予超越大市評級,而是建議短線買進,目標價2令吉18仙。(星洲日報/財經)

推多项新产业 UOA 发展销量有望创高

(吉隆坡5日讯)UOA发展(UOADev,5200,主板产业股)产业计划获得热烈反应,销售表现耀眼,再加上下半年将积极推出更多新计划,分析员就此上调盈利预测,且认为公司销量有望创新高。

UOA发展在2012财年次季录得1亿500万令吉净利,按年和按月分别上扬75.6%和156.4%,当中包括总值5300万令吉的一次性产业投资收益。

截至今年上半年,UOA发展总销售额录得9亿令吉,超越上财年全年的8亿4800万令吉。

拉昔胡申研究分析员表示,若把产业脱售给大马朝圣基金局收入计算在内,上半年总销售额应为11亿令吉。

分析员说:“我们认为下半年收入将来自即将推出而发展总值达到20亿令吉的Desa Green、KencanaSquare和Kiara IV。”

他十分看好上述几项产业计划,尤其是Desa Green。

净利挫4.4%
“Desa Green首两栋单位在正式推介前,就几乎全数售罄。我们估计,这可带来3亿5000万至4亿令吉销售额。”

他续称:“若UOA发展可以再卖出一栋Bangsar SouthHorizon第二期的单位,我们相信,该集团可以在今年录得破纪录的销售额。”

净利预测上修尽管上半年销售额成绩亮眼,但集团核心净利却年下滑4.4%至9820万令吉,主要因为BangsarSouth Horizon办公单位销售放缓。

艾芬投资研究分析员说:“虽然办公司单位销售贡献少,但住宅单位销售出色,拉高整体赚幅。”

分析员也因为UOA发展在2012财年上半年录得优秀销售成绩,而上调2012财年总销售额,从原来的11亿令吉增至13亿5000万令吉。

(吉隆坡5日訊)UOA發展(UOADEV,5200,主板產業組)近期出爐的2012年財政年第三季業績符合市場預測,由於該公司將從第四季開始推出更多產業計劃,前景仍可期待。

興業研究指出,UOA發展2012年財政年第三季淨利8千390萬令吉,符合該行及市場預測。首9個月賺幅平穩在47.9%,比較去年及2010年則分別為51.5%及47.7%。

興業研究預料該公司在今年第四季及明年推出數項新產業計劃,包括旗下的Desa Green(值4億令吉)產業計劃,其首兩棟產業單位已經100%售出,包括商業店鋪,以及Kencana廣場潛在辦公室大樓整棟脫售,使明年產業銷售前景保持樂觀。

UOA發展業務潛在風險包括經濟成長放緩影響產業需求。興業研究對其財測保持不變,截至今年9月份未入賬銷售達7億9千800萬令吉,比較上季為8億1千400萬令吉。

MIDF研究指出,UOA發展未來的產業銷售料將有增無減,因它將在第四季推出3項新產業計劃,總發展價值為9億6千400萬令吉。同時,它另有兩項發展總值21億令吉的產業計劃,料在第四季或是2013年財政年推出。

隨著該公司宣佈的第三季及首9個月業績符合預測,MIDF研究對其財測保持不變,包括2012年財政年為2億9千310萬令吉,2013年為3億2千840萬令吉,以及2014年為3億9千910萬令吉。(星洲日報/財經)

孟沙南区Tower 1 售UEM UOA 发展进账1.73 亿

(吉隆坡12日讯)UOA发展(UOADev,5200,主板产业股)以1亿7325万令吉,脱售18层办公楼予UEM集团(UEM Group)。

根据文告,该商业大楼坐落在孟沙南区格灵芝路,被称为第一楼(Tower1)。

根据文告,脱售献议让公司得以实现产业投资价值,公司未来可进行其他收购取得更高回酬,并让公司增长。

期间,脱售收入将存放在金融机构的定期存款户口。

盈利3207万
根据UOA发展,上述买卖透过独资子公司Nasib Unggul私人有限公司与Paramount产业私人有限公司进行,两家公司已与UEM集团First Impact私人有限公司签署协议。

UOA发展表示,办公楼账面价值1亿3000万令吉,脱售将为公司带来3207万令吉的盈利。

若根据约23万1000平方尺的建筑面积,每平方尺的售价为750令吉。

1.7億售樓價格合理‧UOA發展可脫穎而出

(吉隆坡13日訊)UOA發展(UOADEV,5200,主板產業組)以1億7千325萬令吉脫售孟沙18層樓高的辦公樓給UEM集團,以釋放投資並尋求其他更好的收購計劃。

這項脫售將帶來3千207萬4千令吉的賺益。

分析
肯納格研究指出,這是UOA發展今年第四項整棟脫售的交易,原本預期該公司在明年脫售一棟建築,如今驚喜得知此脫售在今年12月完成,這誠屬不俗表現,因產業市場表現淡靜,這顯示了UOA發展有能力脫穎而出。

該行表示,每平方尺750令吉的脫售價合理,今年初該公司是以每平方尺710令吉脫售首棟大樓給DKLS公司,而朝聖基金局接下來以每平方尺700令吉買下其另兩棟大樓。而這次售出的大樓面積更大和更高。

興業研究認為,交易價是在預期之中,此交易將令UOA發展今年售出的產業總額從9月杪的12億4千萬吉增加至14億1千萬令吉,預料到年杪將可達到15億令吉。

在完成此脫售後,UOA發展尚有兩棟大棟可供脫售。

釋放投資產業價值MIDF研究指出,此脫售行動可讓該公司釋放投資產業的價值,增加現金流供孟沙南部產業計劃的後期發展以及收購新地庫。
