马资源政府取消EDL收费利好

最新进展:

政府在2018年财政预算案宣布,将会取消东部疏散大道(EDL)的道路收费。这意味着,政府可能会收购该大道,或是赔偿给马资源(MRCB,1651,主板产业股)。

另外,在成功完成吉隆坡武吉加里尔的国家体育馆翻新活动后,该公司可能在今年底获得76英亩的当地土地。

行家建议:

虽然市场不太喜欢马资源在11月完成的附加股活动,但EDL的新进展,将会是强劲的催化剂。

不管是政府收购大道或是赔偿,对马资源来说都是好事,因为自2014年来,该大道每年带来约1亿2000万至1亿3000万令吉的利息开支和摊销费用,若是移除这些开支,必定强化未来盈利表现。

武吉加里尔土地方面,将会注入在与雇员公积金持有的联营公司内,可因此获得约14亿3000万令吉的脱售所得。

今年至今,该公司仅获得总值4亿900万令吉的新合约。我们预计该公司将会在全国大选前,再获得数项新建筑合约,可能是重量级的建筑和基建工程。

考虑上述开好后,我们继续建议买入该股,并将目标价上调至1.23令吉,同时视马资源为“大选股”。

马资源第三季少赚4.44%.产业9个月销售11.6亿

(吉隆坡21日讯)基于上财政年纳入脱售非核心资产所得的4440万令吉盈利,马资源(MRCB,1651,主板产业组)截至2017年9月30日第三季净利,从前期的2939万4000令吉下跌4.44%至2808万9000令吉,拉低9个月净利21.9%至6192万2000令吉。

第三季营业额在工程和建筑臂膀带动下,按年大涨105.75%至11亿3411万7000令吉,推高9个月营业额75.49%至24亿1549万令吉。

展望未来,马资源发文告表示,集团产业发展与投资臂膀今年首9个月销售达到11亿5700万令吉,未入账销售为16亿3500万令吉,短期盈利将获士布爹VIVO、八打灵再也中环(PJ Sentral)2栋办公楼销售和布城马资源大厦脱售等活动支撑。

“长期来看,产业发展与投资业务现有393英亩城市地库将确保集团营业额可持续性。”

建筑、工程与环境业务则积极竞标29亿令吉合约,今年首9个月成功新增4亿6800万令吉合约,推高累积合约至63亿令吉,其中多数工程仍在初步阶段,预见随着工程不断推进,将成为马资源2018和未来财年营运盈利的主要增长来源。

综合上述原因,马资源对长期前景仍感到正面,而近期完成的17亿3200万令吉附加股计划已显著强化集团资产负债标,让集团在融资增长和解决未来挑战时更占优势。

力减债吸引注意

最新进展

马资源(MRCB,1651,主板产业股)截至九月杪第三季,净利减少4.4%至2808万9000令吉;营业额飙1.06倍,至11亿3411万7000令吉。

累计首九个月,净利挫22%至6192万2000令吉;营业额则攀升76%至24亿1549万令吉。

马资源今年新增订单达4.68亿令吉,而目前的竞标书则企于29亿令吉,主要是由土木工程项目和长期收费管理项目组成。

行家建议

管理层在简报会上也提及,公司会参与隆新高铁的工程交付伙伴(PDP)竞标。

关于降低负债的计划,该公司在发出附加股后,净负债料从现有的1.1倍,降至0.35倍。

此外,马资源也将在明年首季收到76英亩的地皮,净负债会进一步跌至0.11倍。

不仅如此,该公司也计划在明年脱售亚通大厦及雅诗阁吉隆坡中环(Ascott Sentral)。

我们维持财测与目标价格不变,并相信该股会在产业股近期的抛售潮后,重新吸引投资者的注意。

马资源是大选相关股,东部疏散大道(EDL)的新进展及获颁其他合约,将促使我们上调评级。

庞大订单潜在资产脱售支撑.马资源两年财测上修

(吉隆坡22日讯)马资源(MRCB,1651,主板产业组)2017财政年9个月财报达标,分析员普遍看好集团在庞大建筑订单,以及潜在资产脱售活动支撑下,未来盈利前景趋向正面,纷纷上修今明两年财测。

MIDF研究表示,马资源2017财政年9个月净利年减21%至6190万令吉,表现低于预期,但营业额却按年大涨75.5%至24亿令吉,净利和营业额出现强烈对比归咎于营运开销居高不下。

“当前的营运开销已达到危险水平,因其对营业额的重要性达到91.6%,可能影响我们对集团2018和2019财政年盈利的预期。”

全年12亿销售目标上轨

但其他证券行则普遍认为马资源第三季财报符合预期,肯纳格研究表示,在Sentral Suites、武吉拉曼布特拉(Bukit Rahman Putra)和斯里依斯干达城(Bandar Seri Iskandar)等产业发展计划支撑下,马资源全年12亿令吉销售目标上轨。

“此外,马资源现仍有53亿令吉外部建筑订单,加上产业臂膀的12亿令吉未入账销售,这些数字都将确保集团至少4年盈利能见度。”

同时,丰隆研究指出,截至今年第三季,马资源净负债率达到114%,但随着附加股计划完成,预见净负债比将减至36%。

“管理层预期随着东部疏散大道(EDL)、天地通大厦和吉隆坡中环广场Ascott等资产脱售,其资产负债表可能转为净现金。”

EDL潜在脱售展望正面

政府在2018年财政预算案废除柔佛的东部疏散大道(EDL)收费站,联昌研究对此持正面态度,因这料是延宕已久的大道脱售先兆。

不过,马资源管理层透露EDL潜在脱售案将取决于政府赔偿价值和模式的最终决定,因此大道的脱售仍毫无进展。

整体来看,各大证券行对马资源前景趋向正面,纷纷上调其未来财测,其中肯纳格研究大调2017至2018财政年核心净利44%和13%,以纳入建筑和联号公司业务贡献增加考量。

联昌研究则持相反意见,在调高有效税率,以及调低建筑业务息税前盈利(EBIT)后,下砍马资源2017财政年每股盈利10.2%,同时2018和2019财政年每股盈利也下调0.2%。

随着财测上调,市场对马资源投资前景也普遍看好,纷纷上调目标价,其中兴业研究研究说,马资源是大选股,而EDL脱售结果出台和工程得标都将是未来股价的重估因素。

金务大携手马资源
竞标隆新高铁PDP


2017年11月29日
(吉隆坡28日讯)金务大(GAMUDA,5398,主板建筑股)携手马资源(MRCB,1651,主板产业股)成立财团,以竞标隆新高铁工程交付伙伴(PDP)合约。

双方今天齐齐向交易所报备,金务大及马资源已就此事签约,两者将持有联营公司各50%的股权。

若成功赢得合约,金务大及马资源将签署相关的最终合约,以落实联营,并阐明各方在联营公司中的权利及义务。

马资源偕TH产业
联营发展文良港地皮


2017年12月27日
(吉隆坡26日讯)马资源(MRCB,1651 ,主板产业股)通过与TH产业私人有限公司达成两项协议,以联营方式发展位于的吉隆坡文良港的三块地皮。

马资源今天向交易所报备,该公司今天与TH产业达成股权脱售协议,将在59INC私人有限公司持有的20万股或40%股权,卖给TH产业,脱售总值1亿13万8792令吉或每股500.7令吉。

此外,马资源、TH产业和59INC三方也在今天达成认购与股东协议,TH产业将会额外认购50万的59INC新股,总值50万令吉。

在完成上述活动后,TH产业将会在59INC持有70%股权,而马资源则持有30%。

59INC是马资源独资子公司,从事产业发展,旗下拥有位于文良港总面积达11万平方米的3块地皮,土地租赁期限为99年。

踏入大选年,大选概念股之一的马资源(MRCB,1651 ,主板产业股)在过去数天内已上涨了11%。

此外,该公司在上个月22日接获工程部代表政府发出的信函,邀请洽谈终止EDL特许经营权的条款。

为了降低负债率和整合业务,该公司在2015年杪就有意脱售EDL,一直寻找买家。

行家建议:

我们重申“买入”投资评级,并将实际净资产价值的折价,从早前的25%降低到5%,因此调高目标价至1.51令吉。

目前该股价较实际净资产价值折价22%;相比在2013年大选期间,股价仅折价3%至5%。由此看来,我们认为该股还有很大的上涨潜能。

我们也正面看待接获政府邀请的消息,料在终止相关条款后能得约13亿令吉。这笔资金能够抵消马资源绝大部分的债务,让负债率从截至第三季的1.1倍,减少至0.13倍。

此外,马资源与金务大(GAMUDA,5398,主板建筑股)成立财团,竞标隆新高铁工程交付伙伴(PDP)合约,总值介于300亿至350亿令吉间。

假设PDP费用为6%,这能为马资源带来10亿令吉盈利,或从2019财年起的8至9年内,每年获得最高1.3亿令吉。竞标结果将在今年中揭晓。

马资源(MRCB,1651 ,主板产业股)在上个月22日接获工程部代表政府发出的信函,邀请洽谈终止柔佛东部疏散大道(EDL)特许经营权的条款。

此外,马资源与金务大(GAMUDA,5398,主板建筑股)已成立财团,竞标隆新高铁工程交付伙伴(PDP)合约。

行家建议

虽然EDL目前能为马资源每年带来约6500万令吉的除税息、折旧与摊销前盈利(EBITDA),但纳入融资和其他成本之后,我们预计该大道其实每年还要蒙受4000万令吉净亏。

因此,脱售EDL将可为公司带来每年4000万令吉的净利提振。

假设马资源能在今年成功脱售EDL,我们今明两年的净利预测将会分别上修27%和23%。

竞标隆新高铁方面,合约总值预计会介于230亿至300亿令吉间。假设PDP费用为6%,那新财团要付的费用将介于13.8亿至16亿令吉之间,而持股50%的马资源需付的是约6.9亿至8亿令吉的金额。

不过,隆新高铁合约最终花落谁家仍是未知数,因除了马资源与金务大,双威建筑(SUNCON,5263,主板建筑股)与IJM(IJM,3336,主板建筑股)也有意竞逐。

重申“守住”投资评级,但将目标价上修至1.10令吉。

“大选概念股”光环.马资源后市唱好

(吉隆坡20日讯)马资源(MRCB,1651,主板产业组)建筑与大道收费业务改善,加上带着“大选概念股”光环,分析员唱好后市并调高目标价。

53亿订单在手
另竞标29亿工程

丰隆证券指出,马资源目前握有53亿令吉订单,管理层也正竞标另29亿令吉工程计划,特别是土木工程和长期收费合约。

若再纳入12亿令吉未志账产业销售,未来4年的盈利可见度是明亮的。

东散大道关闭获赔

同时,根据2018财政预算案,东部疏散大道(EDL)自2018年1月关闭,预估政府将买进这条大道,或根据车流量赔偿马资源。

管理层估计,一旦脱售EDL、天地通大厦和ASCOTT,该公司将转为净现金公司,进而占据更优势,以执行多项有利可图的计划,如KWA S ASENTRAL和武吉加里尔SENTRAL计划,合共发展总值226亿令吉。

丰隆证券看好该公司建筑业务的复苏、大道收费贡献走高,以及大选概念股的身份,进而调高目标价,由1令吉18仙增至1令吉26仙,估计本益比约是15倍。

从技术面看,该行表示,马资源股价由1令吉31仙的今年高点滑落15.3%至1令吉11仙后,可望出现技术反弹。

“一旦突破1令吉13仙,可朝1令吉16仙和1令吉20仙迈进,之后再放眼1令吉27仙;惟逆转则料在1令吉零8仙和91仙寻求扶持。”

马资源末季派息1.75仙

(吉隆坡28日讯)由于去年同期脱售资产获利,造成较高的比较基础,马资源(MRCB,1651 ,主板产业股)截至12月杪末季,净利按年跌44%,至1亿565万3000令吉或每股4.82仙,并提议派息1.75仙。

该公司今日向交易所报备,营业额按年走低60%,报4亿816万1000令吉。

累计全年,净利按年减37%,写1亿6757万5000令吉;营业额按年扬17%至28亿2365万1000令吉。

目前,工程、建筑与环境业务外部客户订单达62亿令吉。

产业发展业务取得14亿令吉销售,超出12亿令吉目标;截至去年杪,未入账销售有17亿1000万令吉。

董事经理丹斯里莫哈末沙林说,去年是马资源转变过程中的分水岭,成功强化资产负债表,并参与大型基础建设项目竞标,现等待结果出炉。【e南洋】

行家建议
2017净利表现低于预期,仅达我们全年预测的49.6%。

我们仍在评估今明两财年的净利预测。有高达79亿令吉的未入账订单支持,公司前景料正面。

不过,马资源的营运开销节节上升,要维持可观的订单数量,以及在澳洲和吉隆坡黄金地段推出产业项目属高难度任务。

脱售柔佛东部疏散大道(EDL)对于公司来说是利好,但营运开销问题依然会是烦恼。

维持“买入”评级,和目标价为1.36令吉,还有约26%的上涨空间。

(吉隆坡19日讯)马资源(Malaysian Resources Corp Bhd)以现金3亿2300万令吉,脱售位于Jalan Kia Peng占地1.866英亩的地皮予社会保险机构(SOCSO)。

马资源于2015年4月7日购入上述地皮,当时的价格为2亿5916万令吉。

根据文告,马资源预计可从上述交易获得3000万令吉税后盈利,这有望改善其截至今年12月杪财年(2018财年)的每股盈利。

该公司指出,脱售了上述地皮后,可专注于位于武吉加里尔、赛城、八打灵再也中环及Kwasa Sentral的大型产业发展项目。同时,还可为这些项目灵活地重新分配现金与资源。

马资源间接独资子公司Legasi Azam私人有限公司与SOCSO今日签署买卖协议(SPA)。

根据马资源截至2016年12月杪财年(2016财年)已审计账目,该地皮的净账面价值为2亿6900万令吉。

上述买卖协议附带条件,SOCSO必须在6个月内向经济策划单位(EPU)征求购地批准。

马资源表示,脱售地皮所得将用于未来12个月的营运资本及产业发展活动。

在任何无可预见的情况下,上述交易有望在今年第三季完成。
