彭亨發展機構 9%股權場外折價交易

(吉隆坡3日訊)彭亨州政府子公司彭亨發展機構(PASDEC,6912,主要板房產)今日共有9%或1856萬股,以30仙在場外交易,比昨日閉市價42仙更低28.5%。

根據股市數據顯示,彭亨國家發展中心為該公司最大股東,持有該股51.65%或1億639萬股;Ciri Ehsan私人有限公司則持有8.96%或1856萬股。

彭亨發展機構2013財年截至9月底,營業額下滑29%至3283萬令吉,淨利卻暴漲3000倍左右,報3254萬令吉,收入主要來自股份銷售。

該公司以每股1.70令吉或5148萬令吉,脫售楊忠禮機構(YTL,4677,主要板貿易)3033萬股,較購買時的3519萬令吉,高出1628萬令吉。

彭亨發展機構今日閉市時起2仙至44.5仙,成交量41萬3300股。[中国报财经]

彭亨发展2590万卖地

(吉隆坡31日讯)彭亨发展控股(PASDEC,6912,主板产业股)宣布,独资子公司Kimdec Corp以2590万5328令吉的价格,脱售彭亨淡马鲁科技园的91.49英亩土地。

彭亨发展控股向马交所报备,KimdecCorp在3月28日,与4间公司签署买卖合约,以每平方尺6.50令吉或2590万5328令吉,脱售4块永久地契的空地。
公司料可通过售地,获利336万7568令吉。

彭亨发展控股指出,售地所得将用作发展文冬Benus河与劳勿Sia河的小型水力发电站。【南洋网财经】

1)今天的成交与价位暴起,看来 公司有大动作吧(如之前的dbhd 3484), 31299 +16 0.79
2)8月还有4 sen 的股息收, nta=rm 1.68
至2014年3月底,有cash 1513万,借款 3931万
3)至3月底首季净利 276 万,eps=1.34 sen 个人推算tp=rm 1.00

0.79 sen 买进6912 pasdec 的原因---
1)有主题,东海岸特区持续开展,好比柔佛的iskandar特区
2)pasdec为东海岸地区的地产股代表作,彭亨州经济发展机构持有51.6%的股份。委任州务大臣为公司主席,州内许多发展项目,公司有机会参与,正所谓肥水不流外人田。
3)pasdec在彭亨州有不少地库,许多已经多年未重估,假如重估,每股最少价值RM2.00以上
4)每股净有形资产值RM1.68, 因此公司若私有化,每股最少有RM1.68
5)我看作之前的柔佛州政府私有化(柔佛置地),这只股多少有类似之处。
6)马中关丹产业园区由中马双方组建的合资公司负责开发建设和运营,园区合资公司总股比按照马方51%,中方49%构成。中方参股企业为广西北部湾国际港务集团和钦州市开发投资有限公司;马方则由马来西亚实达集团、常青集团和彭亨州发展机构(以土地作价入股)共同参股。未来可以丰衣足食。

7)2013年共赚1220万。eps=5.9sen
8)至3月底首季净利276万,eps=1.34sen,因4月份出售地净利336万,故Q2约有600万的净利,全年四季约有1600万,eps=7.9sen,取目标价为rm1.20 ,pe=15 ,取4 sen的股息算,其dy=3.3%
9)现6月至8月底有4sen的股息,想信这只股有看头,现价位0.79 sen算,dy=5.06% ,具吸引人.
10)公司的基本面是强稳的,有很好政治背景.
11)之前是iskandar特区股的热度,现在我看到东海岸特区股的光芒与机会,是时候进pasdec了.
12)30大股东共持有77.24%(159094張),市场流量只有4万多張,股价要上是轻易的.
13)丰隆投行看中的公司,肯定有它的价值,我信它们的基金经理,丰隆持有4.8%(9929張),个人相信在 27/08/2014前,他们不会出售股份,因为9929*4 sen=397 千的股息收入很有吸引力.其他的股东大多也会持有直到获得股息或更久.
14)善用手中的资金,集中火力,让资本增值最大化,pasdec 具备条件成为爆发股。把握目前提供的良机。实现写意,悠闲,看海的日子,哈哈,我进了,你还在等什么呢。

(关丹25日讯)彭亨发展控股(PASDEC,6912,主板产业股)今年将着重于产业发展,作为主要财源。

彭亨发展控股拿督莫哈末凯鲁丁昨天在股东大会后向媒体表示,主要产业发展的地点,位于关丹布特拉城(Bandar Putra)、Pasdec Damansara、巴洛柏达娜(Balok Perdana)及Chendor Utama。

“进行中的发展计划,则有淡马鲁的Pasdec Idaman、关丹的Vista Verde及Pasdec Pesona。”

公司也已计划把珍多300英亩地段,发展综合旅游计划。

去年赚1340万

彭亨发展控股主席拿督斯里安南耶谷表示,将派发4仙终期股息,总值824万令吉,于9月18日支付予股东。

该公司去年表现不俗,赚取1亿3300万令吉的营收以及1340万令吉的净利,归功于产业、制造及建筑业务。

彭亨发展控股也将在文冬Benus河与劳勿Sia河,发展小型水力发电站,分别可提供国能5兆瓦及2兆瓦的能源供应,长达21年。

此外,该公司与东海岸经济特区发展理事会(ECERDC)合作发展甘孟清真园,作为我国首个生产清真明胶的园区。【南洋网财经】

巴斯迪聯營發展產業

(吉隆坡30日訊)巴斯迪控股(PASDEC,6912,主板產業組)與Sejati Bumijaya私人有限公司簽署發展協議,以將關丹154.12英畝土地發展成住宅和商業產業。

該公司發文告指出,根據協議,Sejati Bumijaya將成為相關計劃的發展商,並在取得監管單位批准後,在6個月內展開建設活動,再以一半現金、一半建築單位的模式支付回酬,其中住宅發展回酬為發展總值(GDV)的20%,而商業發展總值則為GDV的25%。

巴斯迪控股預期上述計劃不會對截至2015年12月31日止財政年盈利帶來重大影響,但有望在未來帶來正面盈利貢獻。(星洲日報/財經)
