祐玛战略在2Q12蒙420万元净亏损

祐玛战略(Yoma Strategic Hldgs)在截至9月30日的第二季度录得420万元净亏损,由于行政开支提高。2Q12的收入则跳升59.4%至1,160万元,由于住宅地产和土地发展权销售提高。公司的总裁Andrew Rickards表示,收购位于仰光市郊区的Star City发展项目已开始带来全面效益,因市场对仰光内高素质公寓的需求持续提高。此外,把焦点从土地发展权销售转移至已完工的住宅,如位于潘哈蓝高尔夫俱乐部(Pun Hlaing Golf Estate)的Ivory Court II,有助提高公司的毛利。

启示:截至今年9月30日,公司从Star City的销售中取得930万元现金定金,其中240万元已按完成了9%的进度确认,余下680万元现金将计入资产负债表内,并将在完工后确认。

One-off mars Yoma's 2Q13 results: OCBC

Yoma’s results were marred by a one-time non-cash payment, but results were mostly in line with expectations, OCBC says. It notes Yoma posted a fiscal-2Q13 net loss of $4.2 million, mostly on a $5.4 million share-based payment to the CEO, which was partly offset by increased sales of residences and land-development rights.

1H13 net profit excluding the non-operating expenses was 61% of the house’s FY13 forecast, which it keeps unchanged, OCBC notes. Yoma’s management says the Star City project’s sales pace remains strong, the house notes, adding Myanmar’s foreign investment law should be finalised soon, marking a significant milestone in the country’s liberalisation.

“We continue to be positive on the long term outlook of Yoma as the Myanmar economy continues to open up, but view Yoma’s shares to be fairly priced at current levels based on its fundamental valuation.” It keeps a Hold call with $0.51 fair value. The stock is down 3.5% at $0.56, but remains up around 222% year-to-date.


DBS raises Yoma target price

DBS Vickers raised its target price for Myanmar property firm Yoma Strategic Holdings to $0.65 from $0.60, and kept its ‘buy’ rating, citing higher selling prices from a development project and better margins.

By 10:36 a.m., Yoma shares were flat at S$0.575, and have more than tripled in value so far this year, compared to the FTSE ST Industrials Index’s 24.8% gain.

Yoma posted a net loss of $4.12 million in July-September, compared to a net profit of $1.39 million a year earlier. Its core profits were below DBS’ expectations, but its margins, property sales and prices continue to rise, DBS said.

Although only 9% of the earnings from Yoma’s residential and commercial development in Myanmar, Star City, has been recognised, DBS expects this to rise going forward, helped by improved bookings and higher estimated average selling price.

“We believe as reforms in Myanmar progress and when financing is made available, the group should be able to raise ASPs in future,” said DBS, which estimates a 10% increase in ASP a year from 2014 onwards.

Another Yoma announcement is likely on the way, with the stock remaining halted after the Myanmar real-estate company announced it acquired rights to participate in the development of a two million sq ft mixed-use development to include a hotel, Grade-A office towers and a retail mall in downtown Yangon via acquiring 80% of Meeyahta International Hotel for US$81.28 million ($99.6 million).

In an early-September report, OCBC had estimated Yoma would pay US$56–$168 million for a 70% stake. Yoma plans a one-for-four rights issue of up to 241.1 million new shares at a 25–35% discount, likely in 1Q13, to fund the acquisition and for working capital.

With the new shares at up to 25% of its existing shares outstanding, investors may fret about the earnings dilution and the substantial discount on the rights shares. The stock last changed hands at $0.56.

A Myanmar-focused property developer launched a share sale on Monday to fund the building of a luxury real estate project in the frontier market, coinciding with the historic visit by US President Barack Obama.

Singapore-listed Yoma Strategic Holdings is raising about $102.2 million in the share sale, and the offering also got attention from international investors thanks to Obama’s visit, a person with knowledge of the matter told Reuters.

Myanmar, also known as Burma, has introduced the most sweeping reforms in the former British colony since a 1962 military coup. Some global companies are keen to tap business opportunities in the country that has recently embraced democracy.

Yoma, which gets about 90% of its revenue from real estate, is offering up to 192.9 million new shares in a range of $0.515 to $0.53 each, seeking to raise as much as $102.2 million, said the source who was not authorised to speak publicly on the matter.

The new shares are being offered at a discount of as much as 8% to Friday’s close. One US investor agreed to buy nearly half of the shares on offer, the source said.

Obama became the first serving US president to visit Myanmar on Monday, praising the country for democratic and economic reforms in the past year.

“This is timely, given Obama’s visit to Myanmar, increased international investment in the country and real estate becoming more of a hot sector,” the source added.

Foreign interest in Myanmar has soared since the end of military rule in 2011, with a period of rapid economic and political reform under President Thein Sein. The increased interest has pushed residential real estate prices up 39% in the first nine months of the year, while office rental rates are up 50%, according to figures from investment bank Silk Road Finance.

Yoma has agreed to buy an 80% stake in Meeyahta International Hotel for about US$81.3 million. MIHL is planning to develop a five-star and a four-star hotel, a high-end serviced apartment complex and business towers in commercial capital Yangon, in a project that is expected to cost up to US$350 million, Yoma said in a statement to the Singapore stock exchange.

DBS and UBS were hired as joint bookrunners on the share sale.

The company also owns the rights to agriculture land in the country, currently producing jatropha used in biodiesel and black pepper, as well as a partnership to distribute in Myanmar imported light trucks made by Dongfeng Automobile.

Yoma Strategic is up 13.4% at S$0.64 in strong volume accounting for around 6% of shares traded on the SGX after the Myanmar real-estate company said it will acquire an 80% stake in a Yangon site for a mixed-use project for US$81.28 million ($99.5 million).

“We believe this to be a reasonable price in the lower half of our range of estimates,” OCBC says in a note. OCBC expects the development to be “iconic,” converting the former Railway Headquarters to a luxury hotel and including a condominium, a four-star hotel and serviced-apartment complex, two Grade-A office towers and a retail mall.

Yoma plans a one-for-four rights issue of up to 241.1 million new shares at a 25%-35% discount, likely in 1Q13, to fund the acquisition; it also plans a private placement of 192.85 million new shares at $0.525/share to raise $101 million.

OCBC notes the placement shares can participate in the rights issue, to further finance the project. After accounting for the acquisition’s accretion and the capital-raising’s potential dilution, OCBC raises its fair value to $0.52 from $0.51, keeping a Hold call.

An October OCBC report said it remained positive on Yoma’s long-term outlook, but its shares were fairly priced. Orderbook quotes suggest Yoma, up more than 259% year-to-date, may struggle to top its $0.64 intraday and all-time high.

DBS Vickers downgrades Yoma (Z59.SG) to Hold from Buy, citing limited upside.

“Yoma has done extremely well, surging around 30% in the past week. We remain positive on the company long term and believe developments of the Landmark project, Agri or Auto businesses could lead to positive review of our assumptions.”

3Q13 results were below expectations on slower-than-expected sales recognition due to the slow construction pace, it says; 3Q13 net profit was $3.36 million, up from 3Q12’s $1.36 million net profit and 2Q13’s $4.2 million net loss, it notes, with year-to-date core profit accounting for 41% of its FY13 estimate.

But it adds, takeup is healthy and prices continue to inch up. It cuts its FY13-15 EPS forecasts by 47%-59%, primarily on the slower construction. It nudges up its target to $0.80 from $0.79 on a higher RNAV. The stock is down 3.3% at $0.87.

祐玛战略(Yoma Strategic Hldgs)宣布,它与第一缅甸投资公司(First Myanmar Investment Company)组70:30合资Chindwin Holdings,并建议收购缅甸多个豪华旅游资产。合资公司拟以1,070万美元收购旅行社Shwe Lay Ta Gun Travels and Tours(SLTG)的75%股权。后者在缅甸经营蒲甘古城热气球豪华游,也是缅甸唯一的热气球营运商。SLTG也计划以375万美元收购一幅占地21.16英亩的土地的75%股权,以建设和经营酒店;另外以10万美元收购野生动物园业者Eastern Safaris的75%股权,以在缅甸和布丹经营探险旅游业务。

缅甸房地产发展商祐玛战略(Yoma Strategic Hldgs)同法国布伊格建筑集团(Bouygues Construction Group)旗下公司组合资,以在缅甸联合发展1,043个公寓单位。但项目有待缅甸政府批准。公司将持有合资的40%股权。建筑工程的目标时间表是在本月开工,估计为期33个月。项目将分阶段出售,总成本估计为9,400万美元,并将位于沙廉(Thanlyin)、公司持有70%股权的Star City城镇。公司的9M13净利下跌51.2%,部份原因是派股给员工蒙开支及蒙所得税。

启示:公司的总裁Andrew Rickards表示,这项合作显示许多知名国际集团对缅甸的信心日益提高。祐玛战略依然是最专注于缅甸市场的一只股。

祐玛战略(Yoma Strategic Hldgs)及其在缅甸的合作伙伴第一缅甸投资公司(First Myanmar Investment Company)同Digicel Group及量子策略基金(Quantum Strategic Partners)成立了一个财团,以竞标缅甸手机服务执照。缅甸政府将在今年较迟时候颁发两张手机服务执照。该财团已提交了资格预审申请。值得留意的是,Digicel Group具备在新兴市场推出世界级网络的宝贵经验,加上具备投资经验的量子策略基金能接触到资本市场,因此若该财团取得相关执照,它将能大有作为。

启示:该财团把三名赫赫有名的商人聚集在一起,其中有Digicel Group的Denis O’Brien,他是因在新兴市场提供一流电信服务而闻名。另一位是量子策略基金的投资专家索罗斯(George Soros)。还有缅甸商界强人潘继泽。

Yoma Strategic Holdings says the company has on April 18 entered into a non-legally binding head of agreement with The Hongkong and Shanghai Hotels (HSH) to redevelop the former Burma Railway Company building into a five-star Peninsula hotel.

HSH is listed on The Stock Exchange of Hong Kong. It is the holding company of a group which is engaged in the ownership, development and management of prestigious hotel, commercial and residential properties in key locations in Asia, the United States and Europe. The hotel portfolio of the HSH group comprises The Peninsula Hotels in Hong Kong, Shanghai, Beijing, New York, Chicago, Beverly Hills, Tokyo, Bangkok, Manila and Paris.

With the approval of its shareholders, Yoma had earlier bought an 80% stake in Meeyahta International Hotel Limited (MIHL). MIHL holds the rights to the economic benefits of the land development rights for a 10-acre, mixed-use development project in the Pabedan township in Yangon, which includes the heritage Burma Railway Company building.

Yoma bought the stake from its executive chairman Serge Pun's privately held Serge Pun & Associates (SPA Group), which is retaining a 20% stake in MIHL.

MIHL has applied to the authorities in Myanmar for a new leasehold title to be issued for this new development, located at 372 and 380 Bogyoke Aung San Road in Pabedan.

Under the heads of agreement, HSH has agreed to subscribe for a 70% majority interest in the joint venture to be set up while Yoma and SPA have agreed to subscribe for the remaining 30% in the joint venture.

In addition to this five-star hotel, Yoma has announced plans to build a four-star hotel, a luxury condominium building, a serviced-apartment complex, two office towers with more than 700,000 sq ft of gross floor area and a retail podium with more than 400,000 sq ft of gross floor area in the Pabedan project.

祐玛战略(Yoma Strategic Hldgs)截至2013年3月31日的全年盈利增加139.1%至1,440万元,收入提高54.2%至6,050万元。4Q收入提高26.9%至2,050万元,盈利激增452.3%至1,150万元。表现改善是由于土地开发权和缅甸住宅的售价均提高,加上脱售负商誉获910万元收益。毛利因而从上一年的1,170万元上升124%至2,620万元。公司建议FY13派发每股0.5分的首次和末期股息。

启示:公司目前正着手竞标缅甸手机服务执照,预期结果将在6月底公布。截至3月31日的每股净资产值为偏高的30.9分,上一年则是25.7分。现金和银行存款为稳健的1亿零620万元,上一年为2,010万元。

Yoma Yoma Strategic Holdings has reported a 42.9% rise in earnings to $3 million for the fourth quarter ending March 2013 (4Q2013) from $2.1 million a year ago (4Q2012). Earnings per share in turn jumped from 0.32 cents a year ago to 1 cent.

For the full year, earnings rose 105% to $12.3 million in FY2013 from $6 million last year (FY2012).

Gross profit surged 54.7% from $5.5 million last year to $8.6 million, on the back of a higher revenue contribution from the real estate division which included the sale of residences and land development rights (LDRs).

Revenue from the real estate division rose 60% from $37 million in FY2012 to $55.9 million in FY2013. This was mainly attributable to the sale of residences, which recorded a 134% year-on-year growth to $27.7 million, as a consequence of the group’s strategy to focus on the sale of completed homes rather than LDRs.

Star City, a significant residential development for the group, continued to attract strong interests. As at 31 March 2013, the group sold 491 units out of a total 528 units in buildings 3 and 4 (with booking deposits received for an additional 21 units).

However, as the ggroup recognised the revenue from the sale of residences on a percentage-of-completion basis, only $5.1 million from Star City has been recognised so far with the remaining balance of $55.9 million to be recognised over the next 18 – 24 months as the construction of the apartment progresses. Meanwhile, the sale of LDRs increased by 22% year-on-year to $28.2 million for the same period.

Gross margin also improved from 29.8% in FY2012 to 43.3% in FY2013 as a result of higher selling prices for LDRs and residences.

Yoma said the group has also restructured its interest in the Grand Central project in Dalian, China, and now has direct control over the retail mall. The group recorded an $9.05 million of negative goodwill, or bargain purchase, as a result of the excess of the fair value of the net identifiable assets in Xun Xiang over the consideration transferred.


Yoma Strategic jumps on brokerage upgrades

Shares in Yoma Strategic Holdings jumped as much as 6% to a three-month high of $0.88 on Tuesday, after brokerages upgraded the property developer on upbeat business prospects in Myanmar.

"The booming property sector, accelerated construction and Landmark’s progress lead us to raise FY14/15F earnings by 60%/40%," said DBS Vickers Securities in a note. It said its target price on Yoma to $0.92 from $0.80.

Yoma reported a net profit of $11.5 million for the quarter ended March 31, up from $2.1 million a year earlier, boosted by an increase in sales of residences and land development rights in Myanmar.

Yoma’s involvement in Myanmar’s telecommunication and agriculture industries could propel its share prices higher, analysts also said. The shares have risen nearly 22% so far this year, beating a 6.7% gain in the sector index.

OCBC Investment Research upgraded its call on the stock to “hold” from “sell”, and increased the fair value estimate to $0.87 from $0.71.

Yoma, in partnership with Digicel and Quantum Strategic Partners, is bidding for one of the two telecommunication licenses that Myanmar is expected to be awarded later this year.

祐玛战略(Yoma Strategic Holdings)的收入年比增加11.6%,主要归功于房地产业务。在毛利率提高至39.3%下,其毛利也增加18.2%。然而,借贷成本和营运成本提高令净利润率下降,导致净利从1Q13的220万元大跌80.6%至40万元。但不容忽视的是,公司的现金与银行余额为健康的7,250万元。此外,公司在缅甸的Star City城镇项目也将在接下来24个月内按进度确认余下的约5,380万元收入。

启示:公司对FY14表现依旧具有信心,因为销售表现将在余下季度提高。公司透露,1Q14的收入增长比预期低,由于Star City城镇A区内的建筑3和4的建筑工程进度比时间表来得慢。

Yoma Strategic Holdings said the consortium comprising subsidiary SPA Project Management, Mitsubishi Corporation and Jalux Inc., has won the tender to upgrade and operate Mandalay International Airport by Myanmar’s transport ministry.

The consortium is therefore invited to negotiate the contract. Upon negotiation, finalisation and agreement on the terms of the final contract, the consortium will be awarded the tender.

Mitsubishi Corporation, which is listed on the Tokyo stock exchange, is one of Japan’s largest conglomerates with more than 200 offices and subsidiaries in 90 countries worldwide and a network of over 500 group companies.

Jalux Inc. is also listed on the Tokyo stock exchange. Its two largest shareholders are Sojitz Corporation and Japan Airlines Co.

Yoma Strategic, through SPA PM, will hold a 5% interest in the joint venture company to be incorporated and the initial equity contribution by all the parties will be around US$3.38 million.

The business of the joint venture company will be to manage the Mandalay Project including but not limited to design, construct, operate and maintain the facilities of the Mandalay International Airport.

This investment is not expected to have any material financial impact on the consolidated net tangible assets and the earnings per share of the company for the current financial year ending 31 March 2014.
