我买的huayang从1.55升到3.1，已经赚了100%了。
森美兰太远了，不方便实地考察。
我买之前会开车去看看这些公司在哪里建房子，周围环境如何。
如果看到销售处也会进去了解下情况。
财报当然要看，但最好能实地考察，还要参加AGM，EGM。
这样就有90%把握了。
请问各位凭什么投资这间公司？？？
就凭cari的言论而决定投资吗？？？请三思。

金群利集團 購2地發展值16億計劃

（森美蘭8日訊）金群利集團（MATRIX，5236，主要板房產）將斥1億680萬令吉，購買2塊總面積達431英畝的土地，推出發展總值達16億令吉的住宅和商業房產。
該集團向馬證所報備指出，分別向TJ Integrated有限公司購買值約5930萬令吉，面積達194英畝的土地，和 Koperasi Sendayan Labu Seremban 公司購買值約4750萬令吉，面積達237英畝的土地。
金群利集團主席拿督莫哈末哈斯拉在文告中指出，集團計劃要拓展位于申達央達城科技谷（Bandar Sri Sendayan）地庫，讓目前未開發土地的面積增至1350英畝。
“森美蘭和巴生谷的消費者對這個地區的房產需求不斷提高，相信上述2塊土地的發展計劃，能滿足需求。”
莫哈末哈斯拉說，金群利集團目前擁有總發展總值達48億令吉的未開發土地，並能維持該集團至2022年。

金群利(MATRIX，5236)有债一身轻

MATRIX在上市时管理层就已放话打算物色新的土地，而最近也正式收购2片靠近达城（Bandar Sri Sendayan）的土地，总面积431.3英亩，价格1亿675万6957万。
根据从报章获得的讯息，增购这两片土地后，达城未推出的产业计划发展总值将达到48亿令吉，可持续为MATRIX贡献盈利至2022年。
可是在购买了上述的土地之后，公司的资产负债表将会出现一些变化。这是因为购买这两片土地需要借贷大约9600万令吉，到时候MATRIX会从一家净现金公司，变成一家拥有负债的公司。
一些人看到公司突然多了一笔负债，可能会有所担忧，公司是否有能力偿还这笔债务？
与其猜来猜去，我们不妨自己简单分析一下MATRIX的还债能力到何种程度。
首先，根据我之前所作的净利预测（参阅MATRIX金群利），MATRIX今年的全年净利应该可以达到1亿3795万令吉左右。
第二，根据5月27日新洲日报的报道，MATRIX在上市后拥有7千440万令吉的现金在手（是否如此，还需等最新业绩出炉后才能断定）。
再来，MATRIX所制定的派系政策是将40%的净利用来派息。
做一个简单的计算，1亿3795万令吉的净利，扣除40%拿来派息后，公司其实还剩60%净利或8277万令吉，再加上7千440万令吉的现金（如果属实），理论上来说，它其实可以在一年内将这笔9600万令吉的债务还清。
当然，这只是一个简单的“理论”，事实上未必如此。这是因为即使公司赚到钱，未必就于赚到同样的现金。况且即使公司真的拥有大笔现金，也未必有意愿在短期之内将债务还清。
以上这样子分析，只是想让大家知道这笔债务会对MATRIX造成多少“压力”，其实我觉得根本没压力。

金群利集团（MATRIX，5236，主板产业股）于7月22日闭市时反弹了。它于闭市时收2.70令吉，按日起6仙或2.27%。
金群利集团的60钟线图表走势，于7月22日的交投趋势成功上破一道短期顶头阻力趋势线（B1:B2）。它的60分钟线平滑异同移动均线指标（MACD），于7月22日的反弹交投走势已转强。
它继续处于“0”支撑线下波动，金群利集团后市的交投走势，料会出现一段巩固反弹趋势。金群利集团的60分钟线图表走势，于7月23日将会显现一段持续性反弹趋势，或会上探2.71至2.85令吉关口。
