我买的huayang从1.55升到3.1,已经赚了100%了。
森美兰太远了,不方便实地考察。
我买之前会开车去看看这些公司在哪里建房子,周围环境如何。
如果看到销售处也会进去了解下情况。
财报当然要看,但最好能实地考察,还要参加AGM,EGM。

这样就有90%把握了。
请问各位凭什么投资这间公司???
就凭cari的言论而决定投资吗???请三思。
一份耕耘一份收获。

We wish to announce that MCHB will be seeking its shareholders' approval for proposed shareholders' ratification and proposed shareholders' mandate for recurrent related party transactions of a revenue or trading nature ("RRPT") incurred from the date of admission of MCHB to the official list of Bursa Malaysia Securities Berhad, which is 28 May 2013 to the forthcoming Annual General Meeting or Extraordinary General Meeting of the Company, whichever is held earlier.

MCHB has on 11 June 2013, received a letter of approval from Bursa Malaysia Securities Berhad dated 10 June 2013, approving the extension of time for the Company to obtain both shareholders' ratification and shareholders' mandate for the RRPT at the said forthcoming Annual General Meeting or Extraordinary General Meeting of the Company.

金群利集團 購2地發展值16億計劃

(森美蘭8日訊)金群利集團(MATRIX,5236,主要板房產)將斥1億680萬令吉,購買2塊總面積達431英畝的土地,推出發展總值達16億令吉的住宅和商業房產。

該集團向馬證所報備指出,分別向TJ Integrated有限公司購買值約5930萬令吉,面積達194英畝的土地,和 Koperasi Sendayan Labu Seremban 公司購買值約4750萬令吉,面積達237英畝的土地。

金群利集團主席拿督莫哈末哈斯拉在文告中指出,集團計劃要拓展位于申達央達城科技谷(Bandar Sri Sendayan)地庫,讓目前未開發土地的面積增至1350英畝。

“森美蘭和巴生谷的消費者對這個地區的房產需求不斷提高,相信上述2塊土地的發展計劃,能滿足需求。”

莫哈末哈斯拉說,金群利集團目前擁有總發展總值達48億令吉的未開發土地,並能維持該集團至2022年。

金群利(MATRIX,5236)有债一身轻

MATRIX在上市时管理层就已放话打算物色新的土地,而最近也正式收购2片靠近达城(Bandar Sri Sendayan)的土地,总面积431.3英亩,价格1亿675万6957万。

根据从报章获得的讯息,增购这两片土地后,达城未推出的产业计划发展总值将达到48亿令吉,可持续为MATRIX贡献盈利至2022年。

可是在购买了上述的土地之后,公司的资产负债表将会出现一些变化。这是因为购买这两片土地需要借贷大约9600万令吉,到时候MATRIX会从一家净现金公司,变成一家拥有负债的公司。

一些人看到公司突然多了一笔负债,可能会有所担忧,公司是否有能力偿还这笔债务?

与其猜来猜去,我们不妨自己简单分析一下MATRIX的还债能力到何种程度。

首先,根据我之前所作的净利预测(参阅MATRIX金群利),MATRIX今年的全年净利应该可以达到1亿3795万令吉左右。

第二,根据5月27日新洲日报的报道,MATRIX在上市后拥有7千440万令吉的现金在手(是否如此,还需等最新业绩出炉后才能断定)。

再来,MATRIX所制定的派系政策是将40%的净利用来派息。

做一个简单的计算,1亿3795万令吉的净利,扣除40%拿来派息后,公司其实还剩60%净利或8277万令吉,再加上7千440万令吉的现金(如果属实),理论上来说,它其实可以在一年内将这笔9600万令吉的债务还清。

当然,这只是一个简单的“理论”,事实上未必如此。这是因为即使公司赚到钱,未必就于赚到同样的现金。况且即使公司真的拥有大笔现金,也未必有意愿在短期之内将债务还清。

以上这样子分析,只是想让大家知道这笔债务会对MATRIX造成多少“压力”,其实我觉得根本没压力。

ACQUISITION OF NEW SUBSIDIARY
Matrix Concepts Holdings Berhad ("MCHB" or the "Company") wishes to announce that the Company has on 25 July 2013, acquired the entire issued and paid-up share capital of  Matrix IBS Sdn Bhd ("MIBS") comprising two(2) ordinary shares of RM1.00 each for a cash consideration of RM2.00 (" the Acquisition"). As a result of the Acquisition, MIBS has became a wholly-owned subsidiary of the Company.

MIBS was incorporated on 22 February 2013 with an authorised share capital of RM100,000.00 comprising 100,000 ordinary shares of RM1.00 each. Its current issued and paid-up share capital is RM2.00 comprising two(2) ordinary shares of RM1.00 each. MIBS is presently dormant.

The Acquisition does not have any material effect on the earnings and net assets of MCHB for the financial year ending 31 December 2013.

多空一线:金群利集团上探RM2.85

金群利集团(MATRIX,5236,主板产业股)于7月22日闭市时反弹了。它于闭市时收2.70令吉,按日起6仙或2.27%。

金群利集团的60钟线图表走势,于7月22日的交投趋势成功上破一道短期顶头阻力趋势线(B1:B2)。它的60分钟线平滑异同移动均线指标(MACD),于7月22日的反弹交投走势已转强。

它继续处于“0”支撑线下波动,金群利集团后市的交投走势,料会出现一段巩固反弹趋势。金群利集团的60分钟线图表走势,于7月23日将会显现一段持续性反弹趋势,或会上探2.71至2.85令吉关口。
