公共產托营业额微升　去年核心净利输预期

（吉隆坡19日讯）公共房產信托（ARREIT，5127，主板房產信托股）上週四（15日）公佈业绩，2017財政年末季（截至去年12月31日为止）营业额达1509万2000令吉，比去年同期的1429万5000令吉，按年微升5.58%。

全年而言，公共房產信託营业额按年提高5.28%，从去年同期的5738万6000令吉，升至6041万8000令吉。

在解读这最新业绩时MIDF研究认为，该公司的2017財政年3180万令吉的核心净利不符预期，仅占分析员预测盈利的93%。公共房產托的去年末季的每单位派息为1.32仙，全年派息是5.50仙。

分析员表示，由于开支增加，该公司的净利下滑10%。受新收购资產--柔佛州Deluge工厂、格林玛丽城的东芝TEC和赛城Contraves大厦带动，该公司2017財政年的收入按年增长5.3%。

然而，物业或非物业开支的提高，导致该公司的核心净利下降10%。

HELP大学的资產维修成本较高，影响该公司的物业费用从去年的410万令吉，暴涨76%，至720万令吉。

分析员將公共房產信託今年1月份完成收购的Vista Tower纳入2018財政年的盈利预测，將盈利预测上修至6.2%或4140万令吉，并维持「买进」投资评级，目標价为1.12令吉。【东方网财经】

She was instrumental in the listing exercise of Hektar REIT in December 2006, and responsible for the financial matters and the overall financial performance of the REIT. She was also the designated Licensed Director under the Capital Market Services Representatives License granted to REIT Managers. Her portfolio in Hektar Asset Management Sdn Bhd included Strategy, Finance, Legal, Investor Relations, Information Technology and Corporate Affairs. During her 12 years in Hektar Asset Management Sdn Bhd, she led all the acquisitions and corporate exercises undertaken by Hektar REIT, including the acquisition of 6 shopping malls namely Subang Parade, Mahkota Parade, Wetex Parade, Central Square, Kulim Central and Segamat Central. Prior to joining the Hektar Group in 2004, she was with the UEM Group for 23 years, out of which 20 years was with Cement Industries of Malaysia Berhad. She spearheaded various programs which include the issuance of private debt securities and the acquisition of Negeri Sembilan Cement Industries Sdn Bhd. Subsequently, she was also involved in the reverse take-over exercise of Park May Berhad before leaving for a brief stint in UEM Environment Sdn Bhd, a holding company of Kualiti Alam Sdn Bhd.   She is a member of the Malaysian Institute of Corporate Governance (MICG).
