康地威次季净利挫86%

(吉隆坡29日讯)康地威(CVIEW,5049,主板产业股)截至5月底次季,净利按年大挫86.13%,至304万1000令吉,或每股3.04仙。

上财年同期净利为2192万2000令吉,或每股21.92仙。

营业额也挫41.27%,至2752万4000令吉,比去年同期4686万8000令吉差。

净利和营业额不振,归咎于产业发展销售不理想和一些房地产尚未完工未能贡献。

同时,首半年净利年跌73.75%,报1161万4000令吉;营收则录6321万9000令吉,年跌41.61%。【南洋网财经】

康地威第3季挫81%

(吉隆坡22日讯)截至8月杪,康地威(CVIEW,5049,主板产业股)第3季净利按年大跌80.91%,但依然宣布每股派息3仙。

康地威当季净利报308万7000令吉,每股净利3.09仙,逊于去年同期的1617万1000令吉。

同期营业额也按年挫41.85%,从4151万6000令吉,减少至2414万令吉。

公司宣布每股派息3仙,享有权益日下月6日,支付日23日。

合计首9个月,净利按年挫75.66%,至1470万1000令吉,每股净利14.7仙;营业额则报8735万9000令吉,跌幅为41.68%。【南洋网财经】

康地威获3036万贷款 发展Taman Nusa Sentral

(吉隆坡16日讯)康地威(CVIEW,5049,主板产业股)独资子公司Country View资源,获大马银行提供3036万令吉的银行便利。

其中,有1200万和336万令吉的定期贷款,以及1200万令吉的过渡贷款,用于发展Taman Nusa Sentral计划。

此外,公司也获得300万令吉的过渡担保金,作为履约保证金、竞标保证金、预付款项、税款等。

全年獲利挫70% 康地威仍派息3仙

(吉隆坡27日訊)康地威(CVIEW,5049,主要板房產)截至11月底末季,淨利按年下滑35.5%,達645萬7000令吉,但仍宣布派發每股3仙股息。

但受房產發展單位營業額減少拖累,末季營業額從3523萬8000令吉,按年跌33.6%至2339萬6000令吉。

馬證交所報備文件指出,康地威全年淨利報2115萬8000令吉,按年跌幅達70%;同時,房產發展單位營業額下滑40%,拖累該公司營業額下跌40%,至1億1075萬令吉。

另外,康地威全年累積每股派息13仙,對比上財年的28仙。【中国报财经】

康地威次季净利扬54% 派息4仙

(吉隆坡26日讯)康地威(Country View Bhd)截至5月杪2016财政年第二季净利上扬54.42%,至469万6000令吉,同期为304万1000令吉。

次季营业额从2754万令吉,增21.19%至3336万令吉。

这家柔佛产业发展商指出,次季表现改善归功于售出更多单位,以及Iskandar Puteri(前称Nusajaya)Taman Nusa Sentral的3层排屋发展计划的贡献。

康地威建议派发每股4仙的首个中期股息,并将于8月25日支付。除权日落在8月5日。

该公司首半年净利为779万令吉,较同期的1161万令吉,低32.94%,主要因为去年同期脱售一幅商用地段,因而确认单次获利。

首半年营业额从6322万令吉,跌至6089万令吉。

康地威指出,首半年售出的产业单位比同期多。

尽管至今的财务表现取得增长,该公司对本财年余下的前景持谨慎态度。

“这是考虑到各种因素,包括产业降温措施、金融机构更严格的放贷要求、发展商之间的竞争加剧,以及市场信心因这些因素而趋弱。”

该公司表示,2016财年的营业额和净利将由Taman Nusa Sentral的3层排屋、3层店铺和服务式公寓所贡献。

“本集团还计划在本财年推介Taman Nusa Sentral的3层集群房子,以及吉打Taman Perindustrian SME Kulim的工业用地。”

康地威末季净利劲扬43%

(吉隆坡18日讯)康地威(Country View Bhd)2016财政年末季净利劲扬43.1%至924万令吉,同期净赚650万令吉,归功于新销售及柔佛Taman Nusa Sentral的三层楼排屋在末季开卖的销售贡献。

根据大马交易所今日的一则文告,这家产业发展商2016财年末季(截至2016年11月30日止)的营业额按年飙涨123%至5220万令吉,同期仅录得2340万令吉。

总结2016财年的业绩表现,该集团全年净赚2590万令吉,相比上财年的2116万令吉,涨幅为25%;营业额也从2015财年的1亿1080万令吉,劲扬45.4%至2016财年的1亿6110万令吉。

展望未来,尽管全球经济情况低迷,金融机构的贷款需求更为严格,外加疲弱的消费意欲,该集团仍对未来抱持审慎乐观的态度。

“本集团预计,营业额和净利将由依斯干达布蒂里(Iskandar Puteri)的Taman Nusa Sentral的三层楼集群房子、三层楼排屋、三层楼店面办公室,以及壹炫都(1 Sentral)所推动。”

CVIEW, 全名是Country View Berhad,是JOHOR 当地的房屋房展商,专门发展高档的房屋来销售。 2013年时, 曾创下最好的业绩, 但是接下来的业绩就不断的下滑, 只不过去年2016年的业绩又回来了, 是少数取得好业绩的房地产发展商, 所以股价也爬到了52周的新高了。 其实它还有另外一个吸引投资人的地方是, 它的股息, 以RM1.71 股价 (31.3.2017), 还有全年10仙的股息来算, 有5.8%的周息率, 这还没有包括5仙的最终股息 (因为需要在股东大会寻求批准), 相信是会通过的, 加上去的话, 周息率可以去到8.7%。 最近因为它推出了最新年报, 所以就吸引我跑去研究, 看看这间公司, 主要专注在新山发展高档房产, 未来前景是否值得投资下去。 废话不多说, 直接进入主题。。。。。

~~~年报 2016年 分析

~营业额和税前盈利



FY2016营业额, 今年取得RM161.1million, 对比FY2015, 是上升了45%。 税前盈利方面, FY2016 取得RM25.9million, 对比去年, 是上升了22%。 营业额和税前盈利主要上升原因是新盘推出和 three storey terrace houses 位于在Taman Nusa Sentral 销售贡献, 还有FY2016 Q4 的 three storey cluster houses  (独立洋房)销售业绩贡献。



~今年 (FY2016)公司的房地产开发主要点滴

业绩主要贡献继续来自于Taman Nusa Sentral, Iskandar Puteri 的房产。 主要房产有 three storey terrace houses, three storey shop offices, One Sentral Serviced Residence , 和three storey cluster houses。

在FY16 Q3, 公司完成了One Sentral Serviced Residence, 有426 间 serviced apartments 和 21 间 strata titled 的店铺, 这个项目会是公司主要积极销售的楼盘之一, 管理层相信这个楼盘也会对公司业绩继续有贡献。 另外在FY16 Q4, 公司也推出了three storey cluster houses 。 这个新楼盘推出不久, 就受到买家欢迎。

~现金和债务方面

现金方面, 今年有RM11.693million, 对比去年, 大约增加了7,44%。 债务方面, 今年有 RM66.785million, 对比去年, 大约增加了8.57%。
~EPS 和股息



FY2016的 EPS 是 25.92仙, 对比FY2015, 增加了 4.76仙。EPS 这边, 你会看到FY2013年的 77.79仙, FY2014 的 70.43仙, 其实那个时候, 当时的依斯干达经济特区, 只要跟它有关联到的房屋价格都是上升的, 所以公司在FY2013和FY2014为何会取得这么高的EPS,主要原因就是依斯干达经济特区效应。 股息方面, FY2016 , 暂时从年报看到的数据是全年10仙, 对比去年, 是增加了4仙。

~Trade and other Receivables 和 Payables

Receivables 方面, 今年有 RM74.823million, 对比去年, 增加了大约21.71%. Payables 方面, 今年有RM 61.945million, 对比去年, 增加了大约 14.92%。

~~管理层FY2017的展望

管理层对于FY2017的前景表示, 尽管有很多不利的因数, 但是管理层对于FY2017业绩保持谨慎的乐观。 管理层相信接下来的一年公司的业绩, 主要贡献会是来自于the three storey cluster houses, three storey terrace houses, three storey shopoffices 和 One Sentral Serviced Residence。

~~~公司股东和管理层

其实公司主要股东是以Mr. Law Kit Tat 家族为主, 他个人就持有了21.1578%股份, 整个家族成员持有的股份加起来, 是46.8128%. 另外公司有第二个大股东, 主要是 Puan Sadiah Binti Suleiman 家族为主, 个人和接间持有18.7338%。 两个股东加起来就持有了公司股份65.5466%. 有点需要提一下, 这间公司Top 30的股东, 没有一个是基金, 可能新山房地产市场未来, 它们不太看好, 即使是有股息可以拿, 它们也不愿意购买。

至于管理层, 这间公司比较特别, 主要成员都是进入董事局而已, 其余的主要公司职位比如主席, CFO, GROUP MANAGER 都是给职业经理人担任。 这点我是欣赏的, 至少公司以后接班人, 可以很快就找到适合的人选来接手, 继续领导公司走下去。

~~~公司地皮

公司地皮还没发展的加起来超过1000 英亩。 1 英亩大概有0.57个足球场那么大, 那公司这些地皮大概有570个足球场那么大。 主要分为3个地区, 第一个是 Hulu Selangor, 364.80acres, 第二是Kulim一带, 550.73acres, 再来就是 Mukim of Pulai, 在新山那里, 有 179.2306acres. 其实这里主要看地皮未来价值, 新山那个还算有价值, 至于Kulim的话, 暂时很难大事发展, Hulu Selangor 那里未来潜能是有的, 为何这么说, 因为最近UEM Sunrise Bhd 和 WCT Holdings Bhd 一起合作, 在那里有大计划发展。 个人觉得, 公司有一半以上的地皮, 还算有价值。

~~~个人看法
CVIEW 这间公司, 个人来说, 要不是它推出年报, 我也可能略过了这间公司, 可能在市场上少留意消息, 所以在没有研究之前, 我的确是不了解这间公司是什么东东来的。 但是以仔细阅读, 和做一些资料以后, 才发现这间公司,未来潜在价值确实是有的, 尤其是FY16 Q2, Q3不断跟银行借钱, 准备发展项目, 看来 F2017 业绩也是可以期待的。 对于公司推出的高档房屋, 确实有它的市场, 因为对于有钱人来说,1百万不到的独立洋房, 确实很值得他们去考虑购买。也许你会说新山的房子已经不是当地人可以购买了, 但是别忘记一点, 中国和新加坡的人民还在购买着当地的房子, 所以这个市场还是会有的, 更何况是高档房屋。
它的确是有它的基本面价值, 只是目前股价已经突破了52周新高了。 股价新高确实不是我的投资法则之一, 就只能继续等待。 另外有一点, 需要留意的, 一般房地产发展商, 在自己的年报, 会有一个 Unbilled Sales, 这个是年报中的关键, 你可以知道公司来年的收入如何, 但是这间公司, 无论是年报或季报都找不到, 有点怪。 所以这个点, 是投资这间公司之前, 需要多加考虑的因数。 或者有去股东大会的这间公司的股东们, 不知道是否有问过管理层关于unbilled sales呢?
