雙威建築 獲16億政府合約

(吉隆坡11日訊)雙威建築(SUNCON,5263,主要板建築)獲頒價值16億1000萬令吉的政府辦公樓工程。

雙威建築向馬證交所報備,子公司雙威建築私人有限公司,獲布城控股(Putrajaya Holdings)旗下Putrajaya Bina私人有限公司,頒發總值16億1000萬令吉的工程意向書(LOA)。

在該工程意向書下,雙威建築私人有限公司將設計、建設及完成位于布城的中央政府行政中心的辦公樓,包括泊車場。

該公司相信,上述為期34個月的工程,將正面貢獻公司2015財年起的盈利表現,同時冀望是項工程可取得綠色建築指數(GBI)金級榮譽。

雙威建築透露,將上述工程計算在內,目前持有43億令吉未完成的合約訂單。

The Board of Directors of SunCon is pleased to announce that Sunway Construction Sdn Bhd (“SCSB”), a subsidiary of SunCon, has on today, accepted the Letter of Award issued by Putrajaya Bina Sdn Bhd, a wholly-owned subsidiary of Putrajaya Holdings Sdn Bhd, in relation to the proposed design, construction and completion of government office buildings consisting of office towers, podium parking and external works for Parcel F, Precinct 1, Pusat Pentadbiran Kerajaan Persekutuan, Putrajaya (“Project”), for a total contract sum of Ringgit Malaysia One Billion Six Hundred and Nine Million and Six Hundred Thousand (RM1,609,600,000/-) only.

The Project:-
  • consists of the construction and completion of ten (10) blocks of government office buildings and one (1) block of shared facilities.
  • targets to achieve Gold Certification under the Green Building Index requirements.
  • works will include all temporary and permanent works but not limited to Architectural, Interior Design and Fit Out, Landscape, Building Maintenance System, Building Façade, Civil, Structural, Mechanical, Electrical and System Works sufficient to provide for the Project while meeting the relevant local and international standards.
  • is implemented with Building Information Modeling (BIM) through SunCon's Virtual Design and Construction system ("VDC") to facilitate the project from inception to completion.  VDC will improve project coordination, visualization of project prior to actual construction, ease clash detection to reduce error and improve buildability, improve construction coordination sequence and incorporate Facility Management for operation purposes.

The Project will commence on 18 September 2015 with a contract period of 34 months. The Project is expected to contribute positively to the earnings of SunCon Group from the financial year ending 31 December 2015 onwards.

With this letter of award, the total outstanding order book for SunCon Group as of to-date is RM4.3 billion.

The Project is subject to normal construction risk of materials price fluctuation. However, with the past experiences and expertise of SCSB in construction projects, this risk could be mitigated.

None of the directors or substantial shareholders of SunCon or persons connected with them has any interest, whether direct or indirect in the Project.

獲16億新合約‧雙威建築財測上調

(吉隆坡14日訊)雙威建築(SUNCON,5263,主板建築組)取得16億令吉新工程合約,料可為該公司至2018年的淨利貢獻可達逾6千萬令吉,分析員略為上調其財測,惟維持評級不變。

手握43億合約創紀錄

馬銀行研究指出,隨著增加上述新工程合約,使它手握工程合約大幅度增加59%至43億令吉新高紀錄水平,預料它至2018年的淨利貢獻可達6千零40萬令吉。

馬銀行指出,雙威建築在今年攫取新合約能力令人激賞,今年至今為止已取得23億令吉新合約,包括20億令吉來自建築及3億令吉則來自預拌混凝土領域,達到該行全年新工程合約的預測。

若是雙威建築增添更多工程合約,該行將上調其淨利預測空間。預期該公司攫取新工程合約的前景亮麗,特別是可從大型基建工程、大廈建築及母公司的產業發展計劃中受惠。

達證券指出,隨著雙威建築攫取布城控股的16億令吉建築工程合約,使它盈利透明度延長至2017年,使該行將其2015至2017年的淨利預測上調5.6%至12.9%,並將其目標價上調8仙至1令吉26仙,並維持持有評級。

預算案看重交通基建‧雙威建築料受惠

(吉隆坡22日訊)雙威建築(SUNCON,5263,主板建筑組)受益於豐富的包建設計及建築經驗,預料將受惠於2016年財政預算案交通基建工程。

MIDF研究指出,即將來臨的2016財政預算案,政府預料將把解決交通問題作為國家關鍵成效領域(NKRA)重要的一環。

根據政府的目標,是把城市交通工具連接在一個統一的接駁和轉運系統上,因此預料快捷巴士系統(BRT)計劃會獲得加強。

MIDF指出,雙威工程擁有相關工程領域的豐富經驗,因此在即將公佈的快捷巴士系統,該公司預料是潛在受惠公司,並會是新計劃的競標先跑者。

雙威工程剛剛完成的雙威快捷巴士走廊(一共7個站),完全符合國際規格。

此外,該公司也擁有一攬子設計和承包建築及特殊的建築結構技術。

結合以上兩大因素,MIDF認為,這會是該公司獲攫取更多建築物或綜合發展計劃的重大優勢。

MIDF提昇雙威建築評級至“買進”,目標價為1令吉32仙。同時,投資者可以增持該公司的股份,原因是以大馬交易所工程指數平均12至16倍本益比來說,該公司的14倍本益比仍然具有吸引力。(星洲日報/財經‧報導:傅文耀)

政府基建项目占优势 双威建筑股价扬

(吉隆坡2日讯)报道指出,双威建筑有限公司(SUNCON,5263,建筑组)在参与政府即将开跑的基建项目中占优势,激励股价攀升6仙或5.22%至1.21令吉的全日高位。

闭市时,该股以上述价格挂收,成交量达827万7500股。

双威建筑是双威集团有限公司(SUNWAY,5211,产业组)的建筑臂膀,双威建筑在11年前被私有化,今年7月28日重新上市于大马交易所。

丰隆投资银行在今日的一项报告中指出,双威建筑在轻快铁(LRT)、捷运(MRT)和快捷巴士系统(BRT)这3大主要公共交通工程项目拥有丰富经验,相信在参与即将于明年开跑的轻快铁3号线和捷运2号线项目工程配套拥有强劲的优势。

“政府计划开拓多12条BRT路线,对双威建筑来说是好事,因为该公司是这项工程的唯一承包商。”

尽管如此,该券商指出,双威建筑的订单高达43亿令吉,相等于2014财年营业额的覆盖率2.3倍。

此数据也低于同侪平均覆盖率的2.7倍,这也证明了双威建筑今年迄今标得22亿令吉的工程合约,仅仅弥补该公司去年蒙亏的7亿6300万令吉。

丰隆投行预测,双威建筑2015财年的盈利或按年走低8%,碍于去年标得较少工程、产业发展的联营贡献匮乏,以及主要用于新加坡建屋发展局组屋建设的预制产品赚幅缩窄。

“总概而论,我们预测,双威建筑的3年盈利年均复增(CAGR)仅为2%。除非双威建筑可大量补充订单高于消耗率,盈利或将持平。”

然而,丰隆投行表示,双威建筑2015财年至2016财年的本益比各别企于13倍和11.9倍,以中型承包商来说,其定价“近乎完美”。

该券商也指出,按照最低派息率35%来看,双威建筑的周息率尚算“体面”,2015财年和2016财年的周息率各别为2.7%和2.9%。

丰隆投行给予双威建筑“守住”评级,目标价定为1.25令吉。【光华日报财经】

1. INTRODUCTION
The Board of Directors of SunCon wish to announce that Sunway Geotechnics (M) Sdn Bhd (“SunGeo”), a wholly-owned subsidiary of Sunway Construction Sdn Bhd, which in turn is a wholly-owned subsidiary of the Company, has on 6 October 2015, signed a letter of termination (“Termination Letter”) with Awangsa Bina Sdn Bhd (“Awangsa Bina”) to terminate its unincorporated joint venture with Awangsa Bina, namely SunGeo Awangsa Joint Venture (“SunGeo Awangsa JV”), due to the completion of the works known as the piling and substructure works forming part of “Proposed Mixed Development consists of 4 blocks of 3-storey retail, 1 block of 13-storey office suite and 1-storey of facilities level, 1 block of 20-storey flexi office and 1-storey of facilities level and 2 basement carpark at Lot PT 371 (HSD 145186) (Partial Lot of PT 33491) Parcel 6, Sunway Damansara PJU 5, Kota Damansara, Mukim Petaling, Daerah Petaling, Petaling Jaya, Selangor Darul Ehsan for Perbadanan  Kemajuan Negeri Selangor” (“Works”).

2. INFORMATION ON SUNGEO, AWANGSA BINA AND SUNGEO AWANGSA JV
2.1 SunGeo
SunGeo is a company incorporated in Malaysia and having its registered office at Level 16, Menara Sunway, Jalan Lagoon Timur, Bandar Sunway, 47500 Subang Jaya, Selangor Darul Ehsan. The authorised and paid-up share capital of SunGeo are RM5,000,000.00 and RM2,909,602.00 respectively.
2.2 Awangsa Bina
Awangsa Bina is a company incorporated in Malaysia and having its registered office at 12, Jalan USJ 21/7, 47630 Subang Jaya, Selangor Darul Ehsan. The authorised and paid-up share capital of Awangsa Bina are RM5,000,000.00 and RM2,500,000.00 respectively.
2.3 SunGeo Awangsa JV
SunGeo Awangsa JV was established pursuant to the Joint Venture Agreement dated 11 February 2011 (“JV Agreement”) entered into between SunGeo and Awangsa Bina to jointly bid and carry out the Works.

3. BACKGROUND OF JOINT VENTURE AGREEMENT
SunGeo had on 11 February 2011 entered into the JV Agreement with Awangsa Bina to form an unincorporated joint venture, namely SunGeo Awangsa JV, to jointly bid and carry out the Works.
Upon completion of the Works, the parties have fulfilled all their duties, obligations and undertakings under the JV Agreement.

4. RATIONALE FOR THE TERMINATION
In view of the completion of the Works and pursuant to the JV Agreement and the Termination Letter, the parties have mutually agreed to terminate the JV Agreement.  

5. EFFECTS OF THE TERMINATION
The termination of the JV Agreement has no material effect on SunCon’s earnings per share and net assets per share. There will be no effect on the share capital and substantial shareholders’ shareholding of SunCon.

6. APPROVAL REQUIRED
The termination of the JV Agreement does not require approval from the shareholders of SunCon or any authorities.

7. DIRECTORS’ AND MAJOR SHAREHOLDERS’ INTERESTS
Insofar as the Directors are aware, none of the directors or major shareholders of SunCon or persons connected with them has any interest, whether direct or indirect, in the termination of the JV Agreement.

双威建筑布城办公楼项目动土

(吉隆坡9日讯)双威建筑集团(SUNCON,5263,主板建筑股)今天宣布,其子公司双威建筑私人有限公司,上个月从Putrajaya Bina私人有限公司获得一项总值16亿令吉的设计和建筑合约。

根据双威建筑发佈的文告,相关发展项目位於布城第1管辖区,总面积是34英亩,是由4个工程配套组成,包括10栋办公大楼、一座停车场和外部工程。

手头合约43亿

布特拉再也控股首席执行员拿督阿兹兰和双威集团总裁拿督周志坚,今天出席及见证该发展项目的动土仪式。

同时,双威建筑指出,这项工程预计在34个月內完工,並作出正面的净利贡献。目前,该公司的手头上的合约订单总值43亿令吉。

另外,该公司补充,截至目前,它们所承包的建筑项目包括捷运(MRT)V4工程配套、轻快铁新干线、依斯干达城市健康中心、KLCC东北停车场和KLCC第2工程配套。

雙威建築獲頒1.7億合約

雙威建築向馬證交所報備,上述合約為建築第2階段達222個單位的排屋、半獨立式房屋。

有關工程預計在2017年底竣工,料正面貢獻雙威建築盈利表現。儘管這項工程將受建材價格波動影響,不過該公司過去在建築工程經驗,將可抵消其中風險。【中国报财经】

The Project is a related party transaction by virtue of Evan Cheah Yean Shin being a director and major shareholder of SunCon as well as director of several subsidiaries and major shareholder of Sunway. Tan Sri Dato’ Seri Dr Jeffrey Cheah Fook Ling, Puan Sri Datin Seri (Dr) Susan Cheah Seok Cheng, Sarena Cheah Yean Tih, Sungei Way Corporation Sdn Bhd and Active Equity Sdn Bhd are major shareholders of both SunCon and Sunway.

SunCon has obtained an extension of time from Bursa Malaysia Securities Berhad (“Bursa Securities’) via Bursa Securities’ letter dated 2 June 2015, to obtain its shareholders’ ratification and shareholders’ mandate for recurrent related party transactions entered into or to be entered into by SunCon and its subsidiaries from its date of listing to its forthcoming annual general meeting or extraordinary general meeting, whichever held earlier.

手握24.7亿合约超预期 双威建筑2年财测上修

(吉隆坡20日讯)双威建筑(SUNCON,5263,主板建筑股)获得双威依斯干达颁发总值1亿7450万9354令吉的合约,今年获颁的合约总值普遍超越市场预期,投行纷纷调高公司净利预测。

马银行投行分析员表示,取得新合约后,双威建筑未完成订单合约增4%,达到44.7亿令吉新纪录。

同时,今年至今共取得24.7亿令吉的合约,超越投行预计的23亿令吉。

“加入新合约后,我们把2016和2017年的每股盈利预测,分别调高7%,而今年预测则保持不变。”

同时,分析员持续看好公司今年获颁新合约的前景,因将可从大型基建工程、大楼建筑和双威(SUNWAY,5211,主板产业股)的产业发展项目中受惠。

这将进一步提高投行上调公司净利预测和目标价格的空间。



此外,达证券分析员则把公司2015财年取得的订单合约总值预测,从23亿令吉,调高至25亿令吉,而2015至2017财年的净利预测,则稍微调升0.5个百分点至3.7%。

两家投行把双威建筑的目标价格,分别提高至1.40和1.36令吉。

依区合约可贡献650万净利

马银行投行预计,新获颁的合约税前盈利赚幅为5%,预计将可在2017年贡献650万令吉净利。

根据文告,从双威依斯干达获得的合约内容,主要是在新山负责兴建222个单位双层排屋和半独立洋房,预计可在2017年杪完成,现财年就会开始贡献净利。

双威依斯干达也是母公司双威子公司。

至于达证券则假设营运赚幅达6%,预计该合约在建筑期间,为公司带来780万令吉的净利,相等于每股净利0.6仙。【南洋网财经】

双威建筑委新董经 关和贵退任非执董

(吉隆坡30日讯)双威建筑(SUNCON,5263,主板建筑股)宣布,高级董事经理关和贵将于今年12月31日退休,并由副董事经理钟苏强(译音)出任董事经理一职。

该公司向马交所报备,48岁的钟苏强将于下月出任该职位。

而现年63岁的关和贵,将继续留在董事部,担任非独立非执行董事。

该公司指出,钟苏强于1997年加入双威建筑,并担任业务发展和市场营销的总经理。

他接着在2007年至2013年调派至双威Innopave私人有限公司(阿布扎比分行),出任地区经理和项目总监。

In 1980, he moved to Promet Construction Sdn Bhd as its Site Manager. Following this, he joined Alam Baru Sdn Bhd, a Class A Contractor, as General Manager from 1984 to 1986. He joined Taisei Corporation of Japan from 1986 to 1996 and his last position was General Manager of Taisei (Malaysia) Sdn Bhd.On 1 October 1996, Mr Kwan joined Sungei Way Construction Berhad as an Executive Director.  In June 2001, he was promoted to Managing Director of Sunway Construction Berhad, which was delisted from Bursa Securities and converted to a private limited company in 2004. He was appointed as the Senior Managing Director of the Company on 6 November 2014.Mr Kwan is the Immediate Past President of Master Builders Association of Malaysia for the term of 2012 to 2016. He is also a Member of The Institution of Engineers, Malaysia. He has over 38 years of extensive experience working in the construction industry, both in the public and private sectors. He is a Fellow Member of the Chartered Institute of Building and a Board Member of International Federation of Asian & Western Pacific Contractors Association (IFAWPCA). Mr Kwan is also the Chairman of the Board of Governors of SMJK Yuk Choy, Ipoh, Perak.

1. INTRODUCTION
The Board of Directors of the Company wish to announce that Sunway Construction Sdn Bhd (“SunCon”) a wholly owned subsidiary of the Company, has on today, signed 2 separate letters of termination (“Termination Letters”) with Central Glass & Metalworks Sdn Bhd (Company No. 130639-W) (“Central Glass”) to terminate its unincorporated joint venture with Central Glass, namely SunCon-Central Glass Joint Venture (“SunCon-Central Glass JV”), due to the completion of the following works:-
Work A:
Curtain walling works forming part of the works under the contracts known as:
  • Proposed Design, Construction and Completion of Government Office Building consisting of Office Tower, related works at basement and external works at Lot 4G11 and 4T4A, Precint 4, Pusat Pentadbiran Kerajaan Persekutuan Wilayah Persekutuan Putrajaya; and
  • Proposed Design, Construction and Completion of Government Office Building consisting of Office Tower, related works at basement and external works at Lot 4G10, Precint 4, Pusat Pentadbiran Kerajaan Persekutuan Wilayah Persekutuan Putrajaya.
Work B:
Curtain walling works forming part of the works under the contract known as:
  • The Proposed Construction and Completion of Integrated Media Studios Facility on part of Lot PTD 71096, Mukim Pulai, Daerah Johor Bahru, Johor Darul Takzim.
(Work A and Work B hereinafter collectively referred to as the “Works”).

2. INFORMATION ON SUNCON, CENTRAL GLASS AND SUNCON-CENTRAL GLASS JV
2.1 SunCon
SunCon is a company incorporated in Malaysia and having its registered office at Level 16, Menara Sunway, Jalan Lagoon Timur, Bandar Sunway, 47500 Subang Jaya, Selangor Darul Ehsan. The authorised and paid-up share capital of SunCon are RM1,000,000,000.00 and RM193,954,000.00 respectively.
2.2 Central Glass
Central Glass, a company incorporated in Malaysia having its registered office at of Suite B-2-1, 2nd Floor, North Point Office Suites, Mid Valley City, 1 Medan Syed Putra Utara, 59200 Kuala Lumpur. The authorised and paid-up share capital of Central Glass are RM5,000,000.00 and RM1,500,000.00 respectively.
2.3 SunCon-Central Glass JV
SunCon-Central Glass JV was established pursuant to the joint venture agreements dated 25 September 2008 and 20 June 2012 (“JV Agreements”) entered into between SunCon and Central Glass to jointly undertake the Works.

3. BACKGROUND OF JOINT VENTURE AGREEMENTS
SunCon had on 25 September 2008 and 20 June 2012 entered into the JV Agreements with Central Glass to form an unincorporated joint venture, namely SunCon-Central Glass JV, to jointly undertake the Works.
Upon completion of the Works, the parties have fulfilled all their duties, obligations and undertakings under the JV Agreements.

4. RATIONALE FOR THE TERMINATION
In view of the completion of the Works and pursuant to the JV Agreements and the Termination Letters, the parties have mutually agreed to terminate the JV Agreements.  

5. EFFECTS OF THE TERMINATION
The termination of the JV Agreements has no material effect on the Company’s earnings per share and net assets per share. There will be no effect on the share capital and substantial shareholders’ shareholding of the Company.

6. APPROVAL REQUIRED
The termination of the JV Agreements does not require approval from the shareholders of the Company or any authorities.

7. DIRECTORS’ AND MAJOR SHAREHOLDERS’ INTERESTS
Insofar as the Directors are aware, none of the directors or major shareholders of the Company or persons connected with them has any interest, whether direct or indirect, in the termination of the JV Agreements.

(吉隆坡23日訊)雙威建築(SUNCON,5263,主要板建築)宣布旗下子公司雙威建築私人有限公司,獲得Cititower私人有限公司發出總值1億675萬令吉分包合約。

該公司向馬證交所報備,上述工程主要為城中城Lot 185和Lot 167(K)的綜合商業發展第2配套,進行打樁和架構工程。

The Board of Directors of SunCon is pleased to announce that Sunway Construction Sdn Bhd (“SCSB”), a subsidiary of SunCon, has on 23 November 2015, accepted the Letter of Award issued by Cititower Sdn Bhd, a joint venture company between KLCC (Holdings) Sdn Bhd and QD Asia Pasific Ltd, in relation to the construction of the substructure works and associated works for the Proposed Mixed Commercial Development for Lot 176 at Persiaran KLCC, Kuala Lumpur City Centre (“Project”), in conjunction with the Package 2 Contract: Construction and Completion of Piling and Sub-structure Works and Associated Works for the Proposed Mixed Commercial Development for Lot 185 and Lot 167(K) at Persiaran KLCC, Kuala Lumpur City Centre, for a total contract sum of Ringgit Malaysia One Hundred Six Million Seven Hundred Fifty One Thousand Two Hundred Ninety and Sen Ninety Eight (RM106,751,290.98/-) only.

The Date of Completion for the whole Project shall be on 28 December 2017. The Project is expected to contribute positively to the earnings of SunCon Group from the financial year ending 31 December 2016 onwards.

The Project is subject to normal construction risk of materials price fluctuation. However, with the past experiences and expertise of SCSB in construction projects, this risk could be mitigated.

None of the directors or substantial shareholders of SunCon or persons connected with them has any interest, whether direct or indirect in the Project.

双威建筑 订单增至48.7亿

双威建筑(SUNCON,5263,主板建筑股)获颁总值1亿675万1291令吉的合约,为位于吉隆坡市中心的综合商业发展计划,进行建筑工程,包括下部结构、打桩和相关工作。

整个工程将会在2017年12月28日完成,预计会从2016财年开始带来净利贡献。

行家建议
这项合约是由KLCC控股和QE工程的联营公司Cititower所颁发,为期24个月。

这将把双威建筑的订单,推高至48亿7000万令吉,总未入账订单对营业额的比率,高达2.3倍。

虽然这项合约的数额不大,但再度证明公司有能力迎接新的订单。惟这已在我们的预期中,暂不调整财测。

同时,我们维持1.32令吉的目标价,是2016财年的12倍本益比。不过,鉴于近期股价大涨,我们将投资评级下调至“中和”,目标价格离昨日闭市价有2%的下跌空间。

预计周息率为2.9%,总回酬可达0.9%。

買進券商心頭好.雙威建築料獲更多合約 受惠於建築業上揚週期

目標價:1.76令吉

我們因雙威建築(SUNCON,5263,主要板建築)有望獲價值超過30億令吉土建工程,加上4%具吸引力的股息回酬,給予該股“買進”評級。

根據截至去年9月底的市值,該公司手持總值1億9900萬令吉現金,或者每股現金15仙。雙威建築的現金水平可扶持公司的股息政策,將至少35%淨利,當作股息回饋股東。

假設該公司股息派發率達50%,預計該公司2015和2016財年的股息回酬,將分別為3.7%和4%。

建築領域目前處在上揚週期,以雙威建築作為純建築業者,加上豐富經驗來說,將有望提高合約訂單,進而取得強勁盈利成長。

我們相信,該公司是數家涉及巴生谷主要公共交通計劃的公司之一,如雙威路線快捷巴士系統(BRT)、格拉那再也輕快鐵(LRT)延長線,以及捷運第1號線(MRT 1)。
