I don't like the "mon cha cha" S.A. that I met in the gallery that day as whatever I asked, his answer was so soft and inconfident, the way his spoke was so weak and no convinced at all.
I went to the gallery because I wanted to find out more.
But the S.A. was like ruining my interest and confident on investing in this property.
I worry if this type of S.A. is just buta-buta want to earn commision and the after sales service is zero...
How ahhh....
And I heard that phase 2 is open for registration, anyone has any idea on the price changes?

我说 SA 蒙查查是因为我去了两次 sales gallery 两次都有问关于 maintenance fees 和 GST 的问题,但是SA 两次都给不同的答案。
我相信每个人买屋子时都会有自己特别注重和 particular 的问题想知道。我问了关于 snp, down payment 和 loan 的安排, 走廊宽度,我的 SA 都不大能给我确定的答案,都是说公司还没 confirm, 公司还在谈着。就连 launching date 都是我在别的forum 里得知而不是SA通知我,虽然之前SA已经再三答应我会 whatsapps 我。
我不是说每位 SA 都是这样, 但是我遇到的的确是这样,可能是公司的问题导致 SA 只能用"不confirm" 来回答我的问题。
所以你的 sinking fund 抱歉我没能回答你,因为我没有问。

in ur point of view, u are right. another point of view, SA assume u know everything and what u ask just answer ur Q.
so as a consumer ask whatever and everything(need to know how to ask the Q)... in this way you can know whether this SA really bong cha cha or not.
just share with you my experience, i went to MidValley properties fair before CNY. I just ask a common sense/general Q with 1 SA regarding the condo, end up...3 SA's server me... what i want to say is, ask everything that u wan to know because u are the consumer(buyer) not the SA... SA only sell the unit, close ur case, get commision then bye bye with u

then maybe the SA is Agent not their own developer sales person....as i reply previous the SA serve me all is Agent because i know the sales person for the project. sinking fund is part of the maintenance fees so u need to ask in future.
my point of view, most the SA really not prepare well when selling the unit so that giving wrong information or either "not sure", "dont know" and etc... then how to expect buyer to purchase le...
just FYI after i attend the GST seminar, residential purpose(even is under commercial title) NO GST.
Here a bit away the title but just sharing. For commercial title cannot withdraw EPF account 2 BUT if the unit is for residential purpose such as condo/ services apartment or apartment(under commercial title) you allow to withdraw. im not sure how many ppl know about it but as i know cannot withdraw as long as is under commercial title. like thosse SOHO, VOHO or whatever HO la... all cannot. why im sure about it because i just bought a condo under commercial title.

SA told me that Phase B or 2 is launching this week, not sure about the price if there's any increase but there's some changes on the promo/discount offered.
