有网友私下pm我一下的问题:-
Questions :-
(1) Is it a must to employ an agent/negotiator in order to buy house?
(2) If the answer for Q1 is no, then what is the procedure I need to do in order to buy house? Anything I need to prepare?
(3) Does "Condominium" same with "Serviced Apartment"?
(4) If the land title is "commercial" land, does the utility bill, quit rent and assessment will be based on "commercial" rate or "residential" rate even though the developer brand the serviced apartment as purely residential because no shopping malls attached?
(5) Must I apply loan first before signing "SPA"?
(6) Does the stamp duty & legal fees charge are based on SPA price or valuation price?
因为他用英文, 我就用英文回复他。一下是我的回复,分享给大家知道:-
1. not at all. you can buy a house directly with owner. once confirm, you can go straight to a lawyer to prepare sale and purchase agreement.
2. buyer prepare IC , owner prepare IC , house title, sale and purchase agreement, cukai tanah, cukai taksiran.
3. not same
4. not necessary. its up to majlis and tnb / syabas
5. not necessary. but if you apply first, you will be more secure because you already confirm loan is approved. if you sign SPA before loan is approved, then later if the loan is not approved / approved but the loan amount is not as what you want (for example not 90%), then you still have to continue to buy the house because you have signed SPA. if not then your deposit will be forfeited.
6. SPA price or market value (based on government valuation), which ever is higher |
